It was another strong year for the local real estate market which was driven by historically low interest rates, low inventory, and affordability amongst California’s largest cities. The interest rates hovered in the 4% range and are trending up. Inventory averaged 1.75 months, which means that we would be out of homes in 1.75 months at the current rate homes are being sold (4-6 months of inventory has been considered a normal market in the past). In California, we have 29% able to purchase the median-priced home, while Fresno County boast 47% which is attractive to many.

There were several questions going into 2017 ranging from, what will the Donald Trump administration mean for real estate, how will technology continue to shape the client’s experience, and will the increase in pricing finally cool off. It appears that real estate will feel more movement in 2018 due to new legislation passed late in 2017. Technology continues to captivate the buying and selling experience, as buyers and sellers get information much faster through smartphone applications and the transactions run smoother with new software for digital signing and transaction management. The Fresno and Clovis markets saw an increase of 8.5% in home prices with the 2017 average sales price being $278,626.

So, what can we expect in 2018? We can anticipate another consistent year, but my crystal ball doesn’t project that far out. So I’ll share Economic Forecast extraordinaire Leslie Appleton-Young’s 2018 California Real Estate forecast. Appleton-Young foresees an incremental increase in homes sales, the median home pricing increasing 4.2%, and the overall state to see our affordability slip ever so slightly to 26%, and lastly the interest rates moving in the low 4% range which we’ve started to see.
