Europe takes centre stage in this issue, firstly with

a feature on the city of love and light: Paris. Having heard so many amazing stories about the city, it is

definitely on my bucket list once time allows. For now, there are some beautiful images of fabulous properties for sale should you be tempted to make

your stay in Paris more permanent.

We bring it back to my home base here in England to focus on the

beautiful and charming Hampstead Heath. I have explored the area a handful of times and each return is better than the previous. It has exquisite woodlands and meadows for those who love to explore, history which

dates back to Saxon times and an undeniable mix of beautiful homes,

ranging from Georgian cottages and Victorian properties to Edwardian residences and modern new builds.

Moving on, the superyacht industry is navigating an innovative journey

as yacht designers continue to up the ante by coming up with new and imaginative concepts to ensure their projects stand out from the rest. We

showcase a few of these rather magnificent designs that are sure to get vessel connoisseurs truly excited.

Paris Love, laughter, iconic architecture, quaint cafés and tranquil neighbourhoods are what draws many to this beautiful city

P “Paris’ history, image, culture, new economic dynamism, architecture, university environment and investment security are all reasons the city attracts wealthy clients from around the world.”

aris is renowned for being one of the most beautiful cities in the world. In addition to its picturesque charm, it’s also steeped in culture, cuisine and art, while its properties echo the city’s rich and vibrant history. Richard Tzipine, general manager of Barnes International adds: “Paris is more than ever one of the international strongholds that attracts ultra high net worth individual clients. Its history, image, culture, new economic dynamism, architecture, university environment and investment security are all reasons the city attracts wealthy clients from around the world.” Alexis Caquet, managing director of Engel & Völkers Paris, agrees that France’s capital is one-of-akind. “As the popular song says, ‘Paris will always be Paris’. The city is both a destination, visited by more than 80 million tourists a year as well as an experience. “Paris has a strong international reputation thanks to its economic and cultural dynamism. There are more than 200 museums, including outstanding establishments such as the Louvre, numerous art galleries, and 115 starred restaurants. It is a haven for art lovers and gourmets, but also for those who wish to enjoy shopping. As a capital of luxury and fashion, Paris certainly lives up to its reputation with its superb and historic department stores on Boulevard Haussman. Finally, Paris will always have a certain ‘je ne sais quoi’ as its historic districts such as the Latin Quarter and the Marais are second-to-none.” If you need more convincing, “Paris is attractive for its busy

cultural life,” says Hugues de La Morandière of Varenne, Savills associates. In addition, he says the city has a “village-like atmosphere where you can experience an endless list of fine places to dine, art fairs and fashions weeks. Paris is an ideal hub in western Europe, with easy access by TGV to the wonderful French countryside and neighbouring countries.” Key areas in Paris include “the historical centre between the 1st and the 8th arrondissements,” says Hugues de La Morandière. He adds that there is also the “16th and 17th districts, on the western part of Paris. Both areas have beautiful Haussmannian-style buildings and private mansions. In addition, the great western suburbs of Paris have beautiful houses with gardens – these suburbs are located in the 92 and 78 departments and include St Cloud, Meudon, Sevres, Ville d’Avray, Versailles, Garches, Vaucresson, St Germain en Laye and many more. “The majority of the buildings were built at the end of the 19th century and at the beginning of the 20th. They are typically carved stone buildings with beautiful interiors. There are only a few contemporary properties dotted around as there is very little land available. Overall, there are three major types of properties available: pieds à terre between 40 and 100m², family apartments between 100 and 250m², and prestige apartments and private mansions above 300m².” In terms of sales activities, “after a short period of suspense during the unexpected episode of the first lockdown, activity has quickly recovered,” says Alexis Caquet. “Engel & Völkers registered a 30% increase in

