URBAN HOMES.
INDIVIDUAL CHARACTER. 03 / PROPERTY TYPES & CLUSTERS
City Walk offers freehold homes for foreign buyers and is primarily an apartment community. The established residences offer one- to four-bedroom layouts; newer collections introduce further apartment, duplex and penthouse choices. It is not a conventional villa or townhouse suburb. Usable space, balconies, storage and staff-room provision vary by floor plan.
HOME / CLUSTER
WHAT MAKES IT DIFFERENT
Original residences
Established mid-rise buildings with 1-4 bedroom apartments. Street, courtyard and skyline outlooks create different living experiences.
Central Park
A phased, landscaped neighbourhood with collections such as Myrtle, Laurel, Castleton, Fern, Erin and Thyme. Readiness varies by building.
Northline
A newer low-rise collection of 1-3 bedroom apartments. Buildings, outlooks and contracted delivery schedules vary.
Verve
A newer vertical residential collection with apartments and penthouse options. Its scale and facilities differ from the original mid-rise homes.
Crestlane
A separate phased development planned around water features and landscaped spaces. Marketed amenities remain future plans until delivered.
Larger layouts
Duplexes and penthouses vary by release. Stairs, terraces, staff rooms and parking differ by title and floor plan.
Every home differs: completion status, facilities already open, parking allocation and surrounding works vary. A quiet courtyard, a lively retail frontage and a road-facing balcony can offer very different experiences within the same community.

STEP OUT.
MAKE A DAY OF IT. 05 / DINING, LEISURE & CULTURE
DINING & CAFÉS Urth Caffé is a familiar stop for coffee, breakfast and casual dining. L'ETO and SAID Dal 1923 add sweet treats, while C2 brings restaurants such as Mythos Urban Greek and Daikan Izakaya. The mix suits a quick weekday meal or an evening out. Booking policies, terrace availability and hours vary by venue.
WALKS, POOLS & WELLBEING Pedestrian streets and landscaped courtyards encourage local walks. Resident pools, gyms and play areas depend on the building. Central Park adds a landscape-led residential concept, with facilities delivered by phase. We can tell you which paths and amenities are open today. Summer heat limits outdoor exercise; cycling and scooter permissions vary by space.
LEISURE, ART & DAYS OUT The Green Planet brings an indoor rainforest experience, while Coca-Cola Arena hosts major performances and events. WHAT WORKS
WHAT TO WEIGH
A central address
Peak-time traffic
Downtown, DIFC and Jumeirah are close enough to support varied work and leisure routines.
Al Safa Street, major junctions and arena events can slow arrivals and departures.
Life beyond the front door
Visitor activity and noise
Dining, shops and entertainment make it easy to plan a day or evening locally.
Retail frontages and nearby venues can bring evening noise. Worth visiting at different times of day.
A choice of urban homes
Construction and delivery
Established mid-rise apartments sit alongside newer residential collections.
New phases can bring dust, works and changing views. Handover and facility access vary.
Services close by
Outdoor comfort
A nursery, university campus and healthcare services add everyday convenience.
Walking is seasonal. There is no on-site rail station, and many journeys still need a car.
Shared leisure facilities
Pet and visitor rules
Pools, gyms and landscaped spaces can suit an active routine, subject to building access.
City Walk’s retail destination prohibits pets. Residential pet and parking rules are set separately.

CITY WALK / AREA GUIDE
A CENTRAL ADDRESS. A CONSIDERED CHOICE. 07 / BUYING & INVESTMENT PERSPECTIVE
DEMAND, SUPPLY & THE LONGER VIEW Proximity to Downtown and DIFC, established dining and a recognisable urban setting support City Walk’s appeal. Ready original residences sit alongside phased Central Park delivery and newer Northline, Verve and Crestlane projects. Added homes and amenities may widen demand, but also increase competition. Ready and off-plan homes differ in delivery risk, payment obligations and exposure to future supply. Growth and returns are not guaranteed.
PRACTICAL COSTS & COMMUNITY RULES Service charges, DEWA bills and cooling costs vary by building and community; we can share current details for any home you shortlist. Empower has announced supply for Phase 3 and Verve; other providers vary. Parking, pet rules, moving permits and alteration approvals are set by each building; we can confirm them for a specific home. Vacancy, management and upkeep reduce net income.
