It was through this journey that Nidhi recognised where her strongest interest lay: creating homes that felt genuinely connected to the people living in them. The emotional response of clients seeing their transformed homes became a significant source of motivation, eventually leading her to establish Spaces and Stories.

From Styling to Complete Interior Design

Spaces and Stories initially began as an interior styling studio, with the intention of helping people elevate their homes through thoughtful curation. Over time, Nidhi recognised the need for a more comprehensive approach. As interior styling continues to emerge as a distinct niche in India, the studio expanded into a full-fledged interior design and styling practice.

Founder - Nidhi Tiwari For Spaces and Stories, an interior is not simply a composition of colours, furniture and finishes. It is a reflection of the people who inhabit it, shaped by their memories, preferences, personalities and everyday lives. Founded by Nidhi Tiwari on 2 September 2020, the interior design and styling studio has built its practice around creating homes that feel personal, meaningful and distinctly individual.

With 18 years of experience in the industry, Nidhi brings together a background in textile design, art direction, interior styling and design to create spaces with warmth and character. A graduate in Textile Design from NIFT Bengaluru, she began her career with textile companies including GM Fabrics and D’Decor before moving into art direction for product shoots and advertising campaigns. Her work eventually led her to BeautifulHomes.com, the interior platform by Asian Paints, where she began looking at homes beyond individual furnishings and products and developed a deeper understanding of interiors as complete visual narratives.

Today, Spaces and Stories undertakes turnkey interiors, bringing design and styling together under one roof. This allows the studio to offer clients an end-to-end experience while retaining the depth, detail and personality that styling brings to a space.

At the heart of the practice is a belief that interiors should not be designed around what is currently popular. Instead, they should be created around the people who will live in them.

Understanding the Person Behind the Home

The studio's design process begins with listening. Rather than immediately discussing colours, furniture or finishes, Spaces and Stories first seeks to understand its clients on a deeper level.

One of the tools developed by the studio for this purpose is ‘Stylescope’, a feature created through years of research and conversations about homes, lifestyles and individual preferences. It is designed to decode a client's personality through everyday choices, places they are drawn to and the environments in which they feel most comfortable.

These insights become the foundation for the design. Keywords and personal preferences are translated into art, furnishings, lighting, decorative elements and other details throughout the home.

Her approach to interiors challenges that idea by acknowledging that every person has their own character, experiences and way of living. The result is a design process that places individuality ahead of convention.

Collaboration at Every Step

Creating a home is a deeply personal undertaking, and Spaces and Stories treats the client as an active participant throughout the process. The studio sees itself as a support system rather than an authority that dictates what a client's home should look like.

From the initial briefing to the final selection, each decision is connected to the original vision. Presentations are used to help clients visualise ideas and understand how individual elements will come together.

Tisya Villa celebrating memories of discovering Goa and making it home The objective is not to fill a space with objects, but to ensure that every selection has a reason behind it. For Nidhi, this distinction is essential. A home does not need to be perfect to be beautiful. It needs to feel understood.

This collaborative approach also serves a practical purpose. With clients often investing significant time and resources into their homes, the studio aims to help them make considered choices they are unlikely to regret later.

Beyond Trends

The studio's people-centric philosophy also informs its approach to trends. While design trends can provide useful insight into what people are currently attracted to, Spaces and Stories believes a home should not become a temporary expression of fashion. A home is expected to evolve with its inhabitants, but its foundation should remain connected to who they are. Designing around personal preferences rather than fleeting aesthetics allows interiors to retain relevance for much longer.

This philosophy stems partly from Nidhi's own professional experiences. Having worked within large corporations, she observed how people could often be grouped into broad categories despite their individual differences.

For Spaces and Stories, the responsibility lies in delivering the home that was promised at the beginning of the journey, while ensuring that the client's personality remains visible throughout the finished space.

The studio also hopes to explore reclaimed materials more extensively as it develops a clientele that values their character and sustainability.

Making Sustainability Personal

For homeowners looking to refresh their interiors without undertaking a complete renovation, Spaces and Stories believes that meaningful change can begin with a few simple shifts.

