uly and August often bring a sense of movement. People travel further, spend longer away, and take a little more time to consider where they want to be, not just for a holiday, but perhaps for a future home, investment or new chapter. It is fitting, then, that this issue explores property markets and destinations that continue to shape international conversations.
Editor in Chief International Property & Travel Stuart Shield stuart@ipropertymedia.com DIRECTOR OF OPERATIONS Paul Wright paul@ipropertymedia.com
Our cover feature, American Horizons, examines a changing United States property landscape, from the palm-lined avenues of Los Angeles to the expanding cities of Texas. As relocation trends continue to influence demand, industry experts share their perspectives on where growth is being driven and why buyers remain drawn to opportunity, lifestyle and value.

In Thailand, our Coastlines & Skylines feature looks at a luxury sector gaining pace. Bangkok, Phuket and emerging destinations such as Khao Yai are attracting international attention as buyers increasingly seek residences that combine long term security with exceptional living environments. Dubai remains firmly in focus through our Palm Retreat feature, where ambitious development continues to redefine modern urban living. We also highlight projects that place well-being and nature at the centre of residential design. Elsewhere, our property news pages report on noteworthy developments from Australia, Montenegro and Dubai, while our hotel selection takes readers from Beverly Hills and New York to Seoul, Houston, Dallas, Bangkok and Phuket. Alongside these features, you will find luxury motoring, fine jewellery and much more. I hope this edition informs, inspires and perhaps sparks ideas for your next journey, whether personal, professional or property related.

CREEKSIDE LIVING Dubai Creek has played a central role in the city’s story for generations, evolving from a trading hub into one of Dubai’s most desirable waterfront addresses. Today, a new residential development is adding to that legacy. DoubleTree by Hilton Residences Dubai Jumeirah Garden City brings branded living to the creekside, combining contemporary design with a strong emphasis on community and family life. The project has been planned around the idea that a home should support everyday living, not simply provide a place to stay. Residents will have access to a

SOPHISTICATED BALANCE THE NEW CURRENCY OF EUROPEAN LUXURY IS TIME: NEBESSA BRINGS WELLNESS, SUSTAINABILITY AND EXCLUSIVE AMENITIES TO BELGRADE’S RESIDENTIAL MARKET The most sophisticated buyers in European real estate are no longer asking what an address looks like. They are asking what it protects. Not capital, though that matters, but the one resource no amount of capital can manufacture: free time. Nebessa kvart, developed by K8 Properties in Bežanijska Kosa, New Belgrade, was conceived around exactly that idea. Everything that ordinarily fragments modern urban life, the commute to wellness, the search for outdoor space, the separation between work, recovery and social life – exists within the development itself, intentionally integrated from the infrastructure level upward. Nebessa kvart introduces one of Southeast

Geothermal climate systems, advanced air ionisation and filtered water infrastructure make wellness part of the project’s operating logic rather than its marketing language. This category is already reshaping residential development in cities such as Dubai, Singapore, London and Vienna. In Southeast Europe, it remains exceptionally rare.

COASTLINES & SKYLINES Thailand’s Property Market Gains Momentum as Luxury Demand Evolves Across Prime Destinations

hailand’s property market is attracting growing attention from international investors, particularly in the luxury and ultra-luxury segments. According to Woody Mah, Director, Sales & Marketing, List Sotheby’s International Realty Thailand, and Leonard Low, Sales Director of Christie’s International Real Estate Thailand, demand is being driven by changing lifestyle preferences, branded residences, and Thailand’s appeal as a long-term destination for global buyers. Discussing recent changes in demand, Woody says: “Over the past few years, we have witnessed a significant evolution in Thailand’s residential and investment property market, particularly within the luxury and ultra-luxury segments. International buyers no longer view Thailand solely as a life-style destination or holiday-home market; increasingly, they see it as a long-term wealth preservation and strategic lifestyle investment destination.” Leonard shares a similar view, stating: “Demand for high-end residential and investment properties in Thailand has evolved significantly in recent years, with a notable shift toward lifestyle-driven and globally branded assets. International buyers are increasingly seeking properties that combine luxury living, strong hospitality services, and long-term investment value rather than purely speculative purchases.”
The strongest growth continues to be concentrated in key locations. Woody says: “Currently, the strongest growth in Thailand’s luxury real estate market is concentrated in three key areas: Bangkok, Phuket, and increasingly Khao Yai, although each market is being driven by very different fundamentals.” Leonard notes: “Bangkok’s prime core districts continue to demonstrate strong resilience and long-term value appreciation, particularly areas such as Sukhumvit, Lumpini, Sathorn, and Riverside locations where luxury supply remains limited.” Phuket remains a major focus for investors and second-home buyers. Woody says: “Meanwhile, Phuket continues to experience significant growth as one of Asia’s premier luxury resort and second-home markets. Unlike Bangkok, Phuket’s momentum is being driven more by international lifestyle migration, global mobility trends, and the increasing demand for private resort-style living.” Leonard adds: “Phuket is also experiencing substantial growth, especially within luxury beachfront and hillside villa markets. The island’s international tourism recovery, expanding luxury hospitality sector, and increasing global visibility as a lifestyle destination continue to fuel demand.” Buyer preferences have also evolved significantly. According to Woody: “The types of properties attracting the strongest interest in Thailand today Thailand - Properties
15/06/2026 10:15
PROPERTIES & TRAVEL reflect a much broader shift in how affluent buyers define luxury living. Across both major cities and resort destinations, demand is increasingly centred around exclusivity, lifestyle quality, wellness, and long-term experiential value rather than simply size or location alone.” He adds: “In Bangkok, we are seeing particularly strong interest in branded residences, ultra-prime condominiums, and highly curated trophy assets.” Leonard says: “In Bangkok, demand is strongest for ultra-luxury condominiums and branded residences that offer exclusivity, premium facilities, privacy and prime city connectivity.”
International buyers no longer view Thailand solely as a lifestyle destination; increasingly, they see it as a long-term wealth preservation and strategic lifestyle investment destination.
Branded residences are becoming an increasingly important part of the luxury market. Woody explains: “Branded residences have become especially important within the luxury segment because they provide a level of trust, prestige, and lifestyle consistency that resonates strongly with high-net-worth buyers.” Leonard agrees, saying: “Within the ultra-luxury segment, branded residences have emerged as one of the strongest-performing asset classes.” Another emerging trend identified by both experts is the interest in properties that combine luxury with lifestyle flexibility. Woody says: “Another notable trend is the growing appeal of nature-oriented and low-density luxury homes in destinations such as Khao Yai. Many affluent buyers are now prioritising what is often described as ‘quiet luxury’ properties that provide space, privacy, wellness, and connection with nature.” He adds that these homes are “increasingly viewed not only as leisure properties, but also as long-term lifestyle investments that support multi-generational living and personal well-being.” Leonard also points to changing buyer priorities, noting: “Buyers today prioritise lifestyle, privacy, and experiential living, particularly post-pandemic.” Thailand - Properties

