eptember/October sees International Property & Travel turn its attention to the destinations, developments and trends shaping today’s property and travel landscape. Editor in Chief
In this issue, we travel from Australia, where limited supply and continued international demand are supporting the country’s premium property market, to a collection of branded residences that demonstrate how luxury hospitality and home ownership are becoming increasingly intertwined. From island retreats in the Maldives to wellness-focused developments in the UAE, these projects offer a glimpse into how buyers are redefining modern living.

For those drawn to country life, our equestrian feature examines the factors driving demand for properties with horse facilities, with industry experts sharing their views on everything from land quality and planning considerations to buyer priorities and market activity. Our Stay takes us across the globe, from the laid-back waterfront lifestyle of the Florida Keys to the vibrant streets of Hong Kong and the tropical tranquillity of Singapore. Along the way, we highlight hotels that combine character, location and thoughtful hospitality. Elsewhere, we head to South America and explore the latest developments shaping the motoring sector, rounding out an issue filled with ideas for future travels, investments and lifestyle pursuits. Wherever your next destination may be, I hope these pages provide plenty of inspiration.

The Residences at The Dubai Beach EDITION
WATERFRONT RETREAT
www.dubaibeacheditionresidences.com
Set within Dubai Harbour, The Residences at The Dubai EDITION development features 165 private residences across four low-rise towers, shaped by RSHP’s architecture and Rockwell Group’s interiors. The homes, ranging from two to four bedrooms, lean into soft textures, generous light and fluid indoor–outdoor flow, with every layout oriented towards uninterrupted views of the Arabian Gulf. The setting adds a quiet sense of calm, supported by generous terraces, refined finishes and spatial planning that suits both daily living and relaxed gatherings. Materials are chosen for their natural character, while the open layouts encourage a connection to the shoreline and its shifting light throughout the day.
Residents will enjoy EDITION’s signature comforts, a private beach, landscaped grounds and thoughtfully arranged wellness and social spaces. Scheduled to welcome residents in 2029, the project reflects H&H’s continued role in shaping Dubai’s waterfront, bringing together careful design, international collaboration and a focus on relaxed coastal living. With proximity to major destinations and a thoughtful mix of leisure and lifestyle offerings, the development brings a modern ease to one of the city’s most sought-after locations.
PEAK LIVING On the 108th floor of The Opus, one of the world’s most iconic towers, a penthouse is now on the market. At 460 metres above the ground, the aptly named Sky Palace is a 21,000 sq. ft. apartment spread across two floors, connected by a private lift. It is described as the highest residential property available for purchase globally. The apartment offers sweeping views of the Arabian Gulf, the Palm Jumeirah, and, on a clear day, the mountains of Ras Al Khaimah to

DOWN UNDER in DEMAND Scarcity, lifestyle appeal and strong international interest continue to support Australia’s premium property market, with buyers prioritising quality, convenience and long-term value
Andrew Cook Founder and Principal Arno
ew property markets combine lifestyle, stability and space quite like Australia. From established inner-city enclaves to prestigious coastal addresses, the country’s most desirable locations continue to attract buyers seeking long-term value, quality housing and an enviable way of life. According to Andrew Cook, Founder and Principal at Arno, limited supply and enduring demand remain key factors supporting the market’s strongest-performing sectors. “The premium end of our local market continues to perform well, largely because of an ongoing shortage of quality stock,” says Andrew. “Homeowners in this area tend to hold their properties for long periods, resulting in very limited supply. Geographically, the area is also tightly constrained, with strict planning and heritage controls limiting new development. That combination of scarcity and strong demand continues to support values at the top end of the market.” While conditions vary between cities and regions, Andrew notes that Australia’s strongestperforming locations continue to share a number of characteristics. “Across Australia’s major cities, the strongest-performing markets are typically those located closest to the Central Business District
40 International Property & Travel
Australia IP&T_33N5.indd 1
(CBD),” he explains. “Buyers continue to prioritise locations with excellent transport links, access to high-quality schools, strong employment hubs, vibrant lifestyle amenities and limited land supply. These fundamentals consistently underpin longterm demand and price growth.” Changing lifestyles are also reshaping buyer preferences. Rather than seeking ever-larger homes, many purchasers are prioritising convenience and flexibility. “Today’s buyers are increasingly seeking lifestyle and flexibility over land size,” says Andrew. “Many are moving away from large properties that require significant maintenance and instead favour homes that offer a ‘lock-up-and-leave’ lifestyle. This allows them greater freedom to travel and enjoy other lifestyle pursuits without the ongoing demands of property upkeep.” Unlike many markets where borrowing costs have significantly influenced activity, Australia’s premium sector has remained relatively insulated. “In our market, interest rates and lending conditions have had relatively little impact on buyer behaviour,” says Andrew. “The majority of purchasers are high-networth individuals who typically buy with cash rather than relying on finance. As a result, their purchasing decisions are driven more by lifestyle, location and the availability of quality properties than by borrowing costs.” Australia – Properties