Sustainability at Spaces and Stories is closely linked to emotional value. Instead of automatically replacing existing pieces, the studio looks for opportunities to retain, remodel and repurpose objects that hold significance for its clients.

A beloved piece of furniture, for instance, may be given a new role or appearance rather than discarded. The studio also tries to minimise civil work wherever possible and embraces interiors where imperfections become intentional elements of the design.

Vintage pieces are another important part of this approach. They can introduce authenticity and individuality while offering an alternative to constantly purchasing new objects.

Creating a More Personal Home

The first is to stop designing a home around how others might perceive it. Instead, homeowners can consider how they want to feel in their own spaces. Decluttering is another effective starting point, allowing only objects that are genuinely useful or loved to remain.

From there, art and meaningful objects can become the foundation of a room's visual language. A painting, tapestry, vintage object, photograph, rug or textile can influence the surrounding colour palette. Plants can bring freshness and life, while layered offwhite sheer curtains can soften natural light and create a warmer atmosphere. Art, plants, collectibles, soft furnishings and decorative lighting can all play a role in transforming a house into a more intimate and expressive home.

Stories That Stand Out

In six years, Spaces and Stories has completed 19 projects, with four more currently underway. Among its completed work, two projects in particular have brought the studio wider attention: a vacation home in Goa and a residential home in Hyderabad.

The Seagull/Girl Villa in Goa offered a contemporary interpretation of Goan elements. Rather than following the familiar visual language often associated with Goa's vacation homes, the studio developed a lively colour story supported by distinctive details and a candid narrative around the home.

Meraki Apartment blending Middle Eastern memories with Indian living

In Hyderabad, ‘Sufiyana’ presented a very different challenge. Created for a single retired gentleman, the home combined a modern Indian aesthetic with a strong sense of personality.

Rather than relying solely on professional documentation, the project was presented through videos that allowed the homeowner himself to share his experience.

His enthusiasm while showing the home became an important part of the story. For Spaces and Stories, that response represented the essence of its practice: creating a home that its owner can genuinely recognise as his own.

A Practice Rooted in Curiosity

Away from the studio, Nidhi finds inspiration in everyday observations and in her nine-year-old daughter, whose fresh and unfiltered perspective often influences their conversations about design.

Writing, capturing small moments and poetry are among her interests, while weight training has more recently become part of her routine.

Interestingly, the anniversary of Spaces and Stories falls on the same day as her daughter's birthday, a coincidence that has become especially meaningful to her.

These personal interests reflect the same curiosity that informs her work: an attentiveness to people, details and the small things that can carry unexpected meaning.

Looking Towards the Future

The future of Spaces and Stories is centred on making the process of creating a home more enjoyable and accessible. The studio plans to establish an experience centre where people can spend time, explore ideas and visualise their homes without the pressure often associated with interior design.

A newly launched initiative, ‘Decor Mixologist’, gives homeowners an opportunity to curate their spaces independently, with online consultancy support available to guide them through the process.

Drawing from the different personalities and design preferences identified through the studio's work, the platform offers distinctive collections intended to help people find pieces that feel naturally suited to them.

Eventually, these collections will also become part of the planned experience centre, creating a physical environment where visitors can explore and imagine possibilities for their own homes.

The Seagull / Girl Villa offering a cosy corner for quiet moments and shared laughter

For Spaces and Stories, the larger vision remains consistent: interiors should make people feel special in their own spaces. Whether through a complete turnkey project or a piece chosen independently through Decor Mixologist, the studio continues to believe that the most successful homes are those that tell the story of the people who live in them.

RK Interiors

RK Interiors combines engineering expertise, bespoke fabrication and turnkey execution to create cohesive residential and commercial spaces, focusing on functionality, craftsmanship and seamless project coordination from concept to completion. Article by: Team ItsGoa

How engineering insight, bespoke manufacturing and turnkey execution are shaping a more integrated approach to interior and property transformation in Goa.

