Get The Most From Your Virtual Training At Hawthorne, our virtual training is designed to be interactive, engaging, and impactful. Whether you’re attending a Virtual Training Session, Webinar Wednesday, Virtual Leasing School, Virtual Live It Leadership, or any of our comprehensive Virtual Career Path Training Sessions, our mission is to provide a top-notch learning experience that rivals any in-person training.
So, why not get the most value out of each session? By following the best practices below, you can cultivate the best learning experience possible:
Join on time from a quiet, distraction-free environment where you can stay focused and fully participate. It’s difficult to listen and participate in a virtual training when you are logged on in a busy, loud, or high-traffic area. Instead, choose a back room or office with the door closed - even if that means switching computers with a coworker for a brief time. Ensure your team knows that you are attending a training class so they can be respectful of your time and give you the space to invest in your development.
Ensure your camera and microphone are working properly and that your camera is turned on for the session. Having your camera on improves communication, connection, and engagement for everyone involved. It also signals commitment to your facilitator that you are present and ready to learn. If your computer does not have a camera, there are many inexpensive options available online that can plug directly into your computer. Reach out to your supervisor and request one be purchased with the community’s petty cash card. If your computer has a camera, but it is not working properly, be sure to enter a support ticket at www.HRPSupportGuru.com.
Limit multitasking and distractions. Studies show that the human brain cannot effectively process multiple demanding tasks at the same time - especially when we are learning something new. When we attempt to answer emails or messages, check notifications on our phones, or have quick conversations with a co-worker during training, it leads to severe drops in learner retention and creates a “slippery slope” where we can completely lose focus, leading to lower performance. Every training session is an opportunity to build new skills, gain valuable insight, and invest in your success. So, make the commitment to come prepared to learn, ask questions, share ideas, and contribute to discussions. Because active participation not only enhances your own learning experience but also creates a more collaborative and enjoyable environment for everyone. When we show up engaged and ready to learn, we build new skills, strengthen our teams, and make every training session a success.
Show Up, Power Up, and Reach Your Potential!

RESIDENT SERVICES CORNER
Winter Ready: Service Team Edition Practical steps to protect residents, support our teams, and keep every community running smoothly. As temperatures begin to fall—and air-conditioning calls and unit turns start to slow—now is the time to get ahead of winter preparation. A proactive approach helps our service teams protect residents, reduce emergency calls, and keep communities safe, comfortable, and operating smoothly throughout the colder months. Start Here: Open the Winter Preparation Checklist in the NetVendor Maintenance application and review it as soon as possible. It highlights key items to address before cold weather arrives—helping teams prevent last-minute issues and prepare for a smooth, efficient winter season.
1. Prepare the Property • Protect vacant units. Maintain a minimum temperature of 65°F to help prevent frozen pipes. • Stock essential supplies. Keep extra plumbing fittings, insulation, filters, portable heat-pump heaters, and HVAC supplies on hand. • Check riser rooms. Confirm heaters are working and set to low; adjust thermostats as outdoor temperatures change. • Flag high-risk areas early. Document concerns and communicate them promptly to help prevent emergency calls. • Maintain ice-melt inventory. Keep enough product for three applications throughout the winter. If one application requires 20 bags, maintain at least 60 bags in stock. 2. Plan for Holiday Coverage • Complete preventive maintenance. Conduct thorough checks of smoke detectors, heating systems, ovens, and other key equipment. • Finalize the on-call schedule. Discuss upcoming PTO and family time, then confirm coverage through the end of the year. • Update make-ready schedules. Plan upcoming make-readies and vendor work through year-end. • Communicate with residents. Share timely reminders about opening cabinets and dripping faucets during freezing weather, garbage-disposal do’s and don’ts, pre-holiday appliance checks, proper tree watering, and the designated tree drop-off location.
11.
What’s Happening, Hawthorne?! September - October 2026
3. Put Safety First • Use approved supplemental heaters. Use only heat-pump-style portable heaters. Do not use ceramic, electric-strip, propane, or kerosene space heaters. • Inspect extension cords. Check for damage and confirm each cord is the correct gauge for its intended use and UL certified. • Keep egress routes clear. Keep decorations away from exits, walkways, and smoke detectors, and never hang items from sprinkler heads. • Choose safer décor. Use only UL-rated lights and battery-operated candles. • Report hazards immediately. Address unsafe conditions promptly and follow established reporting procedures. • Protect the team. Wear appropriate cold-weather clothing, provide gloves or hand warmers, and take suitable breaks during low temperatures. 4. Finish with Curb Appeal • Stay ahead of fallen leaves. Spend a few extra minutes leaf-blowing the pool deck each day to keep debris out of the pool. • Keep waste areas orderly. Break down cardboard boxes at recycling, dumpster, and compactor areas. • Schedule bulk pickups early. Plan ahead and communicate any service delays. Team Huddle Takeaway: Review the checklist together, assign owners to open items, and confirm that supplies, schedules, resident communications, and cold-weather response plans are ready before the next temperature drop.

