“The Value of a HUNT Real Estate Professional”

Recently (March 4, 2019), the Wall Street Journal printed an opinion piece written by two individuals who are leaders in an organization called REX, which, as they say is “a real estate brokerage that uses big data and machine learning”. In this piece, entitled “When You Buy or Sell a Home, Realty Bites”, the authors claim that we members of the National Association of Realtors (“NAR”) have “shielded [ourselves] with a skein of anticompetitive practices, such as restrictive ‘all or nothing’ membership rules and commission practices [so we can keep] the high fees [we] charge unchanged since 1991”. They go on to accuse us of costing the US economy more than “anything Canadian dairy companies or European car makers could do to their counterparts in the US.” Besides being a silly comparison, they are simply wrong.

They do cite one fact (although their quotes of what is charged for brokerage services in other parts of the world are not entirely accurate) that we must be mindful of: real estate brokers and agents in the US do charge more, as a percentage of the selling price, than is common in Europe, Australia and most of the rest of the developed world. They are also wrong in their claim that we will “work hard to slow down innovative technologies and business models that undercut [our] cartel” and that “it’s time for the revolution in residential real estate to come to fruition.” Nonsense. Clearly, they don’t know much about our organization or our history. Somehow, they have had an epiphany without bothering to investigate what is going on in many places and among many thoughtful people in our industry. Their self-serving, condescending article is really designed to do

one thing: justify their business model—they are a commission discounter with sales agents as employees, much like Redfin. They may also be targeting this article at their investors to keep them interested.

As you might imagine, NAR has lashed back.

NAR President John Smaby accurately stated, “NAR members showcase their value in guiding buyers as they sift through a sea of misleading information found online, while also helping clients navigate inspections and appraisals, secure reliable mortgage lenders and effectively prepare their homes for sale…” Less artfully, Smaby goes on to say that “REALTORS are more than agents and apps. They are community advocates who commit to a code of ethics and advocate for private property rights [and that] consumers want a trusted professional to guide them through this process. And there is no substitute for that.” This party line of NAR is true for some, but not by any means all REALTORS. And herein is the real issue: There are 1.3 million of us members of NAR. Average production is chronically low, and beyond a code of ethics and state requirements for licensing, there are really very few “standards”—and within any region there is a relatively consistent “customary” gross commission rate, charged by the newest as well as the most seasoned, successful veteran agents.

A predominant consumer perception is that when selling, the seller has two choices: pay that customary commission or go it on your own and “save” the commission. When choosing to pay a commission, a seller is most likely (70%+) to list with an agent that they know or know of—the Center of Influence effect. Information about properties listed for sale is ubiquitous. There are

literally thousands of websites in most major markets that display all available properties. As we well know, prospective buyers will, in the vast majority of cases, paw through various websites before seriously engaging an agent. As customers engage more with technology, before enlisting the services of an agent, the effect of an agent’s COI on their overall production will gradually decline, which is why many productive agents and teams are “buying” leads online (e.g.

Zillow) and constructing efficient lead intake and nurturing systems to build their production pipeline. This is something we promote and in fact participate in via our own lead generation system and our team of professionals that work on those leads.

From the cheap shots in the article I refer to above to the explosion of lead generation systems, the value of what we do—our professional services—will be questioned more frequently and there will be downward pressure on what we charge. I recently met with the team leaders of a group we are trying to add to our ranks in one of our Regions. They said that their average gross commission per side, on a large number of sides, was 2.25%! This seems counterintuitive to me.

Why would a highly successful team charge less than the customary commission in that Region? Shouldn’t they charge more?

This is our challenge: to prove value in our services. How would you define your value? I hope it begins with what we talk more and more about—your expertise in our product (real estate itself, generally, and specifically the geography and all the properties in it where you choose to specialize), our services (the entire array, but specially those you determine are most appropriate for your client), marketing (from pricing, to condition, to media and lead generation), and sales skills (the selling cycle from prospecting to closing and everything in between). Building expertise in all these areas is central to

the redesign and implementation of our new Career Development Program—all available to you for free. And it is through your expertise that you can claim to be a professional, very different from the average “agent” in our industry.

We want you to be different—and better. We want you to win in every business opportunity. And we want you to win on the foundation of your expertise and professionalism, providing real value to your clients, value they will not question—because you, supported by our entire HUNT organization—your team—are worth it!

Lastly, as I mentioned at our recent Awards Celebrations, 78% of American families live paycheck to paycheck. A sad fact. But did you know also that 50% of Americans do not own even one share of stock in any publicly-traded company? The homeownership rate in this country is about 64%. Your ability to help people negotiate and close on the purchase and/or sale of real estate does more for the creation of wealth for the average family than anything else. This is the REAL VALUE of what you do every day!

News Around the Regions Buffalo/Niagara region The Buffalo/Niagara region held its annual awards celebration on March 6th at the Seneca Niagara Casino. Here are some of the top awards that were given during the event.

