ITM New Zealand Sail Grand Prix steps up to a new level Last year, the inaugural ITM New Zealand Sail Grand Prix in Christchurch was a stunning spectacle. It was a wildly successful event and a brilliant showcase for New Zealand, viewed by millions. Can it get much better than that? Absolutely.

“While it’s disappointing that we couldn’t see racing in Auckland, there is a silver lining to the last-minute change of course,” said one yachting commentator.

“What’s more, Christchurch will be the venue again in 2025, so they have certainty and can plan to take things to the next level.”

Chief executive Sir Russell Coutts says that Lyttleton Harbour is regarded as one of the most spectacular racing venues of the worldwide SailGP circuit. “It has proven to be one of our very best events to date - with fantastic racing, thousands of fans and spectacular scenery in a natural amphitheatre. This is a perfect venue for the stadium-style, inner-harbour racing SailGP is known for around the world.” For this year’s event, stadium seating has been enlarged to bring more spectators closer to the action. In a new development, fans will be able to purchase behind-the-scene tours of SailGP team bases and technical areas.

The Season 4 event also promises more competition - with ten national teams battling it out in the stunning natural amphitheatre of Lyttelton Harbour. Following Canada's win in Season 4, the New Zealand SailGP Team will be determined to reclaim victory on home waters. Sara Johnson, ITM CEO, says, “ITM is thrilled to be heading back to Christchurch in 2024 for this incredible event. Lyttelton has proven itself to be the perfect arena for this style of racing, allowing attendees to get closer to the action. We look forward to seeing even more fans out there in 2024”.

Making waves in the community The inaugural ITM New Zealand Sail Grand Prix had a total economic impact of nearly $14 million for the Christchurch regional economy. It generated nearly 23,000 visitor nights and was watched by more than 136 million people in 205 broadcast territories, with over 400,000 Kiwi viewers. But behind the scenes, a lot more happened: ▶

665 young people were engaged through the SailGP Inspire education and community outreach programme.

Nearly 100 youth sailors were given the opportunity to train and race on the F50 course.

450 students took part in learning initiatives, and 20 interns gained realworld employment experience, working with international teams and SailGP departments.

Two projects, funded jointly by SailGP and ChristchurchNZ, delivered lasting environmental impacts, including support for the Ōmaru Stream Restoration Project and real-time acoustic monitoring for Hector’s dolphins in Lyttelton Harbour.

On 2 November 2023 the Ministry of Business, Innovation and Employment (MBIE) published updates to a series of acceptable solutions and verification methods. The changes included: ▶ ▶ ▶

plumbing and drainage protection from fire structural stability of hollow-core floors.

What has changed, and how is it important to you? The most important changes affecting Licensed Building Practitioners (LBPs) are the updates to protection from fire for low-rise residential buildings in Acceptable Solution C/AS1. This acceptable solution now requires interconnected smoke alarms throughout new residential buildings. This change will significantly improve life safety without a big increase in construction costs. This update provides clarity on requirements for door lock devices, external safe paths and measuring travel distances to a final exit.

Interconnected smoke alarms Following the feedback MBIE received during consultation, we have introduced interconnected smoke alarms as the minimum fire safety system in household units.

The standard also provides options for different power supplies and includes wired smoke alarms or wireless smoke alarms with long-life batteries. A hard-wired interconnected smoke alarm system can be installed during construction while the house is being wired. The new acceptable solution can be used today and has a one-year transition period ending in November 2024. Until then, the previous acceptable solution can be used for new building work. Homes or buildings that are renovated or have a change in use must also consider compliance with new requirements. For existing buildings, batteryoperated interconnected smoke alarms can be installed without the need to rewire the home; this is a cost-effective solution that saves lives.

Means of escape We have updated Part 3 of C/AS1 relating to means of escape and escape routes. In C/AS1, escape routes include open paths, safe paths and final exits. There are limits on the height, width and length of escape routes in Sections 3.2 and 3.3. Open paths are generally the portion of the escape route inside the house or unit where occupants may be exposed to fire or smoke while making their escape. There is a simplified method for measuring the length of open paths in paragraph 3.3.2.1. This generally occurs with multi-unit dwellings or sites with multiple buildings on them where occupants may have to travel past other units or buildings while making their escape. There are different ways an external safe path can be protected as these are given in subsection 3.3.5 and figure 3.3.5.3. Final exits are located at the end of open paths or at the end of the external safe path when people can safely disperse, such as onto a public street.

