DUBAI MARKET REPORT

THE QUARTER IN CONTEXT
DUBAI Dubai's residential market became more selective in Q3. The quarter brought slower overall trading alongside firmer activity in completed homes. Differences between new launches, ready stock and neighbourhoods make a single citywide number an incomplete guide to an individual property. [1, 2]

DIFFERENT COMMUNITIES, DIFFERENT DRIVERS
EMIRATE HIGHLIGHTS Dubai South 5,322 home sales in Projectory's sample. Azizi Venice accounted for 3,972 transactions citywide, illustrating the influence one development can have on reported activity. [3]
Jumeirah Village Circle 2,430 home sales in the same sample. Tower-level specifications, handover timing and service charges remain useful checks when comparing competing listings. [3]
Downtown Jebel Ali 1,830 home sales in the sample. Assess how much of an area's trading comes from a specific launch before treating the district average as a resale benchmark. [3]
Palm Jumeirah & prime communities Palm Jumeirah led secondary prime sales in Betterhomes' review, followed by Jumeirah Golf Estates and Dubai Hills Estate. Prime was defined as homes above AED 15m. [2]

DEMAND, LAUNCH ACTIVITY AND SUPPLY
RECENT MARKET SIGNALS More activity at lower ticket sizes Projectory's DLD sample found that 41.4% of home sales were below AED 1m, up from 35.1% in Q2. A changing price mix can pull down the median without an equivalent change in every home's value. [3]
Completed homes gained share Ready homes represented 27.6% of transactions in the same sample, up from 21.6%. This supports a closer look at completed stock alongside off-plan opportunities. [3]
Supply remains a variable to watch Savills identifies more than 525,000 homes scheduled for 2027-2030. Scheduled supply is a pipeline, not a guarantee of completions on those dates. [1]
THE INTERPRETATION
A lower total sales value can reflect smaller homes, fewer premium transactions or a different launch mix. Pair the market headline with building-level evidence, a realistic leasing assumption and the buyer's intended holding period.
