According to Nationwide Building Society, a modern extension on the ground floor can increase your property’s value by around 5%, while adding a bedroom to create a three-bed house will add abou 12% to the potential asking price.

When planning an extension, design rooms to be as big as possible, but without sacrificing too much of the garden or outdoor area – this can make a property feel out of balance and deter buyers.

I was asked recently what would I do if, overnight, anyone could “sell” pensions. My answer then, as now, was simple….. its never just about pensions. I’m not going to be too precious about the “sell” word - a good Financial Planner has to make a living, like everyone else, and as I’ve pointed out recently we expect to be paid for the work we do.

The point I’m making is that whenever I’ve had to make any decision about something life changing, and when how and if you retire is, I promise you a life changing event, I’m most unlikely to be able to make that decision by filling in the necessary forms to take out a pension some forty years before the event, and never looking at it again.

I make no apologies for starting off the year with a familiar theme, and asking you if you are going to go through the year following a blind alley which may lead to a dead end of, at best, managing just about to pay the basic bills and at worst, not even managing to do that when you retire.

If I had £10 for every person I’ve met who thinks that the state pension will stretch further than it does (the basic state pension has been calculated to be equivalent to 28% of the average UK wage) (source Financial times April 2015), I could probably retire myself!

Perhaps then, we should agree to forget the “Pension” word, and concentrate instead on retirement planning. And this is why I wouldn’t be worried if overnight any one could “sell pensions” because as we see time and again, planning is very, very different from selling.

Planning is about making the time and effort to sit down with a qualified, professional adviser and having an honest conversation about what you want your retirement to look like. Planning is about having a realistic understanding of exactly what your current arrangements are likely to provide when you want to retire.

Planning is about understanding your options and agreeing an investment strategy for the long term which sits within your approach to risk.

Planning is about regularly reviewing what you’re doing and having the flexibility to change course when life throws you a curve ball, which it invariably does. Planning is also about working with someone who you like and trust, because retirement is hopefully for a long time.

As a country, we simply aren’t saving enough for our retirement, and the best Financial Planner in the world doesn’t have a magic wand which can turn a pension pot that at retirement is worth around five years of annual income into something that’s going to last twenty five years, and if you find one who says they can, run for the hills!
