The Accounting Department is responsible for supplying accurate and meaningful financial reporting to our owners, investors, and lenders. We pride ourselves on our thoroughness and accuracy of preparing the financial reports that they depend on. One way of accomplishing this is by fostering good relationships and communications with our site teams and owners. We would not be able to accomplish this without the amazing site teams we work with daily.

Last month our Sr. Director of Training & Operations Support, Zack Baranick, presented to our corporate office employees a fantastic, thought-provoking lunch n’ learn on Kaizen. Kaizen is a Japanese term for continuous improvement which simply means “change for the better”. During the class, attendees were shown how they can develop a mindset that is constantly searching for ways to improve; both in their personal and professional lives. This terrific group enthusiastically tackled common challenges each of us run into every day, discovered opportunities, and came up with ideas on how to resolve them. Be on the lookout for more corporate lunch n’ learns in the months ahead and be sure to reserve your seat early!

Mold is present everywhere in indoor and outdoor environments, so it is not possible to eliminate all mold spores. The best method of mitigating mold growth in buildings is to address water and moisture issues quickly and perform repairs necessary to control moisture. Hawthorne identifies any potential mold complaints as Suspect Growth.
Suspect Growth typically grows where there is moisture, high humidity, and/or water intrusion, and may go undiscovered until it becomes visible (i.e., surface discoloration and/or odor.) The conditions necessary for suspect growth to occur on surfaces are moisture and a food source. Contributing factors may include:
• Excess thermostat temperature settings (too hot/cold) or fan set to “on” position
• High humidity
• Broken bathroom exhaust fan
• Exhaust fan covers blocked with lint
• Leaking hot water heaters
• Water leaks from sinks, dishwashers, clothes washers, toilets, or hidden pipes
• Condensation around windows
• Roof or window leaks
• Water intrusion around balconies, patios, windows, or doors
To control moisture inside:
• Inspect occupied apartment homes on a quarterly basis.
• Maintain ideal parameters of the following items:
- Humidit y below 60% Ideally 30% 50%
- Temperature Between 65° and 75°
- Moisture Content of materials below 10%
• Inspect vacant apartments regularly. Set thermostats at levels appropriate for the time of year and your climate to control humidity. Team members unsure of the appropriate settings should contact the Regional Service Director for guidance.
• Repair any source of a water problem such as plumbing leaks, drips, or sweating pipes as soon as detected.
• Service air conditioning units at least twice per year by following the Scheduled Maintenance Procedures.
• During filter changes, check that the AC condensate line is clear and flowing, hot water heater is not leaking, and washer drain line is secure.
Personal Protection Equipment should be used when removing or cleaning Suspect Growth materials.
• Gloves
• Eye Protection
• N 95/ KN95 Masks
• Protective Clothing (long sleeve shirt/pants, disposable overalls, etc.)
Refer to the Moisture and Suspect Growth Policy in the SAM manual for additional information.
All moisture related or suspect growth complaints should now be addressed and communicated using the Moisture and Response Checklists found in the SAM manual. This resource will assist you step by step in identifying, documenting, and remediating any complaints.

Elitech Data Logger- Able to track up to 16,000 points of entry with minimal recording every 10 seconds. Aids in troubleshooting humidity and temperature related issues. Can track resident usage of apartment HVAC and related interior condition.

Acurite Humidity Reader– Records Max/Min humidity and temperature readings.

Cheers to our second edition of Living it with Financial Independence! If you followed the steps from the past issue, you obtained a free copy of your credit report to assess your debts, you’ve begun tracking your expenses and potentially saved hundreds of dollars on your car insurance. If you missed the past issue, there’s no time like the present to go back to that issue and begin working towards financial independence.
The three areas of focus for this edition include:
1. Debt Payoff
2. Growing your Active Income
3. Emergency Fund
1. Debt Payoff
Remember, all debt is not created equal. In other words, it’s not always a bad thing to have certain types of debt. For example, the communities we manage have debt, also referred to as a mortgage. The mortgage debt is a valuable tool our investors use to buy a property and carry out their business plan (i.e., building, renovating, repositioning, etc.). A mortgage can help you move your family into the home of your dreams and an auto loan can help you secure reliable transportation for work. With that said, most of us are carrying debt in various forms from student loans, credit cards, auto loans, mortgages, etc. If you are carrying credit card debt, you need to evaluate the interest rates you are paying on each card and work to pay off the card with the highest interest rate first. By applying more of your budget towards your highest interest rate, you can pay it off sooner. If you aren’t carrying credit card debt, you can apply the same approach to our loans by focusing extra money on the debt with the highest interest rate. If you’re credit card minimum payments are more than you can handle, you could investigate debt consolidation. www.amone.com is a good place to start.
Active income means you are performing job duties that take up your time and you are getting paid for it with a paycheck. How do you grow your active income? Think career progression and overperforming at work. Hawthorne makes this easy for us with the Career Progression Paths. Team members who progress through their career paths display the initiative, drive, and determination to create value to their communities. If you’re interested, please go to the employee portal homepage in UKG and click on the Career Progression Path icon where you can submit the registration form.
A good way to prevent unnecessary debt is with an emergency fund. The idea is to put away enough money to cover at least three to six months’ worth of expenses. If your monthly expenses are $3,000 you will need to save between $9,000 - $18,000 to help prevent unnecessary debt. Don’t let these numbers scare you. Break it down into small achievable weekly goals that you can easily achieve or set up a direct deposit from your paycheck every two weeks into a separate and/or different bank account. It’s the set it and forget it opportunity to save. If you don’t see the money, you can’t spend it and you get to ‘keep’ your money.
Have any financial tips or success stories you want to share with the HRP family? Please email them to atimocko@hrpliving.com.
Internal Auditor
1. Time with HRP? 8 months.
2. What do you love most about HRP?
I love the Hawthorne culture where our employees truly care and they show it going the extra mile in everything they do. They truly “Live It” with their loving, caring and enthusiastic attitudes.
3. What do you do outside of Hawthorne?
I like to spend time with my husband, daughter, and dogs. I enjoy doing outdoor activities like hiking, riding bikes, kayaking, etc.
4. If you had 3 wishes, what would they be?

