THE BEST AGENTS ON THE PLANET, RIGHT HERE IN YOUR BACKYARD When Christie's International Real Estate approached us 5 years ago, inquiring as to whether we'd consider an invitation to join their iconic group of Christie's luxury brokerages around the world, we were both flattered and a little intimidated. The 145 international brokerages operating some 1,200 offices around the globe under the famed Christie's flag, are collectively considered the world's finest practitioners of luxury real estate marketing.

Along with the famed 250-year-old Christie's Auction House, the real estate network serves an elite U.S. and international clientele and the opportunity to expose our properties and agents to that audience was one that had us jumping at the chance.

In evaluating the invitation, a couple recurrent themes became evident: first, the owners and brokers we reached out to overwhelmingly believed in the ability to market listings through an unrivaled network of marketing channels. The auction house catalogs, The Christie's Magazine, The Wall Street Journal, New York Times, and Asian, Russian, and Indian versions of the aforementioned publications combined would maximize exposure for our properties. It would also stamp them with instant credibility to people evaluating North Carolina from other parts of the country and around the globe.

Five years later, the relationship has allowed us to provide unrivaled exposure for our clients and agents, and we've relentlessly combined the best ideas from Christie's with those of our own culture of innovation. This magazine, which now goes to almost 12,000 affluent readers, is an example of an enhancement that came from our relationship with elite affiliate brokerages like Harry Norman in Atlanta, Hilton and Hyland in Beverly Hills, Strutt and Parker in London, and last year's International Affiliate Of The Year, Daniel Feaux of Paris.

Fast forward to last month in Buenos Aires, Argentina, at the annual Christie's Owners' Conference. Christie's annually evaluates its 145 companies around the world and awards an "Affiliate Of The Year" for three market sizes (small, medium, and large population centers) as well as an overall award to the brokerage it feels sets a global standard of performance and marketing excellence.

CHARLOTTE LUXURY MARKET REPORT: 1ST QUARTER 2018 Charlotte's luxury market saw a comparable start to that of 2017 this spring, while sold results in the midluxury segment below $1 M in value were fairly flat up to about $1.5 M in value. The ultra luxury segment saw a surge in pending contracts near the end of March in both the SouthPark and near town areas of Myers Park and Eastover.

Total showings and average showings per home increased about 3% in the $500 - $999 K range this spring over last spring. The range just above $1 M also saw an increase in showing activity over last spring of roughly 5%.

LAKE NORMAN LUXURY MARKET REPORT: 1ST QUARTER 2018 Lake Norman's luxury segment saw a solid albeit quirky start to 2018. The mid-level luxury segment between $500 - $999 K saw an initial decline in sold units, from 143 to 114, then jumped to 162 pending contracts in April on very strong showing activity. saw a spike in pending contracts as inventory this range, which had been fairly high, begins to come down into more balanced buyer/seller conditions. Days on market stats tend to be somewhat deceiving in the upper ranges as the combination of seller staying power and a finite pool of buyers tend to yield a longer sales cycle.
