2025 Hutton Annual Report

Page 1

TOGETHER, WE EXIST TO BUILD LIFE INTO OUR TEAM MEMBERS’ DREAMS, CLIENTS’ VISIONS AND COMMUNITY’S FUTURE.

ROUNDABOUT MURAL Located near Hutton’s Wichita, KS, campus, designed by Marketing Coordinator Christina Hallacy and painted by Hutton team members in October.

2025 was one for the history books – both for the world and for Hutton. And although the world around us can start to feel uncertain at times, there’s one thing I am certain of: Hutton is strong and will remain strong because of our team members.

The story of 2025 for Hutton includes bold moves, bright ideas and big projects – across every corner of our company. In all our services, from the spaces we design and build to the developments we bring to life and the many facility solutions we deliver, each chapter is written by the team members who leaned in and served our clients “unreasonably” –shout out to everyone who followed along with In the Fold (pg. 17).

As you read about work ranging from Hutton Development’s new apartment complexes (pg. 46) to some of Hutton Design+Build’s biggest projects ever – the Wichita Biomedical Campus (pg. 10) and Docking State Office Building (pg. 62) – we hope you’ll recognize what it took to make them happen.

At Hutton, we’re not just building from the ground up; we’re serving clients all along their facilities journeys. From solar installations (pg. 8) to the variety of maintenance work our team has done (pg. 67), Hutton has left its mark, serving clients and communities where it matters – thanks to our team members.

That’s what makes the 2025 Annual Report such an exciting one: The pages ahead aren’t just about projects; they’re about the people (pgs. 28-44). And when it comes to people, I’d take this team over any other out there.

So, here’s to another year of learning, growing and building something that lasts. Thanks for being a part of our story.

POWERFUL NEW PANELS

Hutton Energy Services installed a 180.54 kW DC solar system for Wifco Steel Products in Hutchinson, KS, featuring 306 bifacial modules designed to generate 254,350 kWh annually and expected to save Wifco approximately $25,000 per year.

To improve efficiency, we used tilt legs to increase the panel angle by 15 degrees, maximizing solar production. This system helps Wifco cut energy costs as they manufacture high-quality steel products for industries across the country.

FORGING A FRESH FUTURE

A complete transformation of Spectrum Metalcraft, designed and built by Hutton Design+Build, was completed in Salina, KS. This 1,800 SF renovation includes a new meeting/breakroom area and expanded offices to the northwest of the current facility. The office expansion enhances the functionality of the space and encourages teamwork. In addition, new restroom facilities also serve as a severe weather shelter.

This project improves their manufacturing workflow, streamlining their processes to boost efficiency and reduce waste. Our partnership with Spectrum Metalcraft not only supports their growth but also contributes to the Salina community through job creation and enhanced collaboration opportunities.

PROGRESS THROUGH PARTNERSHIP

The downtown Wichita Biomedical Campus took shape in 2025, marking major milestones in its construction. At 350,000 SF, this transformational facility – developed in partnership with Wichita State University, KU School of Medicine-Wichita and WSU Tech

– is projected to bring 3,000 students and 200 faculty and staff

to the area, driving economic growth and expanding healthcare education opportunities. Built in collaboration with JE Dunn Construction and designed by Helix Architecture + Design and CO Architects, the campus will advance education, research and workforce development in the heart of the city.

DESIGNED FOR CONNECTION

Hutton Design+Build partnered with the City of Derby to create a senior center designed to foster connection and activity. Located on a six-acre site in Derby, KS, the facility will include more than 13,000 SF of flexible gathering areas, a fitness

space, activity rooms, a computer lab and walking trails. Thoughtfully planned to meet community needs, this new center will provide a welcoming environment for seniors and serve as a vibrant hub for Derby.

BECK’S IN BULK

A new 93,000 SF seed distribution facility for Beck’s Hybrids in Salina, KS, was built by Hutton Design+Build and includes cold and bulk storage, office areas and trucking operations – all built to support farmers across the Midwest. Fun fact: More than 300,000 bolts were used in the construction of the facility.