Interconnected smoke alarms work by sending a signal between the smoke detectors. If one smoke alarm detects a fire, all the smoke alarms in the home will sound an alarm. This update aims to bring New Zealand in line with the latest industry standards. We have cited NZS 4514:2021, which sets out the requirements for installing, maintaining and commissioning interconnected smoke alarms. Smoke detectors must be installed in all bedrooms, living spaces, hallways and landings. In multi-level dwellings, there must be at least one smoke alarm on each level. The standard provides recommendations on the types of detectors that can be used in different areas of a house to avoid nuisance alarms (such as in a kitchen).

Door lock devices As part of the update for C/AS1 we have issued clarification regarding door locks on escape routes. This means the door must be able to be opened from the inside without a key. This is something to consider when carrying out a renovation as there are a lot of modern locking devices on the market.

We have made changes to E1 Surface Water, G12 Water Supplies and G13 Foul Water. A qualified plumber should carry out all plumbing work; however, it is essential to be aware of these changes if you manage a project. Changes to Acceptable Solution G12/AS1 include measures to lower the maximum hot water temperature delivered at the tap for most buildings from 55°C to 50°C and introducing additional temperature control devices to give plumbers more ways to limit hot water temperatures. These changes do not apply to the hot water used for kitchens or laundries, nor do they apply to the temperature of hot water in the storage tank. The changes apply only to personal hygiene taps and DESIGN EXTERNAL PLASTERING baths in new buildings and new plumbing work.

ITM awarded FSC® Certification: How it affects you By gaining Forest Stewardship Council® (FSC®) Chain of Custody certification, ITM has achieved a significant milestone in helping builders and construction companies build more environmentally healthy homes, with more sustainable materials and human-friendly processes. “It’s a huge commitment for any organisation and requires a lot of changes in how a business operates – who you purchase from, the way you record information, where the materials are stored, how they are shipped to the customer and many other factors."

So, how does ITM’s FSC certification affect you and your customers?

A competitive advantage

The responsible choice The Forest Stewardship Council is an international not-for-profit organisation dedicated to promoting responsible management of the world's forests. FSC certification confirms that the forest is being managed in a way that preserves biological diversity, benefits the lives of local people, and ensures sustainable economic viability and healthy, resilient forests for future generations. FSC Chain of Custody (COC) certification tracks the path of raw materials from certified, responsibly managed forests through the various stages of processing, manufacturing, distribution, and ultimately to the end product or user.

The demand to build in more sustainable ways is gaining huge momentum at every level in the building industry. In commercial projects, sustainability standards such as Green Star ratings are an integral part of the design and materials selection process. Similar practices are becoming more common in high-end architectural homes, multi-unit developments, and government-initiated housing projects. “Builders are well aware of the need to build in an eco-responsible way,” says ITM timber Procurement Manager Roy Varma. “FSC certification means we can offer our customers an important tool for building in the future, where credible and verifiable sustainability credentials will become increasingly important.

While FSC timber is already widely available in building supply outlets, the timber must be sourced through an FSC-certified distributor to satisfy NZ Green Building Council Green Star requirements.

“If you can’t source timber from a FSC certified distributor, there will be some projects you won’t be able to tender for.”

“It’s all about the chain of custody from the forest to the end customer to ensure 100% certainty,” says timber sustainability consultant Mus Badami, who has been working closely with ITM to develop the procedures necessary for obtaining FSC COC certification.

“The important distinction is that FSC timber must be sourced through an FSC-certified distributor to be used in something like a Green Star-rated building. FSC requires everybody in the supply chain to have an independent chain of custody certification for a product to be truly certified as FSC.

Get your business ready for 2024

2024 may still be a bit lean in some sectors, if not worse, so you should implement a plan to cope with this and make the most of any opportunities. A plan doesn’t need to be long. It is better to keep it short and focused on the critical things. Reviewing where you’re at and committing to some meaningful goals is more important than the published output. A more extensive plan might be needed for the bank manager, but for internal consumption, less is definitely more.

