40 Years of Helping Kids be Kids This year, the Sudbury Manitoulin Children’s Foundation Send-A-Kid-To-Camp Program celebrated its 40th anniversary of providing marginalized children with summer camping opportunities! The Foundation hosted a charity gala to celebrate this milestone that included past campers and their families, as well as members from camps that the program utilizes, who spoke at the event. After almost 34 of those 40 years, the Executive Director, Anne Salter, says that she can honestly say some of her best memories come from time spent with this wonderful organization. She has seen firsthand the impact this program has on the youth they serve. “I have had the privilege of watching the children reap the benefits that only summer camp can offer them. Since its initiation, this program has given more than 20,000 children the opportunity to meet new friends, learn new skills at camp, and create their very own positive memories that they can carry forward to adulthood.”, says Anne. She goes on to say, “There are many more statistics that I can give you that would prove that the Send-A-Kid-To-Camp program is a valuable program that serves the needs of the children, but statistics cannot do this program justice. The sight of sun-kissed faces, the sound of their laughter, hearing about the songs and skills that they learned are just some of the

things we see each and every summer. The basic fact that they are safe and fed for one week – that they have had the chance to be ‘just kids’. This, to me, talks more about the success of this program than any of the statistics I can provide you.” The Foundation covers 50,000 square kilometers: Manitoulin Island out to Massey, Greater Sudbury, as far East as Sturgeon Falls and up to Chapleau, Ontario. The Sudbury Manitoulin Children’s Foundation has been serving marginalized children and their families in the Sudbury Manitoulin districts since 1976 as a registered charitable organization. The Foundation has three programs: the SendA-Kid To Camp program, the PLAY Program, and the Bursary Program. Each program is aimed at helping create positive experiences for at-risk youth. Youth are referred to the programming through over 50 referral agencies such as the Children’s Aid Society, Ontario Works, and the Children’s Mental Health Association. The forms are placed on a waitlist and are processed as funds become available. It started in 1976 out of the basement of the Children’s Aid Society that evolved into a charitable organization. SMCF owned group homes that the Sudbury Manitoulin Children’s Aid rented for a nominal fee. In 1984 society no longer required these homes, so the Foundation sold them and used the proceeds, plus donations, to


launch the Send-A-Kid-To-Camp Program. This Program covers the full complement of camp life experience from fees to transportation assistance to purchasing necessities like sleeping bags if children are in need. The idea is to help disadvantaged children experience childhood to the best of their abilities, which is still the mission today. “As a young single mom working two jobs, I could only offer my children the bare necessities. Often, I could not offer play time as the days ended long before the work did. As a parent there is a tremendous amount of guilt associated with that. Send-A Kid To Camp gave them the opportunity to enjoy experiences that I could not offer at the time. I will be forever grateful for the hand up I received while making my way to a better life for our family. The experiences were so valuable, they continued to go to

camp long after those tough times were behind us. I truly believe the positive impact this has had on their lives has followed them into their adulthood. Thank You!” – Angele Young (Mother of two children that went to camp via SAKTC Program) The Send-A-Kid-To-Camp Program offers underprivileged children between the ages of 5 and 14, the chance to participate in a summer camp experience. This initiative was launched to support families who lack the means to send their children to camp, as well as children living in environments marked by violence or abuse. “I’ve been to four summer camps with the help of the Sudbury Manitoulin Children’s Foundation so far in the last two years and it’s just been a wonderful experience, it’s been really fun. I’ve been to camps from science, to art, to gymnastics, and it’s really cool. Every time I go, I just come back