Because of the success of this project and the relationships built, Beck’s approached Hutton about building a similar location in Olivia, MN. That work progressed in 2025 and is slated to be complete in 2026.

A FORT RILEY REFRESH

Hutton Design+Build partnered with the Fort Riley, KS, military installation on a series of projects aimed at improving infrastructure and preserving history.

Highlights include the restoration of the iconic “Old Bill” cavalry rider statue – a symbol of the cavalry’s legacy – where the original piece was repaired for indoor display while a bronze replica was crafted for outdoor placement.

Our team also tackled a challenging drainage project, developing an innovative method for placing long concrete ditch slabs to improve efficiency and durability.

At the air traffic control tower, we replaced all 12 windows and FAAapproved sunshades, along with a full interior renovation featuring new energyefficient systems, reconfigured layouts and masonry restoration.

Additionally, we resurfaced playgrounds at three child development centers, ensuring safe play spaces for more than 250 children of military service members.

SEVENFOLD SOARS

Sevenfold, a Hutton Company, saw a reinvigoration in 2025. President Evan Rosell brings a rare combination of strategic acumen and relational insight to his work with leaders and organizations. Sevenfold has partnered with several organizations in 2025, with increasing demand on the horizon for 2026.

WHAT IS SEVENFOLD?

Sevenfold is a strategic consultancy under the broader Hutton umbrella that partners with organizations and leaders to find better ways to grow and lead. The name Sevenfold is inspired by Kevin Box’s sculpture Folding Planes. Like the sculpture, which blends both art and science, Sevenfold partners with organizations to make the purposeful folds that bring structure, motion and life to a vision.

IN THE FOLD

Sevenfold launched In the Fold, a book club podcast to help teams grow – together. For the pilot season, we talked internally with fellow Hutton team members about Unreasonable Hospitality by Will Guidara. We discussed valuable takeaways and important lessons to use at work or home. We’re excited to provide this as a service for Sevenfold clients in 2026.

WIDE OPEN

Wide Open is a Sevenfold podcast that slows down, taking time to examine complexities and help leaders engage their communities. Season one explored whether Kansas communities should adopt a council-manager or mayor-council system. More than a civics lesson, it offers insight into how shifting times shape leadership models.

LISTEN TO WIDE OPEN HERE!

A BIG ANNOUNCEMENT IN THE LITTLE APPLE

In 2025, Hutton announced our new permanent location at Third and Poyntz in Manhattan, KS. The community joined us for the next step in Hutton’s story as we celebrated with a ribbon-cutting ceremony to officially open our fifth Kansas location. Hutton has been building relationships in the region for years, so we’re excited to officially call Manhattan home –strengthening our ability to serve the area and develop lasting partnerships where we work and live.

HOT ZONES, COOL DESIGN

McPherson, KS, community members celebrated the grand opening of McPherson Fire Station #2, a Hutton Design+Build project that prioritized firefighter safety and improved emergency response times.

This 12,000 SF facility was designed with a “hot zone” layout to reduce exposure to harmful contaminants, creating a safer environment for first responders. Beyond its functional design, the station honors the department’s rich history with a glassenclosed showroom featuring a restored 1928 American

LaFrance fire engine and other memorabilia, creating a mini museum for the community. Inside, the building shifts through three zones – hot, transition and cold – to ensure proper decontamination and clean living quarters for firefighters.

This thoughtful approach combines modern safety standards with a tribute to tradition, ensuring the station serves McPherson for generations to come. Guests at the ribbon cutting even witnessed the station in action when the crew rolled out midceremony to respond to a nearby call.

NEW SPACE FOR THE COSMOSPHERE

The Cosmosphere, a long-standing client of Hutton Design+Build in Hutchinson, KS, completed a 12,000 SF remodel of their remarkable exhibit hall. “The Space Race” highlights the entirety of the 1960s race between the United States and the Soviet Union to be the first to set foot on the moon.

