2018

Forecast: Is Inventor y Relief on the Way? By Suzanne De Vita Ask the 60-some percent of brokers in RISMedia's 2017 Power Broker Survey: Almost every housing market is plagued by short supply. In fact, inventory nationally for pre-owned properties is at 3.9 months, down 10.4 percent from last year, the National Association of REALTORSÂŽ (NAR) recently reported. According to realtor.com, the challenge could moderate in the next year. The 2018 National Housing Forecast reveals that groundbreaking is projected to increase by 3 percent, with single-family starts accounting for 7 percent of those. The catch? Activity won't kick up until later in the year, and many builds will be higher to mid priced - not an ideal scenario in the short term. Lower-priced homes, which were hit hardest in the recession, will be the last to recover. "We are forecasting next year to set the stage for a significant inflection point in the housing shortage," says Javier Vivas, director of Economic Research for realtor.com. "Inventory increases will be felt in higher-priced segments after home-buying season [in the fall], which limits their impact on total sales of the year." Home prices will increase in 2018, but at a lesser pace than in 2017, the forecast shows: 3.2 percent. As with inventory, prices in the starter supply will take longer to lose steam. Existing-home sales are expected to grow 2.5 percent. Considerable gains in prices and sales will be seen in: Las Vegas-Henderson-Paradise, Nev.; Dallas-Ft. Worth-Arlington, Texas;

Deltona-Daytona Beach-Ormond Beach, Fla.; Stockton-Lodi, Calif.; Lakeland-Winter Haven, Calif.; Salt Lake City, Utah; Charlotte-Concord-Gastonia, N.C.; Colorado Springs, Colo.; Nashville-Davidson-Murfreesboro-Franklin, Tenn.; and Tulsa, Okla. Realtor.com also anticipates 43 percent of buyers in 2018 will be millennials, up from the 40 percent projected for 2017. The biggest group of millennials is turning 30 in 2020, so their share is likely to continue tracking upward. Expected to grow, as well, are mortgage rates, averaging 4.6 percent and possibly reaching 5 percent by year-end, the forecast states. Action by the Federal Reserve and economic factors, including inflation, will precede the rise. Markedly, more first-time homebuyers were able to get a Federal Housing Administration (FHA) mortgage this year than last year, despite a rate uptick. The 30-year, fixed mortgage rate averages 3.92 percent at present, according to Freddie Mac. 2018's homeownership rate, meanwhile which has gone up thus far this year - is forecasted to land at 63.9 percent. A potential wrench is tax reform. The forecast was made prior to the House bill passing and the Senate bill being voted on; as such, realtor. com cautions that certain cuts - among others, the mortgage interest deduction and the state and local tax (SALT) deduction - could lead to less in the way of prices and sales. The forecast, however, is optimistic overall.

Must-Have Features to Look for When Shopping for a Home By Mikkie Mills

W

hen you're in the real estate market, you may have an idea of the type of property that you're looking for in a specific area. Although most people want plenty of square footage or a stunning bathroom, there are particular home features that are often considered to be must-haves. Here are a few essential home features to look for when shopping around:

1. Laundry Room

Many people want to own a home that features a laundry room due to the convenience that it offers. Laundry rooms are increasing in popularity because they provide a space to fold laundry and hang delicate clothes that need to air-dry. Today, laundry rooms often include a place for added storage or even pets’ belongings. An enclosed space for the washer and dryer will also prevent the noise of the appliances from inconveniencing other family members who may want to spend time in a quiet setting. You also won't have to worry about having piles of clean laundry

in your living room or home office with a space that is designated for cleaning your clothes.

2. Patio

More and more people want to spend time outside and get use out of their backyard. A patio addition is a desirable feature that makes it easy to spend more time outdoors. Patios make for a great place to entertain when you want to barbecue or dine outside with your guests. You can also use the space to lounge around, read or relax while taking in the views. Most buyers look to buy a house that features a ground-level patio that is hardscaped and features plenty of patio furniture.

3. Hardwood Floors

Although carpet was a popular flooring material that was commonly used in residential properties in past decades, more people are looking for homes that have hardwood floors. Hardwood floors contribute to the design of the interior setting and can boost your home's value due to their

4

5

durability and appearance. You won't have to worry about dirt or grime showing up in areas of traffic. Those who are on a budget can look for homes that feature prefinished hardwood flooring, which is color-treated and has a high level of appeal.

