Saturday 4 – Friday 10 February, 1 – 3pm 2 High Street, one of the oldest cottages in Lacock is open for you to explore.

A timber framed building with intriguing architectural features and bags of character, 2 High Street has a long and varied history; from a medieval open hall, to a Victorian coffee tavern, to the home of the village post mistress, to the green room for the cast of Cranford.

The cottage is open from Saturday 4 to Friday 10 February, 1pm – 3pm. Entry is free, and there’s no need to book.

Early spring walks with Lacock’s Head Gardener

Tuesday 21 February and Wednesday 1 March, 11.30am – 12.30pm Lacock has some beautiful early spring flowers and a guided walk with Head Gardener, Sue Carter, is a great way to discover more about them.

Sue, who you may know from her regular slots on BBC Radio Wiltshire, will talk about the history of the garden and will also share some gardening top tips along the way.

The tour will last for around an hour and there is no need to book in advance.

Winter conservation is brought out from behind-the-scenes at Lacock Abbey Tuesdays, Wednesdays and Thursdays, 21 February – 30 March, 11am – 5pm Have you ever wondered what it’s like to maintain a house the size of Lacock Abbey?

It takes a lot of work to take care of the abbey and its collection and this spring the team at Lacock have brought this work out from behind-the-scenes for you to see on Tuesdays, Wednesdays and Thursdays from 21 February to 30 March, 11am – 5pm.

Jean Rose: The Poetry of the Everyday

Victoria Art Gallery www.victoriagal.org.uk Free Admision Jean Rose was among the first artists to enrol at the Bath Academy of Art in the late 1940s.

Sixty-five years later she is still at work in the city, producing tellingly observed paintings of shoppers, street vendors, dog-walkers and garden centre visitors.

These works celebrate everyday social activities, whilst paying homage to the methods of earlier painters such as Edouard Vuillard and Piero della Francesca.

Jean Rose has exhibited widely, and all works will be for sale in this, her first one-woman show in Bath since 2008.

Healthy Eating It is understable, when talking about eating healthier, that some people will switch off, fearing their quality of life will be somewhat downgraded.

We've seen it many times before; a work colleague sitting down for lunch and opening up a large tupperware box full of pulses, boiled chicken and enough lettuce to keep the cast of watership down happy. It's enough to make anyone think twice; especially after an extremely well celebrated festive period. So, fear not.

You can improve your diet without sacrificing everything you hold dear. Here are a few ideas to start the year off on the right foot.

1. Eat (a better) breakfast

It's been called the most important meal of the day for a good reason. How we start the day will have a major effect on how we refuel throughout the day. There are many of us who skip breakfast because we think it will help us lose weight. In fact, eating breakfast can help us control our weight. How many of us who skip breakfast find they are likely to grab a mid-morning snack (crisps, biscuits etc).

If a breakfast contains protein, then it will reduce the likelyhood of needing a 'snack'. There are many breakfast ideas that contain protein and to make sure that a breakfast is balanced, it is worth adding fruit or veg as part of your 5/7 a day.

Greek yoghurt and a chopped banana or blue berries are a quick and healthy option. And, remember the old saying of 'go to work on an egg'. An egg and cheese wrap/borrito style breakfast can be a real winner. Add in some black beans to really kick-start your day.

2. Stay hydrated.

Our bodies are made up of 90% water, so it makes sense that we need to rehydrate; especially when we are active or in warm weather. If you make only one change to your diet, cutting out fizzy drinks is the easiest.

Fizzy drinks are packed with sugar (some over 35grams per can). If you are drinking cans of drink during the day, bottles of pop in the evening and even alcohol, then you are likely to be taking on board way over your daily allowance of sugar (which is 35grams a day). The government recommends 6 – 8 glasses of water a day on top of the water that forms part of the food we eat.

3. Reduce your salt intake.

It is recommended that we take in 6grams of salt (or less) per day. Too much salt can cause raised blood pressure, which increases the risk of heart disease and stroke – one of the biggest killers in the UK. Many of the products on the shelves in supermarkets will have a lower salt option. Remember, I'm not saying cut it out completely, just choose wisely. Try choosing one food a week to check and swap when you're food shopping.

If you are eating out, then there are still ways in which you can reduce your intake. The NHS website (www.nhs.uk/Livewell) gives us some top tips on how we can do this: Pizza: choose vegetable or chicken toppings instead of pepperoni, bacon or extra cheese.

Pasta dishes: choose one with a tomato sauce with vegetables or chicken, rather than bacon, cheese or sausage.

