The price: 7,171,718,400 dongs! That sounds awfully expensive but when you divide by 21,000 to arrive at a dollar amount, it turns out to be $341,510. Not bad, really. The view is spectacular, although somewhat shaded by the next-door building soon to become a Hilton. Add to the price monthly condo fees of $120, which include insurance, exercise room, pool, security, concierge. Just like home. Parking is available underground for $48 per car. 50 years from purchase, when the land-lease runs out and the developer renegotiate with the state, it is expected that buyers will have to open their wallet a bit more. This place is hot. The real estate lady who gave us the grand-tour, explained that 60% of the units sold in a hurry. The buyers come from all horizons: many Vietnamese people, including expats, but also an international crowd easily dominated by the Russians. Some of them bought 2 or 3 units at-a-time. We see them everywhere, in the upscale restaurants/cafes and buying all the luxury brands invading Nha Trang and the entire country like a forest fire. Vietnam, today, is not Singapore or Hong Kong, far from it, but I bet it will be, given another 30 years or so. It does not take long when you grow 10%/ year, enjoy less than 4.5% unemployment and you are a fast-growing Asian manufacturing giant, a booming hi tech center and one of the largest crude oil producer in the Pac-Rim. Yes, the world is changing. I guess it’s a good thing. If nothing else, it’s a reminder that more than ever the real estate business is becoming more global each and every year. It’s also a wake-up call for all of us here who are thinking that we “own” the world. No doubt we control innovation in most leading industries. We are the masters of creativity. Asia, on the other side, is best at making everything, big or small. The day those countries will also start to create, to innovate, is not necessarily very far. Watch out!
