Development Approval Process

REVIEW SERVICES Review the Development Marketing Services Guide, FAQs and Schedule B, outlining Development Marketing Services.

SUBMIT FOR APPROVAL Complete the Development Intake & Approval Form and review it with your Managing Broker.

MANAGEMENT & EXECUTIVE APPROVAL Your Managing Broker will submit the completed form for Executive Leadership approval to confirm alignment with Sotheby’s International Realty Canada’s services.

LISTING PRESENTATION SUPPORT Upon approval: •

You will connect with the Development Marketing Lead and a standard Development Listing Presentation will be prepared for the developer.

You will receive the listing presentation, coaching via our Development Marketing Lead and support to help you secure the business.

CONTRACT APPROVAL Submit the Listing Agreement/Contract for approval by your: •

Managing Broker

•

Executive Leadership Team if it is not a standard provincial board listing contract

DEVELOP MEDIA & EXPOSURE PLAN * Once the agreement/contract is approved, and a budget is determined, the Development Marketing Lead will work with you to develop a tailored Development Media Plan to complement the developer’s core project marketing.

No development marketing services, custom creative, media planning or activation will begin before the required

internal approvals and confirmation of the applicable scope of services. 3


Developer Project Marketing Responsibilities Sotheby’s International Realty Canada does not act as a new project or development’s full-service sales and marketing agency. Instead, we offer exclusive marketing and media planning exposure to complement and enhance the developer’s specialized project marketing investments.

The developer is responsible for engaging appropriate resources for: Project & Sales Strategy: pricing, product mix, absorption/competitive analysis, target audiences and sales strategy. Brand, Creative & Production: project branding, collateral, photography/video, renderings, floor plans, website and sales-centre materials. Marketing & Communications: project advertising, social media, PR, events, email/CRM and communications planning. Infrastructure & Operations: CRM, technology, sales centre, processes and stakeholder/municipal requirements.

Included with an Approved Development Listing Sotheby’s International Realty Canada showcases development listings on an exclusive, world-renowned digital and social platform that reaches buyers locally, across Canada and around the world. Qualification for development listing exposure on specific websites varies based on the property type and brand standards established by Sotheby’s International Realty and each media website globally.

Exclusive Media Planning Services Beyond our global syndication and media power, Sotheby’s International Realty Canada offers exclusive, customizable media programs designed to amplify your development’s reach. Development marketing support and media plans are tailored to each approved development. Services and deliverables are determined based on the approved contract scope, business fit and available resources. Paid media is not included in standard development marketing support. Separate developer-funded media investment and applicable media fees apply. All Sotheby’s International Realty Canada developed media plans must be planned, booked and approved through the company’s process and vendors, and project managed by the company’s Development Marketing Lead. Once approved, we work collaboratively with the listing team to maximize exposure through the strength of our brand, network and exclusive marketing platforms, while tailoring our support to the approved scope of services, project requirements, business fit and available resources.

Before You Begin Development Marketing Services are available for company-approved development listings only. Do not commit to marketing services, custom creative, media placements or deliverables before the required internal approvals and scope have been confirmed.

About the Program What is Development Marketing Support? Sotheby's International Realty Canada complements a developer's existing project marketing through exclusive local, national and global marketing opportunities for approved developments. Our role is to enhance the developer's marketing efforts - not replace them. Does every development qualify? No. Each opportunity must complete the Development Intake & Approval process (contact your Managing Broker) and is reviewed for business fit, scope and alignment with Sotheby's International Realty Canada's services. When should I involve Marketing? As early as possible and before marketing commitments are made to the developer. Early involvement allows us to assess the opportunity, determine the appropriate level of support and align expectations before work begins.

Approval & Getting Started What happens after I submit the Development Intake & Approval Form? Managing Broker review > Executive Leadership approval > Development Marketing Lead > Listing Presentation Support > Media & Exposure Plan, if applicable. Media planning begins once the agreement is approved and a budget has been established. Can marketing work begin before approval? No. Development marketing services, custom creative, media planning and activation do not begin until the required internal approvals and applicable scope of services and budgets have been confirmed.

Who Does What? What is the Developer responsible for? The Developer is responsible for the project's core project and sales strategy, branding and creative production, marketing and communications, and infrastructure and operations. This includes items such as pricing strategy, branding, photography/video, renderings, floor plans, website, advertising, PR, CRM and sales-centre requirements. What is the Listing Agent responsible for? The Listing Agent remains the primary point of contact for the developer and is responsible for the developer relationship, listing management, project communication, approvals and sales coordination.

Marketing & Creative What marketing is included? Approved development listings receive access to the Sotheby's International Realty network, worldwide property syndication and exposure, launch-week paid social exposure and network introductions, as detailed in the Development Marketing Services Guide. Qualification for individual websites and platforms varies by property type and applicable brand/platform standards. Is graphic design included? Limited production support using SIRC or developer-provided templates may be available within the approved scope. Custom graphic design and additional services are subject to business fit, capacity and applicable fees. What does the Developer need to provide? Depending on the project and approved scope: •

High-resolution photography and/or renderings

Project description/copy

Floor and site plans

Existing sales collateral

Website/landing-page information

Logos and brand guidelines

Editable Adobe InDesign files, fonts and imagery where production support is requested

Required assets will be confirmed based on the approved scope. Can SIRC build the development website? No. Website development is the Developer's responsibility. Approved developments receive exposure through sothebysrealty.ca, including the Developments landing page and applicable property listing pages.

Paid Media Who pays for additional advertising? Paid media is not included in standard development marketing support. Additional media investment is funded by the Developer, with applicable media planning fees. Can I book advertising directly? SIRC-developed media plans must be planned, booked and approved through the company's process and vendors, and project-managed by the Development Marketing Lead. What paid media opportunities are available? Depending on the project, budget and approved plan, opportunities may include digital advertising, cooperative advertising, outdoor/billboard advertising and other premier digital and traditional media. Media planning fees start at 15% of ad spend.