A successful interior project is about far more than selecting colours, choosing furniture or creating an attractive room. It requires a clear vision, careful planning, technical coordination and the ability to translate ideas into a finished space where every element works together.

For RK Interiors, this understanding forms the foundation of its approach to interior design and project execution. Founded by civil engineer Roman Singh, the company brings together design thinking, practical engineering knowledge and a focus on coordinated project delivery. Its work spans residential and commercial interiors, turnkey projects, renovation and customised fabrication, reflecting an approach that looks beyond appearance to consider how a space is planned, built and experienced.

As expectations around modern living continue to evolve, the role of an interior company is also changing. Clients increasingly seek more than individual design services; they want a partner who can coordinate the different stages of a project, from the initial concept and material selection to fabrication, on-site execution and final finishing.

This is where RK Interiors is positioning its strengths: at the intersection of creative design, technical understanding and end-to-end project coordination.

From Design Vision to Complete Project Execution

One of the defining features of a well-executed interior project is consistency. The original design intent must remain clear throughout the process, even as materials are sourced, furniture is produced, services are coordinated and finishing work takes place on site.

RK Interiors approaches this challenge through its turnkey model, which brings key project stages under a more coordinated framework. Planning, design development, procurement, execution,

Founder - Roman Singh installation and finishing are treated as connected parts of the same process rather than isolated tasks.

The advantage of this approach is practical as well as aesthetic. When design decisions and execution requirements are considered together, it becomes easier to identify potential conflicts, coordinate different trades and maintain a consistent direction throughout the project.

The company's service portfolio includes interior design, consultation, renovation, fabrication and turnkey project execution for residential and commercial spaces. This range gives it the scope to work on different types of projects while adapting the approach to the requirements of each client.

For homeowners, this can mean a more organised journey from an initial idea to a completed living environment. For commercial clients, it means giving equal attention to appearance, functionality and the practical demands of the space.

The objective is not simply to complete a project, but to bring its different components together in a way that feels considered, coherent and purposeful.

The Manufacturing Advantage: Turning Design into Reality

A Four-Bedroom Villa: Coordinating the Details That Define a Home

A design becomes meaningful when it can be translated accurately into the finished space. Custom furniture, fitted storage, modular elements and other made-to-measure components often play an important role in achieving that result. This is where manufacturing and fabrication become more than supporting activities. They can influence the quality, proportions, functionality and overall character of an interior.

A four-bedroom villa offers a useful illustration of the complexity involved in bringing an interior project together. With multiple rooms, shared living areas, different functional requirements and a connection to outdoor spaces, a villa requires a coordinated design approach rather than a collection of unrelated interiors.

RK Interiors' focus on customised fabrication reflects the importance of creating solutions suited to the dimensions and requirements of individual projects. Rather than relying entirely on standard, ready-made pieces, bespoke elements can be developed to respond to specific layouts, design intentions and practical needs.

The company's manufacturing facility in Mapusa, as described in the original company profile, is an important part of this story. An in-house production capability can create a closer connection between design development and fabrication, helping the team coordinate customised furniture and interior components with the requirements of the wider project.

The villa project described in the original RK Interiors profile brought together turnkey execution, contemporary interiors, customised furniture, statement lighting, decorative ceilings, coordinated finishes and landscaping.

What makes a project of this nature significant is the number of decisions that must align. Furniture needs to suit the scale and function of each space. Lighting must contribute to the atmosphere while serving practical purposes. Ceiling treatments and surface finishes need to complement the wider design language. Outdoor areas must also be considered in relation to the home's overall character and use.

The value of such a setup lies in the relationship between the drawing and the finished product. Measurements, material choices, proportions, finishes and installation requirements all need to work together. When these considerations are addressed as part of a connected process, the result has a better opportunity to reflect the original design intent.

Manufacturing capability also supports a more tailored approach. Different homes and commercial spaces have different constraints, and custom-made solutions can help make better use of available space while maintaining a consistent visual language.