Hutton has served The Cosmosphere on many projects from large-scale remodels to replacements and repairs since 2018. The Cosmosphere regularly invests in new exhibits for their facility, and we can’t wait to help them bring their next big idea to life.

RAISING THE BAR

ICM’s 70-foot-tall high bay building in Colwich, KS, is a fabrication shop designed and built by Hutton Design+Build to boost capacity and streamline operations. The space features welding bays, overhead cranes for heavy vessel lifting, a 26-foot-tall powerlift door, and office and restroom areas to support ICM’s team.

To celebrate this milestone, ICM cut the ribbon on their new space. And just before grilling out with team members, partners and the Colwich community, things began with a bang to commemorate the occasion.

A RECIPE FOR REVITALIZATION

The Empower Camarena Adelante Center in Wichita’s North End is a multipurpose community hub designed and built by Hutton Design+Build to foster local entrepreneurship and small-business growth. This project includes a fully equipped commercial kitchen, versatile classrooms, office spaces, and gathering areas,

creating affordable access to culinary facilities and resources. The center stands as a key step in revitalizing the area, providing infrastructure for educational programming, community events and homegrown ventures.

Hutton designer Erik Loya – who grew up in Wichita’s North End – brought his deep connection with the community to the vision for this space, ensuring the building reflects its cultural heritage while supporting future opportunities.

DRIVING SERVICE FORWARD

The 13,500 SF remodel of Scholfield Honda’s West Wichita, KS, service center was designed by TESSERE and built by Hutton Design+Build to enhance both service capacity and customer experience. The refreshed facility includes a modern client lounge, coffee bar, tech bar and dedicated kids’ room, while the express service center was updated with major improvements to flow and efficiency.

Showcasing our team’s craftsmanship and versatility, Hutton Design+Build self-performed a significant portion of the work, including metal stud framing, drywall, millwork, door installations and exterior metal panel installation. This project reflects Scholfield Honda’s commitment to providing a top-tier experience for customers and demonstrates Hutton’s ability to deliver complex remodels with precision and care.

DIGGING UP NEW POSSIBILITIES

Hutton Design+Build completed a new 13,000 SF showroom and service center for Ditch Witch UnderCon in Amarillo, TX. The facility includes office space, a parts room, equipment storage, and a 9,000 SF shop with a full-span three-ton service

crane and wash bay. This is our fourth project and third location built in partnership with Ditch Witch following previous projects in Wichita, KS, and Rapid City, SD. We’re excited to continue supporting their growth with facilities built to last.

MAJOR MILESTONES

Each year, we celebrate the team members who reach milestone anniversaries. In 2025, we celebrated 21 team members who reached milestones of 5, 10, 15 and 20 years. We’re deeply grateful for the dedication, craftsmanship and leadership each of them brings to Hutton every day.

PROTECTING OUR PEOPLE

Great work and a safe return home don’t happen by chance. They are the result of the decisions we make, every step, every task. At Hutton, we don’t just check a box. We lead with intention. We show up for our team. And we go home safe. Every Time.

WHY EVERY TIME?

It’s not a slogan. It’s a mindset that speaks to who we are. A standard we live by. And it’s a reflection of the great work we

all do to make safety a part of our culture. A message that truly reflects our culture and commitment to safety.

From safety documents and toolbox talks to hazard alerts and training materials, Every Time was created to serve as a visible reminder of what we stand for: the discipline to make safe choices and the commitment to protect ourselves and our teammates every time we show up to work.

WATCH THE EVERY TIME VIDEO HERE!

SUICIDE AWARENESS

September is Suicide Prevention Month, and in 2025 our jobsites paused for a safety stand-down to focus on mental health. Safety goes beyond the jobsite; caring for ourselves and each other matters just as much. It is important for us to know our team members, to pay attention and talk with them, and to recognize the behavioral changes that signal something is wrong.

