Leaky washer hoses: Don’t get soaked

By Jason Gadbois State Farm® agent ould you spend $10 to $20 to keep your furnishings, floor coverings and keepsakes intact?

Consider spending that money on new washing machine hoses, and you may be able to save yourself from a lot of inconvenience, mess and the loss of items that could never be replaced.

Washing machine hose failures cause as much as $150 million in damage each year to homes in the United States and Canada. But by taking a few precautions, you can greatly reduce your chances of getting soaked by a leaky washing machine hose.

Inspect those hoses Make it a point to periodically inspect your washing machine hoses for signs of wear and tear.

Look for bubbles, cracks or fraying. If you see any of these signs, turn off the water supply to your washer and replace the hoses.

Can I replace them myself?

hoses is as easy as hooking up a water hose to a water spigot. And a new set of hoses costs between $10 and $20 at most home repair, hardware and plumbing supply outlets.

To install new hoses, first shut off the water supply to your washing machine. Close the main shutoff valve in your house

Carefully move the washer back toward the wall, keeping the hose free from kinks or tight bends. Allow at least four inches or 11 centimeters between the water connection and the back of your washer.

Anything else?

• Turn off the water supply to the washer if you plan to leave your home for more than one day.

Most washing machine manufacturers recommend shutting the water off anytime you are not using the machine.

• Consider installing or having a professional plumber install a single-lever shutoff valve, which makes it easier to turn off the water supply to your washing machine.

• Another option is a water hammer arrestor, which absorbs increased water pressure when the electric valve in your washer shuts off. There are types that easily attach to the valves where your hose is connected.

• Make sure everyone in your house knows where the water shutoff valve is and how to use it.

Unscrew the old hoses one at a time, draining any water into the washing machine.

Carefully line up the threads and screw the hoses on tightly.

Once you’ve installed the new hoses, open the shutoff valves slowly. Run the machine through

As parents, we should start planning on how we can help our children get into home ownership earlier.

Ask them to give you examples of what a mortgage would look like on a beginner home.

Let’s take a look at all the money our kids get from birthdays, special accomplishments or even just as a treat.

Explain the downpayment, interest rates and all the terminology of home financing.

Also, many of our children work part-time. But with kids being kids, it’s pretty normal for most of them to spend it as fast as they get it.

My suggestion is to help your children understand their options and how important it is to start saving now for their future.

Review their spending by looking at three months of their bank statements.

Your first step is to review your children’s income and establish how much RRSP room they have to contribute.

As an example, my son worked at a grocery store for years while going to school and had tons of RRSP room accumulated.

Rather than giving cash gift, we started making contributions to his RRSP. You can even ask your family to make contributions to your children’s RRSP instead of other gifts.

Let them show your family the benefits of planning now and help your kids understand how this RRSP will help them out in the future.

After this meeting, you and your children will have a better idea as to what kind of downpayment will be needed.

It may even help your children understand the future benefits - that these contributions into their RRSP will help them get into their first home sooner, even if that dream still looks far away.

This is a homeowners “mini-guide” to selling a home for the most money in the shortest time.

Getting to know your Market

It is essential to prepare a comparative market analysis for your home based on the most current market information and to establish the proper list price for your home.

The Benefits of Pricing it Right Many sellers believe that if they price their home high initially, they can lower it later.

Often, when a home is priced too high, it experienced little activity. Gradually the price will come down to market value, but by that time it's been for sale too long and some buyers will be wary and reject the property.

On occasion, the price is dropped below the market value because the seller runs out of time and the property sells for less than it's worth Preparing to Have the Home Inspected by a Professional One step which is inevitable in the home selling process is a visit from a professional home inspector. The following are steps which should be taken to ensure your inspection is a success.

It is a good idea to be aware ahead of time of any serious problems which may be present in your home so you will be prepared to deal with them. Walk around with the inspector and don’t be afraid to ask questions. You might want to point out items that concern you..

Ensure that past home renovations have not damaged the structure of the home. Other structural damages to look for are whether pests have caused extensive damage, if settling of the home over time has caused damage to the foundation, and/or whether support beams and joists are strong and sturdy or cracked or otherwise damaged.

Ensure that the electrical and wiring systems are safe and acceptable. All homes should have a minimum of 100 amp service.

Ensure there are no leaks evident. Water can run and leak into odd and unexpected places, causing extensive damage over time. Plumbing fixtures, water-using appliances, drain pipes, water supply inlets and outlets and basements and roofs can all be causes and sources of water damage.

Ensure that safety issues are resolved in your home. Trim foliage which may impair a safe view of the area around the home, ensure that

A comparative market analysis is an indicator of what today's buyers are willing to pay for a home. It compares the market activity of homes similar to yours in your neighbourhood. Those that have recently sold represent what buyers are willing to pay. The homes currently listed for sale represent the price sellers hope to obtain. Those listings that have expired were generally overpriced or poorly marketed.

All heating and cooling systems may have to be checked to ensure they are relatively up to date, clean, in good working condition and have clean filters. Refrigerant should be checked in any air conditioning units and may require proper servicing.

Also, a general, unbiased overview of your home by a neighbour or friend may reveal matters which need to be dealt with that you may have overlooked.