with a smile. The first camp that I went to was a sports camp and we played tennis, basketball, volleyball, soccer. It was really fun, and I made lots of new friends. We also went to the beach which was really nice. Then I went to an arts camp, we did lots of arts and crafts, we went to a water park, and we went outside and played, and I made more friends there. Then I went to a camp at Science North, and it was really cool. We did lots of science and experiments, we went outside and played soccer and we went to see a dinosaur exhibit, so that one was also really fun. And then the latest one was the Gym Zone camp, which was last summer, and we did lots of gymnastics, we also had time for art, and then another time for science, and I learned lots of new things like how to do a handstand. So, I just want to say thank you to the Foundation for giving me all these opportunities to go to camp.” – Iara Diab (SAKTC camper) “I see all the love and dedication that every member puts into all the activities. I am thankful for the Foundation and the support it has given us. I see my daughters when they come back from the camps, and I know they enjoy the experience, and they interact with the other children. I hope in the future that our family can support other families to also give them a camp experience.” – Emilce Quevedo (Mother of SAKTC camper) “Camp matters, it’s a place to learn and grow, to make choices and mistakes, to get to try. At camp children will make friends, find first loves and first heartbreaks. All children deserve the opportunity to have camp experience and I am incredibly proud to be a camp that the Sudbury Manitoulin Children’s Foundation partners with. That

means we are a safe, welcoming, and inclusive space where children have the time and space to be themselves and who they will become.” – Christina Bossart (Camp Director of Hidden Bay Leadership Camp) “Not only did we pay for kids to go to camp, but we also drove them to camp. When we first started, we had an old Station Wagon that we used. We felt this service was a necessary part of the program because if the child came from a family that didn’t have access to transportation, providing a camp spot where transportation was necessary was pointless. Now, we pick up and drive children to assorted camps in various locations such as Parry Sound, the docs at John Island, Blind River and various camps on Manitoulin. Through the years, camps opened and closed, so at times, there were shortages of affordable camps, so we created our own to fill the gaps. In addition to driving the children, we bring toiletries to all the camps we utilize to be

left there to help our campers who show up with none. A lot of them show up with garbage bags for their clothes and they don’t have toothbrushes, sunscreen, or bug spray, all those fun things that you would just think would be automatically packed in the bag, they’re not. So, every camp that we use, even the day camps in Sudbury, they have bags of toiletries, hats, other things like that and the camps know that if one of our kids show up and they don’t have something, just to discreetly slip it into their bag so that it’s not noticed by the other kids and it makes a difference for them; little bars of soap, little things of toothpaste, all those kinds of things, makes a difference that they go home with. We even had some duffle bags donated that went to kids that didn’t have suitcases, so they would at least have something to use. In short, we do more than just pay the camp fee, we look after their whole experience, from start to finish.” – Anne Salter (SMCF Executive Director of 33 years)

The weight of potential is heavier than failure Author: Matt Bonin Meet Patrick Boileau. Patrick is strong, joyful, and radiates a passion for weightlifting. Looking at his strong, muscular build and love for the sport, you would easily assume he has always been a weightlifter, though this would be false; Pat began his athletic career as a volleyball player and strength trained as an add-on. Unfortunately, a concussion in 2016 ended his volleyball career. Though this was painful and difficult for Pat to process, you may call this a happy accident, as it sent him on his current weightlifting trajectory. Following this injury, Pat signed up for his first weightlifting competition hosted by the Laurentian Voyageurs Club. He snatched an impressive 70 kg and clean and jerked 100 kg, quite good for someone new to the sport. Having tasted success, Pat was hungry for more.

Wanting to take his abilities to the next level, he sought the guidance of Spencer Moorman. Under Spencer’s tutelage, Pat won a silver medal at provincials in 2019. Several months later, Patrick obtained a personal best with a snatch of 130kg and a clean and jerk of 177kg. This was a great leap forward for him and ranked him among the top 25 in the commonwealth in his weight class of 109kg +. This was only 2kg under the national qualifier and Patrick began dreaming of competing on the national stage.

It would be another 2 years before Pat committed full-time to the sport. He was encouraged by Andy Stewart, owner and coach of Athletics 1855, who saw Pat’s immense potential. Andy’s belief in Pat, helped Pat believe in himself. After becoming a Registered Massage Therapist, Pat committed to the sport full-time. iinta Magazine

