Dear Mr. Reisler, We would like to thank you for inviting McGinley Kalsow & Associates, Inc. (MKA) to submit this proposal for Saint Anthony Hall. We are a highly specialized firm of architects and planners that have a unique record of restoring, renovating and updating historic buildings so that they can effectively serve our clients’ needs. We have found, in our experience, that it is impossible for an architectural firm to excel equally both in the renovation and restoration of historic buildings and in the design of modern new buildings and contemporary renovations. In order to provide Williams College with the best possible team for Saint Anthony Hall, we have invited DiMella Shaffer and Associates Inc. (DSA) to partner with us and lead the design effort of the addition and renovation of the non-historic spaces. We recently completed an extraordinarily successful renovation and restoration of the 92,000 square foot Saint Mary’s Hall at Boston College. This project combined residential and academic spaces within the building. MKA was responsible for the restoration of the historic exterior and key historic interior spaces while DSA was responsible for the renovation of non-historic interior spaces, residences, creation of an academic entrance, new parking facility, and direction and coordination of new MEP+FP systems. The key members of this architectural team as well as key engineering consultants are all part of our proposed Saint Anthony Hall team. KEYS TO A SUCCESSFUL PROJECT • Authentic and enjoyable, character defining historic spaces that will celebrate the rich 130-year history of the hall. • Exciting and contemporary academic and residential spaces that contribute to the teaching, learning and sharing experiences for both faculty and students. • The image of a restored and expanded Saint Anthony Hall is important in conveying the stature of significance of the CDE. • True sustainability needs to not only conserve energy, but also do so in a way that does not significantly accelerate the deterioration of restored masonry. • Our team has the staffing, experience and commitment to meet Williams College’s established schedule for the project. SCHEDULE We have carefully reviewed the CDE Schedule dated 5/18/15 and feel very comfortable in meeting the 7/29/16 Completion Date for Contract Documents. Our entire design team is aware of this schedule and makes a commitment to Williams College to meet this schedule. By meeting this schedule it allows Williams College the option of starting construction in either 2017 or 2018 on the day after the 50th Class Reunion Weekend. LEED Our design team has extensive LEED Gold Projects. DSA has completed 18 LEED Projects, 2 Platinum and 7 Gold, while The Green Engineer has completed 100 LEED Projects, 8 of which are Platinum and 63 are Gold. REVIT/BIM – LASER SCANNING MKA, DSA, and our team all have extensive experience using BIM on projects for existing building renovation on university projects. The 92,000 s.f. Saint Mary’s Hall completed by MKA, DSA and key team members used a fully integrated BIM model for all disciplines. MKA has been using laser scanning of existing buildings for over 20 years and has used laser scanned Revit models on projects at Boston College, Tufts University and Harvard Medical School. HISTORIC DECORATIVE FINISHES Our team also includes the services of the John Canning Studios, who are nationally recognized for the conservation and restoration of historic and decorative finishes. MKA has a long track record of working with John Canning Studios. The studio is currently working in the Chopin Hall Auditorium to restore the historic and decorative finishes. ACCESSIBILITY MKA has a long track record with the Massachusetts Architectural Access Board, having received four (4) accessible design awards from the board, including two William Smith Awards for accessible design for historic buildings and structures. In addition, MKA regularly assists clients with securing variances when compliance is either technologically infeasible or the cost of compliance is excessive compared to the public benefit. We have assisted clients in securing over forty (40) variances from the MAAB in the last few years. PROJECT MANAGEMENT The reality of the complex tasks we undertake reveals that most major accomplishments of our age are the result of team achievements, not individual success. Our McGinley Kalsow/ DiMella Shaffer team has demonstrated success in its ability to work in strong collaboration with clients, consultants, sub-contractors, and end users. Together, we will deliver a cohesive, collaborative effort in integrating design and construction services to Williams College. The Saint Anthony project will benefit from the collaborative processes that we have refined on a number of similar projects. The key to an effective management approach is strong team leadership, clear communication, and a core set of procedures to manage quality, schedule, and budget.

