Our panel of over 80 judges were truly inspired by the sheer professionalism and creativity injected into each and every project – many commented on how difficult it was to choose the best of the best. No detail was spared, and for that all the winners listed in this publication should be truly proud. Among the highest scoring entrants was Virserius Studio. The company received 6 five-star awards for their interior design prowess in reimagining the historic Arizona Biltmore, a Waldorf Astoria Resort project, located in Phoenix, elevating it for the 21st century. Another standout was Flora Di Menna Designs Inc. The design firm attained 5 five-star awards for their Poetry Living Builder Sales Office and the Venue Convention Centre projects, both located in Ontario, Canada, as well as the Caribbean Luxury Estate project, situated in the Cayman Islands. D in the business of architecture for over 30 years. He understands the responsibility that comes with each job, describes each as ‘the realisation of someone’s dream’ and, to that end, seeks uniqueness in each and every one. Acquired as a completely empty shell, the G. V. Penthouse has a wide floorplan with comfortable integrated spaces. The family here wanted an apartment which utilised the whole area, leaving no part underused. They requested plenty of room for guests, both in reception areas and occasional overnight accommodation. Dining for everyone, a cosy TV lounge and rooms with plenty of good ventilation and natural light
were all high on the list of requirements. The magnificent centrepiece of the design has to be the helical staircase, made from natural stone, local wood and polished steel – it is designed to be self-supporting and to appear fluid and sculptural as well practical. One of the elements which most pleased the client in this substantial penthouse apartment was the layout, and the huge amount of entertaining space on offer in the main living area. This includes a gourmet dining room for 14, two 70 bottle wine cellars, and a separate games room, meaning that this multi-generational family and their guests can be comfortably entertained and catered for no matter what their age or tastes.

Romero Duarte & Arquitetos is “to materialise dreams through functional architecture projects with refined aesthetics, offering innovative customised solutions, developed by a team of experienced professionals, respecting deadlines and customer expectations.” To date Romero Duarte & Arquitetos have completed numerous works including residential, commercial, corporate, interior and urban, not only in Brazil, but also in Angola, The Netherlands, Florida and Portugal. Located on Toquinho Beach in north eastern Brazil, the clients’ main requirement for the B.V. Beach House was to create a home with an open plan layout and an attractive outdoor area that harmonised with the landscape. Double height ceilings, plenty of natural light and great ventilation all add to
the overall airy feel. There is great scope for outdoor living, and the property’s glass walls slide open fully to enhance the all-important indoor/outdoor feel. Externally the house embraces strong horizontal lines and presents a mixture of materials and finishes including concrete, Brazilian wood, local stones and aluminium. There is a perfect balance between light and heavy, industrial and organic, style and practicality. To add to the building’s energy conservation, vertical brise soleil and overhangs deliver shade and cooling, while various innovative design systems including solar power and an inverse refrigeration system ensure the home is as energy efficient as possible. LEDs are used throughout to light the house in a sculptural and innovative way and to create added interest after dark.

Nichupte Lagoon in Cancun, Quintana Roo, the Ilios Cancun project is part of the Anderson group family of restaurants, formed more than 60 years ago and dedicated to the creation of unique familiar places and great experiences. For this project, the client wanted the design to reflect a new and unique concept and fusion: Greek food with a Mexican touch. The project was entrusted to Filipao Nunes Arquitectos to design a place that could transport one to a world outside of Mexico, but at the same time remind guests that they are still very much in Mexico. The fusion of Greek and Mayan culture was paramount to the success of this exceptional design. With this in mind, the
great tree called La Ceiba, which is a Mayan representation for the coexistence between the Mayan Gods and mortals, was used as the main symbol. Architectural requirements included transforming the outdoor spaces, integrating the restaurant with nature, use of a natural colour palette, a connecting kitchen, DJ booth, multifunctional spaces, along with an outdoor bar and a raw bar. Covering an area of 9,364 sq. ft., where 6,458 sq. ft. of space is located on a lagoon, the restaurant serves more than 252 guests. IIlios celebrates not only multifunctional fusion, but also uses raw materials such as treated wood, natural stones, concrete, raw colours, linen fabrics and reed.

