GREETINGS TOP TALK Friends, gather close. Have you sketched your part in the next 250 years of our independence? The road ahead is long, but days like this remind us why we walk it. At the Tyler Cattle Baron’s Ball, the room glittered, laughter bright as the band’s brass—when Mike Cavender and Kami Sisson stepped forward in their America@250 signature boots. On one, the year 1776; on the other, 2026. Heel to toe, they bridged centuries, a quiet drumbeat marking the sesquicentennial. The tale behind those boots and the spirit they carry begins on page 3. And that’s only the first few pages. Turn the page to meet Longview’s Mayor, Kristen Ishihara. Her story lingers, part grit, part grace—an unforgettable testament to leadership under a bright East Texas sky. Then, listen for the hum of progress. At the recent Chamber of Commerce State of the Economy gathering, good news took the podium. Where a transactional space once stood, visionaries now shape an experiential hub, proof that institutional capital and thoughtful place-making can coax new life from a legacy shopping center, transforming it into an economic engine for East Texas.

wenty years ago, a young attorney named Kristen Ishihara drove into Longview, Texas. Her husband Richard followed soon. They were fresh out of Baylor Law School, their hearts full of dreams, ready to build a life. Today, after 17 years of

It has been about the quiet, sacred duty of helping people navigate their heaviest days. In October 2022, she took a leap of faith to cofound her own law firm with Chris Parker. Specializing in estate planning and elder law, her practice is growing so fast that they are already preparing to hire a third attorney.

However, Kristen will be the first to tell you she isn't a lawyer who goes to court to fight. She is a problem solver. Her days are spent in wealth transitions, gently guiding families through the sensitive, often frightening intersections of aging, mortality, and money. By infusing biblical principles into her work, she helps people transform cold legal documents into living legacies of love, passing down not just wealth,

During this process, she rolled up her sleeves and poured her heart into a campaign that resulted in a beautiful new shelter. Contd. on Page 8

Cover Story Witnessing how local government could tangibly relieve suffering ignited a fire in her. In 2014, she stood before her neighbors, ran for City Council, and spent the next nine years proving what leadership looks like when it has a heartbeat. She became the leader who gave out her personal cell phone number. She became the familiar face you bumped into at local events—not to campaign, but to listen. When she ran for Mayor, it wasn't for the politics; it was to ensure that Longview never stopped moving forward. Stepping into the mayoral seat brought a massive, challenging learning curve. But instead of retreating, Kristen leaned into building a culture of radical trust, uniting her council into a single, cohesive team. Her mission became a promise: no more kicking the can down the road, no more hiding behind red tape—just honest, transparent solutions for longstanding problems. With that heart, the council has achieved milestones that will protect Longview for generations. Together, they aggressively fortified the city's financial shield, raising reserve savings from 10% to 15% by locking away an extra $5 million. This quiet victory secures lower interest rates for future city projects and protects local families from unexpected tax hikes.

Cover Story Then, she looked at the city’s heroes. Discovering a dangerous, lagging backlog of six outdated fire trucks—each costing an astronomical $1.5 million—Kristen didn't hesitate. She spearheaded a long-term funding schedule and seeded a $5 million fund, ensuring that when a Longview resident calls for help in their darkest hour, the first responders will have the life-saving tools they need to answer. But if you want to see Kristen’s eyes truly light up, ask her about her favorite labor of love: the creation of the Longview Community Foundation. This newly established 501(c)(3) charitable bank recently hired its first executive director. At its heart sits the "Long View Forever Fund"—an endowment built to capture local generosity and pour grants into massive, "big idea" projects. For Kristen, this isn't just an initiative; it is a permanent wellspring of hope designed to lift up Longview long after her name is off the ballot. When the heavy mantle of leadership tests her strength, Kristen laces up her running shoes for clarity and accountability or loses herself in a good book. But her ultimate anchor is unseen. Six or seven years ago, Kristen established a deep, personal relationship with Jesus that radically reshaped her world.

Cover Story Because of her faith, she does not view the mayor’s gavel as a symbol of authority, but as an instrument of pure service. This spiritual grounding allows her to walk into tense council chambers wrapped in an unshakeable, gentle calmness. Where others see political battles to defend, Kristen simply sees human beings to help. With her first term drawing to a close, Kristen plans to run for re-election. "The learning curve is just, honestly, too big to do this in one term," she shares with a humble smile. Looking ahead, Kristen is

filled with a fierce, contagious enthusiasm for the town she calls home. Through fresh initiatives like "Longview in View" classes— which bring everyday citizens face-to-face with city directors— and quick City Council video recaps, she is flinging the doors of City Hall wide open. She wants the community’s voice, their feedback, and their dreams involved in the process. Because Mayor Kristen Ishihara doesn't just see a city on a map—she sees a family. And in her heart, she knows Longview is standing on the edge of its brightest, most beautiful days yet. Kristen and Richard Ishihara

It Depends on Where You Want to Go By GUIDO MINISTRIES

o you remember the story of Alice in Wonderland? Alice came to a fork in the road and asked a cat, “Which road do I take?” “Where do you want to go?” he asked. “I don’t know,” answered Alice. “Then,” said the cat, “it really doesn’t matter.” Unless we know where we want to go, we are lost before we get started. Goals are essential because they set the agenda of our lives. They give us purpose and clarify our priorities. They give us direction when we are distracted and clarify our vision when our views become distorted. They keep us focused on what truly matters rather than drifting aimlessly. As followers of Christ, our first and highest goal must be to know Him. Once that becomes the center of our hearts,

everything else falls into place. The Apostle Paul said we are to “look forward…to the end of the race…for the prize for which God has called us through Christ Jesus.” Let that single, simple, and significant goal shape everything else. Keep your eyes on the prize. Run the race with purpose. When your heart is set on pleasing God above all, you will never have to wonder which road to take because every step will lead you closer to Him.