PROPERTIES & TRAVEL Tourism recovery and changing work patterns have also influenced the market. Woody says: “The recovery of international tourism has played a major role in restoring confidence across both the hospitality and residential real estate sectors, especially in resort destinations such as Phuket, Samui Island, and Pattaya.” He adds: “The rise of digital nomad culture and remote working has significantly reshaped buyer behaviour globally, and Thailand has benefited strongly from this shift.” Leonard says: “Thailand’s tourism recovery has had a direct and positive impact on the real estate sector, particularly in Bangkok and Phuket where international visitor confidence has returned strongly.”

Looking ahead, both experts remain positive about the market’s prospects. Woody says: “From my perspective, Thailand’s property market will continue to expand over the long term, particularly within the luxury and ultra-luxury segments, although the nature of growth is becoming far more selective and sophisticated than in previous cycles.” Leonard concludes: “We believe Thailand’s property market will continue to expand selectively, particularly within the luxury and branded residential sectors. While some mass-market segments may experience stabilisation due to broader economic conditions and supply levels, demand for exceptional, globally positioned assets remains strong.” As Thailand continues to attract international buyers, both experts believe the market’s strength lies in its ability to combine lifestyle appeal with investment potential. Demand for branded residences, luxury villas, waterfront properties, and wellnessfocused homes is reshaping the sector, while Bangkok, Phuket, and Khao Yai continue to attract different buyer profiles. With global mobility increasing and buyers placing greater emphasis on quality, exclusivity, and long-term value, Thailand’s luxury property market appears well positioned for continued growth in the years ahead.

It follows earlier projects including the Hellbug, Hellbee and Lady Bug, each referencing small creatures translated into exterior graphics. For the Fly Bug, designers developed an ellipse motif spreading across the body and fading towards the rear sections. A bespoke Dragonfly Blue finish shifts between blue and turquoise, echoing the iridescence of dragonfly wings under changing light. The interior features layered materials combining leather and Alcantara with geometric patterns extended onto door panels and armrests. The Bugatti Macaron was integrated into the flank design, requiring precise alignment to maintain clarity of detail. Final assembly took months, reflecting close collaboration between design, engineering and bespoke craftsmanship teams in Molsheim and Berlin.

Electric Evolution Inspired by the unmistakable silhouette of the 911, the new Cayenne Coupe Electric brings a fresh chapter to the marque’s large SUV line-up. Its gently sloping roofline, known internally as the flyline, shapes a profile that feels purposeful and athletic, while precise detailing and clean surfacing underline its modern character. From the A-pillar rearwards, the bodywork has been tailored to create a distinctive coupé form, complemented by an adaptive rear spoiler and carefully integrated rear glazing. The car’s aerodynamic design contributes to an impressive drag coefficient of 0.23, helping to extend driving range and improve efficiency. Beneath the surface, 800-volt architecture enables rapid DC charging, supporting long-distance use with minimal delay. Three powertrains will be available at launch, ranging from a capable entry model to a high-performance Turbo variant. All versions feature adaptive air suspension as standard, combining comfort with control. Practicality remains central, with generous luggage capacity, flexible rear seating and towing ability, ensuring everyday usability alongside strong performance credentials. Porsche |

The last gallery explores the boundaries between the animal world and the supernatural, where deities, heroes and mythological beings take hybrid and transformative forms. Two items illustrate ancient Egyptian theology: a statuette of Thoth in the form of a baboon (Late Period) and a sculpture depicting a falcon-headed crocodile deity. Across cultures, animals have served as conduits between the human and the sacred. An anthropomorphic gold pendant from ancient South America incorporates features of the jaguar, a powerful and sacred figure in pre-Columbian cosmologies. Similarly, a bird-form headdress frontlet created by the Tlingit people of Southeast Alaska (circa 1840) from wood, abalone shell and pigment evokes the animal as a mediator between worlds. The exhibition concludes with the enduring mystique of fantastical creatures such as dragons – a creature that continues to fascinate us today.

PROJECT A BLACK PLANET THE ART AND CULTURE OF PANAFRICA This exhibition examines the influence of Pan-Africanism on art and culture, with a programme of more than 50 events bringing together artists, thinkers, and communities from across the African continent and its global diasporas. While Pan-Africanism has long been recognised as a force in 20th history, the Barbican’s show is the first major international show looking at both sides of the coin, the impact of Pan Africanism on art and culture and the role of artists in shaping Pan-African visions. The 300 works on show span 100 years from circa 1920 to the present day. Included are paintings and installation, posters, journals, and film coming from Africa, Brazil, the Caribbean, North America and Western Europe. With a vast number of artists participating it’s hard to single out a particular name but best known are probably Venice Biennale 2026 curator Lubaina Himid, William Kentridge, Chris Ofili and Lynette Yiadom-Boakye.
musicians, political and poetic speakers as well as printed materials from posters and magazines to pamphlets and newspapers, all playing a part in the formation and spread of Pan Africanist ideas. Among the highlights are a new body of 12 paintings and drawings by Lynette Yiadom-Boakye, tracing the ways in which Pan-Africanism has shaped the lives of generations of communities like her own. David Hammons’ African-American Flag,
1990, and Chris Ofili’s 2003 Union Black, both rework the Pan-African flag. Wifredo Lam’s paintings of the 1940s reflect the newly coined concept of Négritude and its emphasis on reclaiming African culture, asserting Black identity, and challenging Eurocentric narratives of civilisation.