We have recently demonstrated this in the renovation of St. Mary’s Hall at Boston College. This project required significant expertise with preservation and restoration of the

TEAM LEADERSHIP Effective team leadership begins with a “strong” Project Manager. By using the word “strong,” we are referring not only to the individual’s skill set, but also to the position that this person plays in the organizational framework of the role. The Project Manager functions as the day-to-day contact for both the client and the consultant team. They are at the center of the project, and are in the best position to make decisions with all the information pertinent to a particular issue and time. It is their

job to know everything about the project or where to find the answers. The Project Manager controls the workflow of the overall project in order to meet the agreed-upon schedule milestones and delegates tasks to the most efficient team member or consultant. In addition, the PM controls the message up to the client team and down to the project team throughout the project to make sure the message is clear and consistent. MKA will provide overal project management while DiMella Shaffer will lead the project management for the programming and design of the addition. Paired with the project manager is an equally important role of Project Designer. They function like co-directors of the project, each bringing their individual skill sets to bear respectively on management and design. The project designer, working closely with the Principal-in-Charge, sets the overall conceptual direction for the project. The project designer is the primary client interface for design issues during the project as well as the team’s resource for maintaining design intent as the building moves through construction documents and into construction. Working collaboratively with complementary skills, the project designer and project manager keep all aspect of the project moving forward. The Project Manager and Project Designer are supported by a high degree of Principal involvement early in the project. The combined experience and personal attention manifests its value in their decision making and ability to clearly set the project direction. With input from the client team, the goal is to align the design team with the client and adapt our process to the way the client prefers to work. This allows us to hierarchically organize the management and information flow around the client’s priorities of the projects various parameters – quality, schedule, budget, image, etc., constantly reinforcing those goals to the project team. Familiarity is another contributing factor to strong team leadership. Because the key consultant leaders have worked together so recently, all of the normal “learning curve” activities that a design team goes through at the beginning of a project are eliminated. We can proceed with previously established standards for our systems including meeting notes, the FTP site, document exchange and sharing design information in the CAD/BIM environment. We know that the most critical phase of proactive cost control is during the programming and concept period. It is during this stage that the real costs are established by way of program size and content. It becomes extremely difficult to significantly impact cost reductions once the project size is determined. That is why we believe strongly that these initial efforts will define this project’s success.

PROJECT PROCESS PROGRAMMING/CONCEPT – ESTABLISHING THE VISION The study confirmation phase is a key period of program definition, testing and verification at the onset of the project. Here, we confirm the goals of the Administration, Program Director, Student Life and other stakeholders as well as review the evolving economic and strategic goals of the institution before the start of schematic design. Once a desired outcome is outlined, and the program is confirmed, we begin to define the appropriate path, tailored to available resources to achieve the clients long range goals. The previous study provides a solid framework to begin our work however, that framework must be verified and tested so that all parties feel that the final program and project direction are aligned with the current program needs. The goal of this phase is to set the trajectory of the project quickly with comprehensive discussion of all aspects of the design. Through a series of programming workshops, we meet with client groups, planning staff, and consultants to develop the project program and direction. The program defines the spaces needed, their respective sizes, and their ideal relationship to each other. It identifies accessibility strategies, amenity accommodation, and furniture and equipment needs, as well as electrical, data, and mechanical requirements. We also meet with students, staff, residence life, and program directors to guide them through an evolving discussion to arrive at consensus. Additional group sessions will build on the progress of earlier meetings serving to narrow the program parameters to finer levels of detail. A meeting will often focus on one specialized topic, such as a sustainability workshop to establish an initial understanding of what is achievable in a project of this type and to identify the path to the required level of LEED Gold Certification. We would begin site analysis and existing building analysis to confirm what has previously been documented for the project. All decisions made in the programming phase of the project are gathered into a “Basis of Design� document that guides the project team moving forward. This early estimate provides an initial snapshot of the project from cost, schedule, and design perspectives. Through an ongoing dialogue, the cost estimator’s model and our schematic design evolve in parallel. We have found this process to be much more effective (and accurate) than waiting until the end of the phase to estimate the project.