4. Well-Maintained Neighborhood

It can be easy to fall in love with a home without taking a close look at the neighborhood. Check the surrounding area by inspecting the other lawns and houses to determine if they're in good condition. You'll want to live in an area that is maintained well, which will affect the value of your home. It's also necessary to determine the distance of the property to your job, local schools, and parks that are available. Some people don't want to travel too far when they need to shop for groceries or find a Christmas tree sale in the area.

5. Updated Kitchen

The kitchen is considered to be the most used room of the home where many people spend time with family or entertaining. The kitchen should be updated with new cabinets, a decorative backsplash, and an island that offers more storage space. You should also have plenty of space to cook and prepare food with the amount of counter space that is available. Look for specifics such as the size of the island, if there’s enough space in the case of a remodel, and what type of stove top is currently in the kitchen. When you're looking for a new property on the real estate market, it's important to look for features that are currently popular and are considered to be must-haves. By finding a quality home to purchase, you can get more use out of the home and enjoy various aspects that will enhance your quality of life. Reprinted with permission from RISMedia. Š2017. Should I Stay or Should I Go? HOW TO KNOW WHEN IT’S TIME TO SELL Part of being a homeowner is dealing with the intermittent thought, “Hmm, maybe I should put my house on the market . . .” Obviously, deciding to sell your home is no small decision. In fact, it’s right up there with deciding to buy a home in the first place. Before making an irrational decision, it’s important to consider several factors that could influence your choice on whether now is the best time to sell. Here are four indicators that can help you decide whether now actually may be a good time to list your home: YOU’RE OUT OF SPACE. While it might be nice to have more room for your shoes, does that warrant a new home? On the other hand, is there a baby on the way? An in-law moving in? If your household is getting ready to grow, it may be time to move on to a house that will accommodate your expanding needs. Make sure to think 10 years down the road when purchasing a bigger home.

YOU’RE IN A HOT MARKET. If “sold” signs are popping up frequently in your neighborhood and prices are rising quickly, it might be worth talking to your real estate agent. If now is the time you can potentially make a big return on your investment, you might want to consider making a move. If nothing else, you can add to your savings with the money made by the sale. YOU’RE SICK OF YARD WORK. If raking leaves and restaining your deck are no longer considered fun projects, you may be at a stage where you’re looking to scale down to a more streamlined, less work-intensive living situation. Consider townhomes with an HOA that includes yard work and upkeep as a part of dues. YOUR LIFE HAS CHANGED. If you’ve had a major life event - marriage, separation, new job, retirement - it may necessitate a new home and/or a new location that makes more sense for your new life. Consider whether your current home is still the right fit. Reprinted with permission from RISMedia. ©2017. All rights reserved.

5 Ways to Protect Your Home This Winter

Brrr! It's cold in here. When winter weather starts frosting, you're not the only one reaching for a sweater. Your home needs to be protected from the chill too. Joe Todaro, director of operations of Gold Medal Service, offers these tips for homeowners so they can prepare their home for a cold winter: 1. Protect your outdoor unit: Your outdoor air conditioning unit needs a little help staying healthy throughout the winter. You may want to consider a cover for your unit not unlike the cover you use for a grill or a car. Covers can keep snow, ice and heavy rain from potentially damaging the unit. 2. Patch leaks around doors and windows: Check windows and exterior doors for any gaps or openings that would let cold air in or warm air to escape. Leakage like that may not only cause you to have cold spots in your home, but make your heating system run longer than necessary – costing you money on your energy bills. Naturally, having your heater tuned up by a professional for peak performance is a proven way of saving on energy bills as well. 3. Reduce heat loss through the fireplace: If the home has a fireplace, it's a good idea to keep the damper closed when it is not in use to prevent heat loss. Close any doors leading into the room when a fire is burning. If you have a gas fireplace, be sure that it burns cleanly, evenly, and safely. 4. Use sunlight to your advantage: You can naturally heat your home by opening curtains and window coverings on south-facing windows during the day. Closing curtains at night will protect your home from losing heat through those same window openings. 5. Prep the plumbing: As winter approaches, you'll want to make sure you don't have any water freeze-ups – those can potentially become a big headache. To eliminate that risk, drain any water from outdoor faucets, and arrange to have any in-ground sprinkler systems blown out. Drain and roll up garden hoses and store them inside, in a garage, shed, or basement, to shield them from the severest temperatures. If any pipes in the home have been prone to freezing in past winters, consider using heat tape to keep them warmer during extremely cold weather. Source: Gold Medal Service

Should You Build in the Winter? BY MEGAN WILD

M

aybe it has taken longer than expected to find the perfect house, or perhaps you've always wanted to build. You find construction exciting and adore the idea of designing a home from the ground up. Surprisingly, an ideally situated plot just landed on the market, and it's priced to sell. Unfortunately, there's an issue.

will not bind properly. If a brick structure is in progress, freezing temperatures may cause cracks to form as water in connective mortar expands. This can significantly damage the structure's stability, resulting in the need to demolish and rebuild.

