Kolkata-based Pooja Bihani has transformed homes and spaces across the country. This architect cum interior designer’s studio has an inherent focus on costs, simplicity and symmetry. Swinging from heritage Indian to Nordic styles, and often creating bespoke design details, Bihani believes in adding character and exclusivity to each home she dresses up. We delve into the mind and heart of this designer, who has created quite a buzz in the world of interiors.

Brick by Brick

Since eighth grade, I knew that I wanted to build something. Design has always been my forte. Creating and building have always been the needs of my soul. Designing is meditation in motion for me, and it's incredibly fulfilling. It's been a journey of 20 years and it's humbling as I come from a small town in West Bengal called Kolhapur. I worked with Sunil Tainwala for six years as his principal designer and then moved on to create my firm. Slowly and steadily, one project led to another, and finally, the work gained momentum. I worked on a project recently called Ashira, a 5000

sqft residence in Kolkata, where I felt that the hard work was finally paying off. It's a residential project for a family of five. The collaborative aspect of the project is close to my heart with art infused into every corner. From decor lighting by Klove, Arjun Rathi Design Studio, and Jade Design House, to furnishings by Arketipo, Artnova, and Fiam, everything is bespoke and hand-picked.

I aspire to always create minimal yet impactful spaces. Using multi-functional furniture declutters the space, promoting a sense of openness. My advice to clients is to use a neutral colour palette that distributes ample natural light and make a statement with hand-picked accessories. By combining these elements, you can design an inspiring space with a serene and visually appealing environment.

Restoring Heritage

We are blessed to have had the opportunity to restore and retrofit the Belgadia Palace at Baripada, West Bengal. This was a huge Rajbadi palace converted into a boutique hotel four years ago. Then we worked on the Royal Calcutta Golf Club which sits in a historical 124-year-old building. We used the Pantone colour of the year for 2020 as an accent hue to symbolise the impact of COVID-19.

These projects bring a tremendous amount of satisfaction to the profession. In heritage sites, I believe there is a story to tell and you just have to tune into that energy and find the pulse of the project. In Mayurbhanj, which is located on the border of Kolkata and Odisha, we have restored the home to the royal family.

Incorporating Sustainability & Cost Consciousness

It’s not difficult to weave in sustainable practices in a tropical climate like India. Some of my recommendations would be to consider using sustainable materials such as recycled wood, locally sourced stone, and eco-friendly materials

like coconut coir or jute, in the form of panels. These materials offer natural insulation. At our design practice, we endeavour to work with new materials to ignite all six senses.

A great instance of incorporating sustainability in design is what we did with the Royal Calcutta Golf Club. The design ideology started with gathering old emblematic golf clubs from the Lord Mountbatten era and painting them golden to transform them into a beautiful chandelier. We retrofitted some tables out of old golf clubs to infuse the spirit of the sport into the all-pervasive atmosphere.

Each site has a story to tell. We identify the client's lifestyle, the budget points, and the site limitations.

Inspiration and Influences

One architect that continues to inspire me is Zaha Hadid and for interior designing, I love the work of Kelly Weisler. Also, I have grown to love Kolkata over the years. The warmth of the city, the buildings, the way people have embraced my work, the way the city has embraced me. It continues to inspire me, especially the Victoria Memorial and the North Calcutta buildings. v

An Afternoon of Inspiring Stories

With Renowned Artist Krishen Khanna

A recipient of the coveted Padma Bhushan and Padma Shri, artist Krishen Khanna’s achievements span decades and his work goes beyond count. We sat down with the exceptional artist to know what still makes him pick up the brush at the glorious age of 98.

Art is not a subject that can be taught,” Krishen Khanna says. His charming personality and voice of gravitas instantly hook us as we journey into the past where partition wreaked chaos and the country was in shambles. Khanna reminisces of his days spent studying at the Imperial Service College in Windsor.

After leaving his full-time job at Grindlays Bank, Khanna chose to traverse the road less taken and become a full-time artist. Armed with the Rockefeller Scholarship that offered Khanna a chance to travel and paint with no expectations, he experienced art through a more liberal lens. Under the mentorship of Studio One’s Sheikh Ahmed, Khanna blossomed as an artist and found his calling.

Krishen Khanna’s paintings are a collective of the tales of his travels and camaraderie. His primary source of inspiration is life as it unfolds around him. From the Bandwallahs collection that detailed their struggles during the partition, to the portraits of labourers who move from one job to another, Khanna likes to be the

narrator through his art, rather than a protagonist who self-reflects. “I like to find inspiration in what happens around me. I focus on a solitary moment in a scene, a moment of silent reflection that conveys the events perfectly,” he adds.