CONSTRUCTION DOCUMENTS – DRAWINGS THAT WORK Following the review of or Design Development documents and the project budget control, our next step in the process is the development and production of the final construction documents. During this phase of work, our team will produce the contract drawings, specifications, general conditions, LEED requirements, and other documents needed to construct the building. At this point in the process our goal is to thoroughly document the design decisions and close any gaps that could result in future construction changes. CONSTRUCTION ADMINISTRATION Our team will visit the site weekly and participate in the weekly construction meetings typically run by the CM selected. We will review shop drawings, product submittals, materials samples and proposed substitutions for conformance with the design intent of Contract Documents. On a monthly basis, we can review the certificates for payment and at the end of the project, help the owner determine substantial completion along with a punch list of design items remaining to be completed. We have found that special site visits are required outside of the regular weekly meetings. Our firms both have personnel that live within a relatively short drive of the site, which will provided added coverage if needed for crucial decisions that cannot wait till the following week and must be confirmed on site. DiMella Shaffer has 6 additional projects underway in various stages within the Western 1/3rd of the state, ensuring the opportunity for additional project coverage if necessary. POST CONSTRUCTION We were happy to see the requirement for a post occupancy walk through at the 11th month following completion. As is our common practice, our team provides a project review after one year of operation for a post-occupancy evaluation to determine the building performance from a design, engineering and student community standpoints. These lessons learned are documented and then shared with the client team for refinement or inclusion in the next phase or project.

THE POWER OF THE COLLABORATION McGinley Kalsow & Associates, Inc. is an architectural and preservation planning firm that specializes in the sensitive renovation and adaptive reuse of historic buildings and structures, compatible additions, and new buildings within historic areas. The firm was established in 1977 and has an experienced staff of architects, preservation planners. The Principals have over 35 years of relevant experience designing projects that are green and sustainable, code compliant, fully accessible and cost efficient. They are actively involved in each project from concept to completion, assuring an integrated design that meets program needs with innovative, cost-conscious techniques.
2 STATEMENT OF QUALIFICATIONS
We have partnered for this project with DiMella Shaffer, an architectural planning and design firm with a talented staff of architects, planner and interior designers specializing in student life and new design. DiMella Shaffer has successfully designed and built over 7,500 student residence beds in the last decade. The projects range in size from 35 –1200 beds and include a mix of uses including dining, offices, retail, and classroom. These projects have garnered nine design excellence awards. This, combined with their growing housing design experience, includes more than 35,000 multi-family units with many in mixed use groups that including dining, teaching and recreational spaces. SUSTAINABLE DESIGN EXCELLENCE Our experience in green design proves that environmental, social, and economic sustainability are achievable – in every project. Many of our staff are LEED Accredited, and the majority of our projects are pursuing sustainability benchmarking systems. Our internal Sustainable Design Committee educates staff, peers, and clients in green building practices; we have been conducting Building Performance Evaluations since 2005. DiMella Shaffer’s extensive sustainable experience and green design research has been refined for campus projects and has resulted in campus residences at all LEED certification levels. Core to our efforts on this project will be the management of an integrated design process that includes eco-charettes and sustainability focused design workshops at the outset of the project. Our team seeks to collaborate on high-performance solutions that create long-term value for the users through continuous operation cost savings, while at the same time improving the local and global environment in which we all live.
ENERGY AND THE BIG PICTURE When it comes to the pursuit of smart sustainability, much of our focus is on the long-term energy performance of the building. The reason is simple—system performance that conserves energy will pay for itself over time, while reducing the environmental footprint of the building. Proven technologies that are durable and high-performing make up the core strategies used at almost all of our student residences. Building orientation, performance building envelopes, natural ventilation, efficient HVAC systems, smart lighting strategies, and energy recovery are energy saving strategies that are employed. Often times innovations have reduced the long term maintenance and increased the life-cycle of these projects, innovations like Valance heating and cooling (“chilled beam”) in use at the LEED Gold Salem State University Residences that eliminates the fans typically associated with heating units in rooms—a continuous source of energy use and maintenance.