CARMEN LAFFÓN: VARIATIONS A major exhibition in Madrid is being devoted to one of the lesser known Spanish painters Carmen Laffón (d.2021), the second woman to be admitted as a full member of the city’s Academia de Bellas Artes. Her unique figurative world and the central ideas and motifs in her compositions which recurred throughout her more than 60 year career are fully explored here.

Featuring 77 works, including oil paintings, charcoal drawings and sculptures, the nine sections centre on the artist’s most frequent iconographies: the doll, the cot, baskets, cupboards, the Doñana National Park (El Coto), vineyards and and salt marshes. At the start of her career Laffón painted realistic objects and landscapes but as her work evolved she became more interested in the medium itself rather than in what it represented, almost reaching abstraction. Using glazes and diffused areas of pain, the landscapes are transformed into haunting and dreamlike scenes and everyday objects such as baskets, sewing machines and cupboards take on a poetic stillness reminiscent of Vermeer. In later life her work reveals greater freedom, with series on new themes such as El Coto, the vineyard, whitewash and salt marshes, which she depicted in large formats.

Château Aiguetta, Èze (France) Completed in 2025, Château Aiguetta is a restoration project by architectural studio Atelier Alma. The neo-medieval residence is set on a pine-covered hillside overlooking the Mediterranean, with its main façade facing southwest toward a terraced park. Listed as a cultural heritage property, the château was founded in the late 19th century and later expanded into a monumental residence. By the early 20th century, it featured multiple towers, crenellations, and pointed-arch windows, before later alterations and abandonment compromised its integrity. Atelier Alma’s brief was to restore architectural coherence while transforming the property into a refined private residence. The programme included structural consolidation, generous living spaces, guest suites, wellness facilities, the creation of a swimming pool, and landscape requalification. Emphasis was placed on durable materials, spatial clarity, and environmental integration. Rather than adding new volumes, the project refined the existing composition, using modern materials only where necessary. Historic elements were consolidated, and contemporary interventions were integrated with restraint. The stone façades and towers were restored using stones from various countries to achieve the desired colour composition, while glass and steel additions were limited to the upper floors. The landscape design reimagined the historic park, redefined the main access axis, and opened views toward the sea and village. Terraces were reorganized to stabilize the slope and enable new outdoor uses. Today, the château stands as an outstanding example of contemporary luxury living, combining historic character with refined design and modern comfort.

Isabel Delgado’s newest collection, Sofia, is a vibrant study of colour, form and architectural influence, inspired by the rich heritage of southern Spain. Taking its cues from the Moorish columns and geometric patterns of Córdoba’s celebrated mosque-cathedral, the collection reinterprets historic design elements through bold jewellery pieces featuring deeply saturated carved stones and sculptural shapes. Emphasising symmetry, structure and colour, Sofia balances contemporary design with enduring appeal. The collection also represents a significant step in Isabel’s creative development. Responding to rising gold prices and changes within the diamond market, she set out to reduce the use of both materials while maintaining exceptional craftsmanship and visual presence. Crafted primarily from handcarved stone and gold, Sofia places artistry and material expression at the centre, resulting in pieces that are thoughtful, distinctive and enduring. The Reine de Naples Crazy Flower and Perles Impériales exemplify Breguet’s enduring commitment to sophisticated watchmaking for women, combining technical mastery with exceptional artistry. Crafted in Breguet gold, the timepiece balances mechanical expertise with intricate decorative detail. Luminous Akoya pearls, prized for their exceptional lustre and symmetry, form the centrepiece of the design, lending the watch a distinctive and timeless character. Diamonds surround the case within heart-shaped claws, each individually cut and polished by hand, showcasing the maison’s attention to artisanal detail. An opal dial softens and diffuses the light, creating a subtle iridescent glow that complements the brilliance of the gemstones. A pearl positioned at six o’clock echoes the rounded form of the case, reinforcing the harmony of the design. Beneath its refined exterior, a finely crafted movement delivers reliable precision, while the elegant proportions ensure a graceful presence on the wrist. AMERICAN HORIZONS From Los Angeles to Texas, America’s property story is being rewritten by shifting demographics, evolving priorities and a changing market
Shauna Walters Agent Sotheby’s International Realty Beverly Hills Brokerage
he Los Angeles property market continues to attract domestic and international buyers despite economic pressures, changing work patterns and ongoing housing supply challenges. According to Shauna Walters of Sotheby’s International Realty – Beverly Hills Brokerage, demand remains strong across key sectors, with luxury neighbourhoods continuing to command significant interest. Discussing changes in buyer demand, Shauna says: “Over the past few years, demand across Los Angeles has shifted in several ways. Most recently, the fires in Los Angeles created a significant amount of local movement and buyer activity, as many families were suddenly forced to relocate and secure housing quickly. On the international side, we have also seen buyers begin returning to the Los Angeles market in a meaningful way, particularly within the Asian community. During COVID, international activity slowed significantly due to travel restrictions and global uncertainty, but over the last couple of years we have seen renewed interest from buyers coming from China, Japan, Singapore, and Taiwan. Los Angeles continues to be viewed globally as a lifestyle city with long term value, especially for buyers looking for privacy, weather, entertainment, and luxury living.” While demand remains broad across the city, some areas continue to outperform others. Shauna explains: “Beverly Hills continues to be one of
66 International Property & Travel
America IP&T_33N4.indd 1
the most desirable and resilient luxury markets in Los Angeles, largely because inventory remains extremely limited. Buyers still view it as one of the premier locations globally, with strong longterm value and prestige. The Beverly Hills school district is a major driver of demand, as many families prioritise the exceptional schools, along with the overall feeling of safety and security the area provides. The Beverly Hills Police Department is also highly regarded and contributes to the strong sense of security that many buyers are looking for today.” The expectations of luxury homebuyers have also evolved. Wellness, convenience and lifestyle-focused features are becoming increasingly important when purchasing premium properties. As Shauna notes: “Today’s luxury buyer wants a home that truly feels like a sanctuary and a place where they never have to leave if they do not want to. Wellness has become a huge focus, with buyers prioritising amenities like gyms, saunas, cold plunges, and resort style outdoor spaces. Tennis courts have become popular again, along with pickleball and padel courts. Entertainment focused amenities are also important, including home theatres, indoor outdoor entertaining spaces, and fully integrated smart home technology. Buyers want homes that support both lifestyle and convenience at the highest level.” Economic factors have also shaped purchasing decisions. According to Shauna: “Interest rates have absolutely impacted the market, but I also think buyers eventually adjust. There is initially Los Angeles – Properties
12/06/2026 16:44
THE AMERICAN SPECIAL some shock value whenever rates rise, especially after years of historically low rates, but if you look at the broader history of real estate, today’s rates are not abnormal. Many buyers are starting to recognise that waiting could actually create more competition if rates eventually come down again. Remote work has also shifted priorities significantly, with buyers wanting larger homes, more flexible spaces, and properties that support both work and lifestyle.” At the same time, developers and investors face a range of obstacles. Shauna says: “One major challenge developers and investors are facing right now is the impact of ULA, also known as the mansion tax, which has significantly affected profit margins on larger transactions and developments. It has absolutely made some developers
reconsider building in Los Angeles versus other cities or markets that are more development friendly. In addition to ULA, ongoing zoning restrictions, rising construction costs, insurance concerns, and limited inventory continue to create challenges across the market.” Despite these hurdles, Shauna remains positive about the city’s future prospects. She explains: “I remain optimistic about the long-term future of Los Angeles real estate. I was born and raised in Los Angeles, so I have seen firsthand how special this city can be and how resilient it has always been through different market cycles. Los Angeles is home to one of the largest global economies through the entertainment industry, and I believe that will always continue to drive the city and its real estate market. Los Angeles is still one of the most desirable cities in
the world because of the entertainment industry, lifestyle, culture, and some of the best weather anyone could ask for. Of course, there are challenges the city needs to address, but I am hopeful we will continue to see Los Angeles evolve and restore itself to the beautiful city so many people around the world are drawn to. I believe there will continue to be strong long-term demand for exceptional properties in prime locations, and globally Los Angeles remains an iconic real estate market.” As buyer preferences continue to shift and supply remains constrained, Los Angeles appears well positioned to retain its status as one of the world’s leading property markets, supported by strong lifestyle appeal, international demand and enduring confidence in its long-term value.

