Don’t leave it too late

Experts suggest many older people postpone the decision to move into a retirement community until they discover they are running out of options BY BONNY FOURIE bronwyn.fourie@inl.co.za MOVING into retirement development is a big decision for retirees and their families and there are many points to consider.

Often just discussing the option to move into such accommodation is a tricky one for families to broach and can lead to friction.

Retirement villages offer the advantages of independent living in your own space, without the time-consuming maintenance, says Garry Reed, managing director of Evergreen Lifestyle Villages. And there is anecdotal evidence that such a lifestyle even boosts your life expectancy, thanks to the amenities offered.

But first, how do you know the time is right to make this move? And once the decision has been made, how do you choose the accommodation that is best for you?

The experts offer this advice: When is it time to move?

Phil Barker of Renishaw Property Developments says this is a very subjective decision and one that is often taken when people’s health starts to fail. His experience is that the vast majority of people leave it later than they should.

“The increase in stress levels of moving home is directly proportional to the age of the mover. Everyone handles stress differently, so this is not a universal law, but moving at 65 is generally far less stressful than moving home at 75. One needs to be proactive and understand that age-related illnesses come upon one suddenly.

“The retiring baby-boomer generation is more proactive in this regard and there are more people moving into mature lifestyle villages in their late 50s early 60s, which is the ideal time, bearing in mind modern villages cater for an active lifestyle.”

Barker suggests that families encourage their elderly loved ones to visit friends or relatives who have made the move to see first-hand what it is like.

Considerations for moving to a modern retirement village Reed says the main considerations revolve around: • Physical health: In later life, being able to access medical care quickly and easily, while not breaking the bank, will become a priority. Having health-care facilities and trained professionals close at hand means that you will be able to enjoy your golden years without worrying unduly.

• Mental health: Loneliness, boredom and social isolation become a reality as you age, particularly if you’re stuck behind high walls in the suburbs, nursing a spouse, or are no longer able to drive. Retirement villages, however, are home to vibrant communities of elderly people who are keen to make new friends, to stay active and to learn new skills. There’s always something to do and someone to do it with.

• Home and garden maintenance: Cooking, cleaning and gardening all get more difficult as you age and keeping up with maintenance can be onerous and costly. In modern retirement villages, professional teams take care of all aspects of daily life – like cleaning; painting and repairs; gardening and landscaping; health care; housekeeping; laundry and catering.

• Safety and security: At most professionally run retirement villages, 24-hour security is part of the package. And if you go away on holiday, you can simply lock up and go, knowing your home is safe and secure.

• Financial peace of mind: When you buy into a retirement village, you get a lifestyle that suits your needs.

Choosing the right village Barker advises prospective purchasers to visit at least five villages to make comparisons.

“We propose that the prospective purchaser draws up a comprehensive list of questions that should be satisfactorily

answered by the salesperson. The list will be long but should always start with security, which is paramount.”

A wall or electrified fence and gatehouse alone are not sufficient.

“Security must include 24/7 CCTV monitoring of the fence line in a professionally operated control room with an armed response back up. Thermal cameras are always preferable to optical.”

Other questions to ask relate to healthcare provision; the monthly levy and what it covers; community life and facilities and the financial strength of the body corporate.

Buyers must obviously also check that prices and payment options suit their budgets, Barker says.

Retaining independence Many senior living communities are aware that retired people don’t want to give up their independence, they simply want a structure that is beneficial to their needs and preferred lifestyles – the right place for the right time in their life.

“Retirement neighbourhoods can use technology, expert service providers and a wealth of options for living, eating, enjoying exercise and entertainment to ensure that residents are independent and happy,” says Gus van der Spek,property developer and owner of life rights company Manor Life Property.

The benefit of community Van der Spek adds that senior living communities lessen isolation, provide security, community and care and that this has especially been the case during Covid restrictions which have seen older people facing intense isolation.

Living in a senior community can help residents create relationships with their peers, carers, and service providers, and feel less alone.

