Griffin is a recent graduate of the University of Georgia’s Terry College of Business where he received his Bachelor's of Business Administration in Real Estate.

As Regional Sales Associate for the I-85 corridor team, Griffin’s aim is to “add value to clients by implementing an innovative and proactive approach to client needs and expectations.” His prior experience in the Industrial Real Estate market, knowledge of the region, and market-driven techniques allow him to provide the following services to IPG clients: Landlord Representation, Tenant Representation, Land Acquisition, and Property Valuation.

Griffin is a member of the Atlanta Commercial Board of Realtors. He was born and raised in Flowery Branch, Georgia and is a member of Flat Creek Baptist Church. In his spare time, he enjoys hunting, fishing, college football, and spending time with family.

What is OpEx?

In a NNN (triple net) lease, OpEx is a pass through of operating expenses to the tenant and is paid on a per sq. ft. basis.

OpEx covers property taxes, property insurance, and CAM (common area maintenance) expenses. These fees are passed through to the tenant separately from their base rent and are paid on a monthly basis.

An example of OpEx: $4.00 psf NNN (base rent) $1.00 OpEx (taxes. insurance, CAM) = $5.00 per sq. ft. total lease rate

Also, the OpEx can change each year as taxes and insurance premiums increase or decrease. Typically, a landlord will forecast the expenses and, at the end of a year, would have a reconciliation to account for any expense changes.