The Exemplary Circle of Friends

In an intensely competitive art world, Krishen Khanna counts some of his contemporaries as his closest friends. He first met F. N. Souza at an art show that displayed Souza’s paintings. After being moved by his charm and his connection with art, Khanna knew he had found a great friend in the budding artist.

They were not alone in their journey of pursuing art at a time when people chose more serious businesses to be successful. Krishen Khanna says he enjoyed the support of his peers M. F. Hussain, S. H. Raza, Akbar Padamsee, Bal Chhabda and Tyeb Mehta, all of them extraordinarily famous artists.

In a spec of nostalgia, Khanna remembers the moment he left his job at the bank and saw Chhabda waiting for him outside. As soon as Khanna stepped out of the building, Chhabda removed his necktie and exclaimed, “You don’t need this anymore. You’re free now.” We hang on to every word of his, as Khanna fondly remembers his friendship.

Apart from countless of his own paintings, he flaunts some past unseen works of M. F. Hussain, Bal Chhabda and F. N. Souza, in his living room. The paintings he reminisces, remind him of his vivacious youth, spent with friends, travelling across countries with just a paintbrush and a canvas in his hands.

Some of the members of this circle went on to establish the Bombay Progressive Artists' Group in 1947, with Khanna joining in later. In a time when a handful of bigwigs reigned the world of art, Khanna and the PAG carved a distinct niche for themselves. They are credited with furthering the field of visual arts and opening the doors for Indian artists, to the world.

The Artist’s Own Favourite

The Great Procession is one project close to Khanna’s heart. He grabbed the opportunity to paint the ceiling of the ITC Maurya Hotel, New Delhi in the 1980s, without a question of money or effort. The mural took nearly 5 years to finish as Khanna hand-painted every tiny detail of the artwork adorning the massive dome of the lobby.

At a time when a handful of bigwigs reigned the world of art, Khanna and the Progressive Artists' Club (PAG) carved a distinct niche for themselves.

With every painting, I go through a bitterness inside because now I have put it all on the canvas, and I hold nothing in me anymore.

Khanna accepted minimal money for a once-in-alifetime chance to etch his artwork. Given his stupendous rise as an artist of international fame and the value of similar artwork in the market, the mural could be easily priced close to Rs. 100 crores. ITC Maurya truly lucked out!

Putting Thought to Paper

When we asked Khanna how he envisions his paintings, he instantly stopped us and said, “You can never plan art. You have to let it flow through you. I relate to a certain scene I see and I work on painting that on the canvas. I embrace every mistake because every brushstroke reveals a new direction I can take with the painting.”

Age is indeed just a number for Khanna who still paints every day. He has lost count of the number of paintings he has made or the amount of money he has earned from his work. All that remains and matters to the veteran artist is his passion for the craft. “With every painting, I go through a bitterness inside because now I have put it all on the canvas, and I hold nothing in me anymore.”

In the living room of his house, we see seven huge half-painted canvases set against the wall. Khanna laughs it off and says he has run out of space. “I am daunted by this vast undertaking of painting a musical procession with tabla, trumpet, and sitar players. This is how I remember the bygone era when music rose as a sole distraction from the noise of the world.” v

Celebrated as a trailblazer, Kiran Nadar is equally recognized for her philanthropic endeavours, art collection, prowess in the game of Bridge, and passion for sports. Her immense contribution to making art accessible to everyone in India has been recognised with the state honour of Padma Shri in the art category. From her eponymous Museum of Art to her valuable support and encouragement for budding artists, Nadar has propelled the world of Indian art to new heights.

Kiran Nadar is synonymous with guided leadership, philanthropy, and the convergence of art and technology. As the founder of the Kiran Nadar Museum of Art, her legacy echoes a commitment to fostering eyeopening conversations and societal transformation. With the support of her husband and daughter, Nadar has charted a course unlike any other to place art at the epicentre of our community. An exclusive conversation with her reveals Nadar’s intricate vision for the museum and a peek into some of the master artists in her collection.

Collection and Curation

Kiran Nadar’s personal collection of art spans over 14,000 pieces containing works of masters like F.N. Souza, S.H. Raza, M.F. Hussain, and Tyeb Mehta to pre-modern art and contemporary artists like Subodh Gupta and Atul Dodiya. Her collection is truly encyclopaedic, showcasing works from both Indian and international artists, including

William Kentridge and Olafur Eliasson. She adds, “I have a very large collection of Raja Ravi Verma, he's an artist that I collect in depth. I also have a lot of Amrita Shergil’s. My collection has works of most of the England and Indian genres of painters, be it the masters, the pre-masters, or art work from Bengal schools. I also collect miniatures and antiques. It's a large canvas from where I work.”