Health effects Enjoying leisure activities with friends, such as playing bridge or participating in a book club, have been found to protect cognitive skills. Physical activity, such as walking and hiking, gardening or yoga, is one of the most important things you can do for your health.

“Senior-living communities also reduce the instances of falls, one of the leading causes of injury and death, Van der Spek says.

The likelihood of a fall going unnoticed in a senior community is low, as well-lit and clutter-free living areas help prevent falls, and exercise and physical therapy can reduce their instances and severity.

How important are pets to you?

Whether or not they can bring their pet along can be a deciding factor for some people. Many senior living communities allow pets, or in other cases, certain types of pets such as one small dog. Some facilities may offer care for pets if residents cannot care for them alone.

Medical care and amenities Before choosing a senior living community, a person should be physically and cognitively assessed by a qualified nurse at the facility, Van der Spek notes. They should also confirm the community’s procedures in the event of an emergency, their disaster preparedness and which hospitals will be used for admission if necessary.

“This will help ensure a person receives the right level of care and can avoid revisions to their routines after they move in.”

The services and amenities can also play a large role in the type of lifestyle a person can enjoy. Hospitality; dining; exercise and wellness and medication management are typical offerings, while gyms and swimming pools, libraries and hair salons can help a person maintain their preferred routines or even pursue a healthier lifestyle.

Letter from the editor OUR LAST retirement supplement saw us inundated with letters from readers, and was one of the most well-read supplements of the year.

With a large number of people either entering retirement or having parents who are, questions often come up regarding the best place in which to live.

With people as young as 50 now able to buy into some retirement villages, it’s obvious that the developers have to create full-on communities equipped for those from any stage and age, ensuring that people get a one-stop shop with all the bells and whistles.

The needs of a 55-year-old are different from those of a 90-year-old – and so we are finding developments that cater for both, with perhaps a tennis court as well as a frail-care unit.

With the rise in cases of dementia, I am also glad to see dementia units being built into some developments.

Another factor hastening the move to retirement villages is the increase in early retirements, or people wanting to live in a place with a village feel in times of lockdown.

One of the letters we received after the previous supplement came from Julian Carter, 85, a retiree living in a retirement village in Pinetown who writes a newsletter and is very active in his community.

The letter was charming and in-depth and gave insight into life for our many retirees. It also shows the camaraderie that can build up in a community.

“Even in a large village, one of the most dreadful things to cope with (particularly in these times of Covid-19 lockdowns) is loneliness,” Carter wrote. “In our frail care and assisted living areas people are still confined to quarters and for a single person this can be dreadful. Both my wife, Maureen, and I make it a habit to phone people there on our internal phone and try to cheer them up.”

On another aspect of retiree living in a retirement village: “...one of the very best things about this life is that people do not try to persuade you to do anything that you are not entirely happy with.

A suggestion may be made to you, but the ultimate decision on your participation is entirely up to you, with no pressure brought to bear.

Having said that, there is always something on the go for the active, or even fairly active, resident who wishes to partake.”

And Carter’s recipe for longevity? “A smile, keeping active and – even more important than the smile – is the regular use of ‘thank you!’ and an expression of appreciation when it is earned.”

Retirees are placing more focus on community and health care when choosing where to live out their golden years.

H

ASTENED by the pandemic, more South Africans are taking early retirement or voluntary retrenchment packages – even as early as 55.

For those with enough money for retirement it is a “life-is-short” attitude.

This is a trend also being seen in the US with a November study from Pew Research Center finding a surge in the number of baby boomers – those born between 1946 and 1964 – reporting being retired. Compared to previous years, there were 1.2 million more than the annual average.

Because many middle-class South Africans cannot afford this, and are forced to work way past typical retirement age, retirement developments have had to be reimagined to cater for those who must, as well as those who choose to, continue working.