Burgers: avoid toppings that can be high in salt, such as bacon, cheese and barbecue sauce, and opt for salad instead.

Chinese or Indian meal: go for plain rice. It's lower in salt than pilau or egg fried rice.

Sandwiches: instead of ham or cheddar cheese, go for fillings such as chicken, egg, mozzarella, or vegetables like avocado or roasted peppers. And try having salad and reduced-fat mayonnaise instead of pickle or mustard, which are usually higher in salt.

Breakfast: instead of a full English breakfast, go for a poached egg on toast with mushrooms and grilled tomatoes. If you do have meat, have either bacon or a sausage, but not both.

Salad: ask for dressings or sauces on the side, so you only have as much as you need. Some dressings and sauces can be high in salt and fat.

4. Keep an eye on the right and wrong types of fat.

We all need fat in our diet, but it does depend on what type of fat we consume as to whether it is good for us or not. There are two main types of fat: saturated and unsaturated. Too much saturated fat can increase the amount of cholesterol in the blood, which increases your risk of developing heart disease.

It is recommended that the average man should consume no nore than 30g of saturated fat per day, whereas a women should consume no more than 20g.

You will find saturated fats in foods such as: sausages, cream, biscuits, pies and hard cheese. Choose foods that contain unsaturated fats instead, such as vegetable oils, oily fish and avocados. Aim to eat at least two portions of fish a week (one portion of oily fish). Oily fish contains omega-3 fats, which may help to prevent heart disease.

Oily fish include: salmon, fresh tuna, sardines and mackerel.

5. Buy a slow-cooker.

This may sound silly, but buying a slow cooker will reduce the risk of you stopping off at the chippy, or buying a microwave meal to take home. We've all been there. I'll get a takeaway, that will save time! We know that a lot of these types of meal are full of sugar and will not be as nutritious as making yourself a hearty casserole, curry or bolognaise to come home to. You can pick up a slow cooker for around ÂŁ 20 these days.

6, Get active and be a healthy weight

Here is what the NHS says about getting active and being a healthy weight: Eating a healthy, balanced diet plays an essential role in maintaining a healthy weight, which is an important part of overall good health.

Being overweight or obese can lead to health conditions such as type 2 diabetes, certain cancers, heart disease and stroke. Being underweight could also affect your health.

Most adults need to lose weight, and need to eat fewer calories to do this.

If you're trying to lose weight, aim to eat less and be more active. Eating a healthy, balanced diet will help: aim to cut down on foods that are high in saturated fat and sugar, and eat plenty of fruit and vegetables.

Don't forget that alcohol is also high in calories, so cutting down can help you to control your weight.

Physical activity can help you to maintain weight loss or be a healthy weight.

Being active doesn't have to mean hours at the gym: you can find ways to fit more activity into your daily life. For example, try getting off the bus one stop early on the way home from work, and walking.

Being physically active may help reduce the risk of heart disease, stroke and type 2 diabetes. For more ideas, see Get active your way.

After getting active, remember not to reward yourself with a treat that is high in energy. If you feel hungry after activity, choose foods or drinks that are lower in calories, but still filling.

If you're worried about your weight, ask your GP or a dietitian for advice and make 2017 the year of eating healthier.

REDUCED-CARB MAKE AHEAD, GOOD TO FREEZE Ingredients: (Serves 1) 1 tbsp coconut oil 1 cinnamon stick ½ red onion, sliced ½ aubergine, chopped into 2cm chunks 4 midget trees (tender-stem broccoli), any bigger stalks sliced in half lengthways 1 red chilli, finely sliced 2 tbsp massaman curry paste 200ml coconut milk 1 x 240g skinless chicken breast fillet, sliced into 1cm strips handful of coriander, roughly chopped 1 tbsp fish sauce 2 tbsp tamarind paste 2 tbsp desiccated coconut lime wedges, to serve

Method: Melt half of the coconut oil in a large frying pan over a medium to high heat. Add the cinnamon, onion and aubergine and stir-fry for 2 minutes.

The way that meat is cut is important too; the farms butchers cut each carcass on their merits to give you, the customer, the very best.

Who was Robert Burns?

Born on January 25th 1759, in Alloway, Scotland, Robert Burns early life doesn't read like that of a national hero. But in his short life (Burns died aged just 37), he had taken the Scottish literary world by storm, and had secured a place for himself in history and in legend.