With offices operating throughout Brazil and Chile, their team believes the perfect balance between form and function are the essential elements required to achieve solutions for living, working, sharing and mobility in contemporary society. Plaenge Group has invited Studio Ronaldo Rezende to create Artesano. Something completely new for Londrina City, Artesano delivers luxury hotel-style living in what is
essentially a beautiful urban sculpture. The final design represents a building which is sophisticated in its character, contemplative in its ambience and intimately connects with its outdoor spaces and the nature beyond. Located in the Brazilian state of Paraná, key to the success of this project was not only an impressive external appearance, due to the movement created by the unique facade, but the careful orientation of each apartment. Taking account of the local climate, the social areas of the properties are orientated north, with their balconies acting as the horizontal sun protection. Thus, the apartments enjoy much needed shade in the summer but are sunny in winter. This also ensures that entire living areas face the local scenery, which

encompasses beautiful lakes and nature reserves, and the new neighbourhood of Gleba Palhano, which has quickly become one of Londrina’s most valued locations. Externally Artesano has been designed to enhance this neighbourhood, both in terms of aesthetics and practicality, and offers an extremely pleasant environment for pedestrians, with its lush gardens and wide pavements. Much attention to detail and care has been afforded to both the interior and exterior finishes, incorporating a variety of innovative textures and materials, including environmentally friendly Laminum, slat bamboo, exposed concrete and glass. With the incorporation of a stunning indoor garden, the communal areas transition between indoor
and outdoor spaces seamlessly; in the pool area for example, water mirrors and slim window profiles have been used to keep visual disruption to a minimum and serve to bring the outside in. Brise soleils offer the comfort of protection from the Western sun and contribute to the overall rhythm of light and shadow. Externally, using abundant tropical vegetation and incorporating a significant area of water to create an urban oasis, the beautifully planned and landscaped areas exude an air of peace and tranquillity within the bustling city. An outdoor lounge with comfortable furniture provides a haven for residents and their visitors alike, making Artesano a great location in which to live, work and visit.

projects of the highest levels of quality and excellence, QBO3 Arquitectos is a Costa Rican firm who specialise in architectural design and construction. With 11 years experience, today they work closely with the different engineering disciplines to develop fully coordinated architectural projects which are as technologically innovative as they are attractive and functional. ECO Plaza Villa Real is located in Pozos de Santa Ana in San José. With 50 retail spaces and good provision for car parking, this striking building, with its open glass-fronted façade, is designed to make as many of the units as possible visible from the outside in order to entice shoppers in. Built using local materials, the building’s overhangs, crossed ventilation, open spaces
and an intelligent lighting system all help to reduce energy consumption. With its signature angled columns supporting the external roofline, each retail unit enjoys natural ventilation and lighting creating a pleasant environment in which to work and shop. PMX1 House is an extensive and wellappointed residence located on an elevated site on the north side of Palmares town in Costa Rica. Here the irregular multi-level modular design works to make the most of the incredible views of the surrounding area’s hills and sunsets. A gently curved façade protects the property from the wind, while the lifted structure, and the communication areas between the modules serve to provide additional ventilation and tackle the naturally humid climate.

S with reimagining and repositioning the historic Arizona Biltmore, A Waldorf Astoria resort. Many of the original elements of the Biltmore had been modified or eliminated through the years. This major scale, $70million project began with a new masterplan for the resort. Considered an architectural masterpiece, the Biltmore showcases the influence of Frank Lloyd Wright, who consulted on the hotel with his protégé, Albert Chase McArthur, whose own important influences are woven throughout the original design. All the beautiful art pieces and accessories were curated by Imaggo Production, a Parisian art company, and were especially commissioned for the Biltmore. Essentially the owners wanted a resort that was intellectually compatible with what it
once was while adding new features to entice a new guest experience. The addition of the adults-only Saguaro Pool was created as part of the Virserius Studio’s master plan. As Wright was known for his ornate stained-glass and mosaics, the company designed Italian mosaics, which illuminate the bottom of the pool, while the magnificent limited-edition sculptures along the cabanas are by Italian manufacturer Bisazza. Also included in the design plan was the creation of the Spire Bar and Lawn event space that would bring the property back into relevance to the 21st Century. Its flower glass centrepiece pays tribute to Frank Lloyd Wright’s stained-glass design but is done in a contemporary setting, while the scalloped mosaic around the bar evokes the art deco golden times with its deep saturated blues,

