When I started in the mortgage industry, the maximun amortization was 25 years.
ince then, it’s moved to 40 years, to 35 years and now the maximum of 30 years. Changes to amortization carry concerns for some, so I thought I would give you some more details to assist you in understanding how lower amortizations can equate to a lot of money in your pocket and help build equity in your home at a faster rate. Some concerns clients have are: No longer being able to qualify for a mortgage based on the lower amortization, or a lower amortization means a big increase to payments and negatively impacts your buying power. This is not true; rates were much higher when all we had was 25-year amortizations. In fact, rates were as high as 21% and people still purchased homes. To illustrate this, let’s look at a mortgage based on $100,000 at 5%. The payment increases by $47,91 when we move from a 30-year amortization to 25 years. To be more relevant, on a $400,000 mortgage at 5%, the payment increases by $191,66 but you can save more than $70,000 in interest costs. That means some people are giving away significant portions of their hard-earned salary for the longer amortization. Choosing a 25-year amortization as opposed to a 30-year amortization will speed up the rate in which you build equity in your home.

6 Tips for Preparing Your Home for Winter
In summertime, we tend to forget that winter is coming. But now is the best time to prepare for the icy months! Canadian winters are known for their cold temperatures, strong winds, and plenty of snow, ice and sleet. This wild weather can wreak havoc on a home if the home is not properly winterized and prepared for what nature might have in store. Checking items off this winter home preparation checklist now will help keep your home and family and comfortable come winter time. the outside of the chimney and inspect it for cracks, gaps or missing bricks. 3. Prepare the Gutters and Downspouts
1. Seal the Windows
Even double or triple paned windows can let in cold drafts from the outdoors. Sealing the windows can minimize the drafts, increase your comfort level and lower your energy bills. To seal the windows: • Caulk the cracks. • Use a plastic film sealing kit around the inside of each window. Follow the manufacturer’s instructions to achieve a solid seal. • Close the drapes at night to further aid in keeping cold air out.
Thaw and freeze cycles can wreak havoc on the gutters and downspouts of your home. An ice dam could result from clogged gutters, and damage to the roof, walls and foundation could ensue. To prepare the gutters and downspouts for winter: • Access the gutters and scoop out solid debris. • Use a garden hose to flush out any caked on dirt. • Check to make sure the water freely flows through the downspouts.
4. Insulate the Plumbing System
