The high end is back. We know that. We have been writing about the renewed and avid appetite that wealthy buyers have shown since last year for exceptional properties in exceptional areas, coast to coast. Is the progressive economic recovery fueling the demand? Sure, but at the top end of the market, it would be more correct to say that it is that demand which fueled the recovery rather than the other way around. Wealthy buyers are usually pretty smart and can smell better times before they can actually see them. They are the locomotive, not the wagons. Although most of today’s distinctive homes’ buyers (foreign nationals aside) have a profile similar to that of their predecessors who bought multi-million dollars properties during the previous real estate heydays, their taste, expectations and attitudes are quite different. The buyers are still very successful business people, whether top corporate executives, business owners, self-employed professionals, etc., but the last recession had a considerable impact on the definition of their new real estate needs and priorities. In a recent study, Laurie Moore, the CEO of the Institute for Luxury Home Marketing, explains that the recession that we just endured has changed the attitudes of wealthy buyers. It also severely cut into their numbers. She notes that in the year 2008, during the economic downturn, the number of wealthy individuals, worldwide, shrunk about 15%, from 10.1 million to 8.6 million. At the same time, their collective wealth shrunk over 19%, from $40.7 trillion to $32.8 trillion. No wonder it felt as if the high end market was in some kind of hibernation!

Says billionaire John Caudwell: “Trophy assets are probably the most resilient and successful investment options at the moment and will be for the foreseeable future.” See, I am not the only one saying that! Reflecting on Caudwell’s comment, Laurie Moore adds that “investors feel that an economic turning point is ahead, and properties purchased at today’s prices will be viewed in the future as smart buys.”

However, as mentioned earlier, the post-recession luxury home buyers are not necessarily looking for the same amenities or benefits in their new dream homes. “Quality is in, says Moore. Buyers are ignoring ‘super-size-me’ McMansions and focusing instead on lifestyle, uniqueness, artisanship and future profitability.” Among the “new attitudes” that Moore attributes to the affluent buyers these days, let’s cite a few which I feel are the most relevant: • As stated above, the demand for bigger has shifted to demand for better; Quality is a key purchase factor along with taste and design aesthetic • Buyers are looking for value and the ability to exit easily. They also prefer buying near their affluent peers • They are increasingly global in their tastes, attitudes and preferences. • They are early adopters of technology and are online. They start their home shopping on the web. They do the same when looking for real estate professionals. Makes good sense. Nothing like a recession to get people to shake up their habits and re-evaluate their priorities.