Two leading real estate experts assess the factors shaping Texas’s fast-changing property market. Soud Twal Austin Real Estate Expert Kuper Sotheby’s International Realty
o evaluate the key influences on the property market in Texas, insights were provided by Soud Twal, Austin Real Estate Expert at Kuper Sotheby’s International Realty, and Jerry W. Mooty, Jr., CEO & Principal of Christie’s International Real Estate @properties Lone Star. Their perspectives highlight both the opportunities and the challenges facing the state. Population growth remains a defining factor. According to Soud, “Texas has continued to benefit from one of the strongest migration trends in the country. We’ve seen a significant influx of buyers relocating from states like California, New York, Illinois, and Washington, many of whom are drawn to the combination of economic opportunity, lifestyle, and relative value compared to other major markets.” Jerry agrees that migration continues to play a major role, noting that: “Texas remains the nation’s top destination for movers, even as the pace has moderated from its post-pandemic peak.” He adds that, “We have seen a structural shift in where that demand lands: suburban ‘ring counties’ around Dallas, Houston, and Austin are absorbing most newcomers, drawn by lower costs, newer construction, and stronger schools.”
Texas has continued to benefit from one of the strongest migration trends in the country. Growth is not confined to traditional urban centres. Soud points out that, “What makes Texas unique is that population growth hasn’t just impacted the major cities. It’s expanded outward into surrounding suburbs and secondary markets, creating entirely new pockets of development and long-term investment opportunity.” When considering the regions experiencing the strongest momentum, both experts identify several standout markets. Soud says, “Austin continues to be one of the most closely watched markets because of its tech expansion, lifestyle appeal, Texas – Properties
America IP&T_33N4.indd 5
and strong job growth,” while noting that Dallas-Fort Worth, Houston and San Antonio all continue to benefit from strong economic drivers. Jerry highlights Dallas-Fort Worth in particular: “Dallas-Fort Worth continues to lead the state, adding roughly 178,000 residents in a single recent year and holding the top national rank for corporate headquarters relocations.” He also notes that, “The real momentum, however, is in the exurbs: Fulshear, Celina, Prosper, Liberty Hill, and Princeton are among the fastestgrowing communities in the state.” Buyer preferences have also shifted in recent years. Soud explains that, “Buyers today are prioritising properties that feel intentional. Design, functionality, and lifestyle integration matter more than ever.” He adds that demand remains strong for “homes with open layouts, dedicated office space, wellness oriented features, outdoor living, pools, and high quality finishes.” Jerry observes a similar trend, particularly within master-planned communities. He says, “Today’s buyers, luxury included, are gravitating toward master-planned communities that deliver resort-style amenities and a complete lifestyle in one address.” He further notes that, “Outdoor living is non-negotiable in Texas: covered patios, outdoor kitchens, and pools sit at the top of nearly every wish list.” Corporate relocations and remote working have further strengthened housing demand. Soud states, “Corporate relocations have had a massive impact on housing demand throughout Texas. Companies continue moving operations here because of the business-friendly environment, lower taxes, and access to talent.” Jerry echoes this assessment, saying, “No state has benefited from corporate migration the way Texas has.” He adds that, “Hybrid and remote work have extended that demand outward; buyers no longer need to anchor themselves to a downtown commute.” Despite strong fundamentals, challenges remain. Soud warns that, “Infrastructure is one of the biggest conversations right now. Roads, utilities, schools, and public services are all under pressure in rapidly expanding markets.” He also notes that, “Construction costs remain elevated compared to pre-pandemic levels.” International Property & Travel 71
12/06/2026 16:44
THE AMERICAN SPECIAL Jerry believes affordability is the key issue. “Affordability is the central concern,” he says. He points to rising ownership costs, noting that, “Property taxes here are among the highest in the country, and homeowners insurance premiums have climbed roughly 58% over the past five years.” Jerry W. Mooty, Jr. CEO & Principal Christie’s International Real Estate @properties Lone Star
Looking ahead, neither expert expects a sharp downturn. Soud maintains that, “I think the long-term outlook for Texas remains extremely strong because the fundamentals are still there:

