  A 5-phase transformative renovation project, Fitchburg State University not only gained a new iconic entrance to their campus but a community center that helps students live, study, learn and play. Phase 1 created a central atrium that connects the upper level quadrangle with the entrance two floors below. The new “Student Avenue” showcases program elements such as the bookstore, servery, student pub, game room, art gallery, student government / campus center offices, library and event space. Phases 2, 3 and 4 included the renovation of building systems, a new radio station, and additional student-life space. Phase 5 consisted of the library, student support office and the exterior quadrangle plaza.

Ed is committed to the excellence of the design and believes it should be both innovative and timeless. He strives for a specific expression and use of materials that affords each project a lasting character of its own. Ed will serve as Principal-in-Charge for the Fitchburg State University renovation and repair project. This $60 million, 279,000 SF project boasts the redevelopment of an iconic campus tower for John Hopkins Medical Institute at the Science + Technology Park. The iconic tower centerpiece comprises eight and 20-story apartment buildings to accommodate 575 students. The buildings features ground level retail, a conference room, an exercise room and a study lounge overlooking the green roof at the ninth floor. The project achieved LEED Silver certification.

SALEM STATE UNIVERSITY, FITNESS AND RECREATION CENTER; SALEM, MA The $11 million project consists of approximately 39,000 SF of space with the major program elements comprising a 7,800 SF student and fitness center. The center serves as a place for socializing, physical fitness, and other recreational activities. The project achieved LEED Silver certification.

Having worked with many clients and architects across the country, Alex understands the value of collaborative style leadership and the need for consensus building when working with many stakeholders. Alex will serve as Project Manager for the Fitchburg Study and Design renovation and repair project. Sharing the campus of the Lincoln Cottage and Soldiers Home National Monument, this was a $63 million project, that created a new Commons and Health Care Center. It serves as a place to convene for socializing, physical fitness, educational pursuits, musical interests, business transactions dining and many other recreational activities. In addition, the new Commons building is an efficient and lively workplace for the staff and administration of the AFRH.

UNIVERSITY OF CINCINNATI, UNIVERSITY PAVILION, CINCINNATI, OHIO The $32 million, six-story University Pavilion brings student service offices together under one roof at the heart of campus -- a welcoming, convenient, central location. A one-stop student services center, it allows students a place for registration, records, financial aid, student accounts and collections, all separate functions and formerly located in separate buildings. The project was designed by LWA and GBBN Architects. Alex served as Project Architect for the project while with LWA.

As an interior designer, she combines her design and management skills to ensure client satisfaction through every phase of the project. Her responsibilities range from schematic test fits and programming to design, detailing, finish selection and furniture procurement. As part of the architectural team, Nicole integrates the relationship between the architectural concept and the client’s vision by getting to know her clients and paying attention to every detail. Nicole will serve as Interior Designer for the Fitchburg State University renovation and repair project. Nicole’s background includes an extensive amount of project management along with design specifically for student centers and student life spaces. She has planned and designed many similar spaces to that which the work at FSU will entail and has worked nearly exclusively with renovations.

NEW ENGLAND COLLEGE OF OPTOMETRY, RENOVATION AND ADDITION; BOSTON, MA The $4 million project involved a restoration plan to preserve a historic library and portions of adjacent space within the structure to house a modern library program, as well as academic and administration centers. The challenge – and the key to success – was to maximize the usable area of the buildings while preserving the historic interior, improving accessibility, and adding information technology tools. The development of the new structure on the site of a former stable was a particular challenge but with the improved access and strategic placement of program components, the café and library are a hub of student activity.

Other Experience and Qualifications Relevant To The Proposed Project: (Identify Firm By Which Employed, If Not Current Firm): Mr. Botazzi is the Building Structural Engineering Group Leader at Green and has nearly 30 years of experience in a wide variety of building structural engineering projects throughout the United States. He has comprehensive knowledge of design standards and codes dealing with structural steel, concrete, precast concrete, masonry, and wood as well as the IBC and other specific state building code requirements. Using the RAM Structural System and other computer software, Mr. Botazzi has designed new complex structures, and he has been involved with challenging structural rehabilitation and renovation projects. His current and past work experiences span many different building types. Mr. Botazzi has consistently demonstrated his ability to work with the project design teams or building owners to determine creative and cost-effective solutions that ultimately support the architectural design criteria and client requirements of the project. He has worked on several complex renovation and expansion projects in occupied buildings and understands the importance of minimizing disruptions to facility operations. Mr. Botazzi currently serves as Green’s Project Manager for DCAMM’s Courts Capital Master Plan project, on which Green serves as the Structural Engineering consultant.

With student spaces and study lounges located adjacent to the new atrium, a “seen and be seen” environment infuses new life into the aging center. An iconic glass tower added to the North Street elevation transforms the monolithic existing masonry wall into a dynamic point of entry. Phases 2, 3, and 4 included the renovation of building systems, a new radio station, additional student life space within the building, including meeting rooms and the library. The Sackler Center was renovated with intention of creating student-focused social and academic spaces. As part of the re-programming effort, the team modernized both academic and social spaces including a fitness center, an expanded café, and a multi-media lounge. Located on the 4th floor, with direct access to the Tufts Medical Center, is a new library/café. This new space serves as the social gathering space for the medical school community. With a combination of table and lounge seating, this central space is constantly animated with students, residents, faculty and staff. The design approach for materials, furniture selection and color palettes reflects the complexities of this vibrant, forward looking, thoughtful and functionally-minded medical community. Wireless access is available throughout the building. In addition to the social spaces, academic spaces and conference spaces were programmed around Four Learning Communities and are the central organizing feature of the renovations.