Renovating her home recently, Nadar says, she hasn't made any drastic changes to her art collection. She emphasises living with art that brings her joy, showcasing a mix of miniatures, contemporary masterpieces, and cherished pieces that have enlivened her space for over two decades.

As a collector and India’s first private museum founder, Nadar is keenly involved in the curation process. While not a curator herself, she expresses a desire to curate a show in the future. The recent retrospective on photographer Raghu Rai Rajan is a testament to her active participation in shaping the museum's exhibitions.

Conquering The Next Frontier

Kiran Nadar is preparing to unveil an expansive museum and cultural centre on NH8, near the Indira Gandhi International Airport, in New Delhi. The new KNMA building is set to become an iconic landmark in the heart of Delhi’s art scene. Spread across 1,20,000 sq feet, the expansive museum will house 6 galleries to showcase over 10,000 artworks along with studios and auditoriums to present performing arts.

The philanthropist says, when she started out, she did not visualise such a significant journey. It’s her unwavering passion for art that made it all happen.

“I never imagined when I established the museum in 2020 that we are going to be here today. The new museum has become an exponentially larger endeavour in terms of the collection size and what I'm looking to do with it in the next two years,” she muses with a smile.

plethora of programs spanning music, dance, and various art forms. She believes in the deep connection between art and culture, hoping to attract a diverse audience by combining both elements.

Nadar's perseverance is evident in the hurdles she faced during the setup of the new museum. From a prolonged search for the right space, to construction delays due to the global pandemic, each obstacle has only strengthened her commitment. Despite the pauses, she remains optimistic about welcoming visitors to the completed project by 2026.

The Rising Might of Indian Art

“Art in India is in a microcosm compared to Chinese art whose price has risen by almost 30-40 times that of Indian Art,” Nadar states when asked about Indians collecting art. “Our country is yet to learn how to acquire art as an asset. They buy jewellery and real estate but art has not gained that stature among Indian people yet. We are definitely on the learning curve. Indian collectors are steadily emerging

on the global art scene.” She predicts that coveted Indian art will grow exponentially in value, in years to come.

For those aspiring to delve into the world of art, Nadar has common sense advice, “Visit national galleries and private galleries that showcase affordable art. Nurture a personal connection with the pieces.” Her international favourite galleries include the Metropolitan Museum of Art and the Museum of Modern Art in New York, the British Museum, Tate Modern, and Tate Britain in London, among others, which she says are a must-visit for every art enthusiast. She adds, “When investing in art, make sure you really like what you see. Don’t just focus on the appreciating price of the artwork which fluctuates and is subject to change.”

The Kiran Nadar Museum of Art celebrates the masters of yesteryear but also highlights the prospering talents of tomorrow. As the new museum takes shape, it stands as a testament to Nadar's unwavering commitment to fostering a vibrant cultural ecosystem in a country as vividly diverse as India.

Design Aesthetic

From working under the fashion virtuoso Sabyasachi to creating her own contemporary brand, fashion designer Pallavi Singhee has come a long way. Free flowing as her brand Verb, Singhee prefers to keep it light and not take life too seriously. And this is why actresses like Genelia D’Souza and Ananya Pandey chose Verb to flaunt their vacay mood!

The passion that began with making clothes for dolls out of balloons is now a thriving brand, with a quirky name ‘Verb’ by Pallavi Singhee. Who knew her career in fashion would be whimsically foreshadowed by a favourite childhood pastime?

Building Verb

Armed with knowledge and experience from working with Sabyasachi, she took the bold leap to establish her own label, Verb. It was a process of unlearning the intrinsic Sabyasachi aesthetics and carving her own. “I wanted to break free of that mould and align with my sense of fashion,” says Singhee. “I had to relearn the basics of design so that I could find my own way and not be called a copycat. Regardless, I couldn’t have asked for a more supportive and encouraging mentor than Sabyasachi.”

Guided by her gut and passion, and long nights, she finally made it in the cut throat world of Indian fashion. Singhee today takes pride in showcasing her stunning clothing line in prestigious fashion events in Venice and Paris. From Kareena Kapoor Khan and Priyanka Chopra to Anushka Sharma and Shilpa Shetty, Singhee’s designs find their place in Bollywood’s top actresses’ wardrobes.