Burns father was a tenant farmer, and although not rich, wanted the best for his son and in the established Scottish tradition made sure young Robert was well educated. Burns received instruction in Latin, French and mathematics and it was also about this time (aged 15) that Burns turned his hand to poetry.

Along with an education came a developing social life. Not only was Burns learning about the world but whilst working on his father's fields he met a young girl named Nelly. He soon found himself filed with passion for what he would later call "man's first great pleasure in life," and wrote one of his earliest poems about the girl.

As the young Burns grew, so did his success with women. Male friends would comment that Burns would leave them at a tavern if a feminine opportunity presented itself. He would later go on to have fourteen children with six different mothers.

With a rich social life, but from an upbringing that taught him hard work, and the ways of the land, Burns became a freemason (of St David's Lodge, Tarbolton), in 1781. His lifelong connection with freemasonry provided a constant social support as well offering him connections to infl uential parties.

After his fathers death in 1874, Burns become a regular churchgoer ('Kirk'). Its strong links to the rural community along with its guardianship of public morality would serve as much as a crutch as well as a source of devilment.

The years 1784 to 1785 were some of Burns's most prolific periods. Robert was working on his farm in Mossgiel, writing poetry, living with Jean Armour, who was pregnant by him, it seemed that things had worked out well for Burns. Unfortunately, not all in the garden was rosey. Armour's marriage to Burns was opposed by her father, the farm was not profitable, the only way out, it seemed, was to emigrate. His plans to sail to the Caribbean were well advanced when he was advised by a local lawyer, Gavin Hamilton that to finance the voyage he should publish some of his poems.

At a cost of three shillings, the entire print-run of 612 copies sold out within a month, justifying his belief in his abilities and in the merit of his

poems. His book - the 'Kilmarnock edition' caused him to reconsider his plans to emigrate.

Burns decided to continue his literary development by visiting Edinburgh.It wasn't long before Burns became part of the social fabric in Edinburgh, developing relations with The Earl of Glencairn and William Creech who helped fund and promote (respectively) a second volume of poems called 'The Edinburgh edition'. The new edition of work would include a 'slight pilgrimage to the classic scenes of this country', giving Burns an opportunity to travel the Highlands and Borders that both influenced his work as well as its readers to name him the 'Scottish Bard'.

In 1787, Burns became involved in a number of musical projects. During this time Burns sent a copy of an original song to the Scots Musical Museum with the remark, "The following song, an old song, of the olden times, and which has never been in print, nor even in manuscript until I took it down from an old man." Some of the lyrics were indeed "collected" rather than composed by the poet but It is a fair to attribute the rest of the poem/song 'Auld Lang Syne' to Burns.

In 1789, failing health overshadowed his literary and musical output. Years of hard physical labour working on a series of unproductive farms aggravated his longstanding heart condition. This lead to his premature death at the age of 37 in 1796.

Scotland went into mourning; ten thousand people attended his funeral and he was later named national poet of Scotland. In a typically poetic style, on the day of his funeral, his wife gave birth to their youngest son, Maxwell.

In 1801, some of Burns' friends and admirers decided to honor the departed poet with a dinner. Each year they would meet, read Burn's poems, drink Whiskey and offer up a feast of Haggis whilst giving out a boisterous rendition of late Bard's poem "Address to a Haggis”.

In recent years, 'Burns Night' has become one of the most popular events on a hotel or restaurants social calendar. People from all different backgrounds come to enjoy a night of socialising, singing and to try a mouthful or two of Haggis.

5 beliefs that could be keeping you fat, writes Tamara Pitelen A few years ago, I weighed about 40lbs more than I do today. I wasted decades on a weightloss wild goose chase. A lifetime of grim diets and punishing exercise, then self-hate when it didn’t work. What did finally work was shifting the focus from mouth to mind. The biggest reason for people failing any fitness or physique related plan is that they never find a level of consistency and they try and make too many changes too soon, realise the changes are not sustainable and don’t t around their lifestyle and inevitably “drop the fitness thing” long before they reach their potential.

You can’t out-train a bad diet

Let’s say you’ve decided to train every day for an hour (Not that I’m saying that’s a good idea, for most people it’s not!) - this would have you training for 7 hours per week. Now if we consider that most people spend around 120 hours per week awake, that leaves us with 113+ hours to negate the hard work you’ve done in your training.

To see continual results you must closely monitor your food and drink intake. I’m not keen on blanket prescribing nutritional advice, but as a rule of thumb most people would get a really positive response by including lean meats, fish, fibre rich green vegetables and healthy fats as the basis for their meals.

Don’t be afraid of fat!

