Single Family House, Richmond Year: 2023 Type: Design Development - Building Permit The process of developing the design for a single-family residence encompasses the thoughtful creation of a space that takes into account both functionality and aesthetics. The exterior design is a manifestation of the homeowners’ preference for a minimalist European architectural style.

The house features a meticulously planned floor layout, delineating separate spaces for the living, dining, kitchen, and family room on the main floor. The upper floor is dedicated to bedrooms, each equipped with its ensuite for added convenience.

Townhouse - 20 units, Vancouver, BC

Modern Townhouse, Vancouver Year: 2022 Type: Design Development - Development Permit This development consists of 2 stacked townhouse buildings, each with 2 ½ stories and a basement on an amalgamated 4 parcel site. A total of 20 units are proposed, including 6 lock-off units in the basement.

We have introduced contemporary architectural features and characters to each building such as flat roofs, c-shape boxed covered porches, large windows, and frameless glass railing. In terms of materials, smooth stucco (with reveals) and Hardie siding will be used on building facades. Side elevations will be used with smooth stucco with reveals in relation to window sizes and locations. It is simpler in the rear elevations; roof overhangs will be extended to cover balconies on the first and second floors and it seems like a box. On the third floor, the angled roofs will be introduced to each unit.

The proposed floor area complies with the allowable FSR of 1.2. Rezoning is not required. A total of 20 units are proposed, including 6 lock-off units in the basement. Off-street parking, an electrical shed (adjacent to a PMT), bike lockers on the ground, and an area for garbage containers are all provided at the rear of the property. The upper units in each building are accessed from the street; the lock-off units in the basement of each building are accessed from the rear via sunken patios.

Hand Sketches

Scratchboard creates a negative image with dark and light areas reversed. It’s creating an image by removing the dark to reveal the white. Because of this, it can make a dramatic impression as a figure emerges from the black background.