Patrick’s journey has been filled with ups and downs. Though COVID-19 temporarily crushed his dreams, this ended up being a blessing in disguise. With the closing of the gyms, Pat began training in his garage and lost 40 pounds, allowing him to switch weight classes. Pat was excited for his first competition back to the platform in October 2021. However, sadly his performance did not live up to his expectations. Pat bombed out and did not record a total. “Initially I was crushed and never thought I would come back to the platform after this nightmare.” Pat is resilient; once he processed the disappointment, he was determined to come back stronger than ever. For Pat, every setback is a comeback. The anger and disappointment fueled Patrick’s training allowing him to qualify for Provincials in 2021. He won the competition with a snatch of 120kg and a clean and jerk of 170kg qualifying him for nationals, a

dream come true. In May 2022, Patrick stepped onto the national stage in Kelowna, B.C. Even though he was competing against the best in the country, he was able to take home the gold with a 130kg snatch and a 180kg clean and jerk. It was a wild ride, from bombing out to number one in the country within the same year. “It felt fake, I asked myself: how is it possible that after only 4 years, I have accomplished so much?” Having achieved his dream of competing at the National Level, Pat now aspires for more. He dreams of competing internationally and representing Canada. He is inching his way toward this dream by approaching the international competition standard. “After winning, it was hard to stay motivated and repeat the same process. With greater success comes greater stress and pressure, which I don’t need.” Although it was difficult, Pat recommitted to his training process and qualified for Nationals in Toronto once more in 2022/2023. Pat loved the feeling of representing his province and hearing the encouraging cheers of his family and friends in the crowd. Pat came in second behind Jonathan Sarrazin from Québec. Perhaps coming in second is yet another blessing in disguise that will fuel his ambition to compete internationally. Though weightlifting is now an important part of Patrick’s identity, Patrick is so

much more than an athlete. He is a father, husband, massage therapist, teacher and coach. At LVX Fitness, Patrick shares his passion for strength training by introducing the sport to all who are interested. Patrick is confident this season will be another great one. Although there are new challenges in his life, such as the added financial burden of potentially competing internationally, as we have seen, Pat thrives in the struggle. He has already qualified for his third national competition in Halifax next May, yet Pat still thirsts for more.

though I have set my sight higher, I am incredibly proud of what I have already accomplished. It has been an incredible journey so far, no matter where it goes, sharing my experience with my community and helping others achieve their goals has been what I am most proud of.”

A taste of France: Languedoc -Roussillon Regional Wines Languedoc-Roussillon is France’s largest wine producing region, with almost onethird of all French wines produced here. The region is also responsible for producing around 10% of the Rosé on the planet! As rosy-fingered-dawn rose over civilization in the Western World, it was often Greeks who brought viticulture, the gift of twiceborn Dionysus, to new locales around the

Mediterranean. Following unknowing in the footsteps of Gauls, galleys bearing Greeks first crossed the wine-dark sea in 600 BC. They settled first in Marseilles (then: Μασσαλία) where they then spread through what is now Languedoc-Roussillon, the region of this month’s wines. The first real vineyards were likely in what is now the Pays d’Oc region, where your first

wine comes from. It is a mix of Grenache, Syrah and Carignan. The last being a noble grape with its own storied history. Known as Carae in ancient Rome, its name comes from the village of Cariñena in Aragon where it has been drank since the 3rd century BC, when the locals enjoyed it mixed with honey (another Greek invention: οἰνόμελι). It was the Romans and not the Greeks who really established serious viticulture in this month’s wine region though, in 118 BC with the establishment of Narbonne (although back then we would have called it “Narbo”, the colloquial term), the first permanent Roman settlement in France (then, of course: Gaul). Narbonne became the capital of the new expansion, and then a key stop on the Via Domitia, the first Roman road in Gaul, connecting Italy with Spain and passing through the entirety of the Pays d’Oc wine region. Vineyards were established all along the road, helping fuel the Roman army, and its new settlements across the Mediterranean. All of this to say: while LanguedocRoussillon, and this month’s wines, are certainly French, they are also resolutely Mediterranean and European in a very deep and ancient way that transcends recent political boundaries. The region, and its wines and its grapes, are the link between their progenitors in Greece, their Roman ancestors, and the bridge between ancient and modern incarnations of Italy, France and Spain. The above-mentioned Carignan, along with Grenache (originally from Spain), Syrah (indigenous to the area), Pinot Noir, and Chardonnay (both from Burgundy) are

the stars this month, but all having local varieties that show off the terroir and style of the Mediterranean coast. We think all four wines are brilliant examples of the place, and evoke, we hope, some of the deep and continuous history of the region.

