t h e 2 0 1 4 B U D G ET The HRCA Finance Committee, a volunteer group of ten homeowners with financial expertise, has recommended a 2014 HRCA budget to the Board of Directors. The draft budget is currently posted on the HRCA web site for homeowners to review at www.HRCAonline.org/ budget. A final budget will be adopted at the November 19 Board of Directors meeting.

nutcracker highlights Once again the Highlands Ranch Cultural Affairs Association (CAA) presents this holiday mustsee favorite, The Nutcracker "Highlights.” Seeing the Nutcracker is one Christmas tradition that many families enjoy year after year. The International Youth Ballet is returning to Highlands Ranch to perform this “family-friendly” one-hour performance of The Nutcracker Suite, along with special guest appearances by professional dancers.

This beautiful production which boasts a variety of costumes, lovely sets, and decor is performed by talented dancers ages 6-18 years. This coming-of-age tale has beguiled children and adults alike for over 100 years with the magnificent music of Tchaikovsky and the charming tale by Hoffman. Please join us for one of three performances at Southridge: Friday evening, November 29, 7:00 - 8:00 p.m. or Saturday, November 30, 3:00 - 4:00 p.m. or 7:00 - 8:00 p.m.

This event sells out every year, so purchase your tickets soon. Seating is first-come, first-served.

Is it too early to say Happy Holidays? I know it is hard to believe but we have turkey day on the horizon while the ghosts and goblins are still eating their bounty. This time of year brings back so many childhood memories. I fondly remember the lessons about the Mayflower and pilgrims. We have already had some cold spells and the first snow was last month so remember to take this opportunity to get everything in order for the winter.

Energy Audit – You may recall in earlier newsletters that HRCA was exploring an energy audit in cooperation with the Governor’s Office on Energy. In conjunction with a local energy company, we will take high usage energy equipment and replace it with more efficient models. This overall system will be engineered throughout our facilities. Through this program, the energy company will guarantee a savings of $163,000 a year. That savings will be used to pay back our internal fund from which we will borrow the money. HRCA, as far as we know, is the only “private non-profit” that has taken advantage of this program. I will update you on our activity in this arena.

Recreation Center Improvements – I want to thank all of you who usually visit Eastridge Recreation Center for your patience during our closure. We had a major remodel of our weight and cardio areas in the months of August and September. If you haven’t been in Eastridge for a while, I highly encourage you to come in and see the upgrades! Also, many of you who work out at Northridge will see the upgrades to the showers there as well. Both of these improvements are putting your assessment dollars to work for you and making our community a more desirable place to live, work and play!

Budget – Many of you may recall earlier newsletter articles about the 5 year plan for HRCA. The Energy Audit was a major component of that plan and is being implemented. We are continuing to work on a document that is called the 5 year plan but that does not prevent us from working on current needs! With that in mind, the proposed budget for this year has an increase in the annual assessments. It will come as no surprise that most of this proposed assessment increase will go to the Recreation Operating and Reserve Funds for maintenance of facilities and to begin creating a balance for future projects like the Eastridge and Northridge remodels. These types of initiatives are critical to keeping our home values at levels higher than anywhere in the Denver Metro area. The future is bright and you are all part of it!