Singhee's advice to budding fashion designers is to keep learning and to hang on tight because the world of fashion is not as hunky-dory as it looks.

Singhee continued, “In fact the brand was discovered by celebrities, at a time when social media was not as prevalent. They chose our clothes organically and sometimes, I wouldn’t even know who was buying them, or for what. Only after seeing press images, I would get to know what an actress bought from us.”

Since then, there has been no stopping her and her brand from reaching hundreds of Bollywood actresses and top influencers of today’s time. Be it a cozy vacation away from the limelight, or a starstudded press meet, Verb remains incredibly in style.

“Anushka Sharma’s style matched our aesthetic perfectly. After her social media vacation post, the sales of our Lily Mini Dress rose exponentially, highlighting the symbiotic relationship between fashion and celebrity influence,” Singhee says.

Modern Day Relevance

When asked what makes her stay relevant in this social media age, Singhee responded, “Life is the biggest teacher and inspiration in my life. Everywhere I see, I find a connection to fashion and design.” Her strife to remain light-hearted and effortless is clearly visible in her diverse designs.

“My clothing line is an extension of how I am as a person. I don't like rules and restrictions. I don't like to be boxed in a category. I like being

effortless and I don't see what one can achieve by being very serious in life. Verb represents how people should live their limited time on earth.”

She credits this design philosophy to her native city Kolkata. Rich in culture, heritage and buzzing with life, Kolkata inspired her to find beauty in the mundane and always celebrate the little things in life. Singhee prefers the slow life of Kolkata as compared to the rat race of Mumbai.

“This created some challenges for me since I was not at the epicentre of fashion. I could not grab opportunities as instantly and my introverted personality did not help either. So, at that point, I knew I had to let my work speak for itself. I didn’t want to dilute my aesthetic only to fit in the market.”

Chic Aesthetic

A mix of bold patterns and vibrant colours make her style unique and chic and can instantly transport you to a breezy vacation along the coast. That’s exactly the vibe Singhee strives for. “I love experimenting with fabrics, prints, and colours. I always end up creating something unique and in vogue,” she quips.

One piece of advice that Singhee wishes she had known earlier in her career is to take business classes and learn the trade before diving headfirst into monetizing your passion. “I knew nothing of the trade and I regret not learning earlier. One example of this is outsourcing production. It helped me focus my energy on design rather than keeping track of 200 daily wage workers. You really need to understand all the intricacies to successfully blend creative and business forces. We would have been this successful about 6 years back if we mitigated production challenges earlier.”

Pallavi Singhee's design journey is woven with threads of creativity, resilience, and a deep understanding of selfexpression through clothing. Her commitment to celebrating life, embracing diversity, and crafting individualistic pieces, position her way out of the ordinary. v

It would be hard to guess the age of this energetic show-stealer Michelin-star restaurateur, writer, MasterChef India judge, humanitarian, and filmmaker. But Vikas Khanna proudly flaunts all of his 52 years. You would think he has achieved everything in life, but according to him, he’s only getting started!

After a long day in the kitchen and multi-tasking to amplify his short film ‘American Sikh’ for a nomination at the Oscars, Vikas Khanna finally takes a breath for a heart-to-heart with Home & Art.

Despite being a 6-time Michelin-star winner and garnering global fame for his endless list of achievements, Khanna is humble and strongly connected to his Punjabi roots. When asked about his incredible journey that has spawned documentaries and biographies, he modestly replies, “It's still a work in progress.”

Born and brought up in Amritsar, Khanna carries

his Punjabi flair with pride even after living in New York for over 20 years. In 2004, he couldn’t say anything except “Thank you” on stage because he was nervous to speak in English. Fast forward to today, he has made India proud by creating dishes for various prominent personalities including US President Barack Obama and Michelle Obama, not once but twice, at the White House.

For a brown boy from Punjab, finding his footing in the concrete jungle of America was no easy feat. “Just clean and prep. Don’t cook,” his peers used to tell him. That’s when he resolved to rise above all odds and show the world the greatness of Indian chefs. He wants his voice to be heard loud and clear, across every corner of the globe.

A piece of advice Khanna wishes to give to budding chefs out there is, “Don't listen to the world, it's noise. Especially if you're very talented, you're going to find people who want to push you down because they are afraid of all the things you can achieve. Don’t let their insecurity stop you from rising high like a rocket where they cannot even touch you.”

