Resolution Research says Woorim looks poised to experience price growth at the top end with its recent performance significantly outperforming that recorded in the premier ocean front market of Noosa Heads to the north. Over the past year median price growth in Woorim has eclipsed that recorded within Noosa (10.5% vs 5.3%) a fundamental which has been duplicated over the past five years (2.9% vs 1.1%). It’s long been known as one of Queensland’s most affordable and stunning locations, but several notable high-end, luxury transactions on Bribie Island have set the stage for a strengthening high end market, according to Resolution Research. Bribie Island’s luxury market has typically existed within Banksia Beach fronting Pumistone Passage, which has seen benchmark transactions firmly take a foothold of the emerging top end market. Recent notable transactions include 55 Seaside Drive, Banksia Beach which sold in March 2015 for $2,350,000, representing the third highest transaction recorded on Bribie Island. The highest sales price achieved on the Island was in 2006 when 65 Seaside Drive achieved $2.7 million. The seaside suburb of Woorim remains a relatively untouched seaside village which is drawing significant interest from prestige buyers. The million dollar-plus market within Woorim remains in its infancy with only four properties sold in this price bracket in the past eight years. Each of the

Let’s go property hunting Shopping for a property should be an exciting adventure. If you have a clear picture of what you want and how much you can afford, it can be a fun and rewarding experience. Aside from basics such as the suburb and number of bedrooms, there are other important things to consider, depending on your circumstances. For example, is the property within walking distance of a primary school? How far to the train station? Is there off-street parking? Does it have a sunny aspect? Is it on a truck route? How close are the nearest shopping facilities? There are now many ways of accessing information on the property market. Of these, the internet is by far the most popular means of finding real estate for sale. Use the search feature on the First National website to find properties listed. You’ll be asked to provide a price range and your ideal property location. Providing this information helps narrow your search, ensuring you only view properties matching your criteria.
Making an offer Found a place you’d love to call home? Once you’ve considered other comparable nearby properties, take a deep breath and make an offer! There are two ways to do this: Unconditional offer: An unconditional offer is when you offer an amount to buy the house as listed (with or without drapes, fixtures, etc.) without adding or negotiating any other conditions.
Conditional offer: A conditional offer is when you offer to buy the property only if the vendor accepts certain conditions. These must be listed on the Offer to Purchase. For example, your offer may be conditional on arranging finance. If finance cannot be arranged within a certain period of time, the offer becomes void. For your own protection, you should nominate a specific lender as your source of finance. Leaving out a nominated lender or having open-ended finance conditions on your Offer to Purchase may force you to take up finance at substantially higher rates, perhaps shorter terms, and from a lender you would not prefer to deal with. Another condition might be an extension of the settlement period. If the seller does not accept the conditions, further negotiation may take place or the offer may simply be declined. career. “Our new site, MyRealEstateJobs.com.au offers detailed information about all the jobs you can choose from when you have real estate qualifications. “A real estate career isn’t limited to being a
sales agent or a property manager. You can be an auctioneer, a buyer’s agent, a business broker, or an administrator, and you can also be your own boss if you choose to establish your own business,” she said. The website showcases real life experiences from leading real estate professionals, including Ray White auctioneers Haesley Cush and Phil Parker, Place sales agent Cathy Richards, Re/Max property manager Katie Knight, and Harcourts principal Dane Atherton. The website also offers prospective students the opportunity to attend a free session delivered by an experienced real estate professional, who will share the realities of a career in real estate. “Our free Introduction To Real Estate sessions are always very popular because they give those who are thinking about a career change an understanding of what real estate is really like – the good bits and the challenges!” Ms Mercorella said. To promote the new site, the REIQ launched a marketing campaign which began on Boxing Day. The REIQ is the peak body for real estate profession and the leading provider of real estate training in Queensland, delivering a broad range of study options to anyone considering a career change. Courses can be done online and are self-paced, or there are classroom options available for those who like more support and guidance. Owning a holiday home with family – the rules of engagement Media release - Tuesday, 13 December 2016
“If you are fortunate enough to have a share in a holiday home, it’s important to establish the rules of engagement,” said Angus Raine, Executive Chairman Raine & Horne. “Owning a home is the original Great Australian Dream, and increasingly securing a stake in a family holiday home is a dream for many Australians, as long as some
simple management strategies are put in place from the outset.” Managing peak periods “For starters, family members would do well to agree to an accommodation schedule for the holiday home,” said Mr Raine.
Real Estate and Trade Services islandandsurrounds.com.au JANUARY 18 2017 - Issue 10
“Some weeks such as Christmas and Easter are more prized than others, but by taking a common-sense approach, it’s possible to come to a solution that’s suitable to all parties. “It might be that those family members who can be more flexible with their time, may agree to stay at the property in non-peak times,” said Mr Raine. Once an agreement is reached, these dates should be included in the accommodation schedule, which is then shared with all family members, Mr Raine notes. Sharing the cleaning Cleaning of a shared holiday home is another issue that should be addressed early. From the outset, all parties should agree about how the property should be left after a vacation stint, Mr Raine advises.
“To make sure the home is spick and span for every new arrival, all owners could agree to pay for a professional cleaner whenever they exit the property,” said Mr Raine. Don’t allow dirty linen be an issue according to Mr Raine. To manage this
issue, occupants could take their own linen to the holiday home and remove it with them when they leave. “At all times, the holiday home should be left tidy. And don’t forget to leave behind a full gas bottle for the barbecue,” said Mr Raine. Repairs and maintenance Mr Raine advises that it’s important to come to an agreement about how repairs and maintenance will be funded. “One method is to contribute to a sinking fund not unlike those used in strata arrangements, where all owners contribute an amount. Each owner’s contribution to the sinking fund could be calculated on how often they use the property. “Alternatively, maintenance and repairs can be paid as required, or if there are some handy types among the family, they can fix leaking taps, slap on some paint and maintain the gardens themselves,” said Mr Raine. “If either of these options do not work for the family, then an old-fashioned working bee could be a great way to keep the holiday home spick-and-span, according to Mr Raine. “By getting the owners together to do the maintenance work, the owners will not only save money, but it is a fantastic opportunity for a family bonding session.” Breakages, according to Mr Raine, should be addressed immediately. “If you crack a glass or lose some cutlery, just fess up and replace it. It’s only fair that when the next family members arrive at the shared holiday home that they can use a kitchen that is well-stocked with the basics such as plates, cups and glasses,” Mr Raine said. For further media information contact: Angus Raine, Executive Chairman Raine & Horne on 0409 920 697