If you or someone you know is struggling with mental health, call or text 988 for the Suicide & Crisis Lifeline for 24/7 free and confidential support.

SAFETY STAND UPS

Anyone in the construction industry has probably attended a safety stand-down when there is a safety awareness opportunity at a job site.

In August, we held Safety Stand Ups to celebrate Hutton’s proactive commitment to sending everyone home safe – Hutton’s industrial team and the GAF jobsite were two of the locations where these were held.

These events keep safety and camaraderie front and center while giving everyone time to connect over lunch.

WHERE WE WORK AND LIVE

We don’t just build projects. We build communities. And because we build in the communities where we work and live, that investment means so much more. Here are a few examples of our teams investing in those communities outside of their role at Hutton.

BUILDING A BRIDGE FOR A BADGE

Hutton Design+Build project manager

Tyler Spohn taught construction skills to a Lindsborg, KS, Girl Scout troop. Tyler volunteered with Troop 70940 to help Daisies and Brownies earn their “Tinker & Craft” (engineering) badge by following plans to build a bridge for an upcoming Bridging Ceremony. Wearing safety gear, 20 future builders learned about construction, creativity and the power of following plans.

ADULT SPELLING BEE

Our Salina, KS, team members put their brains to the test, trying their hand at a spelling bee with the Salina Public Library.

The library’s first-ever Adult Spelling Bee Showdown raised over $4,500 to support their youth department remodel – a project we will be designing and building in 2026.

ROUNDABOUT MURAL

Hutton team members gathered at our Wichita, KS, campus to add a splash of color to a roundabout next to our office.

A part of the Delano/Chisholm Trail

Pathway, the roundabout is an interactive stop for users of the trail. It was a fun way to give back to our community, enjoy time with teammates and sip on a few refreshing drinks along the way.

CORPORATE COMPETITION

HALSTEAD OLD SETTLERS EVENT

Hutton team members supported the Halstead, KS, community at the 2025 Old Settlers Summer Festival. Participants competed in the annual Great Race, a 12-leg relay featuring everything from running and rollerblading to canoeing and biking.

CLASH OF CORPORATIONS

Hutton team members competed in the United Way of McPherson County’s Clash of the Corporations triathlon relay. Eric Duerksen swam, Kyle Loss ran and Joe Regier cycled in a close race against a strong field of competitors.

LIFELONG LEARNING

Every year, Hutton Design+Build craftspeople gather for a hands-on training focused on craftsmanship and field excellence. These full-day sessions help with team building while ensuring each team member is aligned on quality standards and equipped with the technical knowledge to deliver consistent, high-level work. It’s important for us to invest in the people who bring our projects to life, because the growth of our team members benefits everyone.

BUILDING DREAMS

The Dream Manager Program empowers Hutton team members to pursue personal and professional growth, fostering stronger relationships, increased confidence and greater work-life satisfaction. In 2025, the program celebrated its first graduating class. From paying off student loans to

reconnecting with family, it’s been inspiring to watch team members’ dreams turn into reality. Congratulations to our first class (shown below). We look forward to seeing what current and future cohorts dream and achieve.

CELEBRATE GOOD TIMES

Each year, Hutton celebrates our team members and their families with an annual Block Party. 2025 had some unforgettable moments ranging from archery, ballpark burgers and BBQ feasts to zoo adventures and even a rodeo.

Individual Hutton offices had the opportunity to host their own unique celebrations, and each one was a chance to connect and make memories that matter.

NEW DIGS BY HUTTON DEVELOPMENT

THE HARTFORD - MANHATTAN, KS

The Hartford is a new mixed-use development in downtown Manhattan, led by Hutton Development and designed and built by Hutton Design+Build. Located in the city’s central core district, the project replaces the former Commerce Bank building, bringing together 18,000 SF of retail space and 56 residential units, along with a 2,300 SF rooftop patio and an extended streetscape designed for outdoor dining. Named after the Hartford steamboat that carried early settlers to the city, this development blends modern living with local heritage and is set to become a vibrant destination for the community.