SOF TWARE SUPPORT TIPS
Yardi Voyager 8 Why are we making this change company-wide? The goal is simple: reduce steps, simplify processes, and make everyday tasks easier for you and your teams! Think About Your iPhone Your iPhone today looks very different from the first iPhone. It took years of updates, improvements, and new features to get there, with each update building on what came before. Our technology journey at Hawthorne has worked the same way. The Rent Café Leasing Workflow was an important step in getting us here. It created the foundation for lease information to flow through our systems and allowed lease files to automatically attach in Yardi. Blue Moon lease updates and other Yardi enhancements continued to build on that foundation, reducing manual work and helping us move toward a more connected leasing process. Many of those changes started with your feedback and ideas! Each change helps prepare us for the next one. Now, We Are Moving to Voyager 8! After extensive testing, our first two pilot properties launched in August 2026. Since then, more than 100 communities have gone live and are now completing their leasing and renewals in Voyager 8. Voyager 8 Will Help Simplify Everyday Work With: • 40–80% fewer clicks and less moving between systems • No Rent Café Leasing Workflow or Yardi timeouts • Leasing, renewals, and bulk renewals in one place • Ability to accept renewals on behalf of residents • Better visibility into missing lease documents, pet information, and more! Keep the Feedback Coming A lot of the improvements we have made started with feedback from our teams, and we want to keep hearing from you. If you have an idea, see an opportunity to make something easier, or have feedback on Voyager 8, please share it through Hawthorne Voices. Your feedback is what helps us find the next opportunity to make things better.

HR HAPPENING S
Raising the Standard October is Breast Cancer Awareness Month, which is an annual campaign to raise awareness about the impact of the disease. 1 in 8 women will be diagnosed with breast cancer in their lifetime. According to the American Cancer Society, when breast cancer is detected early and is in the localized stage, the 5-year relative survival rate is 99%. Early detection includes doing monthly breast self-exams and scheduling regular clinical breast exams and mammograms. Preventive care, including mammograms, may be 100% covered by your health plan through Blue Cross Blue Shield. The cost of many screenings and checkups is covered at 100% with no out of pocket costs for you and those on your plan. Take advantage of preventive care and address problems before they get serious. To Be Covered With No Out-Of-Pocket Costs, The Service Must Be: • Provided by an in-network doctor or facility (urgent care facility, outpatient clinic or ambulatory surgery center) • Filed by your doctor as a preventive care visit • Identified as preventive care under the Affordable Care Act (ACA) Who Should Get A Mammogram: • Women age 40 and older • Frequency: Every 1–2 years, with or without clinical breast examination • More information: 3D mammography screening is a covered service with BCBS To schedule a mammogram, contact your primary care physician or OBGYN. HERE’S WHAT OUR RESIDENT S HAVE TO SAY
Five Star Resident Reviews Avenues of West Ashley By: Sheldon Williams / Google
I had a wonderful experience at Avenues of West Ashley! From the beautiful community to the welcoming atmosphere, everything made me feel comfortable and right at home. The staff was friendly, professional, and genuinely helpful throughout my experience. Jackie and Gabe are awesome employees. I especially appreciate the great customer service and the way the team takes the time to make residents and guests feel valued. The property is in a great location in West Ashley, and there’s a real sense of community. If you’re looking for a place in the Charleston area, I definitely recommend checking out Avenues of West Ashley. Great people, great atmosphere, and an overall great experience!
Hawthorne at Lake Heather By: Kristen Maddox / Google
If I could give them 6 stars, I would. Hawthorne at Lake Heather is a lovely community. It is quiet, well maintained and very pretty. The buildings are well tended and look great. The interior of my unit was well maintained and in very good shape considering that the complex has been around for some time. The office staff are kind and very helpful. Their follow-through is excellent. But why would I give them 6 stars? The maintenance crew. You never really knew about the heart of a complex until there was a crisis, and I had one. I returned to my unit in the middle of the night after being gone for two weeks only to find puddles of water in my hallway. I had no idea how long they’d been there. Clearly something had leaked. I thought it was my HVAC unit. I submitted a high-priority maintenance request and went to bed. At 1:30am I heard water plopping. It was raining hot water in my hallway. I called the emergency number and left a message. In minutes I had a return call, and Dave was on the way. By 2:30am Dave was there with a shop vac, fan, and had diagnosed the problem as my upstairs neighbor’s water heater. In less than an hour the water had stopped, the fans were at work, and all was quiet (except for the fan). In less than a week, the hall was dry, the ceiling and walls were repaired, and my neighbor’s water heater was working perfectly again. I have lived in apartments for most of the last 20 years and have never had a response as quickly and complete as this one. If you are looking for an apartment in Birmingham, look no further than Lake Heather.
Hawthorne Cottages at Leland By: Jasmine Sierra / Apartments.com
We had such a wonderful experience living at Hawthorne Cottages! From the beautiful and wellmaintained community to the friendly and welcoming staff, we truly felt at home during our time here. One of the things we loved most was how peaceful, clean, and family-friendly the community was. The grounds were always kept up beautifully, and the amenities made living here even more enjoyable. The cottages themselves were comfortable, cozy, and felt like a true home rather than just an apartment. The leasing office staff were always kind, helpful, and easy to communicate with whenever we needed anything. They genuinely cared about their residents and worked hard to make sure everyone had a positive experience. We are so grateful for the time we spent at Hawthorne Cottages and would absolutely recommend it to anyone looking for a beautiful, peaceful, and welcoming place to call home. We have so many great memories from our time here, and we will always look back on it fondly! P.S we will miss you all and would 100% come back.
Ocean Oaks By: Carter / Google
This is truly the best property around! The staff genuinely cares about the residents and always goes above and beyond. The fun resident events are a great way to meet your neighbors and enjoy activities without even leaving the community. There’s always something to do, and the pool is absolutely gorgeous! You really feel like you’re part of a community here. What’s Happening, Hawthorne?! September - October 2026

