The last two years have brought significant changes in how MetLife’s workforce thinks, behaves, and views the world around them. New ways of working are challenging workplace real estate, especially the types and amounts of spaces needed to meet vastly changed work modes and behaviors.

We are two entrepreneurial firms at heart, with a likeminded focus on challenging the status quo to propel our industries forward.

Unispace and MetLife have partnered over the last year and a half to analyze these shifts and define opportunities for your spaces to respond to the seemingly never-ending change. MetLife has identified the next phase for reshaping their real estate portfolio, using their 4-building site in Tampa as a pilot for future projects. Our previous partnerships serve as referencepoints in this tidal wave of change and as a foundation for the next level of strategy engagement, to inform Tampa pilot project.

A refresh to uphold brand and culture

Description Archetype needed a refresh to truly uphold their brand and culture. We worked extensively with stakeholders to understand company goals and staff needs.

One of the early decisions was moving to an entirely agile model, where staff sit wherever they feel most productive. This move allowed them to use a smaller footprint, reducing the office size by 1,500 sqft, while substantially increasing collaboration and social areas.

While almost all spaces are bookable, there is also a specific quiet zone for focus work. We created this space from one that traditionally would be used for IT or storage, as it has intrusive MEP ducting. Instead of hiding that equipment, we used it as a separation barrier and used the system operation, in conjunction with furniture, as white noise.

Design details were important, and the space pays homage to the raw, industrial

feel of its Park Ave location, yet is warm and welcoming. We exposed the columns and floors right down to the original terracotta, and to add sophistication, partially enclosed them with a unique wire mesh. Lights provide differentiation, like the signature hanging melted globes which serve as a transition point between the café and workplace. A graffiti artist created a mural weaving vibrant colors with Archetype’s branding and New York icons like Lady Liberty.

A workspace that strategically fosters collaboration

Description Our client, a global investment management company, has a time-honored tradition of serving a wide range of institutional clients around the world. As their business model was changing they wanted a workplace that reflected their collegial and collaborative culture.

They partnered with Unispace to give them a fresh perspective and re-stack 18 floors of their global headquarters. Instead of having departments located on one floor,

our team worked with the client to co-locate multiple groups that worked together and create a workspace that cultivates crossdepartmental collaboration. All groups were evaluated individually so that their workspace aligns with how they work. For example, the 16th floor is completely open office while other floors feature a hybrid floor plan with open workspace and enclosed offices. The project features a full-service cafeteria and coffee shop that are easily accessible to the new state-of-the-art 400-person tiered auditorium.

A new HQ that accommodates future growth

Description Justworks partnered with Unispace to enable them to meet their workplace goals.

Using a “neighborhood” layout for flexibility, our design team made sure each discipline had access to the different workspace types needed for maximum productivity.

Throughout the space we created customized areas, quiet cars, phone booths, a library for focus work, and horseshoe shaped collaboration zones accented with whiteboards and suitable furniture types.

Both the café and reception area serve as

spaces for fostering social gathering and community building.

Through early visioning sessions and collaborative conversations with key stakeholders, we were able to bring their vision to life, capturing the look and feel of their humble beginnings in Chelsea, while highlighting their brand and culture throughout the space.

Our integrated process and integrated delivery approach allowed us to navigate

challenges throughout each phase in the strategy, design and build process. Through our 3D modeling software, uniBIM, the Justworks team had full visibility into the design changes in real-time as our internal teams de-densified the project workspace to adhere to COVID safe distancing protocols.

Justworks has now more than doubled in size since moving to their new headquarters location and Unispace completed the Spark Brilliance. project two weeks early.

A focus on collaboration and wellness defines this home away from home

Description With an envious view of London’s Tower Bridge, this new HQ seamlessly blends hospitality into the workplace.

The fourth floor is the main working space and was designed with flexibility in mind. Staff can choose an environment that suits their needs and work styles with various booths, high stools, low sofas, boardrooms, benches, and focus pods. The result is a markedly strengthened social culture and workflow.

Connectivity is paramount and each meeting space, in addition to the “Hive” events space, is equipped with high quality technology to effortlessly connect with clients and various other offices around the world.

The cafe is the life of the studio, where staff are encouraged to leave their desks to grab a bite to eat and socialize. Biophilia aids in creating a space that is both homely and welcoming.

The top floor is our client-first space. It is designed for informal meetings, formal presentations and entertaining, blurring the line between a professional work environment and hospitality. It includes a work lounge for collaboration exercises and a bar area used for both internal and clientcentric social events.

Overall, this bold, energetic space seamlessly bring work culture and processes into sharp focus.

An 18th century historical building houses a contemporary work environment for employees

Description Housed within an eighteenth-century building adorned with frescoed halls.

