QUALITY SPECIFICATIONS

FOUNDATIONS AND STRUCTURE

In accordance with the geotechnical study carried out, the foundation system adopted consists of isolated footings, braced together by ground beams at ground floor level, in order to ensure improved performance against seismic actions.

The structural system of the villas is designed with reinforced concrete columns. Floor slabs will be executed as waffle slabs with void formers, with solid slabs used in porches and terraces.

The internal staircases will be constructed with reinforced concrete slabs, all in compliance with current building regulations. In addition, a grounding system will be installed in accordance with the applicable standards.

JOINERY EXTERNAL AND INTERNAL

External joinery will be made of highquality PVC, with standardised profiles and thermal break, fitted with double glazing with an insulating air chamber (Climalit type). The villas will be equipped with motorised shutters.

Internal joinery includes a reinforced security entrance door. Interior doors will be white lacquered MDF, and built-in wardrobes will be delivered with textilefinish interior lining.

KITCHEN FURNITURE

The kitchen is designed with a modern and functional layout, integrated into the living–dining area. The cabinetry features smooth fronts with concealed handle systems.

It includes upper and lower cabinets with ample storage capacity, as well as a central island that organises the work area and enhances overall functionality. The worktop is made of high-quality porcelain material, used both on the main work surface and the island.

The kitchen is equipped with an undermounted stainless-steel sink with a single-lever mixer tap, as well as integrated appliances.

Integrated lighting and recessed light points ensure uniform and comfortable illumination throughout the open-plan space.

FAÇADES AND PARTITIONS

The façades will be constructed using brick masonry with integrated thermal insulation, finished externally with a single-layer mortar render.

Interior divisions will be executed using dry partition systems consisting of double plasterboard panels (Pladur-type).

BATHROOMS

The bathrooms will be fitted with white designer sanitary ware from a leading brand. High-quality single-lever taps and shower columns will be installed, along with large-format shower trays.

The washbasins will be countertopmounted, combined with wall-hung vanity units, providing functionality, comfort and a modern aesthetic throughout.

FLOORING AND WALL FINISHES

All flooring throughout the villa will be finished with high-quality porcelain stoneware, featuring a wood-effect finish.

Bathroom walls will be clad with porcelain stoneware, while the remaining interior walls will be finished with smooth white matt plastic paint.

Suspended ceilings will be installed throughout the property, integrating services and lighting.

EXTERIOR FLOORING

Porches and terraces will be finished with non-slip porcelain stoneware, maintaining chromatic continuity with the interior flooring of the villa.

CLIMATE CONTROL AND COMFORT

The villas include pre-installation for air conditioning via ducted system.

Domestic hot water production will be provided by an aerothermal system, ensuring an efficient and sustainable solution.

In addition, each home will be equipped with a mechanical ventilation system to ensure continuous indoor air renewal, contributing to overall comfort and healthy living conditions.

ELECTRICITY AND TELECOMMUNICATIONS

The villa will feature an electrical installation in accordance with the Low Voltage Electrical Regulations (REBT). High-end electrical fittings will be installed throughout the interior of the property.

Exterior lighting will be provided by LED luminaires, ensuring energy efficiency and durability.

The property will also be equipped with a telecommunications installation compliant with current regulations, allowing access to various internet service providers and cable television operators.

SECURITY AND HOME AUTOMATION

The villas will be equipped with a video intercom system.