PROPERTIES & TRAVEL
Australia’s appeal extends well beyond its domestic audience. International buyers continue to be drawn to the country’s combination of value, quality and lifestyle. “Australia, and Melbourne in particular, remains highly attractive to international buyers,” says Andrew. “Compared with global cities such as London, Paris, New York and Hong Kong, Australian premium property often represents excellent value. Buyers are frequently surprised not only by the comparative affordability but also by the high standard of construction, generous living spaces and overall quality of housing available.”

Across Australia’s major cities, the strongest-performing markets are typically those located closest to the Central Business District (CBD). Looking ahead, Andrew expects confidence to strengthen over the coming year, particularly in Victoria. “Over the next 12 months, I expect confidence to strengthen, particularly in Melbourne, Victoria. If there is a change of government at the state election, it is likely to improve business and consumer confidence, which could translate into increased buyer activity and stronger demand.” Despite economic and political influences, Andrew believes the fundamentals supporting Australia’s property market remain firmly in place. “More broadly, supply constraints, population growth and confidence will remain the key drivers of prices across many Australian markets.”

BEYOND the STABLES Two property specialists discuss today’s equestrian market, from land quality and planning to the infrastructure that defines a successful country estate
Ross D’Aniello Co-Founder Chartwell Noble
hether purchasing a countryside retreat with a handful of stables or a fully equipped professional yard, today’s equestrian buyers are approaching the market with clear priorities and careful planning. While demand for properties with horse facilities remains strong, buyers are placing greater emphasis on land quality, infrastructure and planning compliance than ever before. Ross D’Aniello, Co-Founder of Chartwell Noble, and James Walker, Regional Head of Central in Knight Frank’s National Country Department, discuss the factors shaping today’s equestrian property market. For Ross, the quality of the land remains the defining feature of any equestrian property. “Land comes first, every time. You can improve a stable block, but you cannot buy better soil, so freedraining ground that offers genuine year-round turnout sits at the top of almost every brief we take. A properly constructed arena follows closely, with the emphasis on properly. Experienced buyers will walk a surface and read it within minutes. Beyond that, they want well-ventilated stabling, safe fencing, direct access to good hacking and practical lorry access, which they assess in person rather than from a map. The quieter shift is a forensic interest in
46 International Property & Travel
Equestrian IP&T_33N5.indd 1
paperwork. Planning consents for every structure, drainage records and arena installation documents now carry real weight, because knowledgeable buyers understand exactly how expensive these things are to put right after completion.” James believes buyer priorities vary depending on experience and ambition but says practicality always comes first. “As with most buyers, they are concerned about entry costs (purchase price, tax (stamp duty), work required to the dwelling(s) as well as the equestrian facilities themselves. Depending on the type/sport of equestrian and level of ability and aspiration, the key features are stabling and size of land-holding, professionals need staff accommodation. Everything else can be installed as required, subject to planning etc. All these aspects are relative to the usual considerations of buying property, like house style, condition, location and general property attributes – and price point.” Although the surge in countryside relocations has eased, both experts say interest in equestrian properties remains healthy. Ross explains: “Demand has remained resilient over the past year, although it has changed shape. The speculative rush to the country has long since washed through, and today’s buyer is committed, well researched and usually working to a precise brief. Rising livery costs are a genuine driver, as more owners want their horses at Equestrian - Properties
13/08/2026 11:54
PROPERTIES & TRAVEL home under their own management – the demand for suitable equestrian properties under 10 acres is the highest I have personally ever seen it. Across the wider prime country market, buyers have become noticeably price-sensitive, so anything ordinary or optimistically priced will sit. Genuinely well-equipped equestrian homes remain scarce, and when the right one appears it still attracts decisive, competitive interest. These are lifestyle purchases at heart, which gives the sector a resilience that pure investment markets rarely show.” James has also recorded growing demand across different buyer groups. “In our experience, there has been an uptick in demand for property capable of supporting equestrian facilities; whether that’s for young families aspiring to be part of the local Pony Club, so minimal facilities required bar a few stables and a suitable paddock for grazing – or those wanting a serious dedicated equestrian set-up with all the infrastructure to enjoy or train to highest level of professionalism.” He adds that the cost and time involved in creating new facilities has made ready-made properties increasingly desirable. “Often, these buyers need to get into a suitable property and hit the ground running with the use of the facilities.”

