For those getting into homeownership later in life, a longer amortization could mean making payments into retirement.

Shorter mortgage is money in your pocket

T

As of July 19, 2012 the federal government made changes to BMO Bank of Montreal legislation reducing all insured mortgage amortization from 30 years down to a maximum of 25 years.

his is not the first time mortgage amortizations have been limited to 25 years.

Industry veterans know people still bought homes before the amortization rules were relaxed and their main goal was to pay off their mortgage as soon as possible.

More recently, attitudes have changed, and these new rules will help us regain that focus and help us to avoid carrying a mortgage into our retirement.

The new generation tends to put homeownership on the back burner and may not get on the property ladder until their 30s. If you are in this position, mortgage amortizations of 35 or 40 years mean you could still be paying off your mortgage into your retirement years. With the limiting of amortizations to 25 years, you will be in a better position to enjoy your retirement.

Reducing amortizations from 30 years to 25 years (this reduction applies to default insured mortgages only) means that for every $100,000 of your mortgage at an interest rate of 5%, your payment will go up by $47.91 a month. However, you will also save more than $17,000 in interest costs per $100,000 over the lifetime of your mortgage.

Think of what that kind of money could buy; for instance, putting it into RRSPs could significantly improve your financial situation in retirement.

This is money in your pocket and peace of mind that you will be mortgage-free sooner.

Will these new rules make qualifying for a mortgage more difficult?

In most cases it should not prevent you from purshasing your home, but you may need to built a larger down payment to keep within the bank’s debt servicing requirements. Ensuring you can afford your mortgage is very important – you don’t want any surprises if interest rates rise.

A great way to protect yourself from rising rates is to lock in your mortgage rate and by choosing a fixed-rate term, you will be protected until your mortgage comes up for renewal.

A key piece of advice is to consult with your mortgage specialist – start planning now and build your strategy to make the move from renter to homeowner.

Home Maintenance Tips

Fall is a good time to take care of many of the home maintenance chores that you might have put off over the summer. You’ll also want to make sure that your home is prepared for the frosty blasts of winter.

Regular maintenance is the key

Inspecting your home on a regular basis and following good maintenance practices are the best way to protect your investment in your home. Whether you take care of a few tasks at a time or several all at once, it is important to get into the habit of doing them.

If you do not feel comfortable performing some of the home maintenance tasks listed below, or do not have the necessary equipment, for example a ladder, you may want to consider hiring a qualified handyperson to help you.

Fall Home Maintenance

• Clean leaves from eavestroughs and roof, and test downspouts to ensure proper drainage from the roof.

• Ensure that the ground around your home slopes away from the foundation wall, so that water does not drain into your basement.

• Winterize landscaping, for example, store outdoor furniture, prepare gardens and, if necessary, protect young trees or bushes for winter.

• Drain and store outdoor hoses. Close interior valve to outdoor hose connection and drain the hose bib (exterior faucet), unless your house has frost-proof hose bibs.

• Cover outside of air-conditioning units and shut off power.

• Check chimneys for obstructions such as nests.

• Ensure all doors to the outside shut tightly, and check other doors for ease of use. Replace door weatherstripping if required.

• Ensure windows and skylights close tightly; repair or replace weather stripping, as needed.

• Replace window screens with storm windows.

• Check and clean or replace furnace air filters each month during the heating season. Ventilation system, such as heat recovery ventilator, filters should be checked every two months.

• Disconnect the power to the furnace and examine the forced-air furnace fan belt, if installed, for wear, looseness or noise; clean fan blades of any dirt buildup.

• Remove the grilles on forced-air systems and vacuum inside the ducts.

Winter Home Maintenance

• Monitor your home for excessive moisture levels — for example, condensation on your windows, which can cause significant damage over time and pose serious health problems — and take corrective action if necessary. Refer to the About Your House fact sheet Measuring Humidity in Your Home.

• Examine attic for frost accumulation. Check roof for ice dams or icicles.

If there is excessive frost or staining of the underside of the roof, or ice dams on the roof surface, consult the About Your House fact sheet Attic Venting, Attic Moisture and Ice Dams for advice.

• Examine windows and doors for ice accumulation or cold air leaks. If found, make a note to repair or replace in the spring.

• Check electrical cords, plugs and outlets for all indoor and outdoor seasonal lights to ensure fire safety; if worn, or if plugs or cords feel warm to the touch, replace immediately.