Our Hamburg Branch, with the leadership of Neil Gerrity, was recognized as the first branch in the organization to achieve the much sought after Platinum Branch designation. Williamsville Village, led by Susan Ballard, was Most Improved, both region and companywide. Lancaster, through Kelly Spurlock’s direction, received the HUNT Mortgage Excelsior award. And last, but not least, Michelle Molisani was honored as HUNT’s Employee of the Year.

Congratulations to all of our sales professionals and employees, and thank you to everyone who contributed in making the awards celebration such a success.

rochester region One 60 degree day in Rochester has ignited Spring Fever! HUNT Professionals are already busy with buyers and scheduling listing appointments.

Multiple offers are in full swing with houses selling within 24 hours. As part of an initiative for Career Development, we hosted a seminar on How to Navigate Multiple Offers and invited several of our top agents to take part in a panel discussion. Career Development is also hosting ERA’s ACHIEVE program. The program is an accountability class that runs for 4 weeks and guaranteed to increase your business! ACHIEVE kicked off on March 25 and runs once every quarter so every sales professional has an opportunity to partake!

Rochester has been busy Celebrating Success! Three branches have earned BRONZE status (Canandaigua, Perinton & Greece) and Brighton-Pittsford received the BRANCH OF THE YEAR award. Several social events and happy hours have been hosted to thank the HUNT professionals for their great work!

Nick Welch, one of the professionals in our Perinton branch and member of the John Denniston Team, closed over $1m in business his first year and is on track to exceed his goal of $2m in volume. In keeping with the motivation and drive of Nick and the rest of our sales professionals in the Rochester region, Tanya Kelly (team leader of the RocSite Homes Team) closed over $3m in the first 10 months of her real estate career! I am looking forward to supporting Tanya and all of our rising stars, and honoring them at the next HUNT Annual Awards.

Our largest branch in the Rochester region, Brighton/Pittsford, earned the “Branch of the Year” Award. Thank you and congratulations to all of our hard working professionals, leaders, and support staff in Brighton/Pittsford!

In addition to the residential real estate brokerage, the awards are also a time to celebrate the incredible accomplishments of our ancillary businesses. This branch has a remarkable 60% capture rate - the highest companywide! Central New York & Capital regions Inspiring, motivating, incredible and spectacular are just a few of the adjectives our sales professionals used to describe this year’s Annual Awards Ceremony for Central New York, Northern New York and Capital Regions. Celebrating the performances of our Sales Professionals is always an exciting time for me and no, not just because I get the chance to poke some fun at people from the stage, but to see the culmination of such incredible success all in one room.

Every year I am astonished at how many of our professionals continue to grow their business to previously unmatched levels. I ask myself what they can possibly do next year, how far can they go? Here are a few comments from fellow attendees: Tracey Siciliano from our Manlius Branch said: “We were so proud of all of the accomplishments of such an amazing group of real estate professionals. Hearing about the incredible success some of our fellow agents had achieved this past year was both inspiring and motivating for us, to not only focus even more on perfecting our own business, but to also motivate our House2Home Team to achieve everything they have dreamed of and more.”

Judy Winslow, also from Manlius, said: “Celebrating the success of team members is important for job satisfaction. Recognition of all is well done by HUNT's management team, not only at our Annual Awards Ceremony, but continuously throughout the year. HUNT is a family-oriented business and I wouldn't want to be anywhere else - except for on the golf course!”

This past month, Clinton had a "Whine and Wine" prospecting night and Oneida had a "Bitchin' & Bourbon" prospecting night. These team-building events produced a lot of leads!

Many agents from different offices attended, which was a surprise to us, and all were eager to prospect. Each prospected in their own way while Jeanette Denney was there to encourage and come with additional ideas. Some agents went on FSBO sites and followed up with calls and emails, some went after expired leads and sent up a search so the agents could be notified about expireds on a weekly basis, others went through Facebook to message their COI and still more worked on mailouts. Christina Bertrand was at each prospecting night and made calls to formerly dead leads and turned many into active leads.

Several listing appointments came out of these nights – these were great events that everyone loved! Thank you to everyone who came.

HUNT PROPERTY SOLUTIONS It has been quite a year for HUNT Property Solutions. We began operations in March 2018 and we have been awarded three new sites since then.

These sites include Aero Business Park, an industrial/warehouse space near the Buffalo/Niagara Airport, the Kleinhans Music Hall complex, including the historic 2,400 seat main venue along with the Mary Seaton Room and the restaurant venue catered by Oliver’s, and Tzetzo Companies, a portfolio of approximately 500,000 square feet comprised of mixed use, special care and multi-family housing.

In March 2019, HPS was also awarded the Saturn Club of Buffalo, a facility on the National Historic Register. We will be tasked with overseeing projects at the club and in addition, will provide a new set of eyes to visually and operationally improve the facility.

In Buffalo/Niagara, as we celebrated her 30th anniversary with HUNT, our top Mortgage Consultant, Diane Sovereign, was recognized for her first place performance for the 30th year in a row.

The Williamsville/Clarence office has never failed to support Diane in her continued streak of top place. In second and third place respectively, in the Buffalo/Niagara region were Nancy Callari Frank and Sam Geraci.