Staying Fit and Keeping Your Palette Clean

“As a chef, you need to be on your toes constantly. When the fires are soaring and orders are piling, you need to keep calm and navigate the situation mindfully,” says Khanna. He understands the importance of staying fit and does so by carefully planning his diet down to the last calorie. With a blend of smoothies, protein, and natural produce, Khanna follows a strict regime.

“While working in the kitchen, I need to taste a dish several times and perfect it to the best of my abilities. I keep my diet neutral to keep my palette clean too. This helps me identify the flavours instantly and realise what’s missing,” adds this show-stealer chef.

“I get bored if a dish does not surprise me enough. I take a couple of bites and then I’m done.” Khanna wants

Ingredients

1 kg Yoghurt

60 gms Ginger

10 gms Green Chilies

15 gms Yellow Chili Powder

20 gms Salt

20 gms Fresh Coriander Stem

200 gms Dried Dates

500 gms Fresh Kunafa Dough

400 ml Frying Oil

For Turmeric Aioli

50 ml Refined Oil

40 gms Turmeric Powder

To Taste Salt

10 gms Sugar

05 gms Garlic Powder

01 No Lemon

200 gms Labneh

For Pickled Beetroot

100 gms Red Beetroot

50 ml White Wine Vinegar

10 gms Salt

20 gms Sugar

For Garnish

Method

1. Prepare hung yoghurt in a muslin cloth for at least six hours to remove all the water from it. Keep it in the refrigerator so that yoghurt does not become too sour.

2. Peel the ginger and finely chop it. Slit the green chillies, remove all the seeds and fine chop it as well.

3. Wash the coriander stems and chop them finely. Similarly, chop the de-

seeded dates.

4. Mix all the chopped ingredients with the hung yoghurt and season it with salt and yellow chilli powder.

5. Put that in a piping bag and refrigerate for at least one hour.

6. Blanch the beetroot in salted water. Peel them and cut them into 1cmx1cm cubes. Make a mix with equal quantity of water and white wine vinegar, salt and sugar. Put those beetroot cubes in the mix to pickle.

7. For the turmeric aioli, add refined oil in a shallow pan, heat it and add turmeric. Give it a quick stir and switch off the gas. Place the bottom of the pan on an ice bed to stop the turmeric from overcooking immediately.

8. Slowly start whisking the labneh. It should get a nice bright radium color.

9. Add lemon zest and lemon juice. Adjust the seasoning and it’s ready.

10. To make the dahi ke kebab cylinder pieces, spread the kunafa dough length wise with a dimension of 5 cm width and 15cm length.

11. At one width end, pipe the yoghurt mix and roll it towards another end. Yoghurt mix will be covered with Kunafa strings now. After rolling all the Kunafa dough, put them in deep freezer for 2 hrs below -15 Deg C.

12. Get the frying oil at around 160 deg C and fry the kebabs. Drain on kitchen cloth to remove the extra oil.

13. Before serving, spread the turmeric aioli on the base of the plate and few drops of passion fruit gel.

14. Place the fried kebab with a pea shoot and pickled beet as garnish.

his food to be a dance of different textures and flavours on people’s taste buds. Food is supposed to pack a punch while being extremely interesting and engaging.

Even after spending more than 30 years in the industry, Khanna still goes back to simple dishes like Kheer and Dahi ke Kebab to find a newer direction. “There’s an infinite number of combinations that a chef can try while playing with textures, colours, and distinct undertones of ingredients. I want to differentiate myself from people who are merely serving a dish on a plate. I want to go above and beyond, making food an enriching experience.”

A Born Cheerleader

Though Khanna agrees that the industry is highly competitive and sometimes downright nasty, he believes in being a cheerleader for all his peers. His social media feed showcases his pride and joy for everyone who represents India on a global stage. “When the water rises, all the boats rise with it. I want to be the water,” he proudly expresses.

“My heart swells with joy to see the Indian culinary space expand with such unbelievably talented chefs like Prateek Sadhu, Garima Arora, Chintan Pandya, among many more. The risk Sadhu has taken with his restaurant Naar is sheer bravery. That’s what we need in the industry,” Khanna adds.

With a new restaurant all set to launch in New York this year, 3 novels lined up for release and more movies including “Imaginary Rain” starring Shabana Azmi to follow, Khanna is giving a fitting reply to everyone who believes he should retire. He aspires to make the best use of his public platform with millions of followers to talk about things that matter. His work as a filmmaker shifts the narrative to ensure Indian chefs find success without facing racism. “This is my time to do more and thank everyone for the love that has gotten me so far. Considering my position in the US and in India, I have to find a way to become a bridge rather than just somebody who is a cook,” he claims. v

At Serendipity, there is something for everyone. While the Millenials sing along to the classic era songs, Gen Z dances to the funky jazz beats. That’s the beauty of the festival. Spread across 12 venues in Panjim, Goa, from 15th to 23rd December, Serendipity 2023 was a massive success. Even though the organizers kept a few select events ticketed for the first time this year, the footfall did not waver.