population growth, business expansion, job creation, and relative affordability compared to many national markets.” Jerry shares a similar outlook, concluding: “We are in a recalibration, not a downturn.” He adds that, “The fundamentals, demographics, employment, and business climate, still favour Texas. What is changing is the pace, not the direction.” Taken together, their views suggest that while the market is becoming more balanced after years of rapid
expansion, Texas continues to benefit from strong demographic and economic drivers. Growth may be moderating in some areas, but demand, investment and development activity remain firmly embedded in the state’s long-term outlook.

G shaped by Hysan’s century-old placemaking philosophy, evolving over generations into one of Hong Kong’s most distinctive urban destinations. Located in the heart of Causeway Bay, the precinct is often described as the “Soul of Hong Kong” for its unique blend of work, living, leisure and entertainment. Guided by Hysan’s long-term vision and Community Business Model, Lee Gardens continues to evolve in response to changing urban and community needs, with a focus on creating a people-centric, sustainable and inclusive environment – “a place for all”. As the major landholder and a longstanding contributor to the district’s development, Hysan has continued to curate the precinct through a holistic rejuvenation strategy that balances commercial vitality with community well-being. The Lee Gardens Rejuvenation project represents the latest chapter of this ongoing vision, enhancing
connectivity, accessibility, greenery and public realm experiences across the district while reinforcing the area’s distinctive character and heritage. Now entering a large-scale harvest phase, the rejuvenation encompasses integrated public realm enhancements, revitalised mixed-use developments, green open spaces and an expanded all-weather pedestrian walkway network that improves movement and connectivity throughout the precinct. Alterations and renovations across buildings of different ages, including Lee Garden One, Two, Three, Five, Six and Hysan Place, further contribute to a more cohesive and vibrant urban environment designed to support visitors, workers and the wider community year-round. Within this broader transformation, Lee Garden Eight serves as a key component of the Lee Gardens Rejuvenation vision. The development introduces 85,000m of office

space and 10,000m of retail space, alongside 6,000m lifestyle park, a defining feature of the site, which covers 45% of the development site area and is centred around an approximately 80-year-old banyan tree, designed to encourage interaction, relaxation and community engagement. The landscaped setting, including Banyan Plaza and a series of green terraces, creates a welcoming public realm that integrates nature into the urban experience across multiple levels. Lee Garden Eight also strengthens the precinct’s pedestrian experience through improved connectivity and seamless integration with the wider all-weather walkway system. Shaded walkways, accessible circulation routes and enhanced vertical connections improve ease of movement throughout the district while supporting a more comfortable and walkable urban environment. Complementing its commercial and public realm offerings, the development
incorporates a performing arts and cultural hall that supports creative exchange, urban arts and community participation. The venue provides opportunities for cultural programming and public engagement, reinforcing Lee Gardens’ role as a dynamic destination that brings together business, lifestyle and culture within an integrated precinct. The Lee Gardens Rejuvenation project demonstrates Hysan’s enduring commitment to placemaking and long-term urban stewardship. Beyond individual asset enhancements, the value of the rejuvenation lies in its holistic approach to shaping a distinctive, sustainable and people-centric precinct in Causeway Bay. Through continuous curation and investment, Hysan continues to strengthen Lee Gardens as an evolving urban destination that serves the needs of the community today while preparing for the future, while preserving its unique identity for generations to come in a rapidly changing city.

L C R by Hong Leong Holdings and KASSIA at Flora Drive, the idea of home is thoughtfully reimagined through architecture that balances nature, connectivity and modern living. Both developments embrace their surroundings to create tranquil sanctuaries where residents can retreat, recharge and foster meaningful connections within vibrant communities. Lentor Central Residences rises on elevated terrain, integrating with the future Hillock Park and the evolving Lentor neighbourhood. Designed to offer a balance between city convenience and natural serenity, the development features inviting lifestyle spaces including a 50-metre infinity edge pool, leisure and massage pools, spa pavilion, clubhouse and sky-level gathering spaces that frame panoramic city views. Located within a pedestrian-friendly environment, residents benefit from convenient access to parks, reputable schools, lifestyle destinations and major transport connections, including the upcoming North-South Corridor.
Similarly inspired by the idea of “a home within an oasis”, Kassia merges contemporary living with tropical landscapes to create a warm and restorative environment. Located within the serene Flora Drive enclave, the development is carefully planned to maximise natural ventilation, unblocked views and connectivity throughout the site. Architectural elements inspired by nature, from leaf-like curved fins to pavilions modelled after flower buds, reinforce the project’s strong connection to the surrounding landscape. Kassia’s extensive lifestyle offerings encourage wellness, relaxation and social interaction across all generations. Residents can unwind at the Lotus Pond, Water Hammocks and Meditation Deck, stay active at the Fitness Lawn and Outdoor Fitness Area, or gather within the striking Grand Clubhouse wrapped in a dramatic vertical garden. Together, both developments reflect a contemporary vision of residential living where thoughtfully curated spaces, greenery and community-centred design come together to create places of comfort, belonging and distinction.