In this context, fabrication is not merely the final step in producing furniture. It is part of the design process itself—helping bridge the gap between an idea on paper and a functional, finished environment.

and understanding the conditions in which a design will ultimately be realised. This does not mean compromising creativity for technical considerations. Rather, it recognises that creativity is most effective when it can be translated into a workable solution.

For residential projects, this relationship can help create interiors that balance appearance with everyday usability. For commercial environments, it can support a more deliberate consideration of how the space needs to function. By bringing design and execution into the same conversation, RK Interiors' approach reflects a broader principle: a successful project must work as well as it looks.

Designing for the Way People Live and Work

Every space has a different purpose, and effective design begins with understanding that purpose. A family home must support daily routines, comfort, privacy and changing needs. A commercial environment may place greater emphasis on workflow, customer experience, durability and the

be assessed before new possibilities can be developed. RK Interiors' residential and commercial portfolio reflects the need to adapt design decisions to these different requirements. The emphasis on customised design allows the process to respond to individual preferences, spatial limitations and project objectives. Material selection, furniture, lighting, storage and finishes can then be considered as parts of a larger plan.

In Goa, where homes and commercial properties may also need to respond to local conditions and lifestyle expectations, the relationship between design and practicality is especially important. A successful space should feel appropriate to its setting while remaining functional for the people who use it. This approach moves the conversation beyond decoration. It considers the interior as an environment shaped by movement, habits, purpose and experience.

Beyond Interiors: A Broader Vision for Property Projects

The next stage of growth for an interior company can involve looking beyond individual rooms and finished surfaces towards a more integrated project journey. The longer-term ambition outlined in RK Interiors' original profile points towards a broader role in construction-related and civil project solutions. This represents a natural extension of the relationship between interior design, fabrication, coordination and execution.

Property projects often involve multiple interconnected decisions. Planning, civil work, services, interior requirements, procurement and finishing can influence one another throughout the process. When these stages are approached in isolation, coordination can become more complicated. A more integrated approach aims to establish continuity between them.

For clients, the appeal of this model is straightforward: clearer coordination, fewer gaps between project stages and a more unified understanding of the intended result. For RK Interiors, expanding into a broader project role would build on the capabilities that already sit at the

luxury bedroom retreat centre of its business—design, technical understanding, customised fabrication and turnkey delivery. Such an evolution also requires a disciplined approach. As the scope of a project expands, so do the demands of planning, professional coordination, quality management and execution. Sustainable growth depends on building the right processes and capabilities to support that wider responsibility. The ambition is therefore more significant than simply adding new services. It is about developing a more connected way of taking projects from an initial brief towards a completed property.

Building on Coordination, Craftsmanship and Capability

The interior industry is shaped by a combination of creative vision and practical delivery. Strong design ideas matter, but so do the people, processes and technical capabilities that bring those ideas to life.

RK Interiors' focus on turnkey projects, customised fabrication and coordinated execution reflects this relationship. Its manufacturing capability, as outlined in the original profile, adds another dimension by

www.itsgoa.com itsgoa_ Itsgoa

Furniture must serve its intended purpose. Technical requirements must be addressed, and the execution must remain faithful to the original vision. For RK Interiors, these considerations provide the foundation for a broader approach to creating and transforming spaces.

With its roots in engineering, its focus on interior design and turnkey execution, its emphasis on customised fabrication and its ambition to expand into wider construction-related solutions, the company is building its story around the relationship between ideas and implementation.

elegant dining space connecting design requirements with the production of made-to-measure interior elements. The fourbedroom villa case study offers a practical illustration of the coordination involved in a multi-element residential project, while the company's wider ambitions point towards an interest in taking on a more comprehensive role in property transformation.

The larger opportunity is to make that relationship increasingly seamless—bringing creativity, craftsmanship and project coordination together to deliver spaces that are not only visually compelling, but also practical, coherent and designed for the way people live and work.

In that sense, the future of RK Interiors is not defined by interiors alone. It is defined by the potential to bring more of the project journey together, turning individual design elements into a complete and considered experience.

Together, these elements suggest a business focused not only on the appearance of finished spaces, but also on the processes that shape them.