Serendipity Arts Festival sits at the intersection of multi and interdisciplinary arts. From folk to jazz music, contemporary to classical dance, comedy shows to concerts, different art forms and artists came together to envelop the visitors in the eclectic energy of the 150-event celebration.

founded the festival in a philanthropic effort to revive fading art forms and to support budding artists.

“The focus on multidisciplinary arts sets Serendipity Arts Festival distinctly apart from what is being done anywhere in the world. The ability to walk in and see a small performance with only 40 or 50 people, and another which has 200 people or the third which has more than 10,000 people, gives you the full spectrum of the possibilities of each art form. We capture the highlights of the 2023 edition, which brought together art enthusiasts, musicians of exceptional calibre and curators from different walks of life.

Let’s Begin With The Music

Curated by India’s top music and dance names, such as Bickram Ghosh, Ricky Kej, Quasar Thakore Padamsee, Mayuri Upadhya and Geeta Chandran, the sonic experiences at Serendipity ranged from classical to modern and even jazz and the mystic.

“For instance, the performance Electric Ensemble showcased Indian classical instruments that have taken on an electric form. Rasa and Rap combined Indian instruments with rap in an Indian context. RD Burman 2.0 took Pancham Da's music and saw how it could be transformed into a world music format. Because in my opinion, he was a world music artist,” says Bickram Ghosh, a classical music maestro who played with Pandit Ravi Shankar for ten years.

Every night, the Arena at Nagalli Hills Ground in Goa lit up with diverse bands and musicians. The first performance was an ensemble led by the tabla maestro Zakir Hussain which was outstanding, as expected. From there, Serendipity seamlessly segued to Bollyjazz, a band that performs classic songs in contemporary jazz rhythms.

Unique to Serendipity is “River Raag,” a concept of a new artist taking centre stage at a sunset cruise each day, keeping the audience spellbound in a quintessential Goa atmosphere. With modern pop following a classical Manipuri performance, the genres were expansive and all-inclusive.

Let’s Talk About Food

In the spirit of reimagining people’s relationship with ingredients and fresh produce, Thomas Zacharias and the Locavore team put up curated food stalls and organised workshops. This was a truly experiential journey, appealing to the five senses of visitors.

Know Your Desi Vegetables presented new vegetables every day to familiarise people with some of India’s lesser-known produce. The

workshop Feni Deconstructed: A Sensory Experience, dived into the intricacies of Feni, a must-try local liquor in Goa.

“We invite festival-goers to embark on a sensory journey through interactive installations, engaging workshops, and captivating film showcases. Through immersive storytelling, thought-provoking discussions, and experiential activities, we aim to reignite the profound bond between people and their food, exploring key themes of agroecology, heritage, memories, community, and zero waste. Our mission is to inspire lasting change by raising awareness, promoting sustainable practices, and celebrating the diverse cultural tapestry interwoven into our cuisine,” says Thomas Zacharias.

Let’s Not Miss Out on the Art

India’s leading curators, Sandeep Sangaru, Vidya Shivadas, and Veerangana Solanki put together the visual arts at Serendipity 2023. A variety of exhibitions and archives were displayed across different venues. From hand painting for kids to societal depictions in artworks, Serendipity offered a peak into the minds of some well-known artists and collectors. At the same time, no art form stood in isolation as every exhibition was a fusion of multiple formats.

Collaborative workshops stole the spotlight at Serendipity, inviting kids and adults alike to awaken their artsy spirit. Puppets, masks, quilts and clay were a few ingredients that the visitors used to create art under the guidance of organizers including Julien Segard and Siddhantt Shah from Access for ALL.

Last but not the least, Shopping!

It was all about local and sustainable. The Mercado, a marketplace championing sustainability and local designs, was set up in the Art Park. It gave people a chance to interact with brand owners, learn about their creative journeys and support their businesses, all the while buying something one of a kind. Quirky stationery, shoes, handbags, and even scrumptious food items such as pickles and granola were up for grabs, at the market. v

As we adapt to the new normal, the role of interior design takes centre stage, offering a lens through which we reimagine, and revitalise our home and work environments. The dynamic intersection of post-pandemic realities and interior design explores how innovative spaces are emerging as both functional sanctuaries and aesthetic reflections of a world in flux.

