“We believe the best homes are built on timeless principles, not passing trends.”
Samuel
Adams
& Company
has
a deep-rooted appreciation for historic architecture,
craftsmanship, detail, and timeless design. This passion fuels every project today, shaping our building projects with work that honors the past while building for the future.

Timeless Design
Proper proportion. Thoughtful scale. Quality materials. Honest craftsmanship. These are the principles that have produced beautiful homes for centuries — and they’re the principles we build by today.
We are builders who understand design — every proportion, every material, every detail matters. Whether you're working with an architect or designer, we build their vision faithfully. If you're starting from scratch, we connect you with talented design professionals in our network. Either way, we speak the language of traditional craftsmanship and execute it at the highest level — because our goal is the same: to build something that stands the test of time.
“We don’t chase trends. We build homes that age gracefully — homes you’ll be proud to pass down.”

The Industry Standard is One Year. Ours Goes to Twenty.
How the 20-Year Warranty Works

20 YEARS - Infrastructure & Structure
Foundation, structural framing, load-bearing modifications, electrical rough-in, plumbing rough-in, metal flashing. These are the bones of your home, built to last a lifetime.
10 YEARS - Building Envelope & Systems
Window and door installation, roofing workmanship, siding, HVAC installation, insulation, exterior weatherproofing. This is the layer that keeps weather out and comfort in.
5 YEARS - Interior Finishes
Tile and stone, flooring, cabinets, trim and millwork, countertops, drywall finishing. These are the surfaces you live with every day.
3 YEARS - Paint & Coatings
Interior and exterior paint, staining, finishing. Paint is only as good as the prep beneath it.
1 YEAR - Wear Items
Caulk, grout, weatherstripping, touch-ups. These flexible seals settle with the house and need refreshing over time.
Whatmakesthispossible: vetted trade partners held to Samuel Adams & Company standards, Samuel Adams & Company supplied materials that meet our durability thresholds, thorough documentation on every project, and a mandatory inspection program — twice per year for the first five years, annually through year ten, every two years through year twenty. Twenty inspections over the life of the warranty.

Building the Blueprint™
Most contractors give you a bid based on a quick walk-through and start swinging hammers. We take a different approach. Before we build anything, we invest weeks in structured planning so every decision is made and every dollar is accounted for.
The Five Phases
Our preconstruction process is a separate paid engagement.

PHASE 1 - Discovery
We visit your home, take detailed measurements, and commission professional as-built drawings. We research zoning, code, and any historic district restrictions, then develop a preliminary budget.
PHASE 2 - Design Development
Working with your architect, kitchen designer, or our collaborators, we develop concepts into buildable plans. Renderings, elevations, and construction details.
PHASE 3 - Selections
A major renovation involves 200+ individual material decisions. We guide you through them in a structured sequence so nothing gets missed, rushed, or priced on a guess.
PHASE 4 - Scope & Estimate
With selections finalized, we compile a comprehensive scope and send it to our subs for competitive bids. The result is a line-item estimate based on real numbers — not assumptions.
PHASE 5 - Contract & Mobilization
The contract reflects everything we’ve decided together. No surprises. Permits submitted, long-lead materials ordered, project team assembled.
“A good architect or designer accelerates everything.”
The more your drawings tell us - proportions, materials, details, specifications - the faster we move from planning to construction. With a thorough set of plans in hand, we’ve taken projects through these five phases in a matter of weeks. We are happy to recommend designers and architects we trust.

Our overhead and profit rate is 20%, covering project management, coordination, insurance, warranty administration, and the infrastructure that supports your project from start to finish. We’re not the cheapest contractor you’ll talk to — we’re not trying to be. We offer three contract structures:
Lump Sum
A fixed price based on a fully defined scope. You know the total before signing. Changes handled through formal change orders.
Hybrid
Trade subcontractors locked in at fixed prices. Allowances and general conditions tracked and reconciled at actual cost. Competitive sub pricing where the scope is defined, transparent reconciliation on the rest.
Cost Plus Fee
Actual cost of work plus our fee. Complete transparency — you see every invoice, every receipt, every dollar.
“We build for clients who think in decades, not just dollars.”