As the company develops, the opportunity lies in continuing to strengthen the connections between design, manufacturing, technical planning and execution—creating a more consistent experience for clients and a clearer path from concept to completion.

From Interior Design to a More Complete Project Experience

A well-designed space is the result of many decisions working in harmony. The layout must make sense. Materials and finishes must complement one another.

Heritage Homes & Restoration

Rustic Roofs

Rustic Roofs restores Goa’s heritage homes with care, preserving traditional architecture while introducing modern comforts. Its first project, Lilia, brings a nearly 180-year-old Arossim home back to life. Article by: Team ItsGoa

retaining what made them worth saving. Lilia became the first opportunity to explore that approach. When they discovered the Arossim property, it had already experienced years of neglect. The family had moved away and, without anyone taking responsibility for its upkeep, the roof and walls had gradually collapsed.

What remained was an old home with a long history but little of the care it once received. The restoration set out to change that without turning Lilia into something it was never meant to be.

Preserving the Architecture

One of the defining principles behind Lilia's restoration was to ensure that the house would still feel like itself once the work was complete.

Founders - Mark & Rehan In Arossim, there is a lane that has remained remarkably unchanged for generations. The baker still passes through on his bicycle at dawn, neighbours continue to know one another by name, and at the end of the lane, behind an old boundary wall, stands a Portuguese-era mud house that has witnessed nearly 180 years of life.

This is Lilia, the first restored home by Rehan and Mark, founders of Rustic Roofs, a Goa-based company dedicated to restoring heritage homes across the state and giving them a new lease of life. The property represents their belief that historic homes can be brought back into use without erasing the qualities that make them distinctive.

The Beginning of Rustic Roofs

The idea behind Rustic Roofs began in 2023, when Rehan and Mark repeatedly encountered old Goan homes in varying states of disrepair. Mud walls were softening, roofs were exposed to the monsoon and rooms that had once accommodated entire families stood empty. Rather than accepting their deterioration as inevitable, the founders began asking whether these homes could be restored while

The mud walls were rebuilt from scratch, while Mangalore tiles were sourced one by one. The restoration retained the original design intelligence of the home, including its thick mud walls and windows positioned to catch the breeze.

The altar room remains part of the house, while the décor has been rooted in the character of the property rather than imposed as a separate design concept. These elements allow the home's history to remain visible, even as the property takes on a new purpose.

The approach reflects an understanding that restoration is not simply about repairing an old structure. It is about identifying the elements that give a home its identity and ensuring that they continue to shape the space.

Old Character, Modern Comfort

Lilia's restoration balances its traditional architecture with the practical requirements of contemporary living.

The property has five bedrooms, each with its own bathroom, alongside a living room, dining room and altar room that connect naturally. Outdoors, the house opens into a garden with a gazebo, barbecue area and private pool beneath a coconut canopy.

pool make the property particularly suited to families and larger groups who want to spend time together within one home. The lawn provides room for games and smaller celebrations, while the pool adds another space for families to gather. The property can accommodate up to 150 guests for gatherings and celebrations.

An in-house chef can also be arranged, with Goan food, seafood and thalis available on request. Yoga sessions can take place within the property, while Arossim Beach is only a five-minute walk from the front gate.

Its use since restoration has reflected that flexibility. Lilia has hosted wedding celebrations, family reunions bringing children and elders together, a football-themed children's birthday party and a group painting session organised around one long table.

For a home that is approximately 180 years old, ensuring that everyday facilities function smoothly was also an important part of the restoration. Guests have noted that essentials such as electricity and basic amenities work seamlessly, allowing the historic character of the house to coexist with the expectations of a modern stay.

A House Designed to Be Lived In

Lilia is available for exclusive use, giving one group the entire house and garden without shared spaces or other guests. The spacious bedrooms, lawn and

For the founders, hosting these occasions is also personal. They remain involved in celebrations at the property, sourcing local flowers and helping guests connect with the appropriate priest or musician. This hands-on approach allows the house to function not simply as an event setting, but as a place where personal occasions can unfold within an authentic Goan home.

setting in Arossim. A typical day begins without hurry, perhaps with the local poder arriving with warm bread along the same route he has cycled for years. From there, guests might practise yoga, walk to the beach or explore the village through a heritage walk. Afternoons can be spent by the pool or in the garden, while the Sunday fish market is approximately ten minutes away by car.