What should your plan look like? Planning should be about setting out the steps to move you from where you are now to where you want/need to be. Here are five principles to consider when business planning: 1. Plan for action Keep your plan to 1 or 2 pages. Think 'strategic action plan'. What specific actions do you need to take this quarter or next week to move an essential project forward? 2. Call a time-out Make time each week to take a breather, reset your mind, list the tasks needed for the next week to move a project forward and commit this to paper. 3. Review forwards Look at where you have been tracking for the past year and extrapolate that forward for the following year. Is this where you want to be? Is the track flat, going down, or taking you in the wrong direction? 4. Plan backwards Start with the end in mind. Imagine the end game and then plan the immediately preceding action required to achieve that state. Then, the action needed before that one and so on until you arrive at your current situation. You then have a path mapped out before you to follow. 5. Enter the four altitudes In planning terms, this translates to a 3 to 5-year vision, 1-year goals, quarterly projects and weekly actions. The aim is to have brief elements of each in your 1-2 page plan to align actions to longer-term outcomes.

Diamonds in your database One marketing project that can help boost your lead generation for 2024 is to make better use of your most valuable asset: your past clients and past prospects who did not proceed with a job. It is often the most overlooked resource in a business and can be a great source of warm leads. Here are some simple steps you can follow: 1.

Build a list of clients you have done work for over the past 2-5 years and those quotes that did not turn into a job. Send a personalised message to them referencing the job you did (or missed out on). It can be a postcard, letter or even an email. A handwritten note is best. Inform them that you are looking for opportunities to plan out this year and if they need additional work done. Phone them.

You may think this may make you sound a bit desperate, but it isn't. You have a relationship with them; you provided a valuable service, and they may appreciate the call. They may have a project planned and have just lost your contact details. Wouldn't that be great!

The Building Practitioners Board recently concluded an investigation demonstrating the limitations of clause 3A of Schedule 1 of the Building Act.

Lessons learned from Board decisions The Board’s investigation examined whether a building consent should have been obtained for a salon to be constructed at the complainant’s address before building work was carried out. This required the Board to determine whether an exemption under clause 3A of Schedule 1 applied, specifically an exemption for certain stand-alone buildings up to 30 sqm. The respondent knew that a business was to be conducted from the salon but believed that a building consent was not required because it was an outbuilding between 10 and 30 sqm being constructed by a licensed building practitioner (LBP) and came within the provisions of clause 3A of Schedule 1.

A detached building cannot exceed 30m2 without a building consent. There are some other limitations too such as building height and height in relation to a boundary or to another residential building.

Section 40 Building Act 2004

The Board investigation

Section 40 requires that all building work must be carried out in accordance with a building consent. The process of issuing a building consent and the subsequent inspections under it ensure independent verification that the works meet the performance requirements of the Building Code. In doing so, the building consent process provides protection for owners of works and the public.

Each element of an exemption must be satisfied for it to apply to the building work. In this case, the height, area, and products used were satisfied, and the sleeping accommodation and smoke alarm issues were not relevant as the intended use was a salon.

There are limited exceptions to this requirement, one of which is building work described in Schedule 1 of the Building Act.

Schedule 1, Building Act Schedule 1 of the Building Act includes a list of building work that is exempted from requiring a building consent. The exception being relied on in this instance was clause 3A.

The Council issued a Notice to Fix recording that a building consent was necessary as a bathroom, along with the associated plumbing and drainage works had been installed. On this basis, the exemption was not available. The Council also noted in the Notice to Fix that the building was closer than the measure of its own height to the existing residential building (clause 3A (2)). Again, this means that the exemption was not available. Finally, correspondence from the Council noted that because members of the public would be using the building if it was a salon, under section 363 of the Building Act, a building consent was necessary.

This clause allows for a detached building exceeding 10 sqm but not exceeding 30 sqm in floor area and constructed of lightweight building products to be built without a building consent, with some limitations. These limitations include certain requirements in relation to building height and height in relation to a boundary or to another residential building. It is also not allowed to contain sanitary or cooking facilities or facilities for the storage of potable water. It cannot include sleeping accommodation unless the building is used in connection with a dwelling. If it is used for sleeping, it must have smoke alarms installed.

That left clause 3A (1)(d) – does not contain sanitary facilities or facilities for the storage of potable water. The salon included sanitary facilities, and the respondent was aware of this – his quote included the supply of a shower base, a vanity, and a kitchenette unit.

How deep do I drill the hole?
