ISLAND LIVING. CITY ENERGY. 01 / OVERVIEW & POSITIONING

Bluewaters is Meraas' waterfront island beside Jumeirah Beach Residence. Launched in 2013 and opened to visitors in 2018, it combines mid-rise homes with restaurants, resorts and Ain Dubai. Walkable promenades and sea views give it a holiday feel, while the bridge keeps the mainland close. It suits people who want an active coastal address with everyday city life within reach.

Families

Young professionals

Spacious apartments, shared facilities and outdoor walks appeal. Schools require a mainland journey.

Dining and leisure are close by, with Marina and JLT nearby. Commutes take longer at peak hours.

Investors

Retirees & second homes

A distinctive waterfront setting and limited original stock. Net income and views vary by home.

Lift-served homes and a resort atmosphere may suit. Noise, accessibility and running costs vary.

The road bridge connects to Sheikh Zayed Road (E11); Al Khail, E311 and E611 are reached through the mainland network. A pedestrian bridge links JBR. There is no Metro or tram on the island: F57 serves Bluewaters from National Paints Metro, while JBR 2 tram is a mainland option via the footbridge and a longer walk. RTA S'hail shows live bus and marine services. No future island rail link is assumed here.

HOMES WITH

A DIFFERENT OUTLOOK 03 / PROPERTY TYPES & CLUSTERS

Bluewaters offers freehold ownership to foreign buyers. The original residences comprise 10 mid-rise apartment buildings, 698 apartments, four penthouses and 17 townhouses. The island is primarily an apartment address, with a small townhouse collection rather than a broad villa neighbourhood. Layout, terrace depth, orientation and privacy can differ markedly between homes.

HOME / CLUSTER

WHAT MAKES IT DIFFERENT

Apartments

One- to four-bedroom homes, typically with open living spaces and balconies. Internal area, storage and staff-room provision vary.

Penthouses

A small collection of large top-floor homes. Bedroom plans, terraces, pools and lift arrangements vary by unit.

Townhouses

A limited waterfront collection offering multiple levels and more private outdoor space. Stairs and maintenance deserve attention.

Buildings 1-10

The established island residences share the wider setting. Sea, Ain Dubai, courtyard and skyline outlooks command different appeal.

Resort residences

Serviced homes sit alongside the conventional residential offer. Hotel facilities and beach access depend on the specific contract.

Bluewaters Bay

A separate two-tower development at the gateway. It adds 1-4 bedroom homes including penthouses, with its own delivery programme.

Every home is different: view corridors, afternoon sun, road exposure and proximity to venues matter. Parking spaces, balcony use and facility access are set by title documents and community rules, and not every building offers the same package.

*Published overall KHDA inspection ratings for 2023-24. Year groups and places vary by school. **Indicative driving ranges, not live routes. School-run times are longer at drop-off; island access and mainland queues can change the journey.

Early years: Blossom Marina Nursery at Beauport Tower on Marina Promenade is a nearby mainland option. Age groups, hours, outdoor space and availability vary by nursery. The school ratings above do not apply to the nursery. Schools require a mainland journey; no full school campus is assumed on the island.

HEALTHCARE Life Pharmacy and Aesthete Dental Clinic provide on-island services. Medcare Medical Centre Marina offers family medicine and specialist consultations in Sukoon Tower. Mediclinic Parkview Hospital is a mainland hospital option for broader care. Specialties, appointment availability and insurance networks vary by provider.

SHOPPING & DAILY NEEDS Franprix on the island serves everyday grocery needs, alongside convenience retail and personal services. Dubai Marina Mall and Ibn Battuta Mall widen the shopping choice by car. Delivery access, visitor parking and parking validation rules are worth knowing before hosting guests.

A TABLE BY THE SEA. A DIFFERENT PACE. 05 / DINING, LEISURE & CULTURE

DINING & CAFÉS Alici brings Italian seafood to the waterfront, while L'ETO offers café dining and cakes. The Pods adds private glass-pod dining with an Asian-inspired menu. Din Tai Fung provides another casual option. Reservations, terrace seating and venue hours vary, and weekends and celebrations get busy.

WALKS, POOLS & WELLBEING Promenades and landscaped residential spaces suit walks and outdoor exercise. Resident pools, gyms and play areas depend on building access. The JBR footbridge extends the walking route to the beach; resort beach and pool access is separate. Local cycling and scooter rules apply on pedestrian routes.

LEISURE & DAYS OUT Ain Dubai offers elevated coastal views. Madame Tussauds, TR88HOUSE and Brass Monkey add indoor entertainment, with age restrictions at some venues. Banyan Tree Dubai and Delano Dubai bring resort dining and beach-day options. Mainland golf clubs and Dubai Marina yacht trips are reached beyond the island; no berth or club membership is implied by ownership.

THE APPEAL.

THE TRADE-OFFS. 06 / HONEST PROS & CONS

WHAT WORKS

WHAT TO WEIGH

A distinctive waterfront

Visitor activity

Sea views, promenades and Ain Dubai create a recognisable island setting.

Restaurants, events and attractions can bring crowds, music and late-evening movement.

Walkable leisure

Weather and onward travel

Cafés, restaurants and everyday shops support a convenient local routine.

Summer heat limits outdoor comfort. Metro, schools and major hospitals are off-island.

An established residential core

Building-by-building costs

Mid-rise homes and shared facilities offer an alternative to nearby high-rise districts.

Service charges, cooling and upkeep vary. A premium address can mean higher outgoings.

Mainland connections

Traffic and nearby works

The road bridge and JBR footbridge keep Marina and the wider city within reach.

Peak queues and construction around the gateway can affect access, noise and views.

Outdoor space to enjoy

Community rules

Waterfront routes can suit active households, with landscaped areas around the homes.

Pet permissions, walking areas, guest parking and beach access vary by home; we can confirm them.

BLUEWATERS / AREA GUIDE

A DISTINCT ADDRESS.

A CAREFUL COMPARISON. 07 / BUYING & INVESTMENT PERSPECTIVE

DEMAND, SUPPLY & THE LONGER VIEW The waterfront setting, established leisure offer and proximity to Marina support the appeal to residents and second-home buyers. Original island stock is largely ready; Bluewaters Bay adds a separate pipeline. Meraas announced a Q4 2027 completion target in January 2025. We can share the latest contract-specific schedule. New supply may broaden choice and competition; future price growth and rental returns are not assured.

PRACTICAL COSTS & COMMUNITY RULES Service charges, DEWA bills and cooling costs vary by building and community; we can share current details for any home you shortlist. Empower serves Bluewaters; billing varies by unit. Parking, pet rules, moving permits and alteration approvals are set by the building or community manager. Net returns reflect vacancy, management, maintenance and holiday-home permits.