From flexible workspaces that prioritise well-being to smart homes that epitomise comfort and leisure, here are some of the design themes that I work with, to create harmony in style.

Back to the Roots

I believe genuine luxury is in using real materials, not just a facsimile –wood, veneer, marble, and warm metals have no replacement and are evergreen. Luckily, well-heeled clients also seek out nature and elements of the outdoors in their living interiors. Working with natural stones and wood, to create a soothing colour palette, increases the sense of well-being and fosters creativity that everyone today craves.

Instead of blindly following trends, I love to develop spaces with a 360-degree personality, focusing on how a space looks, feels, functions and sounds while giving the design depth and richness. In the projects we undertake, the postpandemic emotional state is evident, despite the return to normalcy. The

boundaries between design aesthetics of home and office have blurred and a need to celebrate life and spaces that foster well-being and creativity is what we introduce, even into the office spaces.

Trending Now

Moving away from dark and imposing colours, we are now creating escape zones that offer comfort in the form of ethereal spaces. Soothing tones are highlighted with hypertextures to radicalise the minimalist approach. Sophisticated greys, warm woods, soothing earthy textures like rattan, and fluted glass create an interplay of textures to create more comforting organic spaces, than big-box spaces that feel cold and

impersonal. Warm tones trend over cold shades to maximise comfort and give a sense of calm.

Natural earthy tones, comforting neutral colours and textures that reflect a soothing environment maximise employees' productivity, health and wellbeing. In the Lifelong project, for example, we used neutral tones in décor with a splash of red, which is the brand colour, to highlight elements and zones.

As the workforce returns to office after the pandemic, there is increased awareness that health goes beyond physical well-being. Colours and textures have a huge impact on people’s behaviour and hence we pay minute attention to creating a muted palette intended to evoke nature.

It’s important to pay attention to storage elements and ensure design elements, such as colour palettes or materials, foster a harmonious atmosphere.

Homes are now being seen as sanctuaries and the need to create an environment of peace makes our design practice lean towards the Zen concepts of finding beauty in simplicity. Bespoke pieces with a neutral palette that are crafted using natural materials have been my go-to. Customised wallpapers are in all the rage now. People want to emulate art on their walls and make their space more soulful.

We also emphasise choosing furniture pieces that serve the dual purpose of combining style and functionality.

Sustainable and Resilient Design

Resilient design strategies are becoming integral to our practice. Clients too are increasingly recognizing the importance of environmentally conscious practices to address climate change and enhance long-term viability. Sustainable materials and energy-efficient technologies are a growing need. The extent of this emphasis varies based on geographical location and industry if it’s a commercial office. Sustainable choices span from the large scale to the minutest detail and decisions in design. Employing creative methods of using sustainable and harmoniously combining materials is the hallmark of creative sustainable design. v

"A lot of people make the common mistake of choosing a perfume by taking the first whiff after spraying it on the skin, however, it's important to understand how the notes mingle with your skin. These notes are the most effervescent and they will dissipate quickly so I always like to advise people to buy a perfume for its heart and base notes. Currently, marine notes are all the rage so definitely look for fragrances which have aquatic undertones, some of my favourite base notes include Vetiver for its smoky, earthy aroma, and ambery and spicy notes for winter.

Oudh is a very interesting note that's been around in perfumery for decades but is coming back in new and interesting ways across several new launches. So if a smoky, sweet woody finish is what you're going for, then pick an oud fragrance. A lot of gourmand scents are also being reimagined with "edible" ingredients like cucumber and pistachio. So, if you're tired of the usual sweet and floral fragrances, maybe a gourmand fragrance with a savoury note is an interesting direction to explore,” says Manan Gandhi.

“The best way to apply your perfume is to directly spray it on your pulse points like your wrist, neck, and chest. The skin is usually thin in these areas and once we apply the perfume, the skin warms up and the scent radiates out. Secondly, it is good to choose an Eau de Parfum as against Eau De Toilette as the EDP has a higher concentration of the fragrance oil.

To make your perfume last longer, it is advised to apply a deep moisturiser or white petroleum jelly to your pulse points and then spray the perfume. Another tip is to apply the perfume on slightly damp skin, this helps the skin to be moistened before the perfume application and makes the scent penetrate through the skin and stay there for a longer period rather than evaporating faster,” says Kanika Jain.