A WHOLE PROJECT APPROACH Making a green building is more than layering a series of initiatives and independent small efforts, each with its own idiosyncratic behavior and potential risk. Our team will help Williams College discover the specific sensible strategies that will synergistically make these projects forward thinking, environmentally sustainable campus buildings that perform all of their functions without worry. At the University of New Hampshire, campus sustainability initiatives centered around creating sound buildings where durability was prized and high-tech solutions were discouraged. A previous “solar house” experimental project on campus was a failure that did not recognize the long term disposable nature of some technology and building methods—a distinctly non-sustainable approach. On that campus our multiple residence projects have centered on the creation of high performance skins made of local bricks and slates, efficient mechanical systems assisted by the use of heat recovery and an effective natural ventilation approach that includes using the building’s thermal mass to help eliminate the need for air conditioning.

Sustainable design works best, and is retained on the project, when it is planned for from the beginning. Before pen goes to paper, a comprehensive team of stakeholders need to gather for a visioning session and focus on sustainable strategies for the project. Important factors such as site analysis, climate considerations, building programs
compared against the LEED checklist as a framework for discussion and a guide for the consultant team through the design and development process. After this brainstorming, the consultant team holds a working meeting to explore the strategies in detail and ensure that sustainable design is embedded in the project. Through the design process, from site planning, building orientation and storm water management to building performance modeling, construction and commissioning, green audits, and measurement and verification, are conducted internally and with our consultants to maintain the green objectives and review their application within the budget. St. Mary’s Hall is a comprehensive renovation/restoration of Boston College’s third oldest building. Originally

dining, library, recreation, music, chapel and office spaces. The existing large chapel included restoration of finishes and the addition of an air conditioning system. McGinley Kalsow & Associates, Inc. was a consultant to DiMella Shaffer and responsible for designing an extensive repair and restoration program that included replacement of 13,000 pieces of cast stone including over 50 significant sculptural elements. The patterns for the highly decorative sculptural elements were created by restoring weathered elements and carving missing details. Durability of the new cast stone is assured with rigorous specification standards and the use of stainless steel reinforcing. All windows were replaced with high performance windows. The roof was replaced with a blend of glazed terra cotta tiles attached to a fully vented roof deck. Leaded and stained glass windows were meticulously restored and releaded. Gasson Hall is the original and signature building of the Boston College campus, built from 1909-1913 in the Gothic Revival style by noted Boston architects Maginnis and Walsh. In 2006, Boston College commissioned McGinley Kalsow & Associates (MKA) to survey existing conditions, develop recommendations and report to the college trustees. MKA designed and implemented a multi-phased restoration program, with the initial phase focused on restoring the masonry and roofs of the 175-foot landmark tower. In the spring of 2007, all of the spires were dismantled and completely reconstructed with new cast stone to exactly replicate the original spires. Elsewhere on the tower, the deteriorated cast stone was removed and replaced with new cast stone and the original roofs were replaced. Critical to the restoration planning was Boston College’s need to maintain occupancy of the building and conduct classes and programs without interruption during Phase I. In addition to envelope restoration, extensive accessibility improvements, restoration of historic finishes, landscaping and new alarm and sprinkler systems were installed in Phase II, completed in 2011. Phase III restored the historic murals and interior finishes in the Rotunda and Irish Room with upgraded lighting in 2015.

WEST HALL RESOTRATION West Hall, a focal point of the Tufts Medford campus, was constructed in 1871 in a Ruskinian Gothic style. The dormitory, built of red brick with Nova Scotia sandstone trim, suffered from a lack of maintenance and poorly executed repairs and was missing many original ornamental features. McGinley Kalsow & Associates was engaged by Tufts to design exterior restoration repairs, which were undertaken during the summer recess of 2005. The existing asphalt shingle roof was restored to a slate roof in a polychrome pattern true to the original design. New copper flashings, gutters, and downspouts were added, and a custom fabricated roof cresting completed the restoration of the roof to its former splendor. Exterior masonry was cleaned and completely repointed and repairs were made to the Nova Scotia sandstone, with selective replacement with new stone to match the original. Deteriorated wood trim was repaired or replaced, stripped and painted.