greens and gold which stand in contrast to the poured concrete floor. The old glamour of Wright’s Bar was more jewellery to be polished as the owners wanted something more intimate and tailored that reflected the uniqueness of the space. Set against the signature Biltmore Blocks, the design team focused on opening the space architecturally. Deeply rich colours were introduced creating an intimate and segmented experience. The space was layered with the use of custom screens, individual living room areas and sculptural elements. The space is accented by the art deco elements that quietly surround the bar with the geometric pattern executed in rich tones that provide needed layering and depth. And to finish the look and feel, jewellery-like light fixtures draw inspiration from the art deco period.
The Luxury Cottages had once been a muststay location for the Hollywood crowd. The exterior is classic Frank Lloyd Wright, both in the use of materials and the scale of the buildings. The design intent was to create an atmosphere that truly felt like the home you wish you had and did not want to leave. Taking a master plan approach to the program, the first step was to reorganise the space, providing a floorplan that flows naturally from all angles. The earthy colours, woods and stucco wall provide a warm welcome to the living room, which is adorned by bespoke furniture pieces and lighting. A verdant corridor leads to the outdoor terrace, which boasts lovely unobstructed mountain views that the design team was intent on keeping. Guests will surely not lack for anything during their time here and return visits are all but ensured.

The Panoramic

A T is responsible for one of the most iconic residential developments in Mexico. Known as The Panoramic, the project holds 84 units with different typologies and features amenities tailored to the market, including a restaurant and bar, vast green areas and the most stunning rooftop completed with a full 360-degree view pool, the crowning jewel. Tulum, Mexico, is a slice of paradise submerged in a privileged natural environment of vibrant turquoise waters, mystical cenotes hidden amongst luscious jungle-like vegetation and a cultural and gastronomic scene that has become legendary in the world-wide stage. The project aims to create a general environment of connection to nature, while offering owners spacious units with top finishes and advanced sustainability technology. The units are versatile, allowing
for owners to adapt them for residential purposes or as rental apartments for vacations and creating a great opportunity for investment in one of the main natural and cultural hotspots currently in the world. Conceptually, the project is inspired by the natural features of Tulum, mainly the cenotes and vegetation. Morphologically the project is shaped like an asterisk to maximise natural ventilation and natural lighting. The four longer arms hold the apartment units and the fifth arm, shorter in length, contains the lobby and reception area as well as the restaurant area. The 84 apartment units are classified into four main categories: studio units, one- and two-bedroom apartments, with all of these also having a penthouse version with a rooftop terrace that includes a private pool, outdoor dining and grill area. Central Park Lagunas is the first development in Tulum by Los Amigos to integrate the largest number of strategies and eco-technologies available in the local market. A product of futuristic and environmentally conscious thinking, this project houses 177 residential units while maintaining a total footprint of less than 45% of the site. The design complies with two of the most important goals for Los Amigos Tulum when it comes to development, water, and energy efficiency. Central Park Lagunas implements tried and true strategies like a rainwater
collector and one of the largest wastewater treatment plants for residential developments in the area. The development also proudly holds the record for the largest solar panel installation in all of Tulum, and the first wind turbine exclusively for residential use in all of Latin America. There are seven different types of units, from studio apartments all the way up to 3-, and 4-bedroom penthouse apartments; units have either a view of the jungle or lagoon depending on the location. This development also introduced a couple of new architectural concepts with Tulum’s first swim-up units, which are located on the ground floor. The second new concept is the garden units that feature a private patio, small pool and a grill area. Through the inclusion of the architectural concepts, investors’ returns are boosted and the residents’ way of life is even further enhanced.

Having delivered their first factory for The Coca-Cola Company in 1971, and their first residential project three years later, 410 projects have been completed to date, and today around 100,000 people live in a Plaenge. These last 50 years of experience have been built on the solid foundations of Excellence, Respect and Integrity. Architectural firm Studio Ronaldo Rezende’s mission is to transform ideas into results. Their aim: to create timeless innovative architecture where each project has its own personality,
intensity, and at the same time improves its urban landscape. The concept behind Momentum – a 29 storey residential development – was to deliver an iconic landmark building which was impactful but at the same time integrated seamlessly into a much loved site in the Brazilian city of Campo Grande. Located in front of the Nações Indígenas Park on the corner of Helio Ikeziri and Ivan Fernandes Streets, the area is considered a real gem where the lights of the lake and the canopy of trees represent the essence of Brazil. Shaped like a cut stone, with reflective balconies and clever use of angles, Momentum’s external design mirrors the colours of the city sky and makes the most of the

