FINANCING YOUR NEW HOME By Dewey Warner, Axiom Financial The last several years have seen tremendous changes in the mortgage world. Being an educated buyer now is more important than ever, whether your plans include buying your first home, investment property or financing a remodeling project you’ve had your eye set on. Having an idea on what you’re going to be asked to provide and what your financial company will be reviewing is paramount to having a positive experience. When applying for a mortgage several factors go into consideration. These include your credit profile, income, assets, and the property itself. There are other factors to consider but these are the highlights of where you can improve your position as a borrower and get the best terms available. Credit: All mortgages these days will have a minimum credit score requirement, and some will charge higher interest rates for lower scores. If you are getting ready to apply for a mortgage it’s advantageous to have any credit card or revolving debts paid below 30% of the limit on those

accounts. Closing any open accounts you have will actually decrease your credit score, if you’re planning on closing a credit or department store card, wait until after you’ve closed on your new mortgage. New inquiries, or new accounts can drop your scores in the short term. Don’t open any new accounts or have multiple inquiries into your credit, this will help maintain your credit score. Income: Typically when underwriting a mortgage your income will be reviewed for the last two years, based on your personal tax returns. A good rule of thumb for how much home can you qualify for is to take 29% of your gross income for a housing payment. You may be able to qualify for more based on your over-all application, but most programs find that an acceptable level of debt. Have your last two years filed tax returns, W2’s, and most recent paystubs ready. If you are self employed, or have over a 25% interest in a business, plan on providing your business tax returns as well. Assets: Many folks don’t realize it, but because of the homeland security act, all funds in a real estate transaction get put

through increased scrutiny. Have your last two months bank statements, and any investment /retirement account statements ready. If you are moving funds from different accounts prior to going into a mortgage transaction, keep all your records to paper trail your funds in the transaction. It seems crazy, but this is often the most frustrating part, because it can appear like your institution is getting into your personal business, when in fact their just complying with their legal requirements. Property: When financing a home to occupy or as an investment your lender will want to make sure of several things. These include that the home is worth what you’re paying for, this is done via an appraisal that is part of your transaction,
the other items they are looking for include safety issues, and that the home is pretty much ready to move into. It’s not uncommon to have items come up that your lender will require to have repaired. There are several ways these items can be addressed, but without professionals in your corner it can be very difficult. It’s always a good idea, to have licensed professionals representing you in any real estate transaction. Financing today has changed from the craziness we’ve seen, but with a pro active approach and a little preparedness, you can go into your project with confidence. CHOOSING A CONTRACTOR What seems like an insignificant question might yield an important answer. The most important consideration when you are ready to embark on the home building process, is to know that you are working with a reputable builder who will provide a quality job, on time and on budget. Hiring a good contractor is the key to the successful completion of your home or remodeling project. Before hiring someone, thoroughly research the contractors you’re considering working with. Here are a couple of tips to help you choose a builder and get your project underway. Are you getting ready to build? Get your ideas and thoughts organized about the type of home and the features you are looking for. Look at new homes whenever you can. Home shows and open houses are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trim work, and paint. Ask the builder a lot of questions. Get as many specifics as possible and learn as much as you can about the building process, take notes and never hesitate to ask a question.
Make a List of Possible Builders Contact the Iron County Home Builders Association to obtain a list of builders who actively construct homes in our area. Make a list of builders who build the type of home you're looking for in your price range. Ask neighbors, friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances that have recently had a good experience with a builder. Local real estate agents may also be able to help you in your search. Once you have a list of builders, how can you find out about their reputations and the quality of their work? The best way to learn about builders is to visit homes they have built and talk with the owners. Here are a couple suggestions that will help you make a confidant decision. • Builders should be able to provide you references for recent projects that are in a similar scope and price range as yours. • Get addresses of their projects and

drive by on a Saturday morning when home owners may be outside doing chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get. At the very least, drive by and see if the homes are visually appealing.