Heather Cundiff Software Support Specialist
Time with HRP? 11 years!
What do you love most about HRP? Hawthorne people have a way of making you feel special. I moved to NC solo without knowing anything or anyone. I met Sam Davenport at my first conference, and every time I ran into her from that point on, she remembered who I was. When the founding principle of HRP can remember you with hundreds of employees, that is truly special! I have made a lot of connections and strong friendships through HRP.
What do you do outside of Hawthorne? I love to be outdoors with my family, even if outdoors means a quick trip over to Walt Disney World. I am a Disney adult after all, and growing old is mandatory but growing up is optional.
If you had 3 wishes, what would they be? 1. My first wish would be for health, peace, and happiness of my family and loved ones. Having that strong foundation makes everything else possible. 2. My second wish is to always be curious to grow and adapt. Find little things every day in our day-to-day lives to make small impacts on others. 3. My final wish would be to have the option to become a mermaid. I love ocean life and would love to breathe underwater to go swimming with whale sharks, and I would need that tail to keep up, of course!

Krysti Keser Regional Manager
Time with HRP? August was my one-year mark since I joined Hawthorne.
What do you love most about HRP? I love our people and how we support each other. Whether it is assisting a sister community, a Hawthorne Experience, or through the LIVE IT Committee, we have wonderful people who truly care about their communities and our residents.
What do you do outside of Hawthorne? I spend a lot of time with my family and friends as well as my dog Buddy. I love to be outside when the weather is nice – especially at the beach, checking out thrift/vintage/resale shops (always looking for a little treasure), and cooking for my family.
If you had 3 wishes, what would they be? 1. That my kids (to include my puppy and nieces) will live safe, healthy, and happy lives until a ripe old age. 2. That every day would be sunny and in the 70’s with rain only in the middle of the night for our landscape to flourish. 3. That everyone would exhibit kindness to all other humans and animals.

LIVE IT CORNER
The Team at The Ivy Knows That Making Someone Feel at Home Goes Beyond Four Walls. When one of their newest residents moved into her very first apartment and began living on her own for the first time, the milestone was exciting, but also a little overwhelming. After saying goodbye to her parents on move-in day, she shared that she was feeling nervous about this new chapter. The following day, the team at The Ivy wanted to remind her that she wasn’t alone. They surprised her with a beautiful bouquet of flowers and a heartfelt reminder that she had a community behind her as she settled into her new home. The thoughtful gesture brought big hugs, smiles, and heartfelt gratitude, and perfectly captured what it means to Live It. The team at The Ivy didn’t just welcome a new resident; they made sure she knew she had a community cheering her on every step of the way.

