Retail - Small decrease
The retail vacancy decreases slightly with 0.1 percentage point compared to January 2021, while it has increased with 0.3 percentage point since the same time last year. It means that the retail vacancy is at 7.8 percent in this quarter, which is 1.0 percentage point higher than the average of the period 2000-2021.
The retail vacancy in all regions except the Central Denmark Region decreases with between 0.1 and 1.2 percentage points compared to last quarter. In Central Denmark, the vacancy increases with 1.0 percentage point in the same period. The North Denmark Region has the lowest retail vacancy among the regions with 5.4 percent, while the Region of Southern Denmark has the highest retail vacancy with 9.7 percent. This is despite a decrease of 0.6 percentage point in the Region of Southern Denmark.
The lower retail vacancy in North Denmark is due to especially the rate in Aalborg. Here, the retail vacancy is at 3.9 percent which is a decrease of 0.2 percentage point since last quarter and a decrease of 2.2 percentage points since the last time last year. Aalborg is also the city with the lowest retail vacancy.
The retail vacancy in Aarhus, Copenhagen and Odense is at 7.2, 9.1 og 9.0 percent respectively. In Odense, the retail vacancy has decreased with 0.1 percentage point since January 2021, while it has decreased with 1.0 percentage points since April 2020. Contrary, the retail vacancy in Aarhus and Copenhagen has increased with 1.1 and 0.7 percentage points respectively since last quarter. Copenhagen is thus the city with the highest retail vacancy. The increase in central Copenhagen seems to be a general increase as both Strøget and other parts of central Copenhagen experiences increases in retail vacancy.
