What will make your home stand out? There are many things you can do to control its sale-ability. This article focuses on the APPEAL factor and taking inexpensive steps to create the best first impression possible.

Know what your competition is. Take a first-hand look at other properties for sale in your neighborhood. Then take an impartial look at your own property inside and out, through the eyes of a buyer, and take notes.

Because a clean and well-maintained property is appealing and gives buyers a greater level of confidence, gear your efforts toward this end. Below are some basic guidelines to help get you started in the right direction. Your REALTOR® can assist you in recommending specific renovations and touchups that will impress the buyers previewing your house.

1) Start packing!

You are moving anyway, so it’s the perfect time to go through your personal belongings – one room, one closet, at a time. Sort into 3 piles – throw away, sell or give away, and keep. Those items you want to keep should be packed carefully in boxes and stored out of sight. Take everything else to a consignment store, give to a charitable organization, or take it to the dump.

2) Minimize!

Less is more! By removing unnecessary pieces of furniture, you will create space and your rooms will instantly feel larger. Little-used appliances can create a cluttered feeling. Clear off the countertops, leaving only those things you use every day. Even decorative items can be a distraction to the potential homebuyer. Keep them to a minimum, displaying only your favorite pieces. Any personal items, such as photographs and awards, should also be packed. Clean out and organize the cabinets, closets, and garage. If you have a storage space away from the property, that is ideal. If not, neatly store packed items in the garage.

3) Clean! Clean! Clean!

From top to bottom – inside and out. Nothing sells a home faster than sparkle. This includes carpets, windows, screens, blinds, door jams, light fixtures, cabinets, etc. Do not attempt to mask an unpleasant odor; remedy it and remove the source.

4) Lighten Up! Remove heavy draperies. Make sure all light fixtures have working lights. Consider a fresh coat of neutral paint.

5) Take Care of the Minor Fixes!

It’s possible you’ve lived with the small flaws for so long, you barely notice them. But they will stand out to the buyer. Are there annoying squeaks, leaks, or cracks that you’ve been meaning to correct?

Any peeling paint or loose roof shingles? Take care of these items before potential buyers preview your property.

6) Welcome the Future Homeowner!

Give your landscape a manicure, and hose down the walks & driveway. A neat and tidy yard with a view to the front door is inviting. Add a wreath and a fresh doormat, and if space allows, a colorful potted plant to the front porch. Shine the door knob and make sure the lock works easily.

First impressions make a difference. Your time and effort will not only help your home sell faster, but will also make your move much smoother!