with transactions averaging 30 per annum over the past five years. Over the twelve month period to September 2016, transactions are down considerably sitting at only 16 which is the lowest volume of sales recorded across the past 15 years. With end of year data processing, Resolution Research expects these volumes to increase, albeit marginally. At the time of undertaking this research, there were only 18 homes for sale out of the 690 privately owned homes within Woorim suggesting that local market confidence is high with properties being held in a rising market. Will Woorim mimic Noosa’s strongest annual lift in median values of 54% (lifting from over the 12 months to 2003) as it emerges as the Moreton Bay Region’s millionaire’s row? Potentially yes, as properties are renovated, new supply enters the market and Rickman Parade’s retail and dining precinct begins to emerge, strong lifts in values are highly likely over the coming years. According to the research company, the market is abuzz with rumours that two large parcels of church-held land on Rickman Parade have recently traded for an undisclosed amount. With the parcel zoned for low density residential it is likely to propel Woorim’s top end market onto centre stage for price growth over the coming years.

REIQ petitions QLD Treasurer to help regional Queensland markets The Real Estate Institute of Queensland (REIQ) is leading a united, state-wide push from regional local governments, urging State Treasurer Curtis Pitt to expand the first-home buyer grant in regional Queensland to include established homes, as a measure to help regional markets recover. REIQ CEO Antonia Mercorella sent a letter, signed by 11 regional mayors, including the mayors of some of our largest and hardest-hit towns of Mackay, Townsville, Rockhampton and Gladstone, as well as all 12 leaders of the Far North Queensland Regional Organisation of Councils, to Treasurer Curtis Pitt urging him to expand the grant. “The economy in regional and central Queensland has drastically slowed due to the mining downturn and the property market, which is directly tied to jobs, has also slumped,” Ms Mercorella said. “Some areas, such as North Mackay, South Mackay, Bucasia and Black’s Beach, have lost almost 30 per cent from the value of their homes over the past five years and they desperately need help arresting this continued decline,” she said. Standard & Poor’s released its report into mortgage defaults earlier this month and out of the top 10 worst-performing postcodes Queensland was home to seven of them, with three of them in the Mackay region. “Our regions have been suffering
enormously since the mining downturn, with rising vacancy rates and falling median house prices,” Ms Mercorella said. “This measure – expanding the first-home buyer grant – would help stimulate real estate sales and give a much-needed boost to the local economies.” By extending the Great Start Grant to include established homes in regional Queensland it could also improve the success of the grant. “The Grant is struggling to gain traction in regional and central Queensland because buyers do not wish to build and the cost of building can be higher than buying an established home,” Ms Mercorella said. “From 2012 to April 2016 only 4505 grants were accessed throughout regional Queensland – which is just 1100 grants a year – compared to the 12,944 grants that have assisted first-home buyers in southeast Queensland.” The REIQ together with Queensland’s regional mayors urges Mr Pitt to extend the grant, which would help more people in regional Queensland by bringing buyers to the vast market of established homes. “These markets don’t need more homes built,” Ms Mercorella said. “They need buyers for the oversupply of established homes,” she said. “It is within Mr Pitt’s power to bring those buyers to the market and help regional Queensland weather this continuing economic downturn,” she said.