Coccinelle occupies a space divided into three areas. The first contains a new showroom and overlooks the high street, the second is occupied by commercial, sales and administrative teams, while the third area has separate access to the showroom and holds the style and creative teams.

It was important that the new design respect the building’s history. To reflect the

brand, we added bespoke pieces such as contemporary lighting, tables, and chairs in brass, steel, and pink to create a harmonious contrast with the rich stucco and floors.

The large halls became showrooms for Coccinelle’s collections with light suspended frames to highlight products on display without affecting the ornate decoration on the walls and ceilings.

Each office space has high performance sound-absorbing partition panels between

desks to cushion the acoustic reverberation of these rooms, which in some cases have heights over 13 feet.

We created a break area not only for employees, but for guests and small catering events too. A pink kitchen with terrazzo floor facing a long, padded, lounge-style bench combined with white tables and modern pink chairs. As aw feature wall, we chose contemporary wallpaper in light shades of pink, grey and blue to contrast the antique Spark Brilliance. timber floor.

A new home for an ever-growing financial client

Description After acquiring a new and functional space in the iconic industrial area of Turin, this multinational financial group left their old workplace in the historic city center to accommodate their ever-growing staff.

The new space is positioned on one single floor-plate with impressive floor-toceiling windows along the main facades.

The natural light has been emphasized to brighten the area and promote openness throughout the space and natural color

palette is used to emphasize materials and textures throughout.

The team at Unispace delivered meeting rooms of different sizes for multiple purposes, informal areas, boarding room and booths located in different areas of the space.

To reflect the informal and welcoming kitchen area, various types of furniture were integrated, creating a meeting point for staff to efficiently utilize the space.

Borderless workstations were installed to avoid the traditional use of desk drawers.

This arrangement allows staff to collaborate across teams by occupying a desk via the company’s centralized booking system.

Desks are positioned throughout the office with sound-absorbing panels. Each section is separated by a collection of phone booths, designed with a wooden exterior and solid black framing for a modern look.

A hybrid work model for a multi-dimensional workplace experience

Description Kroll wanted their new Chicago workplace to highlight their recent acquisition and newly transformed brand in a fresh and inviting setting.

To reinvent their workplace, Kroll incorporated various amenities and multi-use spaces, emphasizing the firm’s refreshed brand to encourage camaraderie in the office and help attract new talent. A hybrid workplace strategy was incorporated to reduce their total footprint.

Drawing inspiration from the office building in Fulton Market, the space’s themes are aspirational, refined casual, and sustainable.

Using a neighborhood scheme, the layout blends functionality with flexibility using integrated technology.

We embraced elements of the building to emphasize the views and high ceiling heights, and positioned primary areas like the boardroom, the café, and collaborative touchdowns on the perimeter to maximize access to natural light.

Daylighting, a living green wall, and greenery throughout give the office a natural ambiance.

Despite Covid-related challenges, we were able to facilitate seamless collaboration with stakeholders by using a proprietary software to facilitate project phasing.

He provides direction and strategic leadership to the firm’s BIM effort, and is highly skilled in developing BIM execution plans. He is well established in methodologies and best practices for design-technology integration to produce multi-discipline, coordinated models.

Sarah has significant experience in data analytics for workplace strategy.

At Unispace, her role is to lead and support project teams for workplace strategy and change management, integrating, and aligning strategy workflow with design. Her key strength is in creating client-specific content that tells a story, minimizing generalization by understanding the big picture and the differentiating factors.

Katie is a talented designer with over 7 years of experience designing projects for a variety of industries including for technology, banking, finance, professional service, real estate and hospitality clients. This broad experience allows her to bring a fresh perspective to any project.

When coupled with her attention to detail and specialty in construction detailing and FF&E, Katie’s experience makes her a valuable member to every project she works on.

Matt’s role at Unispace focuses on technical design, working alongside the lead designer, ensuring all design criteria is met. Matt has a broad understanding of building regulations and how to approach coordination of all the technical aspects of a project, including MEP, AV, IT, and Building Control. He is responsible for attending design meetings to discuss site conditions, program matters, budget, and ensuring the client is satisfied with the project’s outcome.

With experience in France and New Zealand, Rose is a capable and competent principal who specializes in developing programs, cost estimating and organizing site managers. Taking a detailed and collaborative approach to her work, she communicates project requirements with clients and runs weekly team project meetings.

Rose is enthusiastic and positive, and a pleasure to work with.

Mike’s primary responsibilities are managing the engineering and technology disciplines and subconsultant process. With expertise in MEP engineering and the technology disciplines, including HVAC, electrical power distribution, lighting controls, plumbing, and fire protection, Mike has a breadth of experience to help our construction team successfully deliver a project. Combining his engineering knowledge with his “big picture” mindset, Mike can put together a team of the right sub-consultants that will execute the job efficiently and correctly.