Healthy fats play a vital role in health as they allow us to absorb vitamins A,D,E & K - so dropping fat out of your diet can put you on a fast track to poor health.

Getting “Bang for your buck” in training

When training to lose bodyfat I recommend people to use exercises that over more “bang for your buck” which require more energy to perform and continue to burn energy long after the session has nished. Exercises such as squats, lunges, as well as pressing and pulling exercises require lots of energy to perform and speed up the process of improving your physique.

Performing light exercise such as a long slow run can help you, but you will have to work much longer to get anywhere near the same level of energy expenditure.

No gym? No problem!

For people who don’t have access to a gym Interval Training is a great tool for fat loss and o ers better energy expenditure than traditional low intensity exercise running. Idea’s such as using evenly spread lamp posts can produce a visually stimulating way to perform intervals - sprint past 2 lamp posts, then walk to the next, then sprint the next 2 and so on.

The only person who can stop you from achieving the results you want in 2017 is you so get motivated, be consistent and work hard, and very quickly you’ll see that all of your effort is worth it.

What sort of drunk are you?

Yeah, I became a PT, got into social media and the rest is history. I haven’t just popped up from nowhere, I have been working hard building up a community and a social media following.

I’m a friendly drunk and I like to dance! My ideal night out is dinner with cocktails but I’m not about raving I had a little phase, I thought I was an eat London rave but I burnt out after about three months and thought, this isn’t for me!

Why has fitness become such a big trend?

You were spotted out with Ellie Goulding earlier this year..?

It’s cool to go to the gym now. Women now are more into fitness and sports than before. There is so much option now. Wearing your gym gear out used to be embarrassing now it’s a whole fashion trend! And, yeah, people are generally more aware of nutrition and eating well… I don’t know why but it’s a good thing. I like to think I’ve had an influence.

There is so much nonsense out there. Lowcalorie diets do not work long-term. They just don’t. You’ll lose weight, then binge and re-gain it all. The answer is eating well all the time and that’s what my plans are about because I re-educate people about their bodies and about food.

Do you always eat really well?

I have to be really strict to get this lean. Not boozing…staying away from treats. A typical day’s meal will be scrambled egg or an omelette for breakfast then a massive chicken burger that I make myself. For dinner maybe a Thai Green Curry. All made myself, of course!

When was the last time you had, like, a Burger King or Mac Donalds?

Oh, about three years ago in Ibiza. Fast food makes me ill now. My body isn’t used to it.

What’s your ‘cheat food?’

I love ice cream and a it of chocolate. I can’t stop though; Once I start I need the whole bar!

Do you go for big nights out?

I go out about twice a month, I get really drunk!

I can get drunk off three cocktails because my body isn’t used to it.

Have you been over to try to crack America?

I’m really well known in the UK but America is harder so I’ve had to go over a few times to try to get myself known. But I’ve been on prime time TV over there – it’s happening!

My plan is to get every single person in the world lean so I need to be on TV in every country in the world and want my books in every country. The power of social media is amazing – I’ve got over 100,000 people sign up to my plan in just over two and a half years.

I went to Barcelona for a few days and left my phone in the safe for two days. Slowed my brain down a little bit. Was really nice and relaxing and let me get my focus back. It was on my own. I need holidays by myself every now and then just to recharge but I live for boy’s holidays. I took them all to Vegas and we’re going to Dubai. I’m doing a talk over there for an hour and, with the money I’m getting paid for that, I’m flying all my mates over for a week. Eight of us. They’re my best friends, the boys I grew up with. We call ourselves The Vegas Eight based on our last holiday – that’s the name of our WhatsApp group

– but we’ll change the name to The Dubai Eight after this trip. They’re the boys I trust with my life.

How’s your life changed since getting famous?

I don’t think I’m famous. I might get recognised occasionally but my life hasn’t really changed day-to-day. The biggest change its that I can be more generous. I used to have to save up for everything, holidays would take me months to save up for. Now, to be able to take all my mates away, it’s such a nice feeling.

What’s been your biggest splurge?

I bought my mum a house in Epsom in Surrey.

She loves it. I’m building my own house and renting while that’s happening. Every day is different and so much fun. I don’t even feel like I’m working.

Do you ever just want privacy?

I love what I do. The thing is, we are all always on our phones – all the time – anyway. So I’m trying to make a living out of it. If I’m on my phone, it’s not because I’m being anti-social it’s because I’m creating a community and helping people. People expect it, they want the next recipe or workout. It’s not tiring because it’s what I love and why I do what I do. I didn’t realise that a million followers equated to a business and people wanting to buy stuff and sponsor or advertise with you. I was never motivated by that. I’ve always been about free content. Even though my book is £8, I posted 6,000 videos on Instagram over two years to build that trust.