• Test plumbing shut-off valves to ensure they are working and to prevent them from seizing.

• If you have a plumbing fixture that is not used frequently, such as a laundry tub or spare bathroom sink, tub or shower stall, run some water briefly to keep water in the trap.

• Vacuum fire and smoke detectors, as dust or spider webs can prevent them from functioning.

• Vacuum radiator grilles on back of refrigerators and freezers, and empty and clean drip trays.

• Clean humidifier two or three times during the winter season.

Explore the differences between highly popular natural stone surfaces, and read helpful information to help you decide which of the many kitchen countertop surfaces is perfect for your project.

What is granite?

Granite is a very hard igneous rock made up of feldspar, mica and quartz.

Granite is formed deep in the earth's mantle at extremely high temperatures. It is a very hard, resistant stone made of crystallized minerals. Although Granite is very durable and capable of lasting a very long time, this product is porous, so staining is possible without a quality sealer. Granite being crystalline in structure always has tiny pits - spaces between the various mineral crystals. Some granites pit more than others when being polished, we suggest that you take a closer look at the slab you choose for your job. Chances are, if you look at it across the light you will notice the natural pitting of that stone. Remember, this is natural and it should not be considered an imperfection of the stone. Granite sometimes has natural fissures as well, which may look like cracks, but are not structural defects and are a naturally occurring result of the immense heat and pressure which formed the granite eons ago. These characteristics are part of the natural beauty of stone and will not impair the function or durability of the material. A product of nature cannot be expected to look manmade.

What is “natural” marble?

The Romans conquered Greece, observed the Latin poet Horace, only themselves to be enslaved by the superior culture of their captives. No luxury eastern product had a more all-pervasive effect on the exterior and interior appearance of Rome and its provincial cities in the west than the exotic marble imported from the Orient. The symbolic potential of this product was fully appreciated by Rome's first emperor, Augustus, and consistently employed by his successors. - Marble is a non-foliated metamorphic rock composed of recrystallized carbonate minerals, most commonly calcite or dolomite. Geologists use the term "marble" to refer to metamorphosed* limestone; however, stonemasons use the term more broadly to encompass un-metamorphosed limestone. Marble is quarried from the earth. The marble family - limestone, travertine, marble, onyx - start out as sediment - animal skeletons and shells, plant matter, silt - at the bottom of bodies of water. After millions of years this solidifies (lithifies) into stone. Because its main component is calcium, it can be affected by acids such as vinegar and citrus. -

marble is a versatile building material; it is very cost effective and has a number of colour options including limited colour matching. Cultured marble is a composite product made of 75% marble stone and 25% resin and pigments.

Each part is custom molded to your specifications, so it is seamless and there is no waste in the manufacturing process. This product is non-porous and is easy to clean, but may scratch. Scratches can be polished out and even small chips can be repaired.

What is quartz?

Quartz is a manufactured stone (also called engineered quartz or engineered stone) comprised of 93% quartz stone and 7% resin binder. It is hard to duplicate the veining and pattern look you get from genuine marble or granite. As an engineered product, it's available in a far greater range of colors and patterns than natural stone; quartz is artificially colored throughout for a custom and unique look. Quartz is slightly more expensive than granite. The chunks of quartz are recombined using intense pressure and heat. As a result of this process, quartz typically does not have the veining or porosity that is found in natural stone. Pricing tends to be higher than granite, but quartz offers a stronger, non-bacterial surface. For those people who do not like the wild variation that can be found with some granite, quartz offers a more regular appearance. There are visible seams in quartz, just like granite.

What is Corian?

Corian is man-made and created by combining minerals and acrylics. Corian offers more accessories such as integrated sinks and coved backsplashes, and come in a wide variety of colors; color and pattern options are extensive, and because you're not trying for the look of a natural material, you can experiment with vibrant hues such as turquoise or tomato red. Corian is nonporous, it's virtually maintenance free — no sealing or special cleaning required. Although it can be susceptible to scratches and burns, those are easy to sand out. Corian can also become damaged if exposed to heat.

Corian slabs are only 30" wide, so if you have a wide island or peninsula, or an usual shape (i.e. boomerang pictured here), it can require a few more seams than the granite or quartz surfacing. The seams are inconspicuous but not invisible.
