TOWN SQUARE AREA GUIDE

TOWN SQUARE / AREA GUIDE

A PARK AT THE HEART. 01 / OVERVIEW & POSITIONING

Town Square is a master community by Nshama, launched in 2015 on Al Qudra Road in Dubailand. Townhouses and mid-rise apartments surround a central park, with shops, cafés and community facilities along a retail boulevard. Many neighbourhoods are complete and lived in, while new apartment buildings and districts are still under construction.

Families

Young professionals

Townhouses, a central park, nurseries and a clinic suit families. Most schools are reached by car.

Apartments with cafés and gyms nearby. Commutes on Al Qudra and Emirates Road vary with traffic.

Investors

Retirees & second homes

Completed and off-plan homes differ by layout, location in the community and total costs.

Parks and everyday services on hand may appeal. Stairs and healthcare access are worth weighing.

MORE TIME

FOR THE EVERYDAY. 05 / DINING, LEISURE & CULTURE

DINING & CAFÉS Cafés and casual restaurants line the retail promenade and park edge, from coffee chains to burger and grill outlets. For a wider choice, Arabian Ranches, Motor City and Al Barsha are within driving distance. We can tell you which outlets are open near you.

PARK & OUTDOOR TIME Town Square Park has play areas, a splash park, a carousel and a kids train, with set opening hours. Cycling and running routes, padel and tennis courts and a dog park add to outdoor life. Part of the central park is still being built; some areas have access rules or charges.

WEEKENDS & DAYS OUT Al Qudra cycling routes and desert outings are nearby. Arabian Ranches and The Sustainable City offer more parks and cafés. Beaches, Dubai Marina and major cultural venues are further away. Summer heat makes early mornings and evenings more comfortable outdoors.

A GROWING COMMUNITY. A CONSIDERED CHOICE. 07 / BUYING & INVESTMENT PERSPECTIVE

Rental returns and future price growth are not assured.

PRACTICAL COSTS & COMMUNITY RULES Service charges, DEWA bills and cooling costs vary by building and community; we can share current details for any home you shortlist.
