From my experience, there are three questions many clients have when it comes to borrowing: How do I best finance my renovations? Where do I start? Who should I trust?

Let's talk about some of your financing options and why you might choose one over another.
Simply put, if you are approved for a $200,000 borrowing limit, you can decide that $100,000 will be a mortgage and the other $100,000 will be a line of credit.
If you're the type of person that likes to know exactly what your payment is each month, increasing your mortgage may be for you.
As you are paying your monthly instalment on mortgage, the outstanding mortgage amount will decrease and the line of credit amount will increase.
The bank will take your cur-rent mortgage balance and refinance it into a larger mortgage.
For example, when your outstanding mortgage reduces to $50,000, the fund available in your line of credit will become $150,000.
This option allows you to choose a variable or fixed interest rate, which a qualified lender would be able to advise you about. If you have an existing mortgage, another option is to obtain a secured homeowner line of credit. The line of credit offers a borrowing limit which you can draw upon and you can repay the loan as quickly as you like (as long as you meet the loan's minimum payment options). As you are paying down the line of credit amount, additional funds will be available for you to use. Some banks offer a unique borrowing solution that combines mortgage and line of BMO Bank
