The current state: what makes up L’Oréal’s Franklin campus

The existing L’Oréal facility consists of: • Two factory production buildings have H2 hygiene requirements with workplace zones within them • A warehouse with loading zones • Two workplace building zones with lockers and restrooms • A cafeteria with a kitchen/servery/grab-ngo/seating and meeting space The current workplace masterplan study option we are conducting looks into the potential of filling the current building facility to provide a needed workplace program and provisions to L’Oréal’s workplace guidelines. Additionally, it looks into the renovation of the workplace zones within the factory.

Given that we are working on the masterplan of the campus with L’Oréal, we have considered , in this preliminary design, the warehouse expansion and potential connecting corridor to make the campus connected and more seamless.

Our preliminary design also considers a connecting corridor and the opportunity to have new entrances.

Dalmer Road

The proposed warehouse needs to be a new high bay 150,000 sqft building and contain: • A very narrow aisle turret truck system • Toilet room • Six loading docks • A testing/pre-weigh room • A 15,000 sqft flammable storage room Additionally, our program and design has considered these optional spaces to create ease of use for employees: • Men’s and women’s restrooms with lockers • Hygiene transfer area between H1 and H2 hygiene requirements • Meeting/office amenities

• A relocated main entrance lobby at the southern part of the campus. This entrance relocation will channel the traffic flow, bypassing the existing workplace zone. Additional proposed program within this zone includes º Security and storage º A lounge and L’Oréal branding º A company store º An amenity area with meeting spaces and L’Oréal experience zones • A connector at the factory area, provides meeting spaces/ offices or labs. • A new north entrance at the new warehouse from the new parking area. Additional proposed program within this zone includes: º Security and storage/ º An amenity area with meeting spaces º A coffee point/grab-n-go plus seating, to supplement to the existing cafeteria due to the distance employees in the new warehouse will need to travel to access the existing cafeteria.

With the increased facility scale, including the new warehouse building addition and the workplace expansion, we see an opportunity to provide the injection of some properly sized entrance points to the facility and existing with a new building connector. We propose this location to be placed within the existing building facilities separation that holds underutilized outdoor component. Opportunities for sustainability and LEED with your warehouse expansion The expansion requires that a portion of the forested area of the site be cleared for purposes of the construction of the warehouse and the supporting parking area. To offset this impact, Unispace is strongly committed to the development of sustainability features including on-site renewable energy by introducing solar panels on the roof of the

proposed warehouse. Additionally, we are

proposing to incorporate use of natural lighting through the use of skylights to reduce reliance on artificial lighting. Finally, to ameliorate the addition of impermeable parking surfaces, we would propose adding solar panel parking carports which can also be used as EV

charging stations. The above strategies would contribute to LEED certification efforts and may provide solar tax credits from the State of New Jersey.

SOUTHERN ENTRANCE This will be the main entrance for many of the workplace employees and some factory/warehouse workers.

Considerations and recommendations for the permitting process in Franklin, New Jersey We know that typically the new building permit approval takes about 8-12 weeks. To expedite this process, we recommend a separate footings and foundations (F&F) package, to get you started a few weeks earlier (this would take 4-6 weeks for approval). Other things to note: • Franklin has a more thorough review for new buildings • Franklin has a zoning step either tech review committee (which may be waived if L’Oréal goes to the full planning board) or zoning administration, which can add 2-4 weeks • The Department of Buildings’ (DOB) initial review is 20 business days . They have an expedited review option which is basically just a normal review vs. a really long one • A separate F&F package is required • Franklin requires an architect, structural, civil, geotechnical as part of the permit application • Some sort of utilities approval would be required. This usually goes after F&F- F&F underground utilities plan approval • Once in front of the DOB, 4-6 weeks are needed for the initial F&F review, then time is needed to address comments • NB is 8-12 weeks (4 week initial review once in DOB then time to address comments) • Franklin wants all scopes to be submitted together
