There’s no such thing as an overall “best rate” for a mortgage. Each variation has advantages that will help different clients.

Find the mortgage that fits like a glove

One question that I often get from clients is: “What is your best rate?”

M

y response is, it’s not that simple and depends on what is best for them. What I mean by that is while the rate discussion is important, there are other considerations that makes the mortgage a right fit. Some of these considerations include the different prepayment options and charges that may apply. This often depends on how long you are planning to live in the new home and whether you plan to change your term before it expires. For the prepayment charge, it could be three months interest or more. If you take out another mortgage, can you reduce or eliminate the prepayment charge by blending the rate into a new mortgage? Another common question I receive is fixed versus variable rate, especially with interest rates still at an all-time low. Variable-rate mortgages are not for everyone, as the rate can fluctuate, meaning your payment will stay the same but the amount going to pay down your mortgage will change, so this may impact the amount of time it takes until you pay off your mortgage. Peace of mind is important and you don’t want your mortgage costs keeping you up at night. If you have a variable-rate mortgage, you may want to consider increasing your mortgage payment.