A 2005 study identified the existing Fens Dining Hall as being undersized for its current population and identified the need for an expansion of the facility. DiMella Shaffer worked closely with the College and Food Service provider to develop a program that would provide sufficient expansion to the kitchen, servery and seating area to accommodate a 12% growth by 2012. This resulted in doubling the existing servery and kitchen area and a 20%(169 seats) increase in the seating area. In addition to the expansion of the dining facility, the College desired an accessible pedestrian connection to a new underground parking garage being constructed in the center of its academic quadrangle as well as any improvements that the expansion project could make to the existing campus shipping and receiving area. The project was constructed in the three month time between commencement and the start of classes in September.

The design solution expanded the roof structure at the College Center above the dining hall to create a larger two-story space that allows dining on two levels. The two-level space opens the below-grade dining hall and provides views of the new quadrangle. The levels are joined by monumental stairs and by an elevator which provides access to the parking garage, new quadrangle, dining hall and college center. Modest changes to shipping and receiving areas have provided critical separation between student circulation and service circulation. Working closely with the construction manager, demolition of the existing kitchen commenced in May, 2008 and the new facility opened on September 1, 2008.

EXPERIENCE WITH RENOVATION OF OCCUPIED HIGHER EDUCATION SPACE OF COMPARABLE SIZE AND CONDITION DiMella Shaffer has a broad range of modernization and repurposing buildings for academic use, from historic structures to 1970’s era facilities. DiMella Shaffer developed a program and Master Plan for the building so that a long-term plan for phased improvements could be funded and implemented allowing for continued use of the 40 year-old facility. Following approval of the master plan, DSA and Lee Kennedy Company, Construction Manager defined five phases of construction which would allow the building to be upgraded while it remained open. With the definition of phases in place, the Massachusetts State College Building Authority and Fitchburg State University secured financing for Phase One in May 2011. Through the many phases of construction, the design and construction team became familiar with and learned from the common issues typical of buildings constructed in this era such as failing exterior envelope, hazardous material abatement and tight ceiling heights. Exterior masonry wall flashings, control joints and aluminum windows were in various conditions of deterioration and the caulking and mastic consistently tested positive for hazardous material. Likewise, ductwork joints and much of the GWB joint compounds contained hazardous material. This resulted in a very focused demolition scope working closely with an abatement consultant, and other trades that are impacted by this work. As part of the modernization, new HVAC distribution systems and fire protection had to be carefully coordinated to fit within the existing suspended ceiling height. Existing concrete beam penetrations were re-used and carefully surveyed and incorporated into the BIM model. Even with this care, the concrete floor structure often sagged, which required that the architectural design allow for tolerance where the ceiling intersected with elements such as door frames. Increased amounts of roof insulation to meet current energy codes also created a challenge where there was minimal space at the roof edge and curbs of penthouses. Additional roof drains were necessary in some locations to maintain drainage slope. In addition to the renovation and repurposing attributes of the Fitchburg State University project, it was also designed, in part, to define the edge of the campus and the town. The University was interested in modernizing the facility and engaging the downtown with a main entrance. DiMella Shaffer proposed a significant alteration with the addition of a new glass and metal tower in contrast to the existing horizontal windows and brick masonry. This tower, situated on the main vehicular approach from the town, is now the iconic “front door” to the campus. By excavating the exterior grade to create a new accessible entrance at street level, new exterior hang-out, study and recreational spaces were created, allowing the internal activities of the building to be seen from the street. Given its 24/7 operation, the presence of the campus from the outside community has been transformational.

Notable details and craftsmanship are celebrated and lovingly restored by our team members, who also have a proven track record of integrating modern systems, infrastructure, regulations, and conveniences with the existing framework of older buildings. Our success in safeguarding and revitalizing historically significant properties has been recognized repeatedly through the prestigious awards our work has received in this highly specialized domain of architectural practice. New uses for nineteenth and early twentieth century structures often require the introduction of, or the upgrade of, utilities and services that were never imagined when the structures were built. Early identification of these upgrades can have an impact on the cost and phasing of construction. Often, they become independent projects, particularly when they involve neighboring sites and buildings. At the Armed Forces Retirement Home in Washington DC, DiMella Shaffer replaced the post-war campus commons with a new facility in the same location. The existing campus commons housed the chilled water plant for all residential buildings and also housed the Technology/Data center for the entire campus. The need to relocate this campus-wide infrastructure resulted in two separate projects that had to be completed before the existing campus commons could be razed. The IT /Data center was relocated into the basement level of the original 1845 Soldiers Home Dormitory, which is a building of contributing significance to the US Soldiers Home National Monument. Approval of both exterior and interior modifications had to be obtained from the AFRH designated Historical Officer and from the National Parks Service, National Capital Planning Commission and US Commission of Fine Arts as part of the Home’s Historic Master Plan agreement.