Would you buy another home from this builder? •If they are pleased with their homes, if they are not, they'll probably want to tell you why.
• When you talk to home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later. Some questions you can ask people include: are you happy with the quality and workmanship? If you had any problems, were they fixed

•Ask for trade references as well. Find out if the contractor pays them on time. This is vitally important because if a trade contractor isn’t paid they can put a lien on your house. Ask how long they have worked together, and if the contractor communicates well with them about scheduling to insure jobs move smoothly. • Do background checks. Make sure the contractor is licensed and bonded. Check with the Better Business Bureau and the Utah State Contractors License Board to see if there are any outstanding complaints about the contractor.
Limit the bidding process to no more than three contractors. This will give you time to research which contractor is best suited to your project.
construction budget against the contract price. However, you need to have a game plan to determine how you will respond to an “unplanned change” or schedule delay. You must be clear on what the outcome will be to your purse and/or the project’s quality. Expect changes. Most contracts include a minimum of ten percent additional costs due to changes during the job. Be sure to include that amount of money in your budget. Also consider the quality of the contractor’s business operations. It’s an indication of the type of relationship you’ll have with the contractor and the customer service he or she likely will provide. Is the proposal presented professionally? Is there a sample of the legal contract? Is there a schedule with an expected completion date? Is there a sample change order, a sample subcontract, and/or a sample communication? If a contractor seems to be flaky about sharing information, it won’t be easy to communicate with him or her during the project.
Don’t Put on Price Blinders. After you’ve qualified the contractor, review the estimated project price but don’t let that be the only criteria for the job. Obviously, consider quality work and the harm that may come if the job is done “cheaply.”
Many construction businesses grew from carpenters who loved to build. But there is much more to running a professional construction company than building projects. Therefore, make sure you are working with a professional company that follows good management practices, adheres to all laws and regulations, and will be around in the long haul. This will go a long way towards guaranteeing your ultimate satisfaction with the project.
Be Clear About Budgets
Know the Scope of Your Project
Know your budget and communicate it ahead of time to everyone involved in the project. Letting the contractor know your budget helps him/her save time in creating the estimate, and determining what is acceptable if changes are required. It is the contractor’s job to track the actual
If your project involves an architect, make sure the plans are finalized before the start of the project. Many contractors work with architects to create what’s called a “negotiated contract.” This helps you decide what you want included in the job and at what price. Knowing the price of

each architectural item (a volume entry, for example, or an extra bedroom) will help you decide whether or not to include it in the plans. If you don’t work with an architect, you might work with a design/build contractor. These contractors both design and build your project. They offer one-stop shopping, in a sense, by helping you determine a budget and then designing your project to fit that budget. Make sure your design/build contractor offers you different design alternatives and that they are creating the home you want to live in. Revisit the plans often through the estimating process. Remember, you have to live with the end result. Bear in mind, however, that if you make a change to the plans and/or project after the scope of work has been established and you’ve signed the contract, you may be charged for change orders.
Crucial Questions to Ask Your Contractor • What is your company’s best quality? • How long have you been in business? • Have you done this type of project before? • Is this project within the typical scope, size, and price of the jobs you’ve done? • Are you licensed, bonded and/or insured? • May I interview two past clients and view the finished work? • Have you been sued by past clients? • Have you been sued by trade contractors or vendors? • How do you determine how much to charge for change orders? • On average, how much do the total change orders cost as a percentage of the original estimate? • What process do you use to communicate change orders or price changes?
Proceed Once you’ve selected your contractor, let the person do his or her job! Stay informed and make timely decisions when requested. Pick a plan, stick with it, and don’t change your mind every five minutes. Changes cost money, and clients are often their own worst enemy during the job’s progress.
• Who will be my primary contact during the job? • On average, do you go below or above your estimates?
And finally, trust the relationship you’ve created. In the end, the goal is to be happy with the finished project.

What are the benefits of high performance building?
What is high performance building? A high-performance building or home is a building with energy, economic and environmental performance that is substantially better than standard practice. High performance building practices incorporate energy efficiency into the design, construction and materials used for a project with an end result of using less energy from lighting, heating, cooling and general electricity use. What are the technologies used? A few examples of high performance building technologies include: • Proper site selection and building orientation. • Higher levels of ceiling and wall insulation (R-40 or higher) coupled with advanced framing techniques to minimize thermal bypasses. • Use aluminum shingles to reflect radiant heat and insulate. www.aluminumshingle.com • High-performance windows with spectrally selective glass. • Use of thermal mass for improved heating and cooling performance, including additional insulation in ceilings and walls, and use of 5/8” drywall instead of ½” drywall in ceilings. • Highly-efficient heating and cooling systems, including: o Engineered HVAC (proper sizing and diagnostic testing of HVAC systems).