Planning remains one of the biggest considerations during a purchase. Ross says: “Planning catches more buyers out than anything else. Stables, arenas and ancillary buildings are sometimes erected without consent, or under permitted development claims that would not survive scrutiny, and enforcement can follow up to ten years after completion, so verifying the status of every structure is essential.” He also warns that construction quality and land conditions deserve close attention, noting that “a standard survey covers the house; the equestrian infrastructure needs its own due diligence.” Equestrian - Properties

USA SPECIAL James agrees that land quality should never be underestimated. “Depending on the nature of the requirements, number of horses and what you are doing with them, the land quality (including landscape character) is a vital consideration, particularly for studs and racehorse training.” Lifestyle continues to be the main motivation for buyers. Ross explains: “At the premium end, most of our buyers are purchasing a private home for their own horses, and lifestyle rather than yield is what motivates them.” While some owners hope to offset costs through small-scale livery or tuition, he stresses that “private domestic stabling and commercial use are treated quite differently”, making planning approval essential before committing. James sees a similar pattern. “Most private buyers of an equestrian lifestyle slant are happy with a reasonable house, a few stables and a store barn with around 10 acres.” For vendors preparing to sell, presentation remains one of the most valuable investments. Ross says: “The best returns before marketing usually come from land, presentation and paperwork rather
than new construction.” He recommends restoring pasture, repairing fencing and assembling planning documents before listing a property. James agrees. “Presentation is a key element to attracting buyers and maintaining their enthusiasm from the moment they show interest.” He also highlights the value of maintaining quality grazing, secure fencing and practical additions such as automatic water troughs, while noting that indoor arenas are most valuable where they genuinely suit the property’s target buyer.
James Walker Regional Head of Central Knight Frank’s National
For anyone entering the equestrian property market, preparation remains the common thread. Ross encourages buyers to define their priorities, inspect every paddock and seek advice from professionals who understand both horses and property, while sellers should organise paperwork and prepare the land well before marketing begins. James adds that practical matters such as muck heap management and field shelters should not be overlooked. As buyers become increasingly knowledgeable, properties that combine well-managed land, compliant facilities and thoughtful presentation are best placed to attract serious interest.

Maserati has revealed a one-of-a-kind GT2 Stradale created through its Fuoriserie personalisation programme for a collector in Taiwan. Inspired by the legendary MC12, the bespoke model celebrates the marque’s racing heritage while showcasing the craftsmanship that defines every Fuoriserie commission. Unveiled at Maserati’s headquarters in Modena, the supercar features a striking combination of Matte Digital Mint, Nero Essenza and vibrant yellow detailing inspired by the Vitaphone Racing MC12 GT1. Carbon fibre aerodynamic components, centre-lock wheels and carbon ceramic brakes reinforce its competition-inspired character, while the cabin pairs black Alcantara with yellow contrast stitching, bespoke trim and a dedicated Tribute to MC12 plaque created exclusively for its owner. Powered by Maserati’s 640-horsepower Nettuno V6 engine, the GT2 Stradale accelerates from zero to 62 miles per hour in just 2.8 seconds and exceeds 199 miles per hour, creating a fitting tribute to one of the brand’s most iconic racing cars.

