What Comes First? “Location. Location, Location”… You heard that expression a thousand times. It is supposed to be the “3 most important things” to keep in mind when buying a home. Some kind of holy grail for all Realtors to look for when on a mission to find the best property for their clients. Makes great sense. However, since I woke up this morning with a mood to disagree with the obvious, let me offer some arguments to challenge the point.

What about the troika “Price, Price, Price”? Does it sound as credible and convincing as the top consideration for buyers on the lookout for a home? And what about “Quality, Quality, Quality”? Could it be the number one criteria you are focused on to facilitate your search of the dream home? The reality is that each one of the three references/goals is important, and they all and always are included in the selection process, and eventually the decision making. What I mean is that, given the choice, you want the best built home, at the best price and in the best location. The problem is that the ideal package does not exist. If you are running after too many rabbits, you are not going to catch any. Somewhere, somehow, you will have to compromise. You will have to set your own priorities. These priorities are based on your needs, your wants and your means. Depending on who you are, you will place the “location, price and quality” pieces of the puzzle in the right order. Have fun with the exercise, listen to the wisdom of your Realtor’s arguments but don’t let him/her try to convince you to follow standard winning rules. There are no standard rules.

Generally speaking, what comes first, whether location, price or quality, depends on your finances in relation to the real estate market and the regional inventory of active listings. The more money you have, the more choices you can pick from and the closer you can get to a magical win-win-win. Let’s take a closer look at this basic reality. Say you don’t have that much money and you have 2 kids. You are “normal” in other words. Obviously you would love to live where the boss of your boss lives and enjoy the comfort and beauty of a house designed and crafted by a master…. But who is dreaming? Your real estate agent may tell you to jump on a tiny and shabby bungalow in a wealthy zip code because it is the investment deal of a lifetime. It may very well be but you actually have to live in the place, together with your family. You need space, rooms, amenities and comfort.

I have been there. When I first looked at buying a home in the US, shortly after I moved here, my wife and I (+ a 2 year-old baby boy) wanted to be in San Francisco. We ended up buying in… Sacramento, 2 hours North, but much more affordable. Price is the issue here. It’s not even a priority, it is a necessity. The rest is a fairy tale.
Say, now, that you cashed in on your profit sharing or you sold your present house and want to move your equity over to a better/more expensive home. Location is paramount then. You sure don’t want to squander the money saved as you aim for the security of your investment. It’s a no-brainer. Location is top of list. Usually the upgrade comes with better surroundings, more privacy, better schools, etc. What about quality? Well, let me tell you from experience that, at the high end, it is not an option. The high-end of course is hard to define. In some towns or regions, $2 million may qualify for this elite appellation. In some, it starts at $3, or $5, or $10M, or….? No matter where you are, if you have considerable means, you require quality in the design, the materials and the construction. If you cut corners, it is not truly a high-end property. Some builders would be well advised to keep this in mind. I have seen time & again huge multi-million dollar homes getting old on the market. The location may be terrific (it usually is at the top end) and the price no issue for the likely buyers. But those likely buyers did not make their money being stupid. They want to live in a home that they are proud of, a home that conveys their taste and life-style. Quality is the word. Good luck finding the order that best fits your priorities!
