HUNT Real Estate Expands into Massachusetts Regional News HUNT Real Estate ERA has joined forces with ERA Key Realty Services, which ranks in the top ten in the ERA® network. This merger significantly expands the reach of the combined companies, increasing options for homebuyers and sellers, especially in the Northeast.

HUNT brings to the merger its expertise and deep connections in four fast growth real estate markets in Upstate New York, as well as Phoenix, Arizona. ERA Key Realty Services brings markets in Massachusetts-north and west of Boston, as well as Connecticut, New Hampshire and Rhode Island. The combined company has more than 50 offices and nearly 1600 experienced affiliated agents.

“2018: A Break Out Year at HUNT!”

In the last issue, I wrote about three things you could do to immediately distinguish yourselves.

As I have been moving around the organization since we published, I have seen and heard many examples of those that took some or all of that to heart. Hopefully, my article had nothing to do with those examples. They may have been there all along and I just did not notice. It doesn’t matter—those individuals have chosen to distinguish themselves and for that I am grateful.

Our fiscal year 2017 was a year of change. The many of you that participated in our Awards Celebrations heard about and saw many living examples of the positive changes we experienced—all culminating in our best year in our 106-year history: Agent growth in numbers and productivity; individual and team successes; new, vibrant leaders; a 50% growth in our Mortgage Consultant ranks; new and improved facilities and systems; an important dialogue at various levels; and more gross revenues and dollars paid out to our Employees and Agents by a significant margin. I am grateful for all the individual and team successes that we were humbled to honor.

All of us are blessed to be part of the strongest economy in our Country certainly of my lifetime. We have “synchronized growth” worldwide, low inflation, low unemployment, strong job creation, and record-setting equities markets.

Yet in our own segment of the economy—the housing industry—all this positive news has produced a marketplace with incredible

demand and chronic short supply of housing inventory. So, how can this all add up to a “break-out year” at HUNT? First, and perhaps most important, all of the personnel changes and additions we have made will “mature”: these fine individuals will be educated and trained—our Career Development Department has been reconstituted with a responsibility for this as part of its new charge; they will learn our systems; adapt and add to our culture and bring a renewed energy and vitality to the entire organization. This I promise you. And our pace of human growth and productivity will accelerate. Even our Core Businesses—HUNT Mortgage, Network Title, HUNT Commercial and HUNT Insurance—will add more key positions in proportion to our growth and to serve our new markets.

The entire organization will generate more leads at all levels through new and improved systemic changes—in Marketing (the new Seller Select and Adwerx, for example); in Career Development as mentioned above; in Technology as we upgrade our Agent productivity tools; in Relocation as we expand our corporate outreach; and as we integrate an entire new Region (the Boston metro through the very significant addition of ERA Key to our organization); and a new Core Business—HUNT Property Solutions. And we will continue to experiment with new ways to improve our service delivery to you and our customers.

Lastly, we will adopt some new attitudes and practices as part of our Culture: Our Culture of Curiosity—the “elixir of life”; our Culture of Transparency, sharing more with you so that you can learn deeply about our business; our Culture of Innovation, and a continuous effort to improve; our Culture of Freedom and Responsibility, presenting all of us with the option and ability to build a real career individually or as part of a team, while giving back to the society around us; our Culture of High-Performance, where everyone likes and wants to learn, knows what we need to accomplish and knows what will produce the best results in the shortest possible time; and our Culture of Collegiality, where we trust and respect one another and truly appreciate the contributions of everyone around us.

Throughout the balance of the year, I need you to do some things to make all this happen: 1) Embrace the Plan for your part of this organization. Our plan for the entire organization is to grow by more than 13% 2) Help our Leadership to build a Company we all want to work at—get involved; attend meetings; participate in your Agent Advisors; bring your thoughts to the table 3) Do your part and see your experience here as an opportunity to work with excellent colleagues, work with a clear purpose, and work with well-understood deliverables as clearly stated in our Vision, Mission, Core Values, Model Branch and Model Agent Concepts, and support our Culture as defined above—to create with me “the most professional real estate organization in the country”.

2018 will be a “break-out year”, but only if we make it so. Thank you for the support of your colleagues that I saw in such vivid fashion at our Awards Celebrations. And join me in embracing your individual role in your own career and the vibrancy of your Company.