Unlike many classic car events, a concours d'elegance is not simply a display of beautiful automobiles. Each vehicle is meticulously examined and judged on its authenticity, originality and condition, with particular emphasis placed on preserving its factory specification. Whether painstakingly restored or carefully preserved, these rare and historic motor cars represent an important part of our cultural and engineering heritage, ensuring future generations can continue to appreciate their artistry, innovation and craftsmanship. The Art of Horsepower has created something genuinely distinctive: a celebration where the elegance, precision and pedigree of the world's finest horses are mirrored by some of the most beautiful automobiles ever built. It is a fitting addition to the Bolesworth International and a compelling reason for collectors and enthusiasts alike to make the event an annual fixture in their calendars. Entries are now open for the 2027 Art of Horsepower Concours. Inspired by the celebrated Carbonado models first introduced in 2012, the latest creation combines dramatic styling with exceptional performance. A redesigned front apron, bonnet, side skirts, roof scoop, rear diffuser and extendable rear spoiler enhance both appearance and aerodynamic efficiency, while lightweight forged wheels and carbon ceramic components complete the purposeful design. Inside, dark Alcantara is complemented by turquoise detailing, illuminated accents and bespoke finishes that reflect the car’s exclusive character. Power comes from a revised 6.5-litre naturally aspirated V12 working alongside three electric motors to produce a remarkable 1,120 horsepower. The result is breathtaking performance, with a top speed of 355 kilometres per hour and a sprint from zero to 62 miles per hour in just 2.3 seconds, making the Carbonado X one of MANSORY’s most dramatic creations to date. FLORIDA FOCUS Economic growth, lifestyle and long-term demand are keeping Florida firmly on investors’ radar
Jackie Thiel President Premier Sotheby’s International Realty
lorida’s property market is entering a more balanced phase, offering buyers and investors greater confidence while continuing to benefit from strong economic growth and sustained migration. According to Jackie Thiel, President of Premier Sotheby’s International Realty, the state’s appeal extends far beyond its sunshine and beaches, with business investment and lifestyle continuing to drive demand. “The pace of the market has changed. Buyers can take a more thoughtful and selective approach. Rather than feeling pressure to make a quick decision, buyers and investors now have the opportunity to take the time to find the property that best fits their long-term plans,” says Jackie. She believes Florida’s growing economy has become one of its greatest assets. “Florida has grown into one of the nation’s largest economies and a leading gateway for business and investment between the U.S., Latin America and the Caribbean. It continues to attract businesses, investors and people from around the world who see Florida not simply as a seasonal destination, but as a place to build a life.” Jackie also highlights how different regions appeal to different buyers. “Miami and Palm Beach appeal to those who enjoy a vibrant urban lifestyle, luxury real estate and rich cultural offerings. Naples is known for its waterfront lifestyle, championship golf and understated coastal elegance. Sarasota blends a vibrant arts and cultural scene with relaxed coastal
70 International Property & Travel
America IP&T_33N5.indd 1
living. Tampa Bay and Orlando continue to attract interest for their growing economies and expanding business, healthcare and technology sectors.” Migration remains one of the state’s strongest market drivers. “People are choosing Florida not only as a holiday destination, but as a place to build a life and invest for the long term,” says Jackie. “We’re also seeing businesses expand or relocate to Florida in the financial services, technology, healthcare and other industries. That results in new residents, more jobs and greater demand for both home purchases and rental housing. Migration is changing where demand is strongest, rather than pushing prices higher. The markets that offer the greatest combination of economic opportunity, lifestyle and stability have generally stayed the most resilient because demand is being driven by people choosing Florida for the long term to live, work or invest.” While the outlook remains positive, Jackie encourages buyers to understand the practical considerations before investing. “The two issues buyers and investors should understand today are insurance and condominium regulations. Insurance remains an important consideration, especially for coastal properties. Recent reforms have brought greater stability to the insurance market and more insurers have entered Florida coverage, but premiums for waterfront homes are still generally higher than the national average and should be factored into the overall cost of ownership.” She adds, “The more significant change has been in the condominium market. Recently, Florida Florida - Properties
13/08/2026 16:03
AMERICAN SPECIAL introduced new structural inspection and reserve funding requirements to improve the long-term safety and financial health of condominium buildings. As a result, some older buildings are addressing years of deferred maintenance through special assessments. These changes don’t take away from Florida’s appeal, but they do reinforce the importance of thorough due diligence and understanding a building’s inspection history, reserve funding and financial condition.” Looking at investment opportunities, Jackie says, “The strongest investments aren’t defined just by the type of property. The strongest opportunities continue to be in markets where people want to live, work and invest and where the availability of exceptional properties is limited. Waterfront property continues to be one of Florida’s most sought-after property types because the availability of true waterfront is limited. Luxury residential continues to be well positioned because many affluent buyers have
greater flexibility in how and when they purchase. Commercial real estate continues to benefit from Florida’s growth and expansion, while there are still opportunities in short-term rentals, although success depends much more on the specific location and local regulations.” Looking ahead, Jackie expects continued stability. “Florida’s property market will continue to grow at a measured and sustainable pace. Many of the same factors that have fuelled Florida’s growth will continue to have the biggest impact.” She concludes, “What makes Florida a compelling place to invest today is that the real estate market is benefiting from factors that extend beyond housing. Few property markets bring together a growing economy across a wide range of industries, global connectivity, a favourable business climate, financial advantages, nationally recognised healthcare, exceptional quality of life and an extraordinary diversity of communities within a single state.”