Smoked meat, cassoulet, stews, roast chicken, any hearty comfort food works very well, so embrace the chilly weather and make something warm and filling.

Blend of 70% Grenache, 28% Syrah, 2% Carignan. Vatted for 20 days before six months in concrete with periodic microoxygenation.

TASTING NOTES

Beautiful purple robe with immediate wild strawberries and red currants on the nose and on the initial palate. Nice prolonged midpalate with some of the Carignan acidity and Syrah structure showing through on the finish, along with raspberries, more strawberries and some lingering spice.

Who is flying the plane? It’s no secret, the entire airline industry is struggling to hire and retain pilots. It’s being experienced globally! Competition is fierce in who can attract and train new pilots. Six figure signing bonuses are becoming the norm south of the border and personally speaking, getting out of order. The industry is predicting that the world will require an additional 30k pilots in the next few years. One just has to look at the aircraft orders around the world. Emirates Airline and FlyDubai just placed a combined order of over 100 airplanes. Factor in a 15 person crew per airplane, and just that, will require them to recruit an additional 1500 new hires. In Canada, between major airlines, Air Canada, WestJet and Porter, a battle is emerging to see who can poach/attract each other’s pilots to meet their new cockpit demand. 28

Author: Micheal Treskin One of the solutions becoming a norm, is to establish a cadet program where new pilots are trained and offered employment once they graduate. The airplane manufacturers are also discussing options of a one pilot cockpit instead of two. Another option is to eliminate all humans from the cockpit and replace them with Artificial Intelligence (AI). A purely automated cockpit being controlled from the ground. Military around the world are already flying UAVs (unmanned aerial vehicles) in different configurations and roles. These drones are controlled by humans on the ground and could be thousands of miles away from where the UAV is flying. Obviously, with this in mind, you can see how aircraft manufacturers like Boeing and Airbus are looking to reduce human input in the aircraft. Large commercial aircraft are already fully automated and are capable of landing automatically if the weather


restricts the pilot from seeing the runaway. The question becomes, what happens to a two-man crew if one of them becomes incapacitated? No worries, all pilots are trained to fly the aircraft in case of an emergency incapacitation. Not a big deal. What if we replace one pilot with a computer? What happens if the only human pilot has a heart attack or any other illness that prevents him from doing his duties? More importantly, flying public perception and acceptance in having only one pilot up front.

and effective way to get the aircraft on the ground in case the pilot is incapacitated. The system is called “Safe Return Emergency Autoland System” built by Garmin. This system could be adapted to commercial aviation, however; the question remains, is the flying public ready for this kind of emergency system with only one pilot in the cockpit? If accepted, we might as well do away with all pilots in the cockpit and only have Artificial Intelligence, that in the event of a critical emergency, activates the system. Personally, I would feel extremely uncomfortable if I had to be a passenger on a fully automated aircraft yet alone with only one crew member. I don’t think we are there yet; however, it’s on the drawing board and coming! How would you feel knowing that there are no humans at the controls? Scary thoughts! I am confident the aircraft manufacturers have thought this through. The aircraft is still flying safely but the human portion of the cockpit is not responding. The most probable scenario would be a safety system which would be available in such cases. The ground controller would be able to activate an emergency return to the nearest suitable airport command, or even the cabin manager if they discover that the pilot is not responding. 2024 Florida Housing Market Outlook: A Good Year Ahead Author: Richard Westlund Considering moving to Sunny Florida this coming year to claim your slice of paradise? You are not the only one. Florida expects to receive over 800 new residents a day this coming year. And what will the market look like in 2024? Read on and learn what the coming year may hold according to the article written by Richard Westlund of Realtor Magazine. More inventory? Lower mortgage rates? Lower home prices? What does the 2024 Florida housing market look like? Market experts do predict that the Florida housing market will be strong.