Lilia's mud walls, tiled roof, traditional layout and altar room remain part of its identity, while the additions required for contemporary living allow the home to function once again.

As evening approaches, the focus returns to the house. A barbecue, a long dinner and sunset from the balcão create an experience shaped as much by the property as by the surrounding village. The founders also share their knowledge of the area, recommending beach shacks and walking routes that allow guests to experience Arossim beyond the usual tourist circuit.

Restoring Homes With Stories

For Rustic Roofs, Lilia is the beginning of a larger endeavour. Rehan and Mark hope to continue bringing historic properties across Goa back to life, particularly homes with stories that deserve to be preserved and shared. Their approach is ultimately centred on giving these structures a future rather than simply preserving them as reminders of the past.

Their experience with managing villas has also led to the creation of Whera, an app currently in prelaunch. Developed in response to the fragmented nature of hosting, the platform brings together elements such as offline bookings, guest communication and management across multiple platforms.

Built from the founders' own experience, Whera is intended to simplify the process for hosts while creating a more straightforward stay for guests. Lilia is one of the properties hosted on the platform. At the heart of Lilia is an idea that extends beyond restoration itself: a home becomes meaningful through the life it holds.

After years of standing neglected, this 180-year-old Arossim house once again has people gathering around its long tables, children playing in its garden, meals being shared and stories being passed on. Its architecture has been restored, but more importantly, the house has been given the opportunity to be lived in again.

For Mausam Tari, founder and designer at Akrtivya Interior Design Studio, interior design is not simply about creating visually appealing spaces. It is about understanding how people live and translating those everyday habits, preferences and personalities into thoughtful interiors. Based in Goa, Mausam has built Akrtivya with a focus on warm, elegant and timeless spaces that balance aesthetics with the practical realities of daily life.

Her journey into the field was not entirely planned. After completing her 10th standard, she pursued a Diploma in Architecture at KLE University in Hubli. She then began working under a civil engineer, where she was introduced to AutoCAD drafting. While the technical side of drafting did not immediately appeal to her, the experience unexpectedly sparked an interest in interiors. That realisation encouraged her to leave her first job and join an interior design firm, where she gained valuable exposure to design processes and, importantly, the realities of executing projects on site.

With experience and a clearer understanding of the industry, Mausam and her brother decided to take the next step and establish Akrtivya Interior Design Studio together.

From a Change in Direction to a Design Studio

Leaving her first job became an important turning point in Mausam’s professional journey. Rather than continuing along a path that did not feel right, she chose to trust her instincts and explore the growing interest she had developed in interiors. That decision shaped more than her career; it also influenced the way she approaches design today.

Mausam believes strongly in keeping goals clear and trusting the power of the subconscious mind to remain focused on them. Her own journey reflects that mindset. Akrtivya may still be a young studio, but it has already completed four false ceiling projects, a modular kitchen and a complete 2–3BHK interior project.

Founder - Mausam Tari For Mausam, the achievement is particularly meaningful because the studio was built from scratch with her brother, while earning the trust of homeowners early in its journey.

Designing Around the Way People Live

Akrtivya offers false ceilings, modular kitchens, bedrooms and full-home interiors, with every project beginning long before materials are selected or construction starts. The studio’s approach centres on understanding the space, the people who use it and the routines that shape their everyday lives.

Mausam takes time to understand who lives in the home, who cooks, how frequently guests visit and how the family spends its evenings. These seemingly simple details can reveal more about a client’s requirements than a collection of reference images.

Once the lifestyle is understood, the studio develops the layout, works through the design details and then moves into execution. This process allows the final space to feel personal rather than generic.

preparation. Clear planning, communication and attention to detail help reduce complications further down the line and allow the finished space to remain faithful to the original concept.