new mandates, with an increase in the number of buyers compared to the same period in 2019, before the crisis. “The conditions were therefore ripe for an optimistic approach to 2021, as Engel & Völkers Paris registered an increase of more than 40% in the number of transactions compared to the same period in 2020. These good results can be explained in particular by the return of foreign customers but also by the presence of national buyers who remain very active.” After a tumultuous period, Paris seems to be bouncing back. Richard Tzipine notes that “the high-end property segment, with prices above €3m, is developing strongly and prices remain at high levels (from €20,000 to €35,000/m²). Today, more than ever, property is a safe haven for wealthy clientele.” To conclude Alexis Caquet adds: “Beyond the idea of a safe haven and the very low interest rates, Paris remains a limited market where there is always less supply than demand, which has allowed the capital to maintain high prices despite the crisis. All the indicators allow us to be very optimistic about the dynamics of the Parisian market.”

Stunning villa

Created in 1997 by architect Stefania Stera for a couple of art-loving patrons, this one-of-a-kind villa set within a lush garden is a true contemporary ‘palazzo’. Just three years after launching as a company, UK based modular housing pioneer ilke Homes has grown its order book to over £200 million, in a sign that modular housing is becoming increasingly popular among investors. Dave Sheridan, executive chairman of ilke Homes, said: “Factory-built housing is a unique proposition for investors in that it can future-proof investments against government policy, help meet strict ESG criteria thanks to its green credentials, and allow for revenue streams to be accessed as quickly as possible due to significant reductions in construction programmes.” All the homes being delivered will be made available for shared ownership. ilke Homes | t: +44 904 924 100

Alice Neel People Come First Continuing to redress the imbalance

between male and female artists, the Guggenheim Bilbao has chosen to mount the very first retrospective in Spain of American artist Alice Neel (1900–1984). One of the century’s most radical painters, Neel was a champion of social justice whose humanist principles inspired her life as well as her art, as demonstrated in the 100 paintings, drawings, and watercolours that will appear in this survey. Images of activists demonstrating against fascism and racism appear alongside paintings of impoverished victims of the Great Depression, as well as portraits of Neel’s neighbours in Spanish Harlem, leaders from a wide range of political organisations, queer artists and performers, and members of New York’s global diaspora. The exhibition also features Neel's candid and erotic watercolours and Alice Neel

his wonderful survey of 20th century British

portraiture brings together 85 works by William Orpen,

Hilda Carline, Evelyn Dunbar, Winifred Knights, William Roberts, and Gilbert Spencer among others. With a range of self-portraits, portraits of other artists and their models and muses as well as pictures of their studios and homes, the show gives a glimpse into the personal lives of a host of modern British artists with some items rarely seen since the day they were created. "The selections expose intimate and personal feelings and are a varied account of how these artists viewed and lived in their worlds, from the direct gaze of a self-portrait to an ephemeral moment between artist and sitter," says curator Katie Irwin. Many of the pictures counter 'the male eye' way of seeing female sitters, particularly nudes, and there are fascinating portrayals of women by women, including Margaret Maitland Howard's Seated Nude and Mary Potter’s Painting for Life Class. The inclusion of these, along with works by other female artists, reflects the Laing’s commitment to redressing the imbalance of women artists in UK galleries and exhibitions, by depicting them alongside their male counterparts as complex individuals and accomplished artists in their own right. “For Maison Supreme at Mount Nicholson, the basement wine cellar is partly transformed into a Japanese Gourmet Privé named ‘The Robatayaki Papillon’. With exotic seafood in full display, this in-house dining experience will surprise and impress the most discerning guests from any background or ethnic origin. The underground ambience is fully exploited by introducing a uniquely organic and fluid ceiling with golden butterflies in tow. Needless to say, it’s the perfect setting to bring out the sake. The Natura is our upcoming private and luxury residential project to be launched this summer. Here, the design aspiration is to balance ‘technology’ with ‘nature’. As a signature piece at the dining area, the crystal garden cabinet with white magnolias, blue butterflies and humming bird silhouettes, all screen-printed inside the glass, is set right opposite the TV monitor forming part of a media ribbon running across the entire length of the living and dining room wall.” Alexander Wong Architects t: +852 2526 3016 e: Maison Supreme