The coronavirus pandemic also gave rise to the popularity of active-adult communities because people could feel safe within the bubble of their neighbourhoods, where they know everyone.

In fact, if the pandemic has taught retirement property developers and managers anything, it is that health and safety, lifestyle and financial peace of mind are priorities, says Cobus Bedeker, managing director of Evergreen Property Investments. The last thing that retirees want to do during their golden years is deal with daily cooking and cleaning.

“Upmarket villages... now take care of gardening, catering, laundry and housekeeping and you can choose to eat in a dining room or restaurant, rather than catering for yourself. Some estates also provide additional facilities like shops, beauty and hair salons and financial services, so you never have to leave the property.”

to The Somerset Lifestyle and Retirement Village in the Western Cape, says the days of regimented, institutional frail-care units, run in a hospital-like fashion are gone.

“The modern crop of retirees – many of who are still very active and who often do not self-identify as ‘old’ – have necessitated this change.”

To cater for these evolutions and ensure that elderly residents still receive the care they need, Barry Kaganson, chief executive of Auria Senior Living, says the “big trend” both here and overseas is to offer various wellness aspects within senior-living facilities. These include fitness programmes; healthy eating plans and options; planned social activities; lifelong learning courses, volunteer opportunities and wellness education workshops.

“In addition, of course, from a design perspective, senior-living communities are now attractive, modern and appealing places to live, underpinned by the requisite operational and hospitality services.

“Availability of care and support is critical as people live longer and aspects such as dementia care need to be addressed... People also want choice as to how their care and support is delivered.”

Phil Barker, a consultant to Renishaw Property Developments, believes the homebased care model is the future of health care in mature-lifestyle villages.

“Current retirees are demanding this and successful developments will deliver.”

This model means units will be: • Wheelchair friendly.

• Designed to facilitate ageing in the home rather than in a frail-care facility.

• Managed by professional health-care organisations and manned by qualified nursing and supervised care-giving personnel.

Apart from physical changes, retirement developments also have had to restructure their offerings.

“Being creative in encouraging the residents to participate in organised and individual activities is one such change. Of course, these activities are always governed by strict Covid-19 heath protocols.”

Community and friendship are also vital aspects for retirees, and Helen and Corrie Peters who live in the Widenham Retirement Village, in KZN, say they now meet and talk to more people in one week than they did in three months in their previous complex.

“It is just so much better than I expected,” Helen says.

The sense of community that is a big feature in most modern retirement villages is evident in even small details, such as village newspapers and magazines where local and personal news is shared between residents.

The increasing numbers of people and traffic in Ballito on the KZN North Coast forced Joan and Hugh Gaitskell to consider alternate retirement living. In November 2019, they made the move to the Scottburgh on the South Coast.

They chose Renishaw Hills and it is a decision they have not regretted.

“The things that were influential to our decision were the views – those of the sea as well as the village – and the impossibility of any other dwelling being built in front of us to spoil the views,” says Joan, 72.

Hugh, 78, adds: “Our favourite parts of living here include the peace and quiet of the neighbourhood and also our fellow residents who have the same outlook on life as we do.”

PROPERTY TRENDS TO WATCH AS LOW-INTEREST RATES REMAIN Last week the Reserve Bank announced to keep the prime lending rate at 7%, this was a great relief to many cash-strapped consumers. Property experts, on the other hand, have expressed little surprise at this outcome.

“Realistically, we don’t expect interest rates to change just yet,” says Tony Clarke, MD of the Rawson Property Group. “When increases do start happening – possibly towards the end of this year, or early in 2022 – the climb is likely to be very slow, creating little immediate change to the property market.”

While interest rates may not be changing any time soon, Clarke says property trends are always shifting, particularly as buyers redefine their needs under the “new normal”.

Both Clarke and Craig Mott, Cape Town Regional Sales and Commercial Manager for the Rawson Property Group share their take on what this means for the property industry and some major trends to keep an eye on.

