ROOM TO GROW.

A PLACE TO BELONG. 01 / OVERVIEW & POSITIONING

Launched by Emaar in 2002, The Meadows is an established gated villa community within Emirates Living. Nine neighbourhoods combine detached homes, private gardens and mature landscaping with lakes and outdoor spaces. Its character is calm and residential, while Dubai Marina and nearby business districts remain within driving reach. The choice spans original family homes and properties transformed by extensive renovation.

Families

Young professionals

Detached homes, gardens and nearby schools offer space for a settled family routine.

Couples and growing households may value the extra room, privacy and access to business hubs.

Investors

Retirees & second homes

An established resale and rental market makes plot position, condition and layout key comparisons.

Green surroundings may appeal. Stairs, upkeep and the route to everyday services vary.

DETACHED HOMES.

INDIVIDUAL CHARACTER. 03 / PROPERTY TYPES & CLUSTERS

The Meadows is freehold and open to foreign buyers. Detached two-storey villas range from three to seven bedrooms, with gardens and covered parking. Layouts vary in family rooms, studies and staff accommodation. Some homes have private pools or approved extensions. Apartments, penthouses and townhouse blocks are not the core housing offer. Across nine clusters, the street and plot often matter as much as the phase.

HOME / CLUSTER

WHAT MAKES IT DIFFERENT

Three- to four-bed

Smaller villa layouts can suit growing households. Internal space, storage, garden proportions and original floor plans differ.

Five- to seven-bed

Larger formats offer more rooms and living areas. Bedroom layouts vary, and additions need the required approvals.

Meadows 1 and 2

Near the Sheikh Zayed Road side of the community. Access may be convenient, though road exposure and noise vary by home.

Meadows 3 and 4

Closer to the Montgomerie side of Emirates Living. Outlook, school route and access vary, and golf views are not a given.

Meadows 5 to 8

Lake and park settings are part of the appeal. Frontage, privacy and walking distance to facilities differ substantially from plot to plot.

Meadows 9

Access towards Al Asayel Street can suit some daily routes. Original and upgraded homes, garden space and the nearest gate vary.

Comparing like for like: plot size differs from internal built-up area. Renovation approvals, boundaries, structural condition and shared pool access vary by address; a private pool is not a standard feature of every home.

WELLNESS & THE OUTDOORS Walking paths, play areas and shared pools support an outdoor routine. Sports courts and outdoor fitness spaces add variety; access depends on the facility and community rules. Fitness First at Meadows Village offers indoor training. Designated dog parks serve Emirates Living, including one between Meadows 1 and 2. Cycling is limited to permitted routes, and pets must be leashed where required.

COFFEE, LUNCH & DINNER Meadows Village brings Mama'esh, SushiArt and Boon Coffee Roasters close to home, with lake views around parts of the centre. Nearby Reform Social & Grill at The Lakes offers a garden setting for meals with family or friends. Meadows Souk and Springs Souk widen the casual dining choice. Opening hours, bookings and pet policies vary by venue.

WEEKENDS & DAYS OUT Reel Cinemas at The Springs Souk offers an easy local film outing. The Montgomerie and Emirates Golf Club provide golf nearby under their own booking terms. Dubai Marina and JBR offer waterfront dining and beach days by car. The Meadows is an inland residential community, with landscaped lakes rather than a sea beach or marina of its own.

THE APPEAL.

THE TRADE-OFFS. 06 / HONEST PROS & CONS

WHAT WORKS

WHAT TO WEIGH

Privacy and outdoor space

Upkeep comes with the space

Detached homes and private gardens give households room to relax and entertain.

Gardens, AC systems and private pools, where installed, require ongoing care and budgeting.

An established setting

Older homes need inspection

Mature trees, lakes and lived-in streets create a settled residential atmosphere.

Roofs, waterproofing, drainage, plumbing and structure matter beyond the cosmetic finish.

Useful family amenities

Peak-hour bottlenecks

Nearby schools and neighbourhood retail can support a practical daily routine.

School traffic, gates and connecting roads can add time. Commute times vary with the time of day.

Close to key districts

Car use is common

Marina, JLT and nearby business hubs are accessible by road from the community.

There is no internal Metro or tram. Walking and bus convenience vary by street and gate.

Green space for pets

Rules and local disruption

Gardens, walking routes and designated dog parks can suit pet-owning households.

Landlord consent, visitor parking and community rules apply. Renovations can create noise.

AN ESTABLISHED HOME. LOOK AT THE DETAILS. 07 / BUYING & INVESTMENT PERSPECTIVE

WHAT SUPPORTS THE COMMUNITY Detached homes, gardens, local schools and access to business hubs can support family demand. The Meadows is principally a ready-home resale and rental market, with renovation shaping much of its evolution. Planned Skylight Mall could broaden retail choice in the wider area. Newer villa alternatives include Jumeirah Park and Dubai Hills Estate. A mature address does not remove the risks of overpaying, vacancy or costly repairs.

WHAT TO COMPARE BEFORE BUYING Service charges, DEWA bills and cooling costs vary by building and community; we can share current details for any home you shortlist. Cooling arrangements and who maintains them vary by home. Garden, pool and AC upkeep add to running costs. Emaar requires a move-in permit, alterations need approvals, and parking and pet rules apply. A thorough property inspection is worthwhile.