Looking Ahead Looking ahead to 2024, state and national real estate experts expect Florida’s housing market to strengthen a bit, driven by population and business growth. “We are back to a pre-pandemic normal pattern of sales,” says Dr. Brad O’Connor, Ph.D., chief economist, Florida Realtors®. “Inventory is increasing, which has helped slow price growth. Many buyers and sellers are on the fence now, waiting to see what happens to mortgage rates, so it makes sense to plan how you would respond to a drop in

mortgage rates, or what to do if they stay at the current level.” Even if high rates persist, demand for Florida homes will remain strong, adds Diana Galavis, broker-associate, Watson Realty’s Southside office. “It will still be a seller’s market, although inventory levels will rise,” she says. “That means you need to know the statistics and trends in your area. Both buyers and sellers want to know those numbers, and that can help you manage their expectations regarding price points.”


Population Growth Throughout the state, migration continues to fuel the demand for homes and condominiums. For the five-year period beginning next April, annual population growth is expected to average nearly 300,000 or 817 per day, according to a midyear report from the national Demographic Estimating Conference. Florida is still a hot place to be as it’s an ideal location for ‘untethered’ remote workers with larger and more affordable housing compared to the Northeast and West Coast,” says O’Connor. However, recent population growth has been concentrated in large metro areas, particularly Orange, Hillsborough, Lee, Polk and Palm Beach counties, according to a recent analysis of U.S. Census data by the Tampa Bay Times. Last year, Polk was the fastest-growing county in Florida and seventh-fastest in the nation.

All of the nine largest metros in Florida are expected to grow by 10% or more in the next decade,” says Ken H. Johnson, Ph.D., associate dean of graduate programs, College of Business, Florida Atlantic University in Boca Raton. “Orlando and Southwest Florida may see 20% growth, well above the rates for South Florida.” Many executives and professionals moving here from the Northeast and Midwest are bringing their businesses with them, adds Johnson. “That will contribute to job formation and strengthen both the residential and commercial sectors.” Along with migration, Florida will see a steady increase in household formation, as young adults move into the rental and ownership markets. Nationally, the number of households headed by 25- to 34-yearolds is growing much faster than other age ranges, according to the Joint Center for Housing Studies at Harvard University. “We are also seeing a lot of investors, from individuals to Wall Street firms, looking at residential real estate,” adds Johnson. That trend, combined with high demand for rentals, will create opportunities for brokers to add property management services to their portfolios.” On the international side, Florida remains a top market for buyers from Canada, Latin America and Europe

New-Home Market Demand On the supply side of the real estate market, new single- and multi-family home production will be well below the demand,

says Johnson. “We are having trouble building homes fast enough,” he adds, noting that South Florida needs about 200,000 new units a year, but is only adding about 20,000 annually. But partnering with builders is a good option for expanding inventory options for buyers, says Lisa Hill, broker-associate, Keller Williams Realty at the Parks, Orlando. “A lot of buyers are thinking about new construction because the inventory of active listings is so low,” she says. “I tell them if they need to buy, they should purchase now, even with higher rates, as they can typically refinance later.” O’Connor points out there are new residential developments spreading to the “exurbs” of Orlando and Tampa and east of I-75 in Southwest Florida, due to the lower cost of land and the growth in hybrid work. “People can live farther from the central business district or suburban office park if they only need to drive in a couple of times a week,” he says. Grenville agrees, adding that in his local market in east Pasco County there seems to be new housing development or commercial projects breaking ground daily. “As sales professionals, we must be vigilant in exploring those new communities,” he says. “Those new-construction properties are a viable option for buyers now, and in three to five years when those communities are completed, homeowners will be looking to their trusted neighborhood advisor for guidance when they are looking to move again.”

New-development activity is also strong in the multifamily and hospitality sectors, according to Lorenzo Perez Jr., principal broker, Premier International Properties in Coral Gables. “There are plenty of multifamily projects in the pipeline, although new construction is slowing due to higher financing costs,” he says. In contrast, there has been an explosion in condo-hotel projects that cater to U.S. and international buyers seeking a Florida vacation residence. “This sector is really on fire,” says Perez, noting that multiple developments are underway along the state’s east coast