Driving Transparency in Fractional Investments

The new regulatory framework proposed by Indian Market Regulator SEBI, for medium and small REITs is touted to be a game changer for the new-age fractional investment platforms in the country. Here’s a primer on how this much-needed transparency could benefit high net worth investors, looking to add commercial real estate to their portfolios.

The basics

Buying a fraction of otherwise unaffordable large real estate assets is a fractional investment. As an investor, you co-own property with other people, which could be a rent-yielding office space or building. What you earn is a proportion of the rent plus a potential upside appreciation in the price of the asset itself.

Over the last few years, several new-age fractional investment companies such as hBits, Strata, PropertyShare, and Altgraf have listed a range of commercial properties on their IT-enabled platforms, which HNIs can invest in. Currently, these platforms are unregulated entities that are mainly webbased and operate by aggregating funds from investors to buy stakes in pre-leased commercial real estate, typically with a minimum ticket size of 25 lakh. The lack of a standardised framework, or independent valuation and due diligence of assets owned made them a high-risk investment, and investor appetite was limited.

SebI Guidelines - decoding the benefits

In November last year, the SEBI board approved amendments to REITs (Real Estate Investment Trusts) to create a system of regulation for Small and Medium REITs (SM REITs) with an asset value of at least Rs. 50 crore vis-a-vis minimum asset value of Rs. 500 crore for existing REITs. Small and Medium REITs shall have the ability to create separate schemes for owning real estate through SPV (Special Purpose Vehicle). These changes are important for formalising the sector, introducing investor faith and addressing the complexity of SPV security issues. While the notification of these amendments is awaited, once implemented, it will enable several of these prop-tech platforms to migrate to the SM REIT structure, if they meet the market regulators’ ‘fit and proper’ criteria. It will further increase investor participation in this class of assets, which in turn boosts liquidity.

Some of the key proposed changes include:

l Most of the fractional ownership platforms today have a minimum investment ticket size of 25 lahks for an investor. SEBI guidelines for SM REITs have reduced the minimum ticket size to INR 10 lakhs. This is an excellent step because it opens the door to many more investors and enhances liquidity. In INR 10 lakh you can own some of the Grade A commercial assets in high-performing office markets such as Bandra Kurla Complex, Mumbai, Whitefield, Bengaluru, or Golf Course Road, Gurugram. The Chairperson of SEBI has

also mentioned in her speech after the board meeting, that once the investor comfort is built at an investment ticket of INR 10 lakhs, this amount can come down even further.

l The minimum number of investors in SM REIT has to be at least 200 in any scheme, all of whom should be unrelated to the investment managers, and no single investor can own more than 25% of any scheme. This truly democratises the SM REIT structure and ensures no one individual has a controlling stake in the scheme.

l The SM REIT must also buy and own assets that are priced above INR 25 crore and less than INR 500 crore. Again, the minimum floor price ensures that the asset

quality bought and owned by the SM REIT is of a certain quality.

l The Small and Medium REIT is proposed to be structured very similarly to the current REITs, with one crucial difference. In SM REIT, there will be specific schemes with the trust, and each scheme will invest in a specific asset, and the investor can pick which asset he or she wishes to invest in.

l Unlike the current REIT where all units allocated to investors have the same asset ownership, units will represent different assets in SM REITs. Listing of SM REITs will enable fair and transparent pricing for when you buy or sell the units, with enhanced liquidity and exit options.

l New rules will also ensure there are no Fly by Night operators in the fractional investment space. New proposed regulations mandate that investment managers must have a personal net worth of a minimum INR 20 CR out of which 10 CR has to be a positive liquid net worth. They must also have two years of experience in fund Management in real estate, and for new players with no prior real estate experience, it is mandated

that the two key management personnel must have at least five years of experience in real estate or real estate fund management.

l The final safeguard for investors mandated in small and medium REITs is that 95% of the investor funds must be invested in completed rent-yielding assets.

We have witnessed a strong desire amongst the wealthy to own high-quality income-generating commercial assets, which can offer returns between 10-12%. We believe small and medium REITs could be the way forward for them to own multiple such assets, rather than concentrating a large pool of their funds in one large commercial asset. While the final structure of the regulation is awaited, the regulations and reduction in the minimum investment amount will establish standardised practices, protect investor interest, and democratise real estate, keeping the HNI investors' money safe and growing. Additionally, fractional ownership is also emerging in the field of co-living and holiday homes in destinations like Goa, Coorg, etc and it's only a matter of time before SEBI issues guidelines to streamline investments in this segment. v