The Cronkhite Graduate Center is an approximately 75,000 SF mixed use building constructed in the

The renovations accommodate 120 beds located on the second and third floors, including a third floor apartment. The dorm rooms were reorganized to eliminate suites and replaced with single occupancy rooms. This created more space for common areas such as the kitchens, lounges, and bathrooms. The new kitchens are located in each wing on both residential floors to provide residents the facilities for meal preparation when the commercial kitchen and servery are closed. The lounges are intended to provide a casual gathering space.

Founded in 2011, Michelle Crowley Landscape Architecture designs landscapes to rejuvenate the soul by creating spaces for people to experience and engage with the outdoors. Whether it is a homeowner relaxing on a garden terrace, a child running up a landform at a park just to roll back down, or providing access to landscapes that once were cut off due to industry or contamination, MCLA strives to design outdoor spaces that allow people to live, learn, teach, play, relax, exercise, heal and laugh. We approach each design individually, recognizing the site’s potential and unique set of challenges and work in close collaboration with the client, the community and other professionals. Our goal is to work intuitively with the innate characteristics of each site to create a specific design that captures the essence of the landscape and blends it with the aspirations of the client. Coming up on our firm’s fourth-year anniversary in July 2015, a strategic goal is to add a significant instutional project to our workload. The Williams College Saint Anthony Hall CDE project is of specific interest, requiring us to draw from our varied expertise and experience, to weave the campus’ historic landscape character with the modern requirements of residential life and sustainable practices. The project included the new addition of the library that is attached to the renovated Stetson Hall. The library contains a five story tall atrium. The smoke control exhaust system included fans totaling 255,000 cfm of exhaust. Make up air was introduced into the atrium via natural ventilation. The report was reviewed for compliance with the requirements of Section 909 of the 7th edition of the Massachusetts State Building Code (MSBC) as well as current industry practice methods for smoke control systems designed utilizing a performance based design approach and computational fluid dynamics (CFD) computer modeling. Williams College Gymnasium, Williamstown, MA JENSEN HUGHES provided fire protection code consulting services to identify the applicable code requirements for the wire glazing of a gymnasium fire door. We reviewed applicable photos, drawings and/or other related information/materials to understand the existing conditions and all relevant information related to the fire door installation and performed code research and prepared a report outlining the applicable code requirements, potential violations, conclusions and opinions regarding the code compliance of the fire door installation. Williams College Theatre, Williamstown, MA JENSEN HUGHES provided fire protection, life safety and local accessibility code consulting services. WILLIAMS COLLEGE SCIENCE CENTER, Williamstown, MA JENSEN HUGHES provided fire protection, life safety, and local MAAB accessibility code consulting services for the Williams College Science Center Study. The Science Center Study consisted of a Facility Conditions and Space Utilization Assessment. The Facility Conditions Assessment portion of the Study will focus on the existing Bronfman Science Center and Clark Hall buildings. The existing Bronfman Science Center is approximately 90,700 square feet in area and was originally built in 1968. The existing Clark Hall is approximately 13,700 square feet in area and was originally built in 1908. Williams College Kellogg House, Williamstown, MA JENSEN HUGHES is providing on call code consulting services related to stair enclosure and fire-resistance-rated construction for the Kellogg House. To date, our services have included a letter report providing an opinion, as an objective Third Party, related to fire rating of supporting construction associated with the fire-rated stair enclosure for the Kellogg House. UMASS Amherst South College Academic Facility Reno & Addition, Amherst, MA JENSEN HUGHES provided fire protection, life safety, and accessibility code consulting services to DiMella Shaffer for the design and construction of an approximately 20,000 square-foot addition to and renovation of the existing South College Academic Facility (SCAF), which was originally constructed in the 1880’s. The renovated building contains classrooms, collaborative working spaces, and offices. The building design includes a four-story atrium that is located within the addition but immediately adjacent to the existing SCAF’s exterior masonry wall which allows its historical character to permeate into the new addition.