1. I would wish for the violence in this world to end. 2. I would wish to be as wise as Solomon in choosing my wish. 3. I would wish for everyone to slow down and take a moment to enjoy life and show kindness to one another.

HERE IS WHAT OUR RESIDENTS HAVE TO SAY.

/ Apartment Ratings
The Brooks is a great place to live, the staff works very hard and very fast. They did just take over from different management, but they are doing a wonderful job fixing all the things that past management missed or plainly didn’t care about. For example, they will have the pool working very soon they have had it resurfaced, professionally cleaned, and waiting on the proper permits to be completed. They will soon have the gates fixed so our home can’t be accessed by people who are not welcomed. Along with these two things they have done a lot more, and I’m excited to see what they do next!

Love, love, love it here. Location is everything and the staff is beyond great and go out of their way to keep us happy. They are good friends. They have helped me personally more than once and always with a smile. Makes me feel at home. This is my happy place.

My partner and I took a wonderful tour of a model apartment at Hawthorne at the Glen. Barbara was so enthusiastic and highly informative. She took the time to listen to our hopes and dreams for the apartment, answer all our questions, point out all the amenities, and even offered refreshing snacks! The tour was such a positive experience that we immediately sat down in the business center to apply.

I was suffering with an injured hip and The Meridian at the Port staff assisted me with my bags and mail before surgery and UPS medical packages today after my surgery. 5 stars. If I could give 6 I would. Thank you all from my heart.
With school starting back this month, our corporate team filled over 200 backpacks with school supplies and delivered them to 2 local schools in Guilford County! The schools will be distributing to children who may not be able to afford necessary school supplies for the year.

The Hawthorne Experience Program recently launched! This new and improved program is designed to help us continue to engage and build rapport with our residents throughout their lease. Hawthorne Experiences are more than just events, they are designed to help our residents experience Hawthorne’s brand and to build awareness of Hawthorne’s Experience Program. One of our goals for Hawthorne Experiences is to increase resident satisfaction.
Last quarter communities were challenged to throw the ultimate pool party! Thank you to each of our communities who participated and showed a little extra kindness to our residents to make their experience special! We were blown away by your creativity and effort in making this one of the best resident experiences yet!
To enter to win the FREE 5-night stay in any Hawthorne guest suite, be sure to submit your party photos and details to the link below. Winners will be announced in October!

There is nothing more frustrating than finding the perfect candidate for your open position – and then hearing absolutely nothing back from them. An Indeed study shows that 1 in 5 employees are now “ghosting” their new employer. Candidates ghost for a variety of reasons - 20% said they received a better job offer, 13% thought the salary they were offered was too low, and 15% simply decided the job was not right for them. So how can you prevent your candidate from disappearing?
1. Manage their expectations. Remember that this candidate is not familiar with our company, so they do not necessarily understand HRP’s process when interviewing and hiring. Make sure that you explain to your candidate how long the interview process will take, who they will be speaking with during the interview, and how many interviews there will be. You do not want your candidate to feel in the dark or unimportant.
2. Continue the conversation with your candidate, even after you have offered them the position. Just because your candidate has accepted the offer does not mean that your work is completely done. Stay connected with your candidate throughout the entire onboarding process.
3. Keep your candidate updated. Let them know the next steps after they have been hired. When will they receive their drug test or background check information? Did you have to move their start date to later in the month? Check with your candidate to see if they need anything, and ask about their concerns, needs, and any issues they may be having. This can be as simple as a quick text or email.
The number one priority is to stay in constant communication with your candidate. It is a big decision for your candidate to leave their current position and it can be a very nerve-racking process for them. You have the capability to put their fears to ease and help them through the transition to ultimately join HRP. Keeping your candidates and new hires engaged can take some time and patience, but it is worth the consistent communication to make sure you find (and keep) the best person for the job!