D H K L is an international multi-award-winning practice in interiors and architecture. Two recent projects, the International Headquarters of CLP Holdings Limited and The Members Main Entrance – Canopy and Lobby for The Hong Kong Jockey Club, demonstrate the practice’s approach to complex large-scale environments in Hong Kong. For the International Headquarters of CLP Holdings Limited, the chairman and the board of directors of CLP invited Inarc Design to undertake the commission to create a completely new building. This required Inarc to create an iconic, modern yet timeless design that would not only accommodate the present and future corporate needs of CLP, but would also capitalise on the building’s location, enhance the urban views to an adjacent public park, and maximise the penetration of natural daylight. The main entrance lobby includes three large inverted pyramid skylights, modern

timber sculptural wall cladding representing a forest of bamboo and floating banyan tree roots, and a large entry portal overlaid in 100% recycled copper. Similarly, Inarc Design was appointed by The Hong Kong Jockey Club to create and deliver a new unique entrance design venue for the Shatin Racecourse. The inspiration for the design evolved from the need to comfortably accommodate up to twenty-one vehicles under one roof while also creating an elegant contextual and structural form that would resonate with the existing roofs. The dramatic barrel-vault canopy appears to float over the three-lane covered driveway and is supported by eight V-shaped columns inspired by the structural forms of the existing building. Natural daylight filters into the space through ten long skylights and curved aluminium ceiling panels to create a memorable arrival experience for members, guests and dignitaries.

A G B to shape contemporary urban development in Malaysia through projects that bring architecture, connectivity, lifestyle, and sustainability into thoughtful alignment. Two of its latest developments, CloutHaus Residences and The Arden, reflect this approach, each present a distinct response to evolving urban living and working environments. Located in Kuala Lumpur City Centre (KLCC), CloutHaus Residences is a freehold luxury serviced residence complemented by five-star hospitality and property management services. Strategically located just 50 metres directly opposite the Petronas Twin Towers, the master project occupies a 2.259-acre site on Jalan P. Ramlee, offering commanding views of Malaysia’s most recognisable landmark. More than a residential address, CloutHaus Residences is envisioned as a platform for modern exchange, bringing people, place, and experience together through moments of meaningful connection. Architecturally, the development features a sophisticated dual-tower composition rising from a
unified sculptural podium, with a fluid architectural language expressed through a high-performance aluminium-and-glass curtain wall system accented in bronze and champagne gold. The development is designed to champion healthy, car-lite urban living, with an extensive suite of facilities and communal spaces carefully layered to create a natural transition from the public realm below to the private sanctuary above. Complementing this vision, The Arden is a 38-storey development located within Ativo Annexe, Damansara Avenue’s latest mixed-use phase. The project consists of 455 office suites and aims to redefine Grade A office ownership by integrating professional excellence with lifestyle-oriented design and contemporary workplace flexibility. Inspired by the Damar tree, The Arden combines flexible office layouts, greencertified design, dedicated business and lifestyle facilities that support productivity and well-being, and direct MRT connectivity to create a sustainable and future-ready business ecosystem for entrepreneurs and the region’s growing innovation community.

shared design philosophy by Palmer & Turner (Thailand), Life Udomsuk Station and SKV-51 express two distinct approaches to contemporary high-rise living in Bangkok, each shaped by context, scale, and spatial intent. Life Udomsuk Sation is the new flagship high-rise condominium project from AP Public Company Limited. It is distinguished by its prime location in the Udomsuk-Bangna area with superior connectivity and designed under the concept of “The New Metropolis of the East” to meet the needs of urban residents seeking maximum convenience and comprehensive facilities. The building is 137 metres tall, a single 38-storey tower with over 1,000 residential units. Lush planting is integrated with a modern curving facade that flows from the ground through the 6-storey car parking podium and continues up to the rooftop facilities. The development includes five floors of multi-functional facilities incorporating biophilic design, featuring a lobby, lounge,
swimming pool, fitness area, sky theatre, sky bar and an 800m sky garden. Rising from a rare triangular plot on Sukhumvit Soi 51, SKV-51, a 22-storey structure, embodies a bold architectural statement in the heart of Bangkok’s urban fabric. With only 11 residences, each occupying an entire floor, the building redefines privacy in high-rise living, with sweeping views of Bangkok’s skyline. The triangular form becomes both an aesthetic and functional strength, transforming spatial limitation into sculptural clarity. Clean lines, glass facades, and precise angles express quiet monumentality with a refined contemporary architectural language. Inside, expansive open plans, soaring ceilings, and panoramic glazing create connections between interior and exterior. Material selections of stone, metal, and fine timber are executed with precision. A space-saving mechanical parking system provides 75 spaces across seven underground and two upper levels, completing a design defined by proportion, geometry, and light.

JA A with climateled residential design, focusing on how housing can respond more directly to heat, airflow, light, and dense urban conditions. Breathing House in Jakarta is a private residence that reflects this approach within a tropical metropolis shaped by rising temperatures, pollution, and increasingly sealed domestic interiors. The project sets out a quieter position in contrast to conventional urban housing, proposing a way of living that keeps air, vegetation, and daylight present within daily life. It is organised inwardly, using enclosure from the street to create a balance between privacy and openness, rather than separating them entirely. At its core, the house is arranged around an inner courtyard and a vertical foyer, forming a connected spatial and environmental system. These voids draw air and light through all three levels, linking spaces vertically rather than
dividing them into isolated rooms. Living areas are arranged around this central structure, supported by gardens, terraces, and semi-open thresholds that extend the domestic environment at every level. A three-storey vertical waterfall drops into a central pool, introducing cooling effects while supporting air movement through natural ventilation patterns. The material approach is deliberately restrained. Exposed concrete and natural timber define the main surfaces, chosen for their durability and tactile qualities. Perforated timber layers mediate light, airflow, and privacy, creating shifting shadow conditions across the interior. Street-facing edges act as filters, while the inner courtyard forms a controlled microclimate. Together, these systems allow the house to operate as a continuous environmental framework, where space, water, and planting work in constant relation.