Peter T. Timothy President Peter Timothy, President of A.M. Fogarty & Associates, Inc. has been a professional construction cost estimator since 1985. His broad depth of construction experience and comprehensive experience in estimating all construction disciplines with a thorough understanding of construction cost consulting making him a valuable member of any design team. Mr. Timothy’s education includes a Bachelor of Science Degree in Construction Management from the University of Wisconsin - Platteville. Guntlow & Associates, Inc. (G&A) is a multidisciplinary consulting firm in Williamstown, MA. We are a small company, established in 1989 by Vincent P. Guntlow, a professional civil engineer who is registered in four states. We offer civil and environmental engineering along with topographic and boundary survey, landscape architecture and wetland consulting. We provide a one-stop approach to project development, capable of handling projects of any size from site analysis, through wetland delineation, surveying, site planning, permitting, final design and construction administration. Many of our design projects are assigned a team of designers, which includes both a Civil Engineer and a Landscape Architect. We have found this relationship to be beneficial to our clients for many reasons, not the least of which is the ability to balance aesthetics with practicality and functionality. Our company performs a wide variety of site engineering tasks ranging from residential septic system design to private wastewater treatment facilities; single lot subdivisions to large scale commercial development; private well plans to public water supplies and distribution systems. We regularly design water and sewer systems (both private and municipal), stormwater collection and detention systems, site layout and grading for access, parking and buildings. With a background in structural engineering, G&A routinely designs concrete retaining walls and performs residential and commercial structural evaluations and foundation design.
Relevant Experience 100 Spring Street; Williamstown, MA Above, the Williams College 100 Spring Street (B&L) Building in Williamstown, is a typical example of this type of partnership. Completed in Summer of 2004, this project is a three story multi-use facility which contains a retail store, 75-seat café as well as the Chamber of Commerce information booth, College faculty offices and four apartments. Our responsibilities here included working with the architect to configure a building footprint which preserved an existing elm tree, and left room on site to accommodate required parking in this busy downtown area. Once a footprint had been established, we completed site design and permitting. The Clark Art Temporary Parking Area; Williamstown, MA For the Clark Art Institute in Williamstown, we designed, permitted and performed construction administrative services for construction of an 89 car parking lot in Williamstown. Because the main Clark campus was under construction, the Clark wanted to construct a “temporary” parking lot for its employees and weekend visitors for use throughout the duration of the construction period, expected to last four years. Design and permit applications were prepared; the Zoning Board of Appeals held its public hearing on May 20, 2010. The parking lot was bid, constructed and available for use by the Clark’s Family Day weekend, on June 25th 2010. Mountain One Financial Center; Pittsfield, MA As the first building at the William Stanley Business Park, the $2 million, 6,735 square-feet Financial Center was completed in the Fall of 2012. Situated on a 1.8-acre elevated site, development of the facility included many sustainable “green” building technologies. Because the William Stanley Business Park is located at the former General Electric site near the center of Pittsfield, development on these construction ready sites requires careful consideration and detailed coordination with regulatory agencies, as the site is a capped brownfield. Southtown Apartments; Williamstown, MA G&A has teamed with architects on the conversion of a 19th century school building into 15 residential apartments for faculty and staff of Williams College. Our involvement included site planning and engineering as well as permitting. With mature trees and vegetation on site, as well as an established neighborhood surrounding, projects such as these require increased sensitivity with regard to its local impacts.