Andrea has extensive experience as an assistant project manager.

Andrea excels at coordinating with subcontractors, field, and design teams to deliver projects on time and within budget. She is also experienced with procurement, space planning, use of AutoCAD, and overseeing longlead items to ensure that schedules are met. Andrea’s background in architecture enables her to execute design intent and aid with any field cooperation.

Client’s Responsibilities A. Client shall provide full information regarding the requirements and budget for the Project and Unispace and its consultants and their respective representatives and agents (hereafter “Unispace”) shall be entitled to rely on the accuracy and completeness thereof.

Moreover, Client agrees to indemnify, defend and hold Unispace harmless from any and all losses, damages, and claims of any nature which may in any way arise out of or in connection with the use by Unispace of the tests, inspections, analyses, opinions, data, reports, materials and other information prepared by Client or others and furnished to Unispace in connection with this Project.

B. If Client or Unispace becomes aware of any discrepancies, errors, or omissions in Project documents, or of any unanticipated job or site conditions, or of any fault or defect in the Project or nonconformance with the Design Proposal Agreement documents, prompt written notice thereof shall be given by to the other Party.

Phase Completion Sign-Off At completion of each phase of the Design Proposal Agreement, Unispace will seek Client’s approval of the applicable phase deliverables. With its approval, Client acknowledges the deliverables represent an accurate statement of the Client’s requirements.

Standard of Care Unispace will perform services under the Design Proposal Agreement consistent with that level of care and skill ordinarily exercised by members of Unispace’s profession, practicing under similar circumstances in the same or similar locality in the same period of time. No guarantees or warranties are included or intended in this Design Proposal Agreement or in any representation, opinion or otherwise of Unispace. This representation and warranty are in lieu of all other warranties and representations, either express or implied.

Use of Unispace’s Documents

Documents prepared by Unispace are Instruments of Service for use solely with respect to this Project. Unispace retains all common law, statutory and other reserved rights, including the copyright thereto. Provided Client is not in default under this Design Proposal Agreement and payment in full of all fees due has been received by Unispace, Unispace will grant Client a full, exclusive, irrevocable license to use of the Design Proposal Agreement deliverables. However, such documents are not intended or represented to be suitable for use by Client or others on extensions of the Project, for completion or implementation of the Project by others, or for any other project. Client further agrees to waive all claims against Unispace resulting in any way from unauthorized changes or use of the Design Proposal Agreement deliverables or completion of the Project without Unispace’s involvement.

Payment Terms A. Unispace shall invoice Client monthly on a percent complete basis, with payment due thirty (30) days after receipt of Unispace’s invoice.

B. Should Client dispute any portion of Unispace’s invoice, Client shall provide prompt written notice to Unispace of such dispute and Services in good faith with Unispace to address and resolve such dispute. Client shall pay Unispace all undisputed portions of such invoice in accordance with the standard payment terms, and Unispace shall continue performance of the Services.

C. Separate payment terms will apply for any Long Lead Items.

Termination, Suspension or Abandonment A. In the event Unispace does not receive payment when due, Unispace may terminate or suspend services without such suspension or termination being deemed a breach of contract, provided that Unispace gives Client written notice of such non-payment and intent to suspend/terminate and allows Client seven (7) days following such notice to cure the non-payment. terminated or suspended, Unispace has no obligation to deliver documents, and all consequences (including delay) resulting from such termination or suspension are the sole responsibility of Client.

Unispace shall be compensated for all services performed up to the date of termination together with all reimbursable expenses then due.

B. Failure of Client to make payments to Unispace in accordance with this Design Proposal Agreement shall be considered substantial nonperformance and is sufficient cause for Unispace to either suspend or terminate services.

C. In the event Unispace materially breaches its obligations under this Design Proposal Agreement, Client may terminate or suspend performance of the Design Proposal Agreement without such suspension or termination being deemed a breach of contract, provided that Client gives Unispace written notice of such material breach and intent to suspend/terminate and allows Unispace seven (7) days following to cure the breach or, in the event such breach cannot reasonably be cured within that, commences such cure within seven (7) days. In the event services are terminated or suspended, Client shall compensate Unispace for all services performed up to the date of termination, and Unispace shall provide Client with all in-progress deliverable under the Design Proposal Agreement.

Delays and Time Extensions A. If Unispace is delayed at any time in the commencement or progress of the Design Services by any cause beyond the reasonable control of Unispace, Unispace shall be entitled to an equitable extension of scheduled Design completion dates. Examples of causes beyond the reasonable control of Unispace include, but are not limited to, the following: (a) acts or omissions of Client or others for whom Unispace is not responsible; (b) changes in the Services or the sequencing of the Services ordered by Client, or arising from decisions of Owner that impact the time of performance of the Services; (c) delay authorized

by Client pending dispute resolution or suspension by Client; (d)

Terrorism; (e) disease or illness which reaches or has reached breakout, epidemic, or pandemic levels; (f) adverse governmental actions; (g) unavoidable accidents or circumstances. Unispace shall provide prompt notice to Client upon discovery of such delay causes.