hen it comes to a beautiful dining room, “It’s all about setting the right mood”, says Jason Harris. “Your guests must feel comfortable enough in stylish surroundings to converse without ever checking their watches. A common mistake is to have chairs that look great but are uncomfortable to sit in for hours at a stretch. This

is especially important in a Mediterranean culture where meals can last many hours. Choose armchairs rather than chairs, best made of natural materials in earthy colours. “The table should be simply and elegantly designed and made of wood, marble or stone. Steer clear of bright white and high gloss. The lighting should be intimate and hang low enough that a beautifully set table, and the food on it, can be admired as the work of art it often is. “If lacking an outside view, there should be something of special visual interest on the walls, perhaps dramatic wallpaper, and if a terrace forms part of the view, it should be suitably illuminated to add to the ambience. There should also be a cabinet close to the table where items that would otherwise occupy too much table space can be kept, such as dishes, bottles and the like. “Good food, while essential to the success of a dinner party, comes second to overall ambience. And the right mood is achieved, not by waiting for it to happen, but by creating it from the outset.”

ounded in 1967, the world-renowned P & A Wood are fully authorised Rolls-Royce Motor Cars dealers, and Bentley Approved Service dealers, as well as founder members of the Rolls-Royce and Bentley Specialists Association. With a remarkably broad yet deep expertise, they specialise in the sales, service, restoration and spare parts for the entire range of Rolls-Royce and Bentley motor cars from 1904 to the present day. From kings to captains of industry, customers and cars come here from all over the world to be taken care of. Today the facilities are impressive in their scale and ambience, but it was not always like this; identical twin brothers Paul & Andrew Wood started their business over fifty years ago, working exclusively with Rolls-Royce and Bentley motor cars, from a dirt floor workshop in Essex, UK. With Andrew in charge of engineering and Paul looking after sales and coachwork, the business quickly flourished, and saw a move to larger premises in 1970. By 1988, an even larger premises was necessary, and they moved to the current site in the beautiful village of Great Easton. Alongside the offices, parts department and coachwork facility, a new building was erected as an engineering workshop, specifically designed to cater for the repair and maintenance of Rolls-Royce and Bentley motor cars. It was during this time that P & A Wood were commissioned to complete the mechanical restoration of AX201,

the original Silver Ghost, the most famous and valuable heritage RollsRoyce of them all. A dream come true for brothers Paul and Andrew. Once settled into the new site, in 1995 a new but traditionally styled showroom was designed and purpose built on two levels to display heritage models for sale. Successes continued and during 2001 P & A Wood were appointed as “The Official Rolls-Royce and Bentley Heritage Dealers” in recognition of the knowledge and expertise the company has acquired. In 2014, another magnificent traditionally styled showroom was opened to accommodate the new Rolls-Royce models, and a state-of-the-art coachwork facility. This left room for expansion on the original site, and in 2017 they opened a new fully equipped modern servicing facility, including a beautifully stocked shop, and an accessory department. In 2019, P & A Wood achieved the ultimate concours success when the winner of Best in Show at the Pebble Beach concours was a Bentley 8 Litre Gurney Nutting, totally restored by the company. This was an accolade never achieved by any British restoration company before. Both Paul and Andrew continue to maintain their passion for the business but having just turned 75 they now leave the day-to-day running to their Managing Director, Paul’s daughter Georgina Wood. There are lots of exciting projects and future plans in development and they are looking forward to the next chapter. P & A Wood General Enquires t: +44 1371 870848 RR Sales t: +44 1371 852000 e:

A modern motor superyacht that utilises the efficiencies of sail power is embodied by Project Atlas. It has an easily driven, low drag motor sailing hull form with an efficient, multi-masted rig, demonstrating the potential in merging superyacht volume with the graceful elegance of a sailing yacht. Power is provided by a hybrid diesel electric power plant which can store electrical energy, releasing it as needed for improved efficiency, and is designed to be totally flexible with the sail power.