The 11th and 13th floors will have a doubleheight ceiling of over 7 metres, and the 13th floor will have a large uncovered terrace. All floors will have central halls and bathrooms with prime finishing, along with VRF airconditioning systems. All its engineering was designed to bring comfort and quality
to all, whoever they may be: users, visitors, employees or service providers. A reticulated system in reinforced concrete, composed of high-performance concrete slabs, beams and columns, ensures that the architecture stands out, while the façade is made from 2,000 precast panels in reinforced concrete. The main lobby will impress with its tripleheight ceiling of over 10 metres. The open terraces will allow for moments of relaxation, brainstorming or even decision making and will showcase incredible views over the city of São Paulo. With its two storey Indiana Limestone façade, 27 Cividale Court is nestled in a quiet residential neighbourhood in Richmond Hill. Based on a French Manor house design, Mahzad Homes worked closely with their clients to ensure that their extensive wish list was satisfied,
while creating a home which provided all the comforts of elevated luxury living. With a handsome Romanesque porch, and classic detailing on the windows, the exterior is impressive, but is matched by an interior which includes a breathtaking rotunda entrance hall, covered by a glass dome. Here, the beautiful spiral sweep of the main staircase, with its floating treads, wraps around a custom-made 100 light chandelier, taking the eye to the dome above. With ceiling heights of more than 3.5m, a solid mahogany entrance door and heated marble floor, every design detail has been carefully considered. Diamond dust wallpaper graces the living room walls. The master bedroom includes an elegant barrel-vaulted ceiling and 2.75m door to the main balcony outside. Located in the heart of New York’s West Village neighbourhood, the Duplex at 100 Bank Street required a complete renovation. Situated within walking distance to the Hudson River and nearby shopping streets, the owners wanted to improve, rather than move. By completely reimagining the two superimposed
studio apartments, Haute has delivered a modernized oasis built around a brand new minimal yet intricate “jewel box” of a staircase. This key feature is beautifully discreet yet visually surprising. Finished in double-height fluted panels, the stair allows for a distinctive connection between the two floors. With new flooring, plumbing and appliances, as well as new refined finishes throughout, the completed project delivers open concept living, without compromising on storage or on the client’s dream kitchen island. The overall design is clean and modern, yet layered with texture and bathed in natural light, enhanced by the use of polished plaster on the walls. The clients for this ‘European Sophistication’ project wanted a classic and timeless design with some European flair and a house that was comfortable and useable as well as impeccably designed. Enviable brings together a beautiful mixture of traditional elements such as wood panelling, along with
contemporary touches including white oak floors. Central to the design ethos are the signature white walls, black window frames and key furniture pieces. Curated artwork creates layering and a rich design story. Strong black thresholds provide delineation, and antique mirrors reflect the tailored landscape of the front garden. The stunning wall of windows in the kitchen inspired the team to use white Calacatta marble with dark and light millwork which reflects the abundant natural light. In the master bedroom, a contemporary fireplace is the main focus, white silk wallpaper adds a beautiful backdrop, and stylish Planter chairs give the room a modern twist. The overall effect of the house is clean and confident with sufficient bold touches to add beautiful textures and occasional drama.

between David Scott Interiors and Rusk, Inc. resulted in a stunning project: “Enfilade of Beauty”. Inspired by the 18th century French decorator, Jean-Baptiste Glomy, Scott designed brilliant gold verre églomisé panels between a dramatic espresso ceiling and a beautifully veined floor with brass inlays. A series of two broad thresholds frame an enfilade of spaces leading to the living room. The apartment had too many bedrooms for an empty nester couple. While the original apartment had five bedrooms and 6.5 bathrooms, one bedroom and two bathrooms were turned into large walk-in closets to create a grander master suite. The formal dining room was transformed into an intimate library. The dining area was moved into the enormous loftlike living room with a piano for entertainment.
Nearby in TriBeCa, the Downtown Manhattan Residence project by Drake/ Anderson and Rusk, Inc. began by combining two apartments to create one 7,300 sq. ft. full-floor unit with endless 360-degree views of Manhattan. In addition to the interior design, Drake/Anderson designed all aspects of construction including a new kitchen, seven bathrooms, a wine room, and complex architectural details throughout. Dynamic ceiling curves draw the eye through both axis of the apartment: North to South and East to West, to the endless views of the Hudson River and beyond. Spectacular bronze dust plastered columns artistically anchor the east great room while cleverly concealing building risers. Venetian plastered walls and structural columns create a subtle reflective surface to the remarkable apartment.