Bigger is better According to Mott, the massive shift towards remote work has directly influenced buyer priorities when looking for the “perfect home”.

“People are spending a lot more time at home these days,” he says. “Buyers are looking for properties that can make that time as comfortable – and productive – as possible. That means more than just home offices. We’re talking larger living areas, more spacious gardens, functional outdoor areas – the whole package.”

Freehold over sectional title In their search for more space, Mott says more and more buyers are turning to freehold properties over sectional title – the opposite of pre-pandemic trends.

“Freehold homes tend to offer more space, more privacy, and more freedom to renovate and make changes,” he says. “Lock-up-and-go is also less essential with travel restrictions keeping most of us grounded.”

Multi-generational living Clarke says the multi-generational living trend is becoming more common, contributing to the demand for larger properties and properties with multiple dwellings.

“Making ends meet on a fixed or limited income has become extremely difficult in the current economic situation,” he says. “As a result, we’re seeing a lot of young adults moving back in with their parents, and a lot of elderly parents moving in with their kids.”

Decentralisation Location is just as important to buyers as ever, but Clarke says lifestyle has become a greater priority than proximity to major business hubs.

“A lot of buyers are moving away from major cities in favour of small-town life, particularly along the coast,” he says. “These so-called Zoom Towns are really booming as the popularity of remote work and distance learning increase.”

Residential property While 2020 was characterised by lowered interest rates and ample supply of properties on the market, creating favourable market conditions for buyers who wasted no time in snapping up properties, 2021 has brought about stock shortages to much of the country.

“Agents have now focused their efforts to get their hands on enough properties to satisfy demand, particularly in the entry-level market,” says Clarke, “We do expect to see this dynamic shifting, however, with a wave of distressed properties due to hit the market soon. Sellers hoping to minimise competition should definitely get their properties listed as quickly as possible.”

Commercial conversions Remote work has caused an inevitable decline in the demand for commercial property, triggering a flood of commercial to residential conversions in CBDs. Mott says the result will be a number of new mixed-use buildings with shared workplace, exercise and entertainment facilities.

“It’s an exciting trend that should inject new life into South Africa’s cities, and provide excellent opportunities for buyers looking to ‘get it all’ under one roof,” he says.

Stabilising demand While the decision to keep interest rates where they are will certainly benefit buyers, Clarke says it is unlikely to cause the same surge in market activity that the initial interest rate decreases did.

“We’re expecting buyer activity to level off now that pent up demand has largely been satisfied,” he says. “Demand will still be high, just unlikely to increase further.”

Good timing for buyers and sellers It’s only a matter of time before interest rates begin to climb once again. As such, both Clarke and Mott urge buyers to act sooner rather than later to benefit from the current rock-bottom rates for as long as possible.

Sellers, too, are advised to act quickly in order to tap into today’s lively market.

“As interest rates increase, demand will slow and sales will become trickier,” says Clarke. “It’s one of those rare situations in which both buyers and sellers stand to benefit by acting quickly.”

The decision to keep the repo rate unchanged at 3.5% has been welcomed by South Africans and this means that the prime lending rate remains stable at a near 50-year low of 7%. So for potential homeowners, now is the time to buy and secure an attractive interest rate.

In addition to the positive news on the repo rate and property sales figures, 2021 could see South Africa experiencing an improving local economic landscape, despite the continuing challenges we face. This is driven by the confidence boost of a positive Budget and South African resilience in the face of significant economic challenges.

SA has many positives going for it. In addition to the fact that ours is one of the most beautiful and diverse countries in the world, we also have a politically stable democracy with a free media, an independent central bank, huge mineral wealth and tourism potential, growing trade and investment links with Africa and Asia, a strong financial sector, a generally healthy corporate sector and an easing fiscal crisis.

I truly believe that we have moved into a season of rebirth, despite the lingering presence of Covid-19. We are optimistic of ongoing positivity in the property sector as the interest rates and favourable lending attitudes of the banks make for fertile grounds for property investment.