G P delivered 17 Bennetts Lane as a dynamic new piece of place-making within Melbourne’s highly sought-after East End, centered around the historic Wesley Church precinct and surrounding civic green spaces. The project contributes to the revitalization of the previously underutilized Bennetts Lane and Davison’s Place laneway network, forming part of a connected pedestrian spine linking the northern CBD through to the Yarra River frontage. The genuine mixed-use development comprises approximately 40% commercial office, 40% boutique hotel apartments and private members club offerings – The Lane House and The Lane Club – and 20% retail. Street engagement was a key priority, informing the inclusion of a distinctive Sky Lobby and activated retail frontages that re-establish Melbourne’s traditional laneway character and encourage activity throughout the day and evening.
The commercial office component offers whole-floor tenancies with hotel-spec design, three sides of natural light, private terraces and expansive outlooks. Architecturally, the FJC Studio-designed building was heavily influenced by light, air and its relationship to the Wesley Church courtyard olive tree, with the form intentionally softened to enhance sky views and daylight penetration to surrounding streets and public spaces. Heritage retention, adaptive reuse and material reuse were central to the design approach, with revived brick, timber and bluestone reinforcing a strong contemporary sense of place while respecting the site’s historic context. Sustainability initiatives include high-performance facades, efficient HVAC systems, low-energy lighting, watersaving fixtures, environmentally conscious materials and responsibly sourced finishes. ‘The Lane House’, a 112-key boutique hotel apartment offering, and ‘The Lane Club’ private members club are set to open in late 2026.

D V P was envisioned as a cultured expression of timeless luxury, harmonising Premier European elegance with the rich character of Phuket’s historic village. Conceived as a distinctive 4-star hotel, the brief sought to create a serene architectural presence: “a castle amidst the village”. Comprising 219 thoughtfully planned guest rooms across three architecturally cohesive buildings, the development is defined by graceful proportions, atmospheric interiors, and a language of understated grandeur. It features European-inspired courtyards, two swimming pools on ground and rooftop levels with views over the city and Patong Beach, alongside a fitness centre, wine cellar, steakhouse, and bar. Innovation is evident through Phuket’s first automatic parking system for 64 vehicles, ensuring convenience and efficiency. Positioned in one of the island’s most vibrant destinations, the hotel offers seamless
access to Patong’s attractions while remaining slightly set back, creating privacy and calm. Guests can easily reach the beach, shopping districts, and entertainment areas, before returning to a tranquil, European-inspired environment. Architecturally, the composition is defined by three cohesive buildings with balanced massing, classical proportions, and carefully articulated façades. Inspired by European château and village forms, detailing includes layered elevations and rhythmic windows, creating a calm visual rhythm. Landscaped courtyards extend the architectural narrative, forming sheltered spaces with greenery, pathways, and seating that encourage relaxation and social interaction. Rooms and suites feature private balconies, open kitchenettes, and views of the city and mountains. The main lobby, with its grand staircase and hand-painted artworks, unfolds a fairytale-inspired narrative across eight floors with immersive theatrical detailing.

GA A The Sen, an Upper Bukit Timah residence where nature, wellness and urban convenience come together harmoniously. Inspired by the natural green embracing the residence, the development calls to mind concepts of zen philosophy, evoking aspirations of calm, mindfulness and respite. Within the tranquil environment of The Sen, residents thrive amid vibrant greenery, nestled in a landscape that gracefully reflects the profound beauty that evolves with time. At the same time, the enclave draws connections and inspiration from its suburban surroundings, characterised by low density and abundant foliage. The design celebrates the expansive sky and panoramic views, deriving its identity and creative vitality from the natural landscape enfolding it. A verdant sanctuary meticulously designed to coexist with its natural environment, it comprises five residential blocks of apartments, each featuring
private serene courtyards that nurture a sense of close-knit community. The Sen’s architectural design is deeply influenced by the inspiring principles of wellness. Thoughtfully designed facades embrace the interplay of light with the structure, creating spaces that envelop residents in comforting natural light while promoting privacy and intimacy. Natural materials like warm wood and robust stones grace the facade, invoking a profound sense of peace and timeless beauty, while cascading facades and reflective pools cultivate a peaceful, serene atmosphere, engaging the senses with gentle sounds and fluid movements. Interior spaces are designed to maximise natural light and ventilation, while full-length windows allow the sundrenched sights around home to be enjoyed in full, cultivating an atmosphere that supports circadian rhythms and emotional health and wellbeing.

Located within The Walk, the vibrant Central Business District of Kiara Bay, the grand entrance of Residensi AVA marks the threshold between public life and private calm. More than a gateway, it is a crafted pause, a moment of transition that reflects balance, belonging, and the beauty of arrival. Designed under the ethos of symmetry and harmony, the entrance mirrors AVA’s twin towers, uniting architectural geometry with landscape softness. Tranquil Grandeur brings the feeling of a relaxing resort spa into the home, calm, natural, and inviting. A freestanding tub anchors the space, while textured plaster walls, soft lighting, and a palette of grey, timber, and stone create warmth and

The Nautilus at CaSoBe is a 10-storey beachfront condotel designed to respond to its seaside context. The project has earned the Philippines’ first EDGE Advanced preliminary certification, prioritising energy efficiency, reduced resource consumption, and lower environmental impact. Its architecture maximises natural daylight and crossventilation, reducing reliance on artificial lighting and cooling, while durable, climateappropriate materials ensure resilience against
salt air, humidity, and coastal conditions. The project also benefits from CaSoBe’s shared infrastructure and amenities, including pedestrian-friendly spaces, hospitality-led facilities, and curated commercial zones. Alongside these environmental features, The Nautilus introduces a more experiential approach to resort living. Inspired by Captain Nemo’s voyage of maritime discovery, The Nautilus embodies a spirit of adventure married with a promise of a haven to live life at your own pace. Architecturally inspired by the form and spatial logic of a luxury cruise ship, the building incorporates integrated sustainable systems, including on-site solar power generation, occupancy-sensor lighting, rainwater harvesting, and recycled non-potable water systems. Pocket gardens on every level, scenic glass elevators, expansive terraces, and roof deck amenities reinforce its identity as a sustainable beacon of the coast.

