SPACE AND CALM. A NEW SUBURB. 01 / OVERVIEW & POSITIONING
The Valley is an Emaar master community on the Dubai-Al Ain Road, launched in 2019. Contemporary townhouses and villas are set around parks, waterways and a central lagoon hub. Several clusters have been handed over and are now lived in, while many more are under construction. It sits further from the city than most villa communities, so a car is essential.

FIND THE SPACE
THAT FITS YOUR LIFE. 03 / PROPERTY TYPES & CLUSTERS
Homes are contemporary townhouses and villas, mostly three and four bedrooms, with larger villas in clusters such as Farm Gardens. Emaar releases the community cluster by cluster, so finished streets sit beside active building sites. Homes are marketed to local and international buyers; we can confirm the title deed, floor plan and handover status for any home you shortlist.
HOME / CLUSTER
WHAT MAKES IT DIFFERENT
Eden

MORE TIME
FOR THE EVERYDAY. 05 / DINING, LEISURE & CULTURE
DINING & CAFÉS Dining within The Valley is limited, and no restaurant or café inside the community was verified. Most residents drive to Dubai Silicon Oasis, Academic City or further into the city for an evening out. What is open at the Pavilion may change over time.
PARKS & OUTDOOR TIME The master plan is built around parks, waterways and a central lagoon hub, with community pools and play areas in completed clusters. A sports village and other amenities are planned. Some amenities open in phases, so ask us what's ready today. Access rules and charges vary.
WEEKENDS & DAYS OUT The Sevens Stadium, a short drive away, hosts the annual rugby sevens and other events. The desert setting suits early-morning walks and cycling. Al Ain is around an hour and a half by car, while beaches and marinas are much further away. Summer heat makes mornings and evenings more comfortable outdoors.

THE VALLEY / AREA GUIDE
A NEW SUBURB.
A CONSIDERED CHOICE. 07 / BUYING & INVESTMENT PERSPECTIVE
DEMAND, SUPPLY & THE LONGER VIEW Demand comes from buyers and tenants seeking new family homes with more space, who accept a longer drive. A large off-plan pipeline is due over the coming years, which widens choice and can increase competition for tenants and resale buyers. Completed clusters and those still under construction carry different risks. Rental returns and future price growth are not assured.
PRACTICAL COSTS & COMMUNITY RULES Service charges, DEWA bills and cooling costs vary by building and community; we can share current details for any home you shortlist. Cooling arrangements and who maintains them vary by home. Snagging, landscaping and AC upkeep add to running costs. Parking, visitor access, pet rules, moving permits and alteration approvals are set by Emaar; we can confirm them for a specific home.