What do you think about the naked selfie culture from some celebs?

I think Instagram is somewhere you go to be beautiful and Snapchat is somewhere you go to be real. You can filter yourself so much on Instagram. If you met the Kardashian girls in real life, they are not going to look like that! They will not be that immaculate! I think it’s so unrealistic and dangerous for girls. It’s all fake. No one is that beautiful naturally. Whereas I use social media to promote healthy body image.

Have you ever had negative comments or trolling?

It’s generally very positive. I’ve been called a ‘sellout’ a few times, but whatever! If anyone said something really negative - which is like 0.01% of all the comments because most of them are so nice – I would just block them immediately. I don’t see nasty trolling or ego, really.

What are you plans for the future?

I’d love to move to Santa Monica and have a TV show in America. I’d love to spend summers in the UK and winters there. I just want to keep doing what I’m doing.

Bath College Apprenticeship Training Provider of the Year Bath College is the largest provider of apprenticeships in the Bath and North Somerset area and work with over 260 businesses, who employ over 450 apprentices.

Over the last year, the college’s apprenticeship team has increased its provision, working with over 60 companies to offer apprenticeship programmes in nine new business areas.

Apprentices can gain professional qualifications as well as hands-on work experience, making them more attractive to future employers.

At Bath College we align our offer with the identified priority sectors in the area so that we’re meeting the needs of those employers, and we are increasing our student’s employability skills within these areas which will help them to find a job within these industries.

Bath College apprentices let their success do the talking Lauren Atwell and Tom Sproson

Apprentices at the European Student Placement Agency (ESPA UK) College students Lauren and Tom are about to complete their Business Administration apprenticeships at ESPA with a four week work experience placement at a college in Austria ESPA UK provides six-month work placements for EU undergraduates, linking them with corporate companies and independent businesses throughout the UK. The company, based in Bath, was recently chosen as Business Employer of the Year at Bath College’s Celebrating Success Awards Ceremony for embracing the ethos of the apprenticeship scheme and giving Lauren and Tom some amazing opportunities.

Lauren chose an apprenticeship after deciding university wasn’t for her.

She said: “I didn’t really want to go to university, I didn’t want to study full-time. I was originally working in Canterbury in a travel shop before I came to live in Bath and spotted this opportunity.

An apprenticeship is great because you’re getting work experience and a qualification at the same time – you don’t get that at university.

“I didn’t know what to expect when I first started here, but from the first interview I knew they were genuinely nice people. They have made it easy for us to grow and develop.

“If you looked at me a year ago, I was a different person. I’ve developed my confidence and my ability to communicate. Before I used to be anxious and nervous, even speaking on the phone and in meetings. I can’t thank them enough, my apprenticeship has been a really positive experience.”

For Tom an apprenticeship was about increasing his skills and employability: “I was looking for something to increase my skill level. I thought I would try an apprenticeship to take a step up and make myself more desirable as an employee. I had a couple of jobs beforehand. I worked in a nursery, in an admin job and then I got an engineering job. I found this opportunity and I’ve never looked back.

I’m very excited to get the opportunity to work in Austria. It will give us an insight into the way that ESPA works. I will be challenging myself, learning from a new experience and gaining new skills – and that’s really valuable. Before I came to ESPA I hadn’t travelled a lot. Now I’ve travelled to Milan and I’ve been to London and Canterbury.

Apprenticeships: We were looking at how we could develop our community and give someone a training opportunity.

We were at a point where we needed to start recruiting for certain functions in the workplace and we said ‘do we go an employ someone or do we give someone an opportunity to grow and learn with us?’

When we interviewed Tom and Lauren we felt they had different skills to offer us.

We’ve given them the space and time to be educated through the college and to be supported by us.

Companies have to recognise that future employees don’t come out of thin air. I have heard businesses talking about the skills gap.

That’s a very easy line to take, but the whole point of work experience and apprenticeships is to bridge that gap. It’s so important that companies who have a mind to grow contribute in some way to that development.

We have to train people. They don’t come out of college perfectly rounded, it’s not fair to expect that and you can’t say that to a college.

You get a better fit. It gives them the opportunity to try you out and you have the opportunity to try them out, to show them your way of working.

You’re getting someone fresh who will learn your style.