“Live Life More with Avida” Campaign
L, of Ayala Land, believes that welldesigned, well-located homes can genuinely improve everyday life. This belief drives its signature campaign, Live Life More – a commitment to building communities that are climate-resilient, well-connected, and built to last, so residents can live richer, fuller lives. Every Avida development is built with uppermiddle income Filipinos in mind - those for whom an elevated lifestyle is not an aspiration, but an everyday reality. Three award-winning developments bring this campaign to life in different but complementary ways. In Metro Manila, Avida Towers Verge sits at the intersection of Ortigas Center, BGC, and the Makati CBD, with easy access to Boni Avenue and Shaw Boulevard MRT stations. Built for urban dwellers who value convenience and accessibility, the development offers ready-for-occupancy Junior One-Bedroom and One-Bedroom units, along with a clubhouse, adult and kiddie pools, a children’s play area, gardens, and an indoor gym.
While Avida Towers Verge puts residents in the middle of the action, Serin Terraces Tagaytay offers something harder to find: a real break from the city. Set in the cool highlands of Tagaytay, it gives residents fresh air, open views, and a slower pace of life – whether for a weekend getaway or a longer stay. Modern amenities and a secure environment mean residents don’t have to give up comfort for peace and quiet, making it a great second home for those who appreciate a simpler way of living. Lastly, Amaia Series Nuvali in Laguna is the first townhouse development inside Nuvali, Ayala Land’s well-known master-planned ecocity. It brings this sought-after address within reach of middle-income families, offering affordable, well-built homes that stay true to the natural surroundings Nuvali is known for. Together, these three developments show what Avida Land stands for – building homes where Filipinos can live better, every day, with greater comfort, accessibility and longterm value.

R InterContinental Phuket Resort is a luxury residential development under the InterContinental hotel brand, bringing international hospitality standards into residential living. Designed for long-term living, the project offers tranquillity, privacy, and an elevated quality of life. Located in the serene setting of Kamala Beach, Phuket, adjacent to InterContinental Phuket Resort, residents enjoy access to the hotel’s facilities and services, including restaurants, a spa, swimming pools, a kids’ club, and a full range of hospitality services, along with exclusive privileges for residents. Experience the perfect blend of luxury and comfort. The architectural and interior design concept is inspired by the Traibhumikatha, a Buddhist philosophy of the three realms, blended with Phuket’s traditional Peranakan heritage. This fusion gives rise to the distinctive
Far East Paradise concept, expressing local identity through contemporary architecture and refined detailing, and creating a living environment that is both meaningful and distinctive in character. The project comprises two residential buildings (Buildings A and B, each seven storeys high) and a third building (Building C) dedicated to underground parking and a facilities area. With a limited collection of just 111 residences, unit types range from oneto five-bedroom layouts, offering generous living spaces from 59 to 425m. All residences are sold fully furnished, featuring expansive balconies and spacious semi-outdoor areas. Designed with a strong focus on well-being and sustainability, the residences are suited to long-term living, retirement planning, holiday use, and ownership as a long-term asset with enduring value, flexibility, and lifestyle appeal for future generations.

studio shaping mixed-use precincts through architecture, interiors, and urban design. Daji Xiang in Beijing and Parade at One Bangkok in Bangkok each respond to significant urban settings through retail, public space, and cultural identity. Daji Xiang reimagines a rare and historically significant urban block, once home to renowned scholar Kang Youwei and now part of the UNESCO World Heritage-designated Central Axis, as a richly layered mixeduse precinct anchored by a 50,000m retail environment and 12,000m of green space. Located in Beijing’s historic Xicheng District, the project balances heritage preservation and modern commercial vitality to create a vibrant urban destination. Drawing inspiration from traditional Beijing courtyard layouts, the retail development is organised as a carefully woven network of interconnected streets, squares, and pocket

parks. Lead8 reinterpreted local elements such as grey tiles, roof eaves, brickwork, and timber within a modern material palette, preserving Beijing’s architectural traditions while reinterpreting them to create an engaging, contemporary environment. At Parade, the design team developed a transformative retail destination set within One Bangkok, the country’s first LEED Platinum Neighbourhood Development. Positioned between Lumphini Park and Benjakitti Park, Parade delivers a biophilic approach to retail design and a new way to experience the city. Living gardens, terraces, elevated green spaces, semi-open corridors, and green balconies create a pedestrian-friendly journey connecting retail, dining, entertainment, and social spaces. The architecture extends the landscape to the edges of the building, ensuring the arrival areas, balconies, terraces and elevated gardens are not merely decorative but form thriving ecosystems to be experienced by visitors.

PARKTOWN

OL G L is a leading Singapore-listed property company known for delivering exceptional products in all their developments. Among its latest projects are Skye at Holland, UPPERHOUSE at Orchard Boulevard and PARKTOWN. Skye at Holland occupies a prime District 10 site at the junction of Holland Road and North Buona Vista Road. Comprising two 40-storey towers with 666 units, it sits within a predominantly Good Class Bungalow setting while remaining close to the energy of Holland Village. The development combines refined architecture with extensive resort-style facilities, including a clubhouse, pools and landscaped decks. Units range from two- to five-bedroom layouts, with selected homes enjoying private lifts and open views. Its proximity to MRT access, major expressways and key education and research hubs strengthens both owner-occupation appeal and rental demand.
UPPERHOUSE
UPPERHOUSE
UPPERHOUSE at Orchard Boulevard presents a more intimate luxury offering within a single 35-storey tower of 301 units. Positioned above Orchard Boulevard MRT station, it integrates city convenience with a calm residential setting near the Botanic Gardens. The architecture features interlocking volumes and expansive balconies designed to maximise views and spatial quality. Amenities include concierge services, sky terraces, an infinity pool and a private wellness villa, reinforcing a focus on privacy and comfort. PARKTOWN, located in Tampines North, introduces a large-scale integrated development combining 1,193 homes with retail, transport and community facilities. Anchored by a landscaped Green Boulevard, it connects directly to an MRT station and bus interchange. The design draws from natural landscapes, shaping a cohesive and highly connected environment that supports daily convenience, community interaction and access to green spaces.