Roderick Anderson and his wife, both of whom are architects, and established in 1972 by Roderick’s father, SARCO Architects remains a family business. Working exclusively with international clients, SARCO provides high-end custom architectural design and construction services for luxury vacation homes and investment properties in Costa Rica. Casa Paraíso is owned by a returning client. The project is located in the most prestigious luxury resort development in the region, The Peninsula Papagayo Resort. The property sets out to not only fulfil the needs of the owner, but also to serve as an ideal high end rental for extended luxury stays. Open and airy, extensive glazing maximises the views from this incredible
site, and offers the perfect balance of tropical living, good integration, and spaces which flow readily into one another. Allowing for a total occupancy of 14 people, including live-in caretakers, three wings are arranged around a central garden. The main entrance, living space and master bedroom are located on the upper level to take in the stunning ocean and sunset views. The beautifully designed cliffside pool not only creates an awe-inspiring lookout point 5m above the ground, it provides a seamless extension to the indoor outdoor feel of the living areas. With simple clean lines and a naturally inspired material palette, much care has been taken to create a home which is also energy efficient, and includes sustainable design and building practices.

The office consists of the commercial A Company and its non-profit counterpart A Foundation, a dual set-up that allows for a multidimensional approach to sustainable and regenerative development. One of their most ambitious projects to date is the No Footprint House (NFH), a highly efficient and versatile building system that minimises the environmental impact of construction at an affordable cost. The
modular design combines the principles of bioclimatic architecture with industrialisation and prefabrication, resulting in a highly efficient and adaptable ‘toolbox’ for sustainable residential typologies. The NFH can be configured according to the personal needs and taste of each client while responding to its surrounding habitat through passive design strategies such as sitespecific positioning, solar shading and natural ventilation. Façade panels can be opened or closed individually to regulate air flows, privacy, security and views in a playful dynamic among building interiors and exterior spaces. The No Footprint House offers adjustable, attainable and replicable solutions that cater for a broad range of customers. The project seeks to attain comprehensive sustainability in terms of its environmental, economic, social and spatial performance.

D M D has long been recognised in the industry and internationally through the numerous awards and honours garnered. Based in Toronto, Flora is well known for her ability to deliver consistently beautiful and creative work across multiple genres. The Poetry Living Builder Sales Offices have been conceived to appeal to the young generation who are the target market for their properties. A temporary structure, located in the entry corner of the development site, the presentation area reflects new technologies. Display stands introduce available interior finishes, and the design includes an LG curved video wall, iPad stations, and bar style seating. Venu Convention Centre was originally built in 1980. The aim of this renovation project, including the new name, was to capture the
unique essence of this family run wedding and function suite, to bring it to elite status, and make a lasting impression for those who step through its doors. From the newly modernised exterior, to the iconic ballroom and bridal suites – key to the project was a luxurious design making every client feel special on their big day. This Caribbean Luxury Estate is based in part on the footprint of the original house which was left to the client by her father. Flora Di Menna Designs looked after the entire project including the exterior building design, landscape design and interior design. It was important that the property could accommodate a very large extended family just as a 5 star resort would, at the same time creating a simple and unique look which was clean and soothing.

Located in Quinta Roo on the mesmerising Caribbean Coast of Mexico, Hacienda Tuk’ Tulum has been designed to instil a feeling of wellbeing in its residents and visitors alike. The architectural story is based in the mythology of the Mayan people, with a strong emphasis on sustainability – not only is there provision here for reforestation and recycling, but also the ground-breaking creation of a plant nursery with the intention to rescue and conserve indoors many endangered species. ahamas based design studio Lowree Tynes Design was founded in 2015, and is a full-service interior design studio delivering residential, hospitality and commercial designs. Lowree Tynes Design has worked on several residential designs in Old Fort Bay, Ocean Club, Albany, Lyford Cay, Shirley Slope, Sandyport, The Abacos and Harbor Island. These are joined by commercial and hospitality design projects such as Fusion, The British Colonial Hilton, HLB Galanis, Crypto Isle, Queen’s St Office, Da Blue Hole Restaurant/Bar and The Big Picture. Having studied in the USA, owner Lowree Tynes finds herself greatly influenced by the history, art, culture and the architectural influences of the Bahamian islands she is proud to call her home. One such design influence is for the Noah’s Ark project in Nassau. Here the clients
requested that their 100 year old home was updated, without losing its historic charm. Inspired by Harbour Island, known for its pink sand beaches, turquoise waters and pastel cottages, a cohesive design concept for the project was born. The finished design is colourful yet calm, open, airy and soothing. Requiring some remedial structural work, the home now has a consistently level floor across the main reception areas and updated windows and doors, making the property safer from the adverse weather the island occasionally experiences. Bathrooms were remodelled, and the kitchen greatly improved and modernised with splashes of turquoise and copper accents. The homeowners are delighted with the result, which has given Noah’s Ark a new lease of life to meet the next 100 years.

