ABU DHABI MARKET REPORT

Q3 2026

JULY - SEPTEMBER 2026

Q3 2026 / ABU DHABI

THE QUARTER IN CONTEXT

ABU DHABI Residential sales value remained above the same quarter last year, while easing from the strong first half. The market evidence points to a greater role for high-value homes and a continuing focus on new developments. Property type and location are essential to interpreting the headline result. [1, 4]

Q3 2026 / ABU DHABI

WHERE ACTIVITY CONCENTRATED

EMIRATE HIGHLIGHTS Al Reem Island

Al Hidayriyyat / Hudayriyat

1,326 home sales | 21.8% of the sample

34.1% of sales value | 19.1% of sales

The largest transaction count in Prop971's Q3 district analysis. Compare individual towers and layouts when reviewing this broad apartment market.

A smaller share of transactions generated a much larger share of value. That concentration makes the project and product mix especially relevant.

Yas Island

Saadiyat Island

1,022 home sales | 16.8% of sales

492 home sales | 13.0% of sales value

A substantial contributor to quarterly activity. Evaluate ready and off-plan opportunities separately before using an area-wide benchmark.

Value share exceeded transaction share. Premium pricing needs to be assessed against close comparables within the same development.

OFFICIAL DASHBOARD SERIES

SALES ANALYSIS The live ADREC series shows the quarterly path of residential unit sales value. The latest complete quarter sits below the first two quarters of 2026, but above Q3 2025. These are transaction values; they do not measure the appreciation of an unchanged home. [1]

Reading the change A larger share of expensive homes can lift total value even when fewer properties sell. Compare sales counts, product mix and prices together before drawing a conclusion about underlying demand.

Q3 2026 / ABU DHABI

WHAT SITS BEHIND THE HEADLINE

RECENT MARKET SIGNALS 80.8% off-plan Projectory's filtered home-sale sample recorded 4,850 off-plan transactions. New development remained the dominant source of activity. [4]

61.4% of value from villas Villas represented 32.8% of transactions in the same sample. This uneven contribution helps explain why value and volume can move differently. [4]

87.6% of annual value growth Homes sold for AED 10m or more accounted for this share of the increase. Below that threshold, sales value grew by 5.0%. [4]

THE INTERPRETATION

The quarter's strength was concentrated. A premium transaction is evidence of demand for that asset; it is not a valuation benchmark for every nearby home. Review the closest completed sales before applying the market narrative to a purchase.

[4] Projectory Research, 16 Oct 2026, ADREC home-sale sample: 6,006 sales / AED 27.39bn. Plots and whole residential assets excluded. The sample is kept separate from [1].

A FRAMEWORK FOR THE NEXT QUARTER

STRATEGIC INVESTMENTS Select the property around the purpose of the purchase. The same market can offer very different outcomes for an owner-occupier, an income buyer and a buyer planning to hold through construction.

BUYER FOCUS

FIRST CHECK

DECISION TEST

Ready homes

Inspect the asset and verify the current lease.

Compare net income after service charges, vacancy and maintenance.

Off-plan homes

Map every payment to available cash.

Review construction progress, completion timing and competing supply.

Prime homes

Test the premium against close comparables.

Assess view, layout, scarcity and the depth of the resale market.

What to watch in Q4 Monitor whether the premium villa momentum broadens into more locations and price bands. Follow new launches alongside actual registrations, and compare new-lease evidence with renewal activity.

Supply context: ADREC's H1 2026 outlook projects 71,000 additional homes across the emirate by 2030. This is an earlier forecast, not Q3 delivery data. [6]

Editorial due-diligence framework, not a property recommendation or return forecast. [6] ADREC H1 2026 market report release, 18 Aug 2026.