The exterior styling of this 110m concept is pure and simple. Subtle detailing uses a combination of crisp edges and soft flowing curves. Signature elements are repeated over the superstructure, reinforcing the dynamic styling that unifies the concept. The 5-deck superyacht features a large sundeck skylight flooding natural light down through the spiral staircase to the decks below. Exterior aft deck areas are generous, with the main deck incorporating a 6m infinity pool with a water wall feature to the swim platform below. Twin Jacuzzis, large sunbed areas and a circular bar provide ample space for day entertainment while the deck above provides an outdoor lounge area.

ampstead Heath and the area which surrounds it is a famous London location steeped in a history dating back to Saxon times. At its centre lies Hampstead Heath; woodland and meadows extending to almost 800 acres, with far reaching views. Once home to writer DH Lawrence, artist John Constable and famed neurologist Sigmund Freud, it’s an area which still draws in creatives and celebrities alike. In the 19th century, Hampstead benefited from the arrival of the railway, and rapidly grew. In 1927, brewing magnate Edward Guinness, Earl of Iveagh saved the iconic Kenwood House from demolition and gifted it to the nation, a much-loved local landmark. » 88

Today, Hampstead and its surroundings are rich in eclectic architectural styles; from charming Georgian cottages, Victorian and Edwardian family houses all the way through to a scattering of modern new build homes. We asked some expert local agents for their views on what this sought-after location has to offer. Jon Hughes, Sales Director of Dexters in Hampstead, told us: “Many people are drawn to Hampstead for the excellent transport links and the relaxed friendly atmosphere, as well as the open green spaces of the Heath. Local independent shops sit alongside high street names and the outstanding schools are a high priority for families. Premier streets include the ‘West Heath’ roads with their broad tree-lined avenues and grand ambassadorial style homes. The roads off the high street are of predominantly Victorian architecture and are popular because of their location.” Craig Draper, Office Head and Partner of Hampstead based Aston Chase describes it as “Rare, in that it’s central and yet has a village feel.” He told us: “People who come here can enjoy the best of both worlds. Many houses have sizeable gardens and there are big open spaces, yet it’s only 20 minutes to the centre of London, so it has a unique combination of plenty of fresh air, green space and beautiful homes.” Philip Green is Director of Goldschmidt & Howland’s Hampstead office: “Alongside great schools and of course the Heath, it’s the people that make it so special, and it’s the architecture and the history of the area which draws those people in. Here there is a real community spirit, with wonderful walks and a real village feel – it’s the countryside, but in London.” Mikki Wolff from Vita Properties agrees: “Hampstead is a little paradise within London, boasting beautiful surroundings, yet with all the accessibility and many amenities

of city living, residents in Hampstead get the best of both worlds.” It has to be said that this does all come at a price, and prospective buyers and tenants need a sizeable budget to enter the market here. Jon Hughes from Dexters told us: “Properties in the area such as studio and one-bedroom apartments start selling from £350,000 while the largest trophy homes can sell for upwards of £35 million. £5 million could buy a comfortable family home located on a sought-after road close to Hampstead High Street and the Heath. It could also buy a spectacular apartment in one of the prestigious blocks on the West Heath side of town. As the budget increases so does the size of the home with many houses extending to well over 10,000 sq. ft.” Of course, there is also the opportunity to rent. Craig Draper says: “Hampstead has a very strong rental market with many international tenants being drawn by quintessentially village charm, proximity to wide spaces of the Heath, great schools and easy access to London’s West End. The range of properties available is extensive with everything from studio apartments to a range of family houses from £2000 per week up to £30,000 per week.” As for new build developments, they are few and far between. Many of the historic properties have undergone significant redevelopment whilst only retaining the original façade which helps Hampstead maintain its charm. As for the prospects for the future of the Hampstead market – here’s a final word from Philip Green: “Prices are set to continue to rise in the area. Especially in the last year residents have really appreciated the wonderful open spaces. There is limited land available to build new homes in this relaxed, low key area for celebrities and high net worth individuals who add to the financial prospects of price growth.”