by m+ studio de arquitectura y diseño, House 17-218 is situated in the Paraguayan city of Hernandarias and is located in a beautiful, semi-rural location adjacent to a golf course and near to the impressive Parana River. Key to the design ethos of this project, implemented by architect Paola Moure, are these natural views, aided by the topography of the site, which is on a steep slope. The main house comprises two open plan blocks set at right angle. One has a flexible reception space on its lower floor – where guests are welcomed and entertained alongside the terrace and infinity pool. The upper floor houses the principal bedrooms, enjoys the best views, and is protected from the heat of the day by mobile brise-soliels. The
other lower block, whose roof garden provides a landscaped terrace for this reception area, delivers a specialist music room and two areas of garaging, satisfying the needs of the owner who is not only composer, but also a collector of classic cars. The essence of this project is a workable family home with guest rooms and staff accommodation, that embraces nature, life outdoors and blurs the boundaries between inside and outside. Exposed concrete, ceramic blocks, basalt rock, glass, and wood provide contrasts of colour and texture throughout, while the other atmosphere created by 17-218 is more poetic, and comes from the impressive views, the calming reflections, and the sound of birds at dawn.

A I D was sought-out by Studio Dental to provide a full-service interior fit-out. The main entrance into the dental office was designed to set the initial mood and feel for the entire interior space throughout. The design team achieved a consistent flow of the design concept through clean architectural lines, warm tonalities, textured surfaces and comfort in furniture and styling. The first vignette in the reception area provides a beautiful entrance to the space with an architecturally-pleasing design to the reception desk using large format porcelain slabs and clean-cut mitred edges with minimal reveals within the desk alignments. The second vignette showcases a comfortable and relaxing seating area with a lighting wall feature and calming foliage. The children’s waiting area includes a television for entertainment and a semi-private focal feature wall for transparency, so parents
can observe their children from the waiting area. Colour and texture plays a primary role in pulling the colour palette together to create a peaceful environment. Honey-coloured wooden porcelain plank tiles, grey marble porcelain slabs and wooden architectural slatted partitions create a harmonious balance in the flow of this entire space. The wonderful meeting space showcases an over-scaled feature chandelier, balanced proportions with centred line of sights, and wonderful textures with just the right amount of contrasting colours to not overwhelm the eye. The stunning operatory is filled with calming nuances and clean architectural lines to achieve a successful mood that relieves patient anxiety. The design team included many key features requested such as concealed hidden storage, beautiful hues of grey tonalities and warm wooden textures to create a beautiful eye-catching area.

A
company, headed by Raoul Vanterpool & Carl Richards and based on the tranquil Caribbean island of Anguilla, V Architecture & Design Studio offers full architectural services which include architectural design, visualisation, and project management. The company’s Gibbs Villa project is located just a few feet away from a cliff overlooking the ocean on the northern side of Anguilla. As there were no design regulations or building styles that had to be followed, the client asked for a modern style home with unobstructed views of the ocean from every bedroom and public space. Extensive use of glass capitalises on the northerly aspect. The clients also requested the beautifully constructed open-floor plan.
There are only three buildings nearby, which gives the property and its residents plenty of privacy. The house is constructed of concrete block, floors and roofing. All walls are finished with an acrocrete finish with the exception of an interior wall on the western side of the pool deck, built in order to block out the harsh afternoon sun. Deep balconies and roof overhangs were placed over all glass doors and window openings allowing the interior to be properly protected from direct heat from the sun, helping to reduce energy consumption. An off-grid solar system was incorporated into the design (solar panels on the roof and lithium batteries under the pool deck) making the project totally independent of local electrical utilities.