B. In addition, if Unispace incurs additional costs as a result of a delay that is caused by acts or omissions of Client or others for whom Unispace is not responsible, changes in the Project or the sequencing of the Project Services ordered by Client, or arising from decisions of Client that impact the time of performance of the services, concealed or unknown conditions, delay authorized by Client pending dispute resolution, suspension by Client, or any of the causes set forth in subsection A above, Unispace shall be entitled to an equitable adjustment in the Design Proposal Agreement Compensation Limitation of Liability To the fullest extent permitted by law, Unispace’s total liability under the Design Proposal Agreement, under any and all theories of liability, shall be limited to fifty percent (50%) of the amount of Unispace’s compensation under the Design Proposal Agreement.

No Personal Liability No director, officer, shareholder, employee, representative or agent of the Unispace or Client shall have any individual liability to the other Party.

Mutual Waiver of Consequential Damage Each party waives consequential, incidental, special and punitive damages arising out of or relating to this Design Proposal Agreement.

No Third Party Beneficiary Nothing contained in this Agreement shall create a contractual relationship with, or a cause of action in favor of, any other person.

Disputes

A. If the Parties cannot reach resolution on a matter relating to or arising out of this Design Proposal Agreement, the Parties shall endeavor to reach resolution through good faith direct discussions between the Parties’ representatives, who shall possess the necessary authority to resolve such matter and who will record the date of first discussions. If the Parties’ representatives are not able to resolve such matter within five (5) business days of the date of first discussion, the Parties’ representatives shall immediately inform senior executives of the Parties in writing that a resolution could not be reached. Upon receipt of such notice, the senior executives of the Parties shall meet within five (5) Business Days to endeavor to reach resolution. If the dispute remains unresolved after fifteen (15) Days from the date of first discussion, the Parties shall submit such matter to the dispute mitigation and dispute resolution procedures selected below.

B. MEDIATION If direct discussions pursuant to the above do not result in resolution of the matter, the Parties shall endeavor to resolve the matter by mediation through the current Construction Industry Mediation Rules of the American Arbitration Association (AAA), or the Parties may mutually agree to select another set of mediation rules.

The administration of the mediation shall be as mutually agreed by the Parties. The mediation shall be convened within thirty (30) Business Days of the matter first being discussed and shall conclude within forty-five (45) Business Days of the matter first being discussed.

Either Party may terminate the mediation at any time after the first session by written notice to the non-terminating Party and mediator.

The costs of the mediation shall be shared equally by the Parties.

C. BINDING DISPUTE RESOLUTION If the matter is unresolved after submission of the matter to mediation, the Parties shall submit the matter to binding arbitration pursuant to AAA Construction Industry Arbitration Rules and AAA administration, and AAA Construction Fast Track Rules for any two-party claim or dispute less than $250,000. EACH PARTY WAIVES THEIR RIGHT TO A

JURY AND THEIR RIGHT TO BE HEARD IN A COURT OF LAW. An arbitrator’s award shall be final and binding upon the Parties, and judgment may be entered upon it in any court having jurisdiction.

Limitation on Years to Bring Claim Any and all claims and/or causes of action between the parties arising out of or relating to this Design Proposal Agreement shall be brought by either party within one (1) years of substantial completion of the Project or termination of this Design Proposal Agreement, whichever is sooner.

the condition to the attention of the other party, but Unispace shall not be responsible for costs associated with redesign or rework of the deliverables impacted by such hidden conditions. Unispace shall have no responsibility for hidden conditions or their impact on the design or functionality of the installation as designed.

Assignment of Claims Neither party shall assign nor transfer its interest or any claim arising under or related to this Agreement, including interest in and claims for any moneys due or to become due, without the written consent of the other party. Any such assignment or transfer without written consent shall be deemed void and invalid, the assignee shall acquire no rights as a result of any such assignment and the non-assigning party shall not recognize any such assignment.

Access to Site Unispace shall have access to the Project site at all reasonable hours with advance notice to Client. Unispace shall have the right to take photographs and make other reasonable promotional use of the Project, with Client’s permission, and Unispace shall be given appropriate credit on all promotional materials concerning the Project.

Hidden Conditions The deliverables under the Design Proposal Agreement are based on observable conditions. A condition is hidden if it is concealed by existing finishes or cannot be investigated by reasonable visual observation. During construction, if a hidden condition is discovered that impacts the design, the discovering party shall immediately bring