Hawthorne Voices Continuous improvement is an important part of Hawthorne’s success. We’re always looking for ways to enhance our processes, programs, and overall employee experience—and your feedback plays an important role in making that happen! While we may not be able to implement every suggestion submitted through Hawthorne Voices, every suggestion is reviewed and considered. We’re excited to share a recent example of employee feedback that has resulted in a process improvement!
Preferred Name Field A recent Hawthorne Voices suggestion asked about adding a designated field in Yardi/Knock to capture the phonetic spelling or pronunciation of a prospect or resident’s name. We’re pleased to share that Voyager 8 includes a specific field for spelling, nicknames, and pronunciation! During the applicant/prospect phase, you will have the ability to enter this information under the Resident Profile section, as pictured below. This feature will help our teams better capture name preferences and ensure we are addressing our prospects and residents correctly.
Thank you to everyone who continues to share feedback through Hawthorne Voices. Your suggestions help us identify opportunities to improve!

TALENT ACQUISITION CORNER
Let’s Talk Talent! A Season of Growth
As the year winds down, fall gives us the opportunity to pause, reflect, and look ahead. We spend a lot of time thinking about business goals for the coming year, but what about the goals of the people on our teams? Before calendars fill with holiday PTO and year-end priorities, take time to talk talent with your team! Ask Yourself Who stepped up this year? Who took on additional responsibility? More importantly, do you know where your team members want to go next? Ask Your Team Take time to ask what they’re proud of, what they’d like to learn, and where they see themselves growing at Hawthorne. Sometimes identifying potential starts with simply asking the right questions! Plant the Seed Career conversations shouldn’t begin when a position opens. Once you understand someone’s goals, look for ways to help them build those skills now! Could your ACM complete the weekly report? Could your LC shadow delinquency calls? Is your RST ready to complete a unit turn? Development doesn’t always mean promotion. It can be a new challenge, mentorship, hands-on experience, or exploring Hawthorne’s Career Path Program.

Grow From Within One of the best parts of leadership is helping others discover what they’re capable of! As we look toward 2027, let’s continue recognizing potential, encouraging growth, and preparing our people for what’s next. And don’t forget about your own growth! Pick up a book, listen to a podcast, learn a new skill, or find a mentor. Your development matters, too! If you have questions about your career goals, connect with your Community Manager, Resident Services Supervisor, Regional Manager, or Regional Service Director to explore your next steps. The seeds we plant today can lead to incredible growth tomorrow. Let’s keep learning, encouraging one another, and growing together at Hawthorne! Questions? LEADERSHIP CORNER
Why the Best Leaders Make Their Teams Feel Safe
H
ere’s a question worth sitting with: would your team run toward a problem for you? In his TED Talk “Why Good Leaders Make You Feel Safe,” leadership expert Simon Sinek tells the story of Captain William Swenson, who ran into live fire to rescue wounded soldiers. People take risks like that, Sinek says, because they trust that others would do the same for them. He calls this a “circle of safety,” and his point is simple: the leader is the one who sets the tone for it. When people trust and feel supported by their team, they naturally cooperate and work together. When they don’t, they spend their energy protecting themselves. This fits right in with the Hawthorne culture and our LIVE IT philosophy. Sinek reminds us that leadership is a choice, not a rank, and that great leaders put their people first. For our leaders, the payoff is clear: a team that feels supported is a team that takes better care of residents. How your team gets treated shows up in how they treat everyone who walks through the leasing office door. So how can our leaders bring this idea to life? Here’s what it could look like on-site: • Have your team’s back in tough moments. When a resident escalates, step in beside your team

member instead of correcting them in front of the resident. Coach them privately afterward. • Encourage your team to raise problems early. Thank the person who flags a maintenance backlog or a lease mistake, even when it’s bad news. If people worry about getting in trouble for bringing up problems, the problems just stay hidden. • Put your people first during the crunch. During move-in season or a busy turn week, work the front desk, grab lunch for the team, or take the hard phone call yourself. Your team notices when you share the load. • Check in on the person, not just the task list. Use one huddle a week to ask how everyone is actually doing, then follow up on what you hear. At the end of the day, Sinek’s message is something we already believe at Hawthorne: good leaders don’t just manage the work, they support the people doing it. When you build trust, show up for your teams, and lead by example, you make an impact that carries through to a better resident experience.