THE LARK - WICHITA, KS

The Lark is Hutton Development’s first multifamily residential-only property. Nestled near Wichita’s Riverfront Stadium in the historic Delano District, The Lark stands as a tribute to a vibrant chapter of the city’s past. Just a few minutes from our headquarters, the Lark is three thoughtfully crafted buildings encompassing 36 living spaces. The design fits seamlessly into the neighborhood, while the location gives residents access to prime lifestyle amenities. Residents will move in starting in spring 2026.

The Lark’s name hearkens back to the Wichita Larks, a short-lived but spirited minor league baseball team in the Western League during the late 1920s. It also evokes images of joy, song and the promise of a new day – qualities that resonate with the spirit of the Delano District. By naming the residence The Lark, we aimed to capture the essence of our vibrant community.

THE WILD WETLANDS

Wichita Park & Recreation’s Pracht Wetlands is a 90-acre sanctuary in northwest Wichita designed to preserve one of the last untouched wetlands in the Midwest, creating one of the largest urban wetland parks in the United States. Hutton

Design+Build installed the original elevated boardwalks in the

park and returned this spring to install the next phase. Built upon helical piers (a process where piles are drilled up to 30 feet into the ground), the boardwalk and bird blinds serve as a minimally invasive structure allowing the public to explore the environment with minimal disruption to the park’s wildlife.

HOMEGROWN’S NEW HOMES

Hutton Design+Build has partnered with Thrive Restaurant Group on more than a dozen projects across multiple states and brands, including HomeGrown. This collaboration is built on shared standards for quality and efficiency, with designs tailored to optimize flow, comfort and the guest-first experience that defines the HomeGrown brand.

Recent projects include locations in Merriam, KS, Bentonville, AR, and Omaha, NE – our first in a high-rise – each adapting the concept to unique settings while maintaining a consistent brand identity. These spaces showcase how strategic design and long-term partnerships can deliver familiar experiences in new environments.

THE HUTTON EFFECT IN HAYSVILLE

Hutton uniquely provides multiple service offerings to our clients at any point in their facilities journey. A single client – USD 261 Haysville School District in Haysville, KS – needed these service offerings to work seamlessly to support their many facilities needs, starting from the very beginning.

As USD 261 began exploring a bond initiative, the district issued a request for a facilities assessment. Hutton Facility Services was awarded the contract, and the resulting assessment served as the foundation for the bond campaign planning.

Once Alloy Architecture was awarded the design services, Hutton was selected through the CMAR process to serve as the contractor and provide bond campaign support. Voters approved the bond in April 2025, and our team has continued to support the district while working closely with Alloy Architecture to prepare for a projected 2026 construction start.

As that work has progressed, USD 261 approached Hutton Energy Services to install solar on two district buildings to help offset their energy usage. One of those was completed in fall 2025.

UNDER THE WIRE

FIDELITY BANK

Fidelity Bank hired Hutton Design+Build to build a new bank branch – designed by Shelden Architecture – in December 2024. Located in the busy Bradley Fair shopping center in Wichita, KS, the project turned into a test of teamwork and perseverance.

After planning to break ground in April, the project hit an unexpected challenge: underground contamination from a gas station previously located on the site. Working closely with the Kansas Department of Health & Environment, the team navigated the remediation process to meet all environmental guidelines while potentially losing two months from the construction

schedule. When Fidelity asked if we could still deliver before Christmas 2025, Hutton Design+Build put a plan in motion to make it happen.

Thanks to careful coordination and relentless effort, the building achieved its certificate of occupancy in early December so Fidelity could open its new branch on schedule. The finished space reflects both craftsmanship and collaboration, featuring a modern 3,000 SF interior with glass-walled offices, custom wood ceiling beams and an illuminated reception wall, complemented by a sleek exterior.