Variables unique to wintertime construction are worth consideration. Below we've compiled several things to consider to help you make well-informed decisions and implement effective project plans, even in freezing temperatures.

Rendering exterior walls, paving with asphalt and pouring cement are also problematic. It's vitally important to monitor both outdoor and ambient temperatures carefully, as well as future-forecasted probabilities. Delaying projects because of the weather can be costly, but perhaps not as much as having to redo them entirely if caution is not heeded. Some contractors find a happy medium setting up heat lamps or arranging portable fuel heaters. These temporary measures work well, as long as potentially dangerous fumes are vented out, and site electrical wiring supports added wattage.

Sub-Freezing Temperatures If the thermometer reads below 32 degrees Fahrenheit, any task that requires water is compromised. Mortar used in brickwork, for instance,

Other cold weather strategies include use of materials developed with year-round efficacy in mind. Precast concrete, for example, is cast and cured in a temperature-controlled factory set-

Winter is approaching, and it doesn't intuitively feel like a good time for building or renovating. On the one hand, you're concerned about getting involved in a project challenged by cold weather conditions. On the other, you don't want to lose your auspicious real estate opportunity.

ting. From there, materials are shipped straight to construction sites for installation. Concrete panels for walls, flooring, beams and planks are guaranteed for strength and durability, as well as fire resistance.

Contractors can minimize such threats with a number of strategies including employment of overnight security guards, arranging for webcam surveillance and placing motion detector floodlights in strategic locations.

Extra Safety Considerations Contractors who work in winter bundle up. Extra layers of clothing, bulky jackets and insulated gloves all lend distinct safety concern to any cold weather project. Not only does added padding slow laborers down, but it also increases the potential for accidental clashes with running equipment and valuable materials.

Move-In Ready Consider broadening your definition of what constitutes move-in ready. If your preliminary home structure is up and passes inspection, you can move in. Put decorative touches such as exterior paint, fence installation, gateway erection and property landscape on hold for warmer months. By that time, after living in the house and familiarizing yourself with its flow, you may have a completely different vision altogether of how you'd like the outside to look.

Snow and ice onsite present another challenge. Extra time to shovel out and sufficiently warm up machinery takes its toll on overall productivity, while great care must be exercised to avoid slipand-fall injuries. Projected time loss, however, should be reviewed in comparison to cost. Many bid contracts that reflect lower pricing to secure work during the slow winter months. If your deadline is not urgent, consider saving on labor-related fees. As long as site safety remains the focus, together with flexible completion requirements, it's a win-win. Early Nightfall Diminished daylight is an inevitable winter trademark. If proposed tasks take longer than expected - perhaps due to weather conditions or even the slow pace of bundled-up laborers - and require closure after nightfall, spot or floodlights may be needed. Again, this is a question of potential added cost versus overall bid, as well as all-important electrical support. Batten Down the Hatches Early nightfall presents site-specific security risks. It is not uncommon for expensive machinery to be parked in the lot overnight. Metal scraps, hand tools and boxed appliances awaiting installation are easy enough to stow away in storage trailers, but large equipment and piles of heavy material remain outdoors, open to the possibility of criminal damage and theft.

Choosing to build in winter can be cost-efficient and advantageous as long as weather and safety-related issues are identified and addressed proactively. Go ahead—get that perfect piece of real estate. It'll make an unforgettable holiday project! Reprinted with permission from RISMedia. Š2017. All rights reserved.

10 TIPS for MAKING AN OPEN HOUSE WORK By Barbara Pronin With 92 percent of buyers using the Internet in their home search,* the value of open houses has been debated among today’s real estate professionals. It’s a full day’s work that includes marketing, preparing materials, placing and removing signs, and assessing the interest of neighbors, strangers, serious buyers, and lookie-loos with nothing else to do. However, the benefits are clear - it does put your face and expertise in front of people you might not otherwise meet. For savvy agents everywhere, the key to success is in orchestrating an open house that works. Here are ten tips that may help:

1.