MARKETS in MOTION No two South American property markets are alike. Marcello Romero reveals where international investors are finding opportunity, stability and long-term value across the continent
Marcello Romero CEO Bossa Nova Sotheby’s International Realty
here is no single blueprint for investing in South America. From the financial powerhouse of São Paulo to the coastal appeal of Punta del Este and the renewed optimism surrounding Buenos Aires, the continent’s property markets are shaped by distinct economic conditions, regulations and buyer demand. Marcello Romero, CEO of Bossa Nova Sotheby’s International Realty, explains why investors should take a country-bycountry approach. “South America cannot be analysed as a single investment thesis. Each country has a different profile in terms of scale, currency, legal environment, tax incentives, real estate market maturity and investor profile,” says Marcello. He believes Brazil continues to lead the region thanks to the breadth of its market and the variety of investment opportunities available. “Brazil remains the most relevant market in the region because of the depth of its demand, its relative liquidity and the diversity of opportunities it offers. São Paulo is the leading financial centre in Latin America and continues to attract both domestic and international capital, especially in luxury residential, prime office and logistics assets. Rio de Janeiro also remains highly relevant for the lifestyle-led luxury market, particularly in areas where scarcity, views, location and architectural heritage support long-term value.”
74 International Property & Travel
America IP&T_33N5.indd 4
Marcello also points to Uruguay as a destination offering stability and legal certainty, while Paraguay is becoming increasingly attractive following its recent investment-grade credit ratings and strong economic growth projections. Chile, Colombia and Argentina also deserve consideration, with Buenos Aires experiencing its strongest property performance in two decades. Economic conditions continue to shape buyer behaviour across the continent. “The main factor shaping the South American real estate market today is the cost of capital,” explains Marcello. “Even cash buyers are analysing price, future liquidity, asset quality and timing more carefully. High-net-worth clients do not disappear; they become more discerning.” He also notes that currency remains an advantage for many overseas investors. “For investors with capital in dollars, euros or pounds, parts of South America still offer attractive pricing when compared with equivalent neighbourhoods in Europe or North America. In prime areas of São Paulo, Rio de Janeiro, Punta del Este, Buenos Aires or Santiago, asset quality can be very high, while the price per square metre often remains below that of major global capitals.” When it comes to property hotspots, Marcello says buyers continue to prioritise quality and location. “São Paulo is the clearest answer,” he says, South America - Properties

highlighting neighbourhoods including Jardins, Itaim Bibi and Cidade Jardim. He also points to Rio de Janeiro’s prime districts, including Ipanema, Leblon and Copacabana, where “views, scarcity, location and lifestyle are the main drivers of value”. Elsewhere, Asunción is gaining attention for its favourable tax environment, while Montevideo, Punta del Este, Bogotá, Medellín and Santiago continue to attract investors seeking a combination of stability, urban growth and lifestyle. Looking across different sectors, Marcello believes luxury residential property remains particularly resilient. “The best opportunities are found in irreplaceable assets,” he says. “Buyers at the top of the market are looking for discretion, lifestyle, heritage and a property that cannot be easily replicated.” He also identifies prime office space and modern logistics assets as strong performers, supported by corporate demand, e-commerce and continued urban expansion.
For investors with capital in dollars, euros or pounds, parts of South America still offer attractive pricing when compared with equivalent neighbourhoods in Europe or North America While opportunities are plentiful, Marcello stresses the importance of careful planning. “South America requires discipline. Good local advisory, legal due diligence, tax planning, currency awareness and a clear understanding of the liquidity curve are essential.” He adds that investors should focus on assets with “privileged location, scarcity, legal clarity, consistent demand drivers and professional management”.

Looking ahead, Marcello believes the region deserves greater attention from international buyers. “South America offers diversification through a combination of scale, natural resources, demographics, urbanisation and lifestyle.” Rather than treating the continent as a single market, he recommends building exposure country by country. “The most thoughtful strategy is not to approach South America as a generic allocation, but to build exposure by market and asset class.” International Property & Travel 75