VIMA CHURCH

Vima Church moved into its new home at Huntley Yards shopping center in Wichita, KS. This fast-paced design-build transformation turned a 29,000 SF former gym into a vibrant worship space complete with an auditorium, kids’ wing and a full-service coffee shop – Cofellow Coffee Parlor – open throughout the week.

From first meeting Pastor Jon Morris in December 2024 to opening doors for Sunday services by September 14, 2025, Hutton Design+Build’s integrated approach made an ambitious timeline possible.

LEGACY IN LIMESTONE

The Docking State Office Building is a modern, energy-efficient government structure, designed by PGAV Architects and Clark Huesemann and built by Hutton Design+Build honoring the legacy of the 14-story, 1950s original that once stood in its place. It’s a workplace designed for comfort, functionality and long-term value for the State of Kansas.

With advanced strategies like electrochromic window glazing, passive thermal design and a high-performing building envelope,

the building achieves an Energy Use Intensity of about 26 –roughly half that of a typical office. Agencies benefit from efficient layouts, integrated security and amenities such as a fitness center, café and collaboration spaces.

Nearly 87% of construction was completed by Kansas-based contractors, reinforcing local economic impact. Public spaces remain open and inviting, connecting visitors to the Capitol and Kansas history through interactive exhibits.

REDUCE, REUSE, REIMAGINE

Before the original Docking building was demolished, 47,000 SF of limestone, 1,235 greenstone panels, 5,400 SF of red granite and 46,000 SF of glass were carefully deconstructed and preserved for use on the new building.

The original building’s 65-year history was built into the new space, preserving its rich identity and minimizing landfill impact — approximately 98% of all demolition materials were reused, recycled or repurposed.

HUTTON’S HANDIWORK

Docking also includes a major contribution from Hutton’s founder, Mark Hutton, who restored Kansas’ Liberty Bell replica for its new home on the Docking Plaza. Mark rebuilt the yoke by hand, resurfaced hardware and installed the bell on a custom concrete base, bringing this historic piece out of storage and back into public view for generations to enjoy.

POWERING PROGRESS

The new 57,600 SF Evergy Service Center in Salina, KS, brings together innovation and efficiency across its truck bay, office and shop buildings.

Key features include insulated concrete form walls, in-slab radiant heating, solar panels, a rainwater harvesting system that reuses reclaimed water inside the facility, and durable construction designed for long-term performance.

A FRESH FARMERS ALLIANCE

Farmers Alliance Mutual Insurance was founded in McPherson, KS, in 1888 to provide farm insurance to rural customers across Kansas and beyond. Having previously designed and built a small remodel for the firm, Farmers Alliance again hired Hutton Design+Build to design a larger lobby renovation, while Hutton Facility Services carried out the renovation.

The 16-week transformation turned an underused space into a modern, highly functional hub. The 1,400 SF lobby features two new conference rooms and a

design that blends continuity with creativity – carrying forward elements from the client’s recently updated café while introducing bold new touches. Highlights include a stained-concrete staircase and a custom bench that flows through a glass wall, connecting the lobby and conference room. One of the most distinctive features is the custom-built enclosure for the existing chair lift, a challenge requiring precision and creativity to balance aesthetics with functionality. The result is a space that feels fresh, purposeful and uniquely tailored to the client’s vision.

WICHITA PUBLIC LIBRARIES’ NEXT CHAPTER

Hutton Design+Build breathed new life into three Wichita Public Libraries – Alford, Angelou and Rockwell. Alford was updated to offer expanded resources and modern features to better serve Wichita, KS, readers, learners and families. Angelou now shines with a sunny reading area and brand-new play food truck.

At Rockwell, a vibrant 6,200 SF children’s wing now welcomes young readers. Every detail was crafted with care, from restoring vaulted ceilings and fireplaces to celebrating history through curated murals and art installations, ensuring each space honors its past while inspiring the future.