That’s the benefit of getting someone straight from college because they adapt and take on who you are as a business.

Apprentice at St Fagan’s Open Air Museum, Cardiff Brett Burnell is a stonemasonry apprentice studying at Bath College and working at St Fagans, an open-air museum celebrating Welsh history and culture, in Cardiff.

Bath College is one of the few colleges offering a qualification in stonemasonry and the course attracts apprentices from Wales and the South West.

Brett had aspirations to become a Stonemason for many years but had never had the opportunity, and instead he was working as a labourer at St Fagans.

He said “As a 37-year-old man with family and bills to pay, going back to college seemed almost impossible. The apprenticeship gave me the opportunity to keep earning and gain the qualifications I need to further my career and better myself. It’s hard work but it’s worth it.

I have gained more knowledge in the past two years on this course at Bath College than I have working onsite as a labourer for ten years.

"

“Three days a week I’m working onsite at the museum on a variety of projects.

This includes building rubble lime walling, recreating a Celtic village, and carving and fixing stonework. I’ve worked on many listed buildings.

“Two days a week, I attend Bath College where I improve my banker (construction) skills and precision, while learning the theory behind stonemasonry.

“I work with a team, including one other apprentice stonemason and three masons who have been in the trade all their life and they help and guide us.

“I have gained more knowledge in the past two years on this course at Bath College than I have working onsite as a labourer for ten years. It gives me a massive sense of pride being able to see what I’m capable of achieving.”

Apprentice at the Bath Vet Group Liz began working for Bath Vet Group, a 24 hour pet care service in the area, as a kennel assistant and when they decided they would like a trainee in veterinary nursing Liz was offered an apprenticeship.

Liz’s apprenticeship has offered her opportunities she did not think were possible in the past. She said: “It’s given me a route into the career I wanted. I didn’t think it was possible before, but now I can see what I want to do for the rest of my working life.

“Doing an apprenticeship is also a fun way to study. There’s a lot of pressure, but you’re not sat in a classroom all the time. I like working at the same time as studying, it helps you apply what you’ve learnt. You can relate what you’ve learnt to the animals you’re working with.

“It’s a very intense course but our tutor at Bath College has been amazing. I have had a lot of support and I get on well with the rest of the group.

Liz also had some advice for those looking to study a similar apprenticeship.

She said: “It helps to do a job in a veterinary practice beforehand and it helps to do a veterinary assistant course at college. I’d recommend getting a job in a practice (even if it’s just work experience) so they can see how hard-working you are.”

Ruby Goodman knew that she wanted a practical career and the Painting and Decorating course stood out for her when she looked at what courses she could study.

“As the company has grown we have needed more staff to fulfil new roles including HR, processes and admin.

The 19-year-old started an apprenticeship after completing the Level 1 course at Wiltshire College Trowbridge and began working for a local restoration firm.

Ruby said: “The apprenticeship appealed to me as I felt that I would gain more experience on the job.

“I enjoy the best of both worlds and the skills we learn at college really complements that.”

James Baily Horticulture James Baily is an apprentice at Lackham – Wiltshire College’s specialist landbased campus.

The 19-year-old said: “It was a love or working outdoors that attracted me to a career in horticulture and I thought an apprenticeship would be the perfect role for me as well as the benefits of learning on the job and earning.

“I not only get to learn the basic skills needed for a career in this area, but I have also been able to undertake some extra courses that I would not necessarily have done anywhere else and this I think will benefit me in the future.”

Moving in 2017?

We ask local experts how they feel our ever changing property market will perform in 2017.

It's fair to say the housing market has seen a series of ups and downs since the recession took hold in 2008. During this time, there have been a number of policies introduced by government to kick start the housing market and get Britain moving again.

Drawing data from the 2016 RICS Autumn Report, current stock levels are at the lowest recorded point in the last 16 years and the headline comment from Simon Rubinsohn, the RICS Chief Economist, began as; “The dire shortage of available housing across the UK is continuing to push prices upwards, regardless of the uncertainty linked to the ongoing discussions surrounding Brexit.”

As a new year is upon us, many of us will have spent the Christmas break taking a hard look at the home and deciding if its time to make improvements, investing money into our current property, or to take the chance in an ever changing property market and look at the long term benefits of moving.

Factoring in the general trend for many sellers to remove their properties from the market over the festivities, the winter period has not been the happiest of hunting grounds for potential buyers.

For those looking to improve, we will investigate house and home trends for 2017, next issue.