John J. Walsh Senior Petrographer and Geologist / President John Walsh is founder of Highbridge and has been a petrographer for twenty years, sixteen of which have been dedicated to the application of petrography to construction materials. Mr. Walsh satisfies the qualifications for supervising petrographers as specified in ASTM the most detailed of which may be found in ASTM C856. These include a minimum five years experience in the petrographic analysis of concrete, mortar, plaster and cementitious materials and formal college courses in stone petrography, mineralogy, and optical mineralogy. His experience far exceeds these minimum requirements and Mr. Walsh is recognized as a leading industry expert in the analysis of historical American masonry materials. John specializes in the microscopical and chemical analysis of construction materials with an emphasis on historical American masonry and concrete. He leads a small team of materials scientists dedicated to the forensic analysis of building materials, their durability and service distresses. The engineering firm of McPhail Associates, LLC was established in 1976 by the late Robert E. McPhail, P.E. to provide consulting geotechnical engineering services. A strong interest in historical architecture has been a major influence in my career dating back to architectural school. Projects involving preservation and designing in an historic context are well-suited to my abilities both from a creative standpoint, and also in their presentation in the classic medium of line-and-wash drawings. My style is strongly evocative of period work, lending an air of authenticity. Commissions of this scope lie well within my ability to execute. My association with the McGinley Kalsow & Associates goes back to the very beginning of my practice, when I leased space from them in Boston for nearly twenty years. Our affiliation has remained close over time and despite our physical separation, we are frequent professional partners. We enjoy an easy and established working relationship. Of particular relevance to the St. Anthony Hall Proposal is my work with McGinley, Kalsow on the exterior renovation of the Gothic-Style Gasson Hall at Boston University. I was commissioned to produce four watercolor renderings, two views showing existing conditions, and two showing proposed renovations. With these drawings, the University made a case for the building campaign, and for its funding. I also cite our collaboration on the addition to Needham Town Hall, and the new entry-porch for the Story Chapel, Mount Auburn Cemetery, in Cambridge. My part in these projects involved design work as well as making presentation drawings. As a consultant to a major Boston architectural firm in the early 2000’s, I was involved in a number of academic projects for Lasell College, Auburndale, MA. Their intense building program included the Lasell Village campus, a student center and residential quad, plus other dormitories and an auditorium. We also collaborated on a new dormitory and science lab building on Longwood Avenue in Boston, for the Massachusetts College of Pharmacy. Numerous studies and presentation drawings were executed. This body of work has contributed greatly to my experience in academic architecture, which I hope could be a contribution to this project.

Kurt Yeghian Principal Kurt Yeghian is the founding president of Existing Conditions Surveys, Inc. Kurt manages the daily operations of the Greater New England region as well as the office in Washington, D.C. Each year ECS, Inc measures and creates existing conditions 2D drawings and 3D models for approximately 20,000,000 sq. ft. of space. Prior to founding Existing Conditions Surveys, Inc. in 1997, Mr. Yeghian worked for several local architectural firms including Sasaki Associates and HMFH Architects. Mr. Yeghian became a licensed building contractor in 1992 and managed the construction of numerous residential buildings in Rhode Island. Prior to his private sector work experience, Mr. Yeghian spent 11 years as a civil engineer in the United States Air Force, specializing in existing building analysis and contingency preparedness. FEE Proposal The following outlines the proposed fees for the project. Listed below you will find the basic services as defined by the contract. Separately listed are the fees for optional services that may be necessary to complete the project. The following Basic Services include architectural, MEP, structural, civil and landscape services for the project. Our understanding of basic services includes verification of existing conditions, programming, conceptual design, schematic design, design development, construction documents, specifications, hardware schedules, lighting design, acoustic design, historic finishes consulting, masonry consulting, basic finishes, kitchen design, and exterior envelope consulting. Additionally, we have included the cost of estimating within these phases as well as bidding assistance, construction administration and post occupancy evaluation. Separate line items are included to capture to the fees for LEED Consulting and Energy Modeling as well as the FF&E for the Common Areas. We have included the cost of the required renderings and can provide additional renderings within the fee if they are based on the electronic model we have built for the project. If the College would like a special water color rendering for fundraising or other purposes those additional renderings would be invoiced at $2,000 per rendering. We have not included services for signage and graphics.