PLAN AHEAD Listing on the MLS early in the week gives you time to plan a well-attended open house.

2.

INVEST A SUNDAY Absent a listing of your own to show, offer to host an open house for a colleague. It’s always a good a way to meet prospects.

3.

4.

SPREAD THE WORD Promote it as widely as possible, using all available real estate and social media sites. Email your contacts and area real estate offices. INVITE THE NEIGHBORS They’re a great source of referrals. With a new listing, one top agent we know knocks on doors in surrounding streets, leaving as many as 2,500 open house notices.

5.

MAXIMIZE SIGNAGE Cover an area well beyond the immediate, placing a generous amount of open house signs in surrounding areas, including nearby new home construction sites.

6.

TAKE A BUDDY For safety’s sake and to help interact with guests, take another agent, a trainee or two.

7.

8.

KEEP SIGN-IN OPTIONAL Offer a sign-in book, but be sensitive to those who avoid it. Introduce yourself, and invite questions, but don’t hover. RESPECT THE COMPETITION Try to ascertain whether guests are working with another agent. If they are, respect the relationship.

9.

KNOW THE INVENTORY Be prepared to discuss competing listings in the vicinity as well as recent sales and price statistics. Your sensitivity and local market knowledge are the surest way to win clients

10. STAY IN TOUCH Leads won’t pay off unless you pursue them. Check back with the neighbor who ‘might know someone,’ make all the callbacks you promised, and offer feedback and suggestions to the homeowner. *2015 NAR Profile of Buyers and Sellers

Guide to Choosing Siding & Shutters That Don’t Clash By Megan Wild

It’s time to redo the exterior of your home. The place is looking a bit worn, and you’ve seen how a fresh coat of paint and updated colors can transform a structure. You’re considering going bold, maybe it’s time to shake things up. Then again, you don’t want to overstep bounds and glaringly stand out either. You begin to notice the color combinations on other houses. In fact, you’re kind of obsessed. You note a soft sage green home with butter yellow trim and realize that — while you would never have chosen those colors — you love the way they look. You pass a stately white home with long black shutters and consider how that classic combination enlarges the home’s appearance. We’ve compiled several tips to help you choose the siding and shutter color combination that’s right for you and lends the updated look you desire.

Style First, look at your home objectively and identify its architectural style. Is it a simple, boxy home with clean lines? Or perhaps ornate with lots of decorative detailing? Plain, uncluttered exteriors look best when painted with a straightforward one-two color combination. Uniformity of color matches the regularity of home construction. More elaborate house styles may call for between 4-6 different colors. Next, observe your home critically in the outside light. Does the house stand in full sun much of the day? Are there sections of perpetual shadow? How do you expect bright light or shade might alter the appearance of your color choice?

Location Do you live in a beach community? Does your home sit on rural land, or in suburbia? Certain color combinations look best depending on the geographic location of your structure. You wouldn’t paint a farmhouse teal, for example, but against the backdrop of water teal perfectly complements a marine palette. If your home is rural, take color cues from the earth. Bronze-brown, russet red and deep forest green all reflect natural surroundings, and confirm their place in it. Dark colors also tend to make a structure appear smaller. In a rural setting, this leaves more visual space for the beauty of adjacent fields and woodlands. Suburban home color combinations can go bold, but remember that community feel comes into play. You don’t want to stick out significantly from your neighbors. In fact, some homeowner associations won’t allow it. And if you are thinking about putting your home on the market, you want to stay with colors that appeal to a wide variety of potential buyers.

History Consider the history of your home. Do you know there are color charts designated explicitly for historic structures? If your house is old, honor its origin with color combinations unique to the period in which it was built. And if you reside in a historically preserved area, your home’s updates will play an essential role in enhancing the entire district.

Trial Once you’ve come up with likely color combination candidates, it’s time for a trial run, or two. After all, this is a decision you’ll be living with for a while. First, print out pictures of your house in broad daylight. Bring those images to the paint store and compare color chips directly. Seeing small-scale combinations right up against the image of your home may narrow your final contenders. Next, buy tester-size canisters and paint small areas of the house. You’ll probably be surprised to see hues change as the paint dries. You may also note significant color differential in shady spots as opposed to areas with full sun. Most homeowners choose different shades, either lighter or darker, after direct application tests. Once you’ve finally determined the siding and shutter color combination that’s right for you, you can rest assured knowing it also ties together your home’s unique style, location and history. Now, that’s a good vibe!