For those who feel that a change of address, whether bying or renting is the order of the day, then we speak to some of the cities most respected voices to see how they feel the local market will perform.

FInally, we will take a look at the new homes market, how recent government backed incentives have performed, as well as hear from some of the main developers who are currently building in and around Bath.

However, owners launching to the market early in 2017 will no doubt receive a significant bonus in activity as a result.

Predictions vary for market movements in 2017, like any other crystal ball gazing of this ilk. Savills, Countrywide and PwC all agree roughly on between 1% and 2% price growth for the South West region whereas the Centre for Economics and Business Research went with “weaker growth into 2017 but the general direction of prices is still expected to be up”.

Anyone can sell a property in a good market, but in an uncertain market, it is crucial to take control of the sale, price realistically, and work closely with an agent who can communicate and negotiate effectively. With more variables, the approach needs to be dogmatic and they must be prepared to work doggedly, from agreeing a sale through to exchange and then completion.

For motivated vendors – particularly those in the upper echelons of the market, appointing a trusted agent could be the smartest move they make next year.

For those aged 25-34, the rate of home ownership fell from 59% in 2003 to 37% in 2015.

This, despite government backed incentives such as the Help to Buy scheme and the fact that house building in England was at its strongest level in eight years, with the number of new homes being built having increased 11% in a year.

Until Article-50 is triggered, it is almost impossible to forecast the impact that the UK’s decision to exit the EU will have on the property market.

In the immediate term, Bath’s market has become more value driven, but that is also a ramification of transactional friction that followed the Stamp Duty reforms implemented in April of this year. With an increase on the stamp duty payable on homes worth over £925,000, it is, quite simply, more expensive to buy and sell homes at the upper end of the market.

Additionally, the SDLT reforms applicable to second homes and investment properties, coupled with the natural price adjustments that have characterised the market over the past 18 months, are inevitably impacting sentiment, vendor mentality and buyer motivation.

However, while we are all aware of the challenges that the current market place might pose, Bath’s market continues to offer opportunities – it just requires a shrewd eye and a hard dose of realism to ensure they are uncovered.

Within Bath, the £250,000 - £600,000 bracket is thriving. Applicants are queuing up to view the apartments and houses that fall within this bracket, and asking prices are consistently achieved, if not surpassed.

Doer-uppers remain a popular investment for both owner-occupiers and landlords, offering a keen opportunity for capital appreciation. With guide prices going through a natural adjustment currently, it’s important for those who want to see a capital return on their property in the next couple of years to look for smart buys to which they can add tangible value.

Investors are also active at the lower end of the market; while many are taking a long term view on capital growth, they are attracted to the rental yields that remain robust. When purchasing a buy-to-let property at £300,000, the additional SDLT levy of 3% is more easily absorbed when balanced against an average Bath yield of 4.5%.

Furthermore, rental yields continue to outperform interest rates offered by the banks, and with so many of our landlords purchasing largely in cash, there is little incentive for them to exit the Bath market any time soon.

A new trend in investment opportunity is emerging for Bath’s aspiring landlords; with the Euro performing well against sterling, some of our Euro based investors are selling up portions of their portfolio, cashing in on their exchange rate advantage. In the meantime, this is freeing

new homes Over the past 12 years, the percentage of people owning their own properties, in England, fell from 71% to 64%, with the steepest drop among young people.

Nathalie Thompson Bath Property Lettings Several important events in 2016 are no doubt going to affect the trends for the 2017 housing market; namely the increase in stamp duty on Buy to Let properties, and most recently the subject of the ban of tenant fees. A recent study by the Royal Institution of Chartered Surveyors has estimated that house prices will increase in 2017 by around 6% and rents by an average of 3%. However, there is a likely potential for rents to increase at a faster rate than sales towards the end of 2017, largely as a result of these events. A trend which has become more prevalent towards the latter part of this year is that of an increase in demand, accompanied by a decrease in housing stock overall in recent years; this too further supports the trend in overall rental increases.

The recent announcement in the Autumn Statement of the ban of tenant fees due next year, will undoubtedly compound the current trends and prediction of rents rising significantly, should it be introduced following a consultation period early next year.

The lack of supply of property in the private rental sector in comparison to the number of tenants looking to rent, combined with rising house prices making it harder to buy a property, has resulted in renting certainly having become the ‘norm’. The rental market is growing to such a point that it has been suggested that by 2025 almost one in four households will be renting – largely made up of the 20-39 age group – also referred to as ‘Generation Rent’.