Pricing and Rates Home prices and mortgage rates will be the key issues facing buyers and sellers next year, along with high insurance premiums, says Logan Mohtashami, lead analyst for HousingWire. “With low active listings and strong demographic demand, it’s unlikely pricing will go down,” he says. “With high rates, cash sales will be a significant part of the market.” Mortgage rates also impact institutional buyers—a relatively small percentage of the Florida market. Institutions paused their purchases when rates went up, but if rates fall, they will be more open to buying again, Mohtashami says. Unless mortgage rates decline, first-time buyers may find it difficult to finance a purchase, says Hill. Therefore, affordable homes will be in high demand from renters—especially when their leases expire


Mortgage Rates and the Move-Up Market Higher rates also have a negative impact on the move-up market, says Grenville. “Many homeowners took advantage of the historically low interest rates over the past several years and now find themselves faced with trading in their 2.5% mortgage for a rate of 6% or more. That creates a massive void in the move-up market.” In general, the luxury segment is less affected by rate changes, because so many buyers make all-cash purchases, says Grenville. “Couple the desire to own a nice home with the instability of the stock market, and I believe luxury clients and real

estate investors alike will be active in this segment.” In an uncertain mortgage environment, both buyers and sellers will turn to knowledgeable real estate professionals, says Johnson. “Buyers need the lowest price to keep their mortgage payments down, while sellers need every dollar they can get from a sale,” he says. “That underscores the importance of bargaining aggressively on both sides of the transaction.”

Success & Succession: A Father & Son Story Amidst the announcement of two astronomical heights; the climax of the worst Global financial crisis since 1938, and SpaceX successfully orbiting the first privately launched spacecraft, Rick Jaitley confidently embarked on his continued journey to excel in the insurance industry. On August 18th 2008, after an illustrious career as an insurance agent, My Insurance Broker was born from a desire to “Simply do the Simple Things Better.” Today, MIB Canada manages over $200+M in premiums, employs over 300 and the dream that Rick began with is still very much alive and growing. Established as a platform for other agents to deliver better products and services as advisors to their clients, MIB humbly bootstrapped its early years with few market options and a commitment to never

Rishi Jaitley still recalls the days he would visit his father’s office as a child and shared “there was one thing that everyone that walked through the doors always reminded me; your father always makes me feel like the most special person in the world.” Whether offering tea, or a shoulder to lean on, Rick never treated his clients as customers, but rather friends. Many of whom are still connected to him in some


form or fashion today. Rishi who now leads the team as the President of My Insurance Broker brings vast knowledge on consumer behaviours and industry trends, along with his expertise in operational management and product distribution. iinta sat down with Rishi to better understand what it takes to transform a family business into a budding enterprise and what continues to drive MIB today. As President of MIB, what separates You/ MIB from the rest of the industry? Our fundamentals really make the difference. Understanding the most basic rules of engagement remains the heart and soul of our business and decision making. It’s really back to that core statement where we started; How are we making things simple? How are we making ourselves better? How often are we challenging ourselves to think about it? You see, as technology advancement changes, how we do things as a business is important so that we continue to challenge ourselves beyond traditional disrupters. Their end goal is typically how do we make things more efficient, and more accessible. Not that these questions aren’t important; however, we go the extra mile to ensure that all parties within that value chain and sphere have their interests represented. Brokers still need to participate as advisors; they play an extremely important role to protect consumer interest.Carriers who

This is a key focus area for MIB. We are so humbled, blessed and fortunate that the universe has privileged us to manage and grow MIB. I heard a quote once from Bob Young the Owner and Chairman of the Hamilton Tiger-Cats Football Team (CFL) , “I am not only the custodian of the responsibility, but the caretaker of the decisions that get made by our organization,” and that really stuck with me.

Absolutely, as a proud new father of my own little boy, I am reminded constantly of not the lessons I was taught but the example I was shown from my father to live by. These are the values and fundamentals I hope to demonstrate to my little one as he embraces all that life has to offer. One activity which is near and dear to us at MIB is our Holiday Initiative. What started with a group of teammates getting together on a weekend morning to prepare meals for the homeless continues to this day.

As a leader within our organization, I have the important responsibility to take the time to care about every impact our decisions have on the relationships we serve. We have been afforded the privilege of our partners to act on their behalf as insurance agents, and trusted by our brokers to be the house to which they develop their careers to serve their families.