Retail’s Return: Trademark’s blu From Transactional Space to Experiential Hub: How institutional capital and "place-making" are converting a legacy shopping center into an economic engine for East Texas.

P

hysical retail is staging a powerful comeback, and the Longview Mall is positioned to be a primary benefactor of this macroeconomic shift. At a recent Chamber "State of the Economy" event, Tommy Miller, Managing Director and Chief Investment Officer of Trademark Property Company, laid out a bullish thesis for the sector, detailing how the firm’s recent acquisition of the local asset will serve as a catalyst for

regional economic growth. Introduced by Kelly Overby, General Manager of the Longview Mall, Miller brought over three decades of commercial real estate expertise to the podium. His firm, Trademark, is a leading mixed-use developer with a 34-year track record spanning 58 properties. They currently manage 18 premier assets, including the Galleria in Dallas and Rice Village in Houston.

The Macro Shift: A Cyclical Upswing for Brickand-Mortar The retail landscape has fundamentally shifted from the post-2008 doldrums. For nearly two decades, fears over e-commerce dominance led to severe institutional underinvestment in enclosed shopping centers. However, a postCOVID paradigm shift has inverted this trend. According to Miller, retailers have realized that pure-play e-commerce models cannot sustain long-term profitability. Physical stores are now recognized as essential infrastructure for “last-mile” services, including local delivery, buy-online-pickup-in-store (BOPIS), and seamless returns. Simultaneously, a consumer "revolt" has driven shoppers back to physical environments. Decades of minimal new construction have created an acute supply-demand imbalance, resulting in: È Historic low vacancy rates È Accelerating rental rate growth È Strong year-over-year sales volume expansion With major metropolitan areas facing limited retail vacancies, institutional capital is pivoting toward secondary markets, making cities like Longview a magnet for new investment.

CAPITAL IMPROVEMENT TIMELINE

Rebuilding the Longview Asset

PHASE 1: PROPERTY ACTIONS

Trademark acquired the Longview Mall under the thesis that it was a fundamentally strong asset that had been historically "under-invested and under-managed." The firm is executing an immediate capital expenditure program to stabilize the property and restore tenant confidence.

Roof, Parking, Lighting, Paint, Landscaping

PHASE 2: LAUNCH (AUG/SEPT) New Children's Play Area and Rebranding Signage

PHASE 3: TENANT ACTIVATION Dillard's Men's Store Opening

The repositioning has already secured significant institutional validation. Dillard’s co-invested in the mall acquisition and purchased an additional footprint to launch a dedicated men's store. Furthermore, Trademark confirmed that its leasing team has secured several "first-tomarket" retailers, alongside an unannounced major retail anchor slated to occupy a portion of the former Sears anchor space. Business and Finance The Playbook: "Placemaking" and Community Value Trademark’s investment thesis relies heavily on "Placemaking"—a strategic approach that transforms properties from transactional shopping centers into experiential community hubs. The firm leverages public art, custom furniture, murals, and curated events to drive dwell time and increase consumer asset productivity. Miller presented several institutional case studies demonstrating the efficacy of this strategy: ♦ Dallas Galleria : Under Trademark's stewardship, sales doubled in eight years following structural overhauls, enhanced green spaces, and the integration of experiential concepts like the Netflix House. ♦ La Palmera Mall (Corpus Christi): Acquired in 2008 as the struggling Padre Staples Mall, Trademark redeveloped the asset "inside out," re-engineered the food court, and introduced premier tenants, successfully revitalizing the city's broader retail ecosystem. ♦ The Woodlands (North Houston): Developed into a high-density, mixed-use town center that functions as a central park infrastructure surrounded by dining and public gathering spaces.

♦ Rice Village (Houston): Modernized with public art installations—such as its signature astronaut mural—to lower the average consumer demographic age and attract high-end, institutional tenants.

Business and Finance the availability of strong retail, housing, and quality-of-life amenities directly dictates their ability to recruit executive talent. Crucially, a modernized Longview Mall serves as an economic firewall. By bringing highly sought-after, first-tomarket brands to the city, the development prevents consumer spending "leakage" to larger neighboring metropolitan areas.

Regional Outlook: Mitigating Capital Leakage For the Longview business community, the revitalization of the mall extends far beyond real estate metrics. High-quality retail infrastructure is a critical benchmark for corporate site selectors. When new enterprises evaluate expanding or relocating to Longview,

aromas of mouth-watering dishes that had everyone talking. The drinks flowed generously, the laughter was loud, and the thrill of winning prizes rippled through the happy crowd. When the country music legends Little Texas took the stage and struck the first chords of their iconic, high-energy anthem, “God Blessed Texas,” the entire room erupted. But beneath the spectacular entertainment, the glitz of the silent auctions, the fast-paced thrill of the brilliant auctioneer Josh Joplin, and the high-stakes raffles, sat the true, beating heart of the night. The room grew still as local survivors and neighbors currently undergoing treatment took the microphone. They shared their raw, unfiltered stories of pain, resilience, and recovery. In those quiet moments, tears glistened in the eyes of the attendees, binding the community even closer together. It was a fabulous, sweeping success of a night—not just because of the funds raised or the world-class party thrown, but because East Texas proved once again that when cancer brings its darkness, this community will always bring the light.
