Easy ways to make your home more attractive to potential buyers. Getting ready to sell? Move your property fast – and for the highest selling price possible – with these easy, affordable staging tricks. These deal-sealing changes will make your home attractive to the largest pool of potential buyers, and the best part is, you can start at any stage in the game. 1- Paint! Dollar for dollar, a fresh coat of paint gives you more bang for your decorating buck than anything else. Even if your current palette is relatively new, any scuffs or wear marks will channel an unkempt vibe. And an unusual colour choice – even if the height of fashion – may limit your home’s appeal. So break out that roller and slap on a couple coats of crowd-pleasing warm white or sand paint. 2- Improve the lighting Replace any dated light fixtures ASAP. How can you tell if it has to go? If it’s over 15 years old and looks it – yet isn’t a vintage (50-75 years old) or antique piece (older) – it should probably go. “Retro” is not something most home buyers are looking for. 3- De-clutter Take the collectibles off the mantel, put the mismatched armchair into storage (or better yet, donate it) and

pare your closets down to what you’re actually wearing this season, packing away the rest. Ideally, all this extra stuff would head to charity (if in good, saleable condition), the garbage dump, or into storage. The more you store onsite, the more cluttered and small your home appears. 4- Give dated bathrooms a facelift

A nice bath helps sell a house but, don’t invest in a total renovation. Renos are costly, and you won’t recoup your costs unless you find your exact décor doppelganger. Bring an out-of-date bath up to speed with gleamingwhite walls whether via a fresh coat of white bath and kitchen paint or ceramic tile and new lighting. Buy neutral new shower curtains, a simple new bath mat and vanity set, and have fresh flowers in the room during open houses. 5- Take down curtains

Dated window treatments need to come down, pronto (if it’s over 10 years old, get rid of it). If privacy isn’t an issue, just leave the windows bare to maximize natural light and make the room’s dimensions seem more generous. Otherwise, buy basic-issue cotton or linen drapes from Linens ‘N Things or another wellpriced retailer. Always tie drapes back during viewings and open houses. To be continued...

his is not the first time mortgage amortizations have been limited to 25 years. Industry veterans know people still bought homes before the amortization rules were relaxed and their main goal was to pay off their mortgage as soon as possible. More recently, attitudes have changed, and these new rules will help us regain that focus and help us to avoid carrying a mortgage into our retirement. The new generation tends to put homeownership on the back burner and may not get on the property ladder until their 30s. If you are in this position, mortgage amortizations of 35 or 40 years mean you could still be paying off your mortgage into your retirement years. With the limiting of amortizations to 25 years, you will be in a better position to enjoy your retirement. Reducing amortizations from 30 years to 25 years (this reduction applies to default insured mortgages only) means that for every $100,000 of your mortgage at an interest rate of 5%, your payment will go up by $47.91 a month. However, you will also save more than $17,000 in interest costs per $100,000 over the lifetime of your mortgage. Think of what that kind of money

Work from the outside in

What is your spending philosophy when it comes to buying a property? Do you only see that fancy bathroom renovation or glitzy kitchen? Are you imagining yourself at that island with the granite top? Then you’re not seeing the flaws that can cause big problems. If you really want to save your money & stop the nightmare, start from the outside and work your way in.

I always, always start with the roof. After all, which way does water run on a bare roof? Downhill. And chances are that if the current owners neglected the roof, the windows, and the facia…it’s a sure thing that they neglected the inside. And that can mean a nightmare for you! “When we walked into the house we bought in 2006, the first thing my wife noticed was the kitchen. She said, “Oh, this has to be redone.” I laughed because to me all that stuff on the inside is trivial. I walked around and looked at the roof. Then I looked at the structure, and the siding, and the windows. Those are always the first things you should address in a home.” - John

Instead of admiring the glitzy kitchen, grab a ladder and get up on the roof take a good look at the shingles, the chimney and the flashing. You’ll be surprised at what you might find.

What can you find on a roof? A satellite dish that is screwed directly into the roof; none of the screws are caulked, which is foolish because it can cause a slow leak. But that isn’t the biggest problem—the real issue will show up when you take a look at the attic.

What can you find in the attic? There are signs of moisture up there because the roof isn’t breathing properly. As it turns out, the soffits are blocked by insulation. You need to clear them to allow hot air to escape in the summer and ensure that you are not losing heat in the winter. If the house is losing heat into the attic space, it mixes with cool air and causes condensation. Apart from the fact it costs you more to heat or cool your home, the moisture can lead to mould and even wood rot in the long run. Then you’ve got a real mess.

What is the cost of being pro-active? You can put a couple of thousand dollars into repairing the roof and adding some vents which will save you tens of thousands of dollars in future. When you invest in an RRSP, you are particular where your money is directed. And rightly so!

Just remember that your home is the biggest investment you will make in your lifetime.

What about the windows? They are in half-decent shape but they needed to be re-caulked. And of course, that has to be done the right way: You don’t just put new caulking over the old caulking; you have to remove the old caulking first. You could have put in all new windows, but by making a few simple, low-cost repairs you are able to get more life out of the ones that were there. That’s a cheap fix at roughly $1,500. However if you don’t do these urgent repairs, it will eventually cost you between $10,000 to $20,000 to install new windows..

What about the backyard? Is the house on an escarpment? Does it have a hill behind the house that channels the water toward the foundation? If it does, you will need to reroute that water away from the

house. That involves digging out the backyard and bringing in at least two tractor trailers full of rock to create a huge patio and a big retaining wall. All of that will divert the water to the sides of the house, where you will have placed weeping tiles to drain the soil.

Do you have a tendency to focus on cosmetic things? Unfortunately, I believe the human mind works by illusion. We want our house to look wonderful. We’re not thinking about whether it’s going to stay that way. – A lot of people go and finish their basement and then call the repairman because it’s leaking like crazy. Or the drain has backed up into their newly renovated room. There’s no point in doing a beautiful renovation if it’s going to be ruined by water damage. That’s like throwing your money away. Do you want to avoid flooding in your basement? Make sure your foundation is solid and check the drains in the floor with a camera scope before you finish your basement.

I’ll say it again: when you’re looking to buy a house, work from the outside in.

Ask questions of the owner or the real estate agent. Make sure you get it from them on paper to avoid any misunderstandings & falsification. It’s always “buyer beware”.