Building Through Honesty and Trust

At the heart of Akrtivya’s approach are three values: honesty, quality and trust. The studio believes in being transparent with clients about what can and cannot be achieved, while remaining committed to delivering what has been promised.

Rather than rushing projects, the emphasis is on doing the work properly and maintaining the quality of execution. This approach has become particularly important for a young studio building its reputation through each project and client relationship.

For Mausam, successful interior design is ultimately

It is about creating a home that works for the people who live in it and building enough trust for clients to feel confident throughout the process.

A Designer Who Keeps Learning

Outside her professional work, Mausam has developed another creative outlet through content creation. She creates reels centred on interior design, old architecture and art, often explaining these subjects in a simple and accessible manner.

The content reflects her wider curiosity about design and the built environment. She considers herself someone who is still learning every day, and that willingness to continue exploring informs her approach to both her work and her creative interests.

Her journey also demonstrates that a design career does not always begin with a perfectly defined plan. Sometimes, discovering what does not work can be just as important as finding what does.

Looking Towards a Bigger Future

Akrtivya’s ambitions extend well beyond its early projects. Mausam envisions the studio becoming one of the recognised interior design names in Goa and eventually across India. The long-term goal is to take on larger and more luxurious residences, build a strong team and establish a reputation associated with thoughtful design and quality execution.

As the studio grows, its challenge will be to expand its capabilities while retaining the personal approach that has shaped its early work. For Mausam, the foundation remains clear: understand the client, plan carefully, design with purpose and execute with integrity.

Designing a Home That Belongs to Its People

For homeowners planning a renovation or a new interior, Mausam’s advice is straightforward: do not rush the process. Before choosing colours, furniture or finishes, it is important to understand how the home will actually be used. Establishing a realistic budget and prioritising quality in areas such as kitchens and storage can make a significant difference to long-term satisfaction.

She also encourages homeowners to look beyond constantly changing online trends. A design that looks appealing in a social media reel may not necessarily suit the people living in the space.

The same applies to seeking opinions from too many friends and relatives. Ultimately, the home belongs to its residents, and its design should reflect their lifestyle rather than someone else’s preferences.

Functional L-Shaped Kitchen

That belief captures the essence of Akrtivya Interior Design Studio. For Mausam Tari, the goal is not to create a home that simply photographs well. It is to create one that feels natural, comfortable and personal to the people who call it their own.

Heritage Homestays in Goa

Heritage homestays in Goa preserve culture through restored ancestral homes, offering authentic local experiences, traditional cuisine, and sustainable tourism while supporting community livelihoods and historical conservation. Article by: ItsGoa

When most people think of Goa, images of sunkissed beaches, vibrant nightlife, and buzzing flea markets come to mind. But beyond the popular tourist hubs lies another side of Goa — a world of ancient homes, rich traditions, and slow, soulful living. Today, heritage homestays are emerging as an important way to preserve this hidden Goa, offering travellers authentic experiences while safeguarding centuries-old culture and architecture.

What are Heritage Homestays?
Heritage homestays are ancestral homes — often dating back hundreds of years — that have been lovingly restored and opened up to guests. These properties could be old Portuguese villas, Goan Hindu wadis, or colonial-era mansions. Staying in one isn't just about a unique place to sleep; it’s about immersing oneself in the traditions, history, and everyday life of Goan families. Unlike generic hotels, heritage homestays offer a rare glimpse into Goa’s layered past — from the blend of IndoPortuguese architecture to age-old family recipes and rituals that have been passed down through generations.

Why Are Heritage Homestays Important?

1. Cultural Preservation
As modern development sweeps across Goa, many old homes face the threat of decay or demolition. By converting these historic properties into homestays, families find a sustainable way to maintain them, keeping traditions alive and sharing them with the world.

2. Sustainable Tourism
Heritage homestays promote low-impact tourism. Guests are often encouraged to respect local customs, conserve resources, and engage with the environment thoughtfully — making travel more meaningful and sustainable.

3. Community Empowerment
Many heritage homestays are family-run, meaning the income generated directly benefits local communities. In some villages, homestays have

revived interest in traditional crafts, farming practices, and culinary arts that were fading away.