30 Under 30 - Congratulations Chip Murphy Congratulations to HUNT Real Estate’s very own Chip Murphy!

Out of nearly 3,000 applicants, Chip has been chosen as one of the honorees to appear in REALTOR® Magazine's annual "30 under 30" feature for 2018. His profile will appear in the May/June 2018 issue.

The 30 Under 30 list is published each spring to recognize 30 rising stars in the real estate industry who, per REALTOR® Magazine, are successful in the real estate business and have “demonstrated skill, success, creativity, and leadership in their careers.” Chip, along with the rest of the 2018 class, according to the publication, has illustrated all of these traits through not only his business acumen and dedication to improving the industry, but also through his involvement in his local community.

In his submission to REALTOR® Magazine to be considered for the 30 Under 30 feature, Chip explained how he made the transition from being a law student to becoming a Branch Director in the real estate industry, and why that was the right choice for him.

“I currently direct more than 200 agents.

Their success is truly my success. As a regional Branch Director, I'm involved in all of the several thousand deals that are closed by my agents every year. One very rewarding part of my career has been the ability to hold sales meetings in which I focus on various educational and skillbuilding topics.”

2017 HUNT / United Way Campaign

Contributing and giving back to the communities in which we work and live is one of the most important cornerstones of the HUNT Mission. Our partnership over the years with the United Way, in support of the invaluable services they provide to the individuals and families that make up our communities, is the strongest example of the commitment our company has made to embody this aspect of our mission.

This past summer, HUNT expanded the focus of our work with the United Way in the Buffalo/Niagara area to encompass all regions.

The result of these efforts saw a successful company-wide initiative in the form of “CommUNITY Day”, one which we will continue this year on July 12th.

More recently, our 2017 campaign to support our local United Ways further illustrated the deep generosity of the agents and employees of HUNT. One of our Branch Directors, Chip Murphy, reflected on his participation in this campaign and why it was important to him to contribute:

The HUNT KenTon Community Involvement Committee is partnering with Ken-Ton Closet to collect toiletries, clothing, school supplies and other materials. The mission of Ken-Ton Closet is to directly improve the quality of life for needy children living in the Village of Kenmore/Town of Tonawanda by providing them with items of daily living at no cost. The HUNT KenTon location is 1 of 9 collection sites located throughout the Village of Kenmore/Town of Tonawanda.

For the third consecutive year, ERA Real Estate has named Larry Magguilli of HUNT Real Estate ERA, Brighton Pittsford office, their #1 Sales Associate for Total Units Sold. Magguilli ranked first for the entire ERA network in 2017, which includes 36,000 brokers and sales associates throughout the United States and 31 countries and territories. Magguilli earned this honor by selling 465 units in 2017, besting his 2016 total of 428 units. Congrats Larry!

The HUNT KenTon Community Involvement Committee is also running a Penny Drive throughout the months of March, April and May to benefit the United Way.

These are exciting times in the Rochester market as we expand our management team. Please join us in welcoming David Kuperus!

David brings a strong real estate background with him and will be handling the role of New Agent Business Development Manager to help grow our region! David has been making the rounds and visiting offices. David will be working out of the Canandaigua office.

Capital Region On Monday, February 26th, the Manlius, DeWitt, Cazenovia & Chittenango offices held a Realty Club Attorney Q & A Lunch and Learn. Attorneys Rocco Mangano, Rob Carter, Ann McGrath, Ronda Akl, Seth Fisher and Courtney Hills served as our expert panel, and Tim Cassavaw took on the role of moderator. With 45+ agents in attendance, it was standing room only! Thank you to Network Title and Chez Gonzalez for the wonderful lunch.

Each year, the United Way of Central New York has an Achievement Celebration to recognize the people who have gone above and beyond in helping the organization execute their fundraising efforts. We would like to recognize Lynn Mallaro, our Branch Director for the HUNT Liverpool office, who has been chosen as one of the final nominees for the United Way of CNY’s Rising Star award! This inaugural award “recognizes and honors those individuals who have taken the mission of United Way to heart and done their utmost to organize a creative, engaging, and enthusiastic campaign for their workplace.” Tom Ferlito, Account Manager at the United Way of Central New York said of the nomination, "Lynn did an

exceptional job, particularly for a first-year coordinator. She surveyed the HUNT workplace to find the volunteer interests that would appeal most to staff, and then worked to sign up 30+ volunteers to go out and make a difference across three different locations." There are nine workplaces nominated in this category. The winners will be announced at the Achievement Celebration, held on Wednesday, April 18th from 5:30 pm to 7:30 pm at the Palace Theater in Eastwood.