Therefore, despite the Government’s attempts to promote home ownership by increasing landlord stamp duty on Buy to Let properties in 2016, a potential ban on tenant fees and a phased reduction in tax relief for landlords from 2017, the rental market should remain as strong and buoyant into the coming years, as it has been in recent times.

With this in mind, the Chancellor, Phil Hammond, announced in his Autumn Statement. £2.3bn would be spent on infrastructure - such as roads - related to housing developments. The chancellor said the money would support the building of up to 100,000 new homes, and amounted to a "step-change" in help for the industry.

The government has also agreed to spend an extra £1.4bn on affordable housing in England.

Local authorities will be able to bid for the money under one of three existing schemes : Affordable Rent, Shared Ownership or Rent to Buy. The Treasury estimates that could lead to 40,000 more affordable homes being built. The money will top up the existing £4.7bn being spent on grants for affordable housing over the next five years.

Help to Buy - Mortgage Guarantee: This scheme is designed to help homeowners as well as first time buyers to purchase either a new build or an existing property in the UK with as little as 5 per cent deposit (up to a maximum price of £ 600,000).

A mortgage of up to 95 per cent is required from a lender, of which the Government will guarantee the lender up to 15 per cent of the property’s value.

These purchases cannot be a shared ownership or shared equity purchase. The home cannot be a second home or a buy-to-let property.

Help to Buy – Isa: Potential home buyers can start to save for a deposit and for every £ 200 saved, the government will add a £ 50 bouns (up to a maximum of £ 3000 bonus). This means that buyers needing a £ 15,000 deposit will save £ 12,000 and the government will boost it with £ 3,000 helping them to reach their target quicker.

Shared Ownership: Shared Ownership enables you to buy a percentage of your house – from 25 to 75%. The percentage you don't own, you pay rent on.

New Buy: The scheme is designed for first and second time buyers who can afford a 5 – 10% deposit.

So what do we know?

So what does 2017 hold in the world of personal finance?

There are a great many unknowns; more than usual for the start of a new year. 2016 was, of course, a year of political surprises. A year ago most of us thought that Brexit was when you left home without eating in the morning. Now we are faced with the glorious/grim (delete as appropriate) reality of making it happen.

In the US Presidential race Trump too was a wild card if you forgive the pun. And although these two earth shattering events might seem a little removed from our day-to-day lives, these two bombshells will doubtless have a real and tangible impact on us all. Politics shapes economics and economics is nothing more than all our wallets added together!

The trouble is that both of these events were unexpected and nobody knows for sure how they'll pan out.

The financial markets are swinging in favour of a Bank of England base rate rise sometime in 2017, but don't start getting depressed/excited (delete as appropriate depending on whether you are a borrower or a saver) just yet. Nobody thinks rates are going to be changing much.

Savings rates look very low for a long time to come and intense competition in the mortgage market is likely to keep mortgage rates at or near record lows too.

We do know that Buy-to-Let mortgages are going to be harder to get due to new regulations which come in on 1st January 2017.

We know too that the Government is raising squillions through National Savings in the spring with a bond paying; wait for it, 2.2%. Not a bad rate by today's measly standards, admittedly but there will be a maximum investment of £3,000 which, if you do the maths, gives a fabulous return of £68. The Government needs your money. Banks at the moment generally don’t so they won’t be looking to compete with that offer. There is, of course, the Lifetime ISA on the way, a Government-enhanced savings scheme pitched at would-be first time buyers or pension savers. It’s ingenious and worth checking out, but probably not a game changer.

In another part of the financial services forest, many were surprised that the Chancellor didn't

tinker with pensions in his Autumn Statement especially after the hype that preceded it. But perhaps we shouldn't be surprised. I have a real sense that this Government will duck real pension’s reform just as many previous Governments have done. It is the third rail of politics, you touch it at your peril. And with Brexit in the air, it’s probably not at the top of the Government’s to-do list.

So where is a chap to invest?

Property surely will carry on rising in value?

I wouldn't bet your house on it.

We’re predicting flat prices nationally, although I think there may be a slightly more positive movement in Bristol and Bath which have become something of a housing hotspot in the last year. But even accounting for that, the cloud of uncertainty which will persist around Brexit for most of 2017 is likely to dampen the market.

Maybe the answer is to just go out and spend.

I get the feeling that nothing would please the Chancellor and the Governor of the Bank of England more! Go on, you could do with a new sofa!

So despite the political fireworks of recent months, I have a feeling that it’s largely going to be more of the same for personal finances for 2017. But I thought politics was going to be predictable in 2016!