What to Expect in a Goan Heritage Homestay

Architecture and Interiors: Expect airy verandahs, wooden balcaos (balconies), terracotta roofs, and intricately carved furniture.

Traditional Cuisine: Many hosts prepare authentic Goan meals, often with ingredients sourced from their own gardens.

Cultural Immersion: Participate in traditional activities like cashew harvesting, pottery making, or even feni (local liquor) tasting.

Popular Areas for Heritage Homestays in Goa

Fontainhas (Panjim): Asia’s only Latin Quarter, filled with colourful heritage homes.

Salcete and Loutolim (South Goa): Quaint villages with sprawling Indo-Portuguese mansions.

Chandor and Quepem: Regions rich with history, once bustling centres during Goa’s Portuguese rule.

Challenges and the Way Forward
Despite their charm, running a heritage homestay isn’t easy. Maintenance costs are high, and strict heritage regulations limit renovations. Also, striking a balance between offering modern comforts and preserving old-world charm can be tricky.
However, with growing interest in experiential and responsible travel, the future looks promising. Initiatives by tourism boards and private organisations are now helping homeowners with financial support, training, and marketing assistance.

Final Thoughts
In a world that's increasingly fast-paced and digital, heritage homestays in Goa offer a sanctuary — a return to slow, heartfelt living. They don't just preserve walls and roofs; they preserve memories, traditions, and a way of life. For travellers, staying at a heritage homestay is not just a vacation. It's a journey into the heart of Goa itself — one warm welcome, one home-cooked meal, and one oldworld story at a time.

Tips for Buying Investment Properties in Goa

Goa’s real estate offers strong investment potential through rentals and appreciation. Define goals, choose the right location, verify legalities, assess returns, and work with trusted local experts for lasting success.

Goa has evolved from a serene beach destination into one of India’s most sought-after real estate markets. With its thriving tourism industry, growing infrastructure, and laid-back charm, the state offers excellent opportunities for property investors. But to make a smart investment, it’s essential to approach the market with research, clarity, and local understanding.

Define Your Investment Goal
Before diving into the property hunt, start by identifying your investment purpose — whether you’re looking for short-term rental income, longterm appreciation, or a holiday home that doubles as a business asset. If your focus is on rentals, choose high-demand areas like Assagao, Anjuna, or Candolim, where tourist inflow remains steady. For long-term appreciation, upcoming regions like Porvorim, Siolim, and Cortalim offer growing infrastructure and value for money. Having a clear goal will guide your budget, property type, and location choices.

Choose the Right Location
In Goa, location is the heart of your investment. North Goa is ideal for lively tourist activity, trendy cafés, and rental demand, while South Goa appeals to those seeking peaceful luxury, wellness tourism, or boutique hospitality. Central Goa — including Panjim, Porvorim, and Margao — provides accessibility, urban conveniences, and consistent year-round tenants. The key is to match your investment type with the lifestyle and economic pulse of the area.

Understand Legal Requirements
Goa’s real estate has its own set of legal intricacies due to Portuguese-era property laws. Always verify ownership documents and ensure the property has a clear title and a valid Conversion Sanad (permission for residential or commercial use). Check zoning permissions, survey plans, and NOCs from local bodies. Hiring a local legal expert can help you navigate these procedures and avoid future disputes

Assess Rental and Resale Potential
If your goal is steady income, evaluate the property’s rental potential. Beachside and centrally located properties tend to attract more guests and command higher rents. For long-term resale, consider areas benefiting from new developments — like proximity to the Mopa Airport or improved road connectivity. Understanding local demand cycles, especially between tourist and monsoon seasons, helps you plan for both profitability and sustainability.

Factor in All Costs
Beyond the purchase price, include registration fees, stamp duty, maintenance, furnishing, and property taxes in your financial planning. For short-term rentals, account for caretaker services, management fees, and seasonal upkeep. Calculating the full cost ensures your investment remains profitable in the long run and avoids unexpected strain on your budget.