On February 15th, the CNY agents shook off their winter blues with a luau at the HUNT Liverpool office. Close to 40 people came to share in the fun, and in some BBQ from Limp Lizard. Many people showed up sporting their Hawaiian shirts, but Kim Shepherd from the Camillus office was by far the most festive! With the February blues showing through for many people, it was the perfect opportunity to get together for a couple of hours and unwind.

Updates to Seller Select for 2018 We have updated our Seller Select presentation to make sure you are presenting all of our latest marketing and technology services to your clients.

In Memoriam Marcy Dandes Our Amherst family is shocked and deeply saddened by the passing of Marcy Dandes.

Marcy was a rock in our office, a friend to all of us, a mentor and an inspiration.

She was the first to step up if someone was in need and would stand up for every cause that she believed in. Marcy would spearhead every party and event and plan them perfectly to the last detail. She would always be collecting for everything that occurred in the office, both happy things as well as sad occasions.

Her love for her husband Jon, her children Arin and Leo, her beloved grandson Luca and her mom Nadine could be felt when she spoke so often and warmly about them. She was her mother's strength when

her brother Jim passed away just 2 weeks before Marcy's passing.

On the day before she passed, she was in the branch, her usually bubbly self, preparing for a listing appointment that evening. As she got in her treasured Jeep and drove away, none of us would have ever imagined that we would not see her smiling face one more time.

We can still feel her presence in the office and have discussed that we can only hope to be half the agent and person that Marcy was.

She will be missed beyond measure.

Linda Jewett She was in the business for many years, but we had the pleasure of being on the same team with Linda Jewett for the last fourteen years.

With her high intelligence and her unfiltered opinions, Linda could be intimidating, until you got to know her.

Linda was extremely educated. She had 2 Master’s degrees, one in Elementary Education and another in Child Psychology.

She was an alumni of Saint Bonaventure and the school held a special place in her heart. She cheered for them always.

She had a passion for many things in life, including baseball, but one of her most treasured passions was Efah, her Portuguese water dog who never left her side, even at the end.

Linda had an infectious smile and never missed a beat. She had a huge heart and was very dedicated to what she believed in and to what she thought was true. She always helped those in need and supported the office in all our celebrations and group functions. A trainer to new agents for many years, she was regarded as someone you could always turn to for guidance.

She was Linda Jewett.

We will miss having her in the office and her great sense of humor, but most of all, we will miss her.

Lendello Mortgage In October 2016, HUNT Mortgage entered into a partnership with 4 other ERA brokers to form a new mortgage company called Lendello. Since day one, Lendello has had Mortgage Consultants and processors, but it became clear fairly quickly that Lendello needed its own leader. A nationwide search was done to find the right person for this position, but we ended up not needing to look any further than our own backyard.

After 23 years of loyal service to HUNT Mortgage, we have promoted our very own Jeff Jack to take over leadership of Lendello Mortgage. The good news is that Jeff isn't going anywhere: Buffalo will remain Jeff’s base of operation, so his smiling presence will still be seen in the halls of HUNT Mortgage. While we are on the subject of HUNT Mortgage folks and their promotions, we would be remiss if we didn't announce that Sharlene Bauer has taken over the duties of Sales Team Leader in the Buffalo/Niagara area. In her new role, Sharlene will be responsible for helping a newer group of Buffalo/Niagara Mortgage Consultants grow their business and, of course, help our valued agents continue to grow theirs.

HUNT Property Solutions, LLC On February 5, 2018, Engineered Facility Solutions (EFS) merged with HUNT Real Estate Corp. to form HUNT Property Solutions, LLC (HPS).

The new company will focus on acquiring new properties where HPS can bring added value to the building ownership, as well as the tenants. The combination of the individual strengths of EFS and HUNT will allow HPS to reduce building expenses, increase tenancy rates, and manage the overall valuation of the property.

EFS, a leader in commercial, industrial, retail, and healthcare property management services, was formed by William (Bill) Hibbard in 2005. The company has grown substantially to provide property management and building maintenance services to clients across the United States and Canada. EFS is ranked #14 on the Buffalo Business First list of Largest Property Management Companies and was named the M&T Bank Small Business of the Year in 2014. Following the merger, the combined square footage locally under HPS management will be approximately 1.8 million square feet and growing.
